<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Off-the-plan property explained: What is stamp duty?

Following the success of Archibald by ALAND, developer <a href="/developers/aland">ALAND</a>&nbsp;has unveiled its latest Gosford project.

Amalfi by ALAND – a mixed-use project with 506 apartments and 9,530 sqm of retail space will rise from 50-70 Mann Street, formerly the home of&nbsp;Frogys roller-skating. Frogys was demolished in 2017, and the site has been vacant since that time.

ALAND plans to bring a vibrant Mediterranean-style development to <a href="/developments/gosford-nsw-2250">Gosford</a> CBD with Amalfi by ALAND – a cluster of three oval-shaped glass towers that will feature a mixture of one, two and three-bedroom apartments, plus an exclusive collection of four-bedroom ‘Sky Homes’.

The residential component of Amalfi By ALAND will sit atop a commercial podium that will contain a supermarket, a café and a destination restaurant. Each of the towers will feature a residents-only rooftop swimming pool.

ALAND CEO George Tadrosse says that Amalfi by ALAND builds on the success at Archibald By ALAND, a major residential, hospitality and lifestyle development nearing completion on nearby Donnison Street. Nearly all of the 327 apartments at Archibald by ALAND are sold.

“The response to our Archibald development from the Gosford community has been quite overwhelming,” Tadrosse said.

“Demand for the apartments was so strong that many people missed out, so those buyers now have a further opportunity to secure a high-quality brand-new ALAND apartment just around the corner.”

Tadrosse says that Amalfi By ALAND underscores ALAND’s ongoing commitment to Gosford, an attractive, well-located regional city that is poised for significant economic growth over the next few years.

Gosford is earmarked for significant public and private investment over the next decade, with several major projects recently completed, such as the $348 million Gosford Hospital redevelopment, and several new ones, including the $63.8 million University of Newcastle Gosford Campus, in the pipeline.

By 2041 the population of the Central Coast is expected to grow by 100,000, while the local economy will generate 55,000 new jobs over the same period.

First look: ALAND reveals latest Gosford mixed-use development, Amalfi by ALAND

<a href="/developers/coff-property-group">Coff Property Group</a> has secured approval for its $46 million townhouse project in Prahran.&nbsp;

The development is a partnership between Coff PropertyGroup and Monark Property Partners, a non-bank lender with over $1 billion in funds under management.&nbsp;

The Stonnington Council’s approval process has been remarkably swift, an impressive turnaround for a project of this scale on a small side street.

There will be 17 townhouses on a 2,200 sqm site at 113–115 Chomley Street - a rare addition to <a href="/developments/prahran-vic-3181">Prahran</a>'s apartment-dominated market.

“Prahran is a place that is dear to our team, and we’re committed to ensuring what we do with this site will contribute positively to this cherished neighbourhood,” Adam Coff said.

Expected to be priced between $2.35 million and $3.2 million, the residences will add much-needed stock to the inner south market and will benefit from recent stamp duty changes announced by the Victorian Government, and were designed as an urban retreat with three-metre high ceilings, private gardens, open living spaces, private internal elevators and rooftop terraces.

Each townhouse is limited to two or three levels, with a single-level basement providing two parking spaces per residence to reduce street congestion.&nbsp;

The ground floor features an open living, dining and kitchen area that extends to a private terrace.

Select residences will have north-facing exposure and city views from third-floor balconies and will be enhanced by private individual elevators from the side-by-side lockable garages.

Designed in collaboration with <a href="/architects/cera-stribley-architects">Cera Stribley Architects</a> and Andrew Panton Design, the project takes inspiration from Prahran’s urban and eclectic character while incorporating modernist design elements and prioritising green spaces and community integration.&nbsp;

Materials such as bricks and metal detailing have been selected to create a contemporary yet understated aesthetic.&nbsp;

The development is divided into three clusters, allowing for landscaped spaces that maintain the residential scale of Chomley Street and soften the visual impact of the buildings.

Landscaping includes private gardens, deep soil planting, and a shared green pathway designed to enhance the streetscape and provide a more open feel compared to the existing structures on the site.

Located near High Street, the site offers excellent connectivity to local amenities. Residents will be within walking distance of some of Melbourne’s best parks, cafés, and restaurants, with Toorak Park and Victoria Gardens nearby.&nbsp;

The site is also a short drive from St Kilda Beach and approximately 30 minutes from the CBD.

The development will join other notable projects in the area, including <a href="/developers/kincrest">Kincrest</a>'s parkside development The Osment, which is set to launch next year.

