Clifton Hill's tightly held property market has seen little new development in recent years, with apartments making up just 25 per cent of the suburb’s housing stock. 

33 Queens Pde stands out as the first major residential project in the region in years.

The area is well-served by public transport, with easy access to the tram on Route 86, connecting to key destinations like Fitzroy, Northcote, and the Melbourne CBD. Clifton Hill Station is just 700 meters away, providing a quick commute into the city.

Demolition of the former commercial building on the prime 1,540 sqm Queens Parade site will commence shortly, with construction starting shortly after.