<a href="/new-apartments/the-osment-prahran-3-7-grattan-street-prahran">The Osment</a> will bring 22 two, three and four-bedroom apartments across a seven-level building at 3-7 Grattan Street, a site with a 35-metre frontage to the popular Prahran park.

Coff Property secure permit for luxury Prahran townhouses

National property developer&nbsp;<a href="/developers/stockland">Stockland</a> is back in the new apartment market.

The development, who has focused predominantly on house and land and masterplanned communities in recent years, has announced a return to the high-density, apartment and mixed-use market.

It will soon launch <a href="/new-apartments/stanton-place-rosebery-5-15-dunning-avenue-rosebery-nsw-2018">Stanton Place</a> in <a href="/developments/rosebery-nsw-2018">Rosebery</a>, 144 one, two and three-bedroom apartments, terraces and skyhomes across three buildings on Dunning Avenue. It will have&nbsp;a central landscaped courtyard with BBQ facilities, as well as multi-purpose facilities for residents, a café space and public art installation along a curated laneway experience.

Christie says their&nbsp;apartment-led, mixed-use projects will provide large-scale quality housing in preferred locations, accessible to jobs, transport, education, amenities and services, giving individuals and families the opportunity to thrive.

Christie said the medium-term outlook for the apartment market was positive, underpinned by strong fundamentals.

“We expect the apartment sector to be the beneficiary of tailwinds in replacement cost pressure, a compelling house to apartment price premium, and a material undersupply of apartments over the medium term, underpinning our intention to target pipeline growth in major urban centres."

Stockland gets back into the new apartment market

First home buyers in Victoria and Queensland are increasingly willing to stretch their budgets, surpassing spending trends seen in New South Wales.

While affordability remains a key consideration, data from November and December reveals a growing willingness among first-time buyers in these states to invest more in their first property.

In contrast, in New South Wales, where <a href="/developments/sydney-nsw">Sydney</a> is consistently ranked among the least affordable cities globally, first home buyers are primarily focused on apartments priced between $600,000 and $1 million.

First home buyers in Queensland, mainly Brisbane and the Gold Coast, are increasingly willing to spend over $1 million, particularly for larger homes or apartments in sought-after suburbs.

A prime example is <a href="/new-apartments/citrine-townhomes-rochedale-311-gardner-road-rochedale">Citrine</a>&nbsp;in <a href="/developments/rochedale-qld-4123">Rochedale</a>, where buyers can secure three or four-bedroom townhouses priced between $1 million and $1.5 million.

The most popular price range for first-time buyers in Victoria is $400,000 to $1 million, but, similar to Queensland, many are willing to stretch their budgets for more desirable options.

Looking to take advantage of the recent stamp duty abolition, which means buyers don't have to pay any stamp duty until October 2025, developers have been fast-tracking plans to meet growing demand in the off the plan apartment market.

Many are also focusing on adding value through innovative designs and sustainability features to attract buyers seeking long-term investment potential.

There is a diverse range of developments on the horizon, from small, boutique apartments aimed at the affluent downsizer, to sustainable developments with eco-friendly designs and energy-efficient technologies, and large-scale neighbourhood precincts that will address Melbourne’s ongoing housing shortage by delivering much-needed supply to the new property market.

<h2>Abadeen</h2>

<a href="/developers/abadeen-group">Abadeen</a> has rapidly emerged as a developer to watc in Melbourne, despite only entering the local market in 2024.

Abadeen has built a strong presence in Sydney's luxury market since its founding in 1999 by industry veteran Justin Brown. The developer made its mark in Melbourne with the launch of <a href="/new-apartments/malea-94-burke-road-malvern-east">Maléa</a> in <a href="/developments/malvern-east-vic-3145">Malvern East</a>, under the local leadership of former CBRE executive Andrew Leoncelli.

Developer <a href="/developers/hamton">Hamton</a>&nbsp;is gearing up for a big 2025, launching its newest neighbourhood-style project and the next stage of its $2 billion Moonee Valley Park redevelopment.

Early next year Hamton will take to market Scotch Hill Gardens in <a href="/developments/hawthorn-vic-3122">Hawthorn</a>, six low-rise buildings with 365 residences&nbsp;on the former home of the University of Melbourne.

The project’s unique design features 5,500 sqm of publicly accessible green space and a new retail precinct.

Hamton is also advancing Moonee Valley Park, their $2 billion redevelopment of the Moonee Valley Racing Club.&nbsp;

At some point in 2025 they will launch the next two stages that will bring around 440 more apartments to the growing community. The two current buildings within Moonee Valley Park, <a href="/buildings/stonepine-house-at-moonee-valley-park-kenna-street-moonee-ponds">Stonepine House</a> and <a href="/new-apartments/trackside-house-moonee-ponds-moonee-valley-racecourse-moonee-ponds">Trackside House</a>, are well under construction and nearly sold out.

There will be over 2,000 dwellings in the masterplan when it's completed.

<h2>Milieu</h2>

Design-driven developer <a href="/developers/milieu-property">Milieu</a> is another big-name developer who will have a busy 2025.

They will complete <a href="/new-apartments/plant-street-by-milieu-malvern-1-plant-street-malvern">Plant Street by Milieu</a>, its first development in Melbourne's inner-south east after a string of successful projects in inner-north, while continuing to release apartments at its recently launched <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a> project.

In early 2025 they'll be launching their latest project,&nbsp;<a href="/new-apartments/saxon-street-by-milieu-10-dawson-street-brunswick">Saxon Street by Milieu</a>, 80 apartments in <a href="/new-apartments/brunswick-vic-3056">Brunswick</a>, on the site of The Brosnan Centre next door to Brunswick Baths.

Jackson Clements Burrows (JCB) has designed the gas-free building, with landscaping by Oculus and interiors by by Design Office.

The building will be predominantly two-bedrooms, with an almost equal split of one and three-bedroom apartments.

Later in 2025 Milieu will launch <a href="/new-apartments/4-6-derby-street-collingwood-nsw-2850">Derby Street</a> in <a href="/developments/collingwood-nsw-2850">Collingwood</a>, just 18 large-scale apartments off Smith and Gertrude Street.

The brief for Studio Bright was to create a building to echo the site's once-industrial surroundings, so extensive brick and tile detailing was used in the design to integrate it with the street.

<h2>Beulah</h2>

<a href="/developers/beulah">Beulah</a> will be looking to push on with its significant pipeline it's built up recently.

As well as looking to start construction on its Southbank megatower&nbsp;<a href="/new-apartments/sth-bnk-by-beulah-southbank-60-southbank-boulevard-southbank">STH BNK by Beulah</a>, the developer also has two other inner-city projects they'll be looking to take to market.

In&nbsp;<a href="/developments/fitzroy-vic-3065">Fitzroy</a>&nbsp;Beulah has proposed a sustainabile development with 44 residences above two ground-floor retail spaces designed to integrate with the local Fitzroy character.

Beulah also has a new project in&nbsp;<a href="/developments/prahran-vic-3181">Prahran</a>, near the famous Prahran Market.

Designed by Cera Stribley, the new development at&nbsp;182-194 Commercial Road will have 39 one, two and three-bedroom apartments across an eight-level building, also above retail, hospitality venues, and offices.

But where are downsizers and rightsizers looking to buy?&nbsp;

<h2>Crows Nest</h2>

<a href="/developments/crows-nest-nsw-2065">Crows Nest</a> has attracted a wide range of apartment buyers over the past three months, especially following the launch of two of Sydney's most in-demand developments near, and above, the newly opened Metro station.

<h2>Box Hill</h2>

Box Hill is another suburb which in recent years hasn't really had enough options for downsizers.

That's why local developer&nbsp;Kellarney Developments focused its new apartment development,&nbsp;<a href="/new-apartments/killarney-ponds-box-hill-4-alan-street-box-hill-nsw-2765">Killarney Ponds</a>, around the rightsizer and downsizer.

Located just outside the emerging Box Hill Town Centre, Killarney Ponds will have 93 two and three-bedroom apartments that will complete in early 2025.

Rightsizers and downsizers have jumped at what national developer <a href="/developers/metro-property-group">Metro Property</a> is putting together in the heart of Rochedale.

Their new development, Citrine, is already 60 per cent sold ahead of its construction completion in mid-2025.

Over 95 per cent of enquiry on Apartments.com.au for Estilo on the Park has come from owner-occupiers since the project launched in 2024. More recently, as the two-bedrooms were snapped up, the next home buyers has emerged as the most dominant buyer demographic for the three and four-bedroom apartments that range from 182 sqm to 280 sqm, some of the largest apartments ever produced in the suburb.

The most popular Brisbane suburbs for downsizers and rightsizers in 2025

One of the most attractive aspects of buying off the plan property is the ability to customize. Walls can be moved (within reason), storage and joinery can become customisable, while outdoor kitchens, appliance additions/upgrades, and fireplaces are just a few of the more common upgrades that buyers can choose to incorporate.

Local Melbourne developer <a href="/developers/sma-projects">SMA Projects</a> takes customization seriously and understands its importance, particularly where other developers may not.

They’ve been working with a buyer—incidentally, an architect—who was immediately attracted to SMA’s newest inner-city apartment development, The Regent in <a href="/developments/fitzroy-vic-3065">Fitzroy</a>, after seeing the interior images on the hoarding at the Fitzroy Street site.

The prospective buyer loved the interiors by <a href="/architects/studio-tate">Studio Tate</a>, but given her and her husband's preferences, they weren’t interested in either the two-bedroom or one-bedroom apartments on offer. They wanted a blend of both—and no, not a three-bedroom apartment.

They’re currently working with Studio Tate to create an oversized one-bedroom apartment, taking the floorplan and size of a two-bedroom apartment and combining it with a one-bedroom design that includes a large master bedroom and an expanded kitchen, living, and dining area, as they love to entertain.

Downsizing from a family home in the area, the prospective buyer had visited several of the new developments in Fitzroy over the last year since deciding to downsize. However, for what she envisioned, she felt like she’d fallen into the “too hard” bucket when it came to customization with other developers.

The philosophy at SMA has always been: “If you haven’t found it, let’s create it for you.”

SMA Projects Sales Executive Emily Shaddick says it’s important in the development industry to encourage creativity and, more importantly, to respond to what people want for their future homes.

“SMA has always put together floorplans that cater to a wide variety of purchasers, but they also understand some buyers have bespoke tastes. They work closely with those buyers to come up with a solution that makes them feel comfortable purchasing,” Shaddick says.

In a unique approach to development, because the prospective buyer is opting for one bathroom instead of the two that were part of the original configuration, the developer has given the buyer a credit for the bathroom—a part of the build they no longer need to fit out.

“I don’t know any developer who does that,” Shaddick says, adding that the buyer can now use that credit to change or upgrade various other parts of the apartment, whether it’s appliances or specific finishes like flooring or kitchen benchtops.

Having completed a string of inner-city apartment developments over the last two decades, SMA recently launched The Regent, named after the site’s origins as the Regent Theatre back in the 1980s.

<h2>Broadbeach</h2>

<a href="/developments/broadbeach-qld-4218">Broadbeach</a> continues to be one of the most popular suburbs on the Gold Coast for every buyer demographic.

Broadbeach offers high-density projects, which lend themselves to the first home buyer and investors as well as the downsizer who wants a sky-high apartment with significant amenity options within the building, as well as full-floor luxury, which tends to be the most popular downsizer option.

Eight of the 10 residences have sold, with prices starting from $3.7 million. Each apartment has three to four bedrooms, a multi-purpose room, and garaging for three to four cars.

The rising price per square metre in Chevron Island—averaging $11,000 for two-bedroom apartments in 2024—reflects the suburb's growing demand.

<h2>Palm Beach</h2>

Palm Beach has been in a boom for years, with demand mainly coming from downsizers and rightsizers. This is due to the area's significant price growth and the types of apartments being developed.

“We created <a href="/new-apartments/perspective-nexus">Perspective Nexus</a> to deliver luxury, and comfort residences and revolutionise beach living for local downsizers," Sherpa General Manager, Daniel Clarke, said.

“Our goal with Perspective Nexus is to transform beachfront living with state-of-the-art amenities and innovative design."

Sherpa is catering for downsizers and rightsizers, in a different way, at its recently launched <a href="/new-apartments/flourish-on-sixth-ave-6-12-sixth-avenue-palm-beach">Flourish on Sixth</a>.

Flourish on Sixth is the first in Sherpa's new Flourish brand which is trying to cater for a wider buyer pool than just luxury apartments on or near the beach.

Over 60 per cent of the one, two and three-bedroom apartments have been snapped up. The one-bedroom apartments were being offered for under $600,000, and a large number of the two's under $1 million.

<a href="/developers/marquee">Marquee Development Partners</a> is also seeing success at La Belle Palm Beach, one project targeting that affluent downsizer.

“Palm Beach has emerged as one of the Gold Coast’s most sought-after markets and <a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle</a> is a world-class project that we have designed to meet sustained demand for premium residences on the southern Gold Coast,” Marquee Development Partners Director, Jacques Winterburn, said.

La Belle comprises 75 residences, including five two-level beach houses with nearly 400 sqm of living space.

Just two weeks after its official public launch earlier this year, over $100 million worth of sales were snapped up, with sales prices ranging from $2.5 million to $7 million.

Its location near Harbour Town and the Broadwater Parklands have been two major drawcards.
