The developer, currently selling <a href="https://www.apartments.com.au/new-apartments/the-frederick-mermaid-beach-2265-gold-coast-highway-mermaid-beach-qld-4218">The Frederick in Nobby Beach</a>, has secured approval for its next project just 1.5 kilomnetres up the road.

The new development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/glenelg-residences-2462-2472-gold-coast-highway-mermaid-beach-qld-4218">Glenelg Residences</a>, has been designed by BDA Architecture and&nbsp;will have just under 100 apartments across an 11-storey building&nbsp;at 2462–2472 Gold Coast Highway, on the corner of Glenelg Avenue just under 300m from the future Mermaid Beach Light Rail stop.

The apartments, a mix of two- and three-bedrooms, will sit above a retail-focused ground plane and under extensive rooftop resident amenities.

BDA said in its planning submission that the project is intended to support the area’s transition toward higher-density, mixed-use living. “This project offers the opportunity to generate appropriate higher-intensity development within the future Light Rail corridor of <a href="https://www.apartments.com.au/developments/mermaid-beach-qld-4218">Mermaid Beach</a>,” the submission noted.

At ground level, Glenelg Residences will include eight retail tenancies designed to activate the street frontage, complemented by a basement bar offering an additional hospitality element. Above, residents will have access to a rooftop amenity deck featuring an infinity pool, hot and cold plunge spas, day beds, and barbecue facilities.

The architectural approach adopts a restrained material palette of brick, textured concrete, and integrated landscaping, with cantilevered concrete frames and cascading planting intended to soften the built form. BDA described the design as aiming to create “a memorable sculptural mid-rise mixed-use building” that responds to both its coastal setting and urban context.

Big Projects secures approval for Glenelg Residences in Mermaid Beach

Sherpa Group is ramping up its investment in the southern Gold Coast by lodging a development application for <a href="https://www.apartments.com.au/new-apartments/flourish-viver-87-griffith-street-coolangatta-qld-4225">Flourish Viveré</a>, a new $350 million project in Coolangatta.

The move comes after the group’s $27 million acquisition of the 2,029 sqm site on the corner of Griffith and Warner Street, last year.

They will develop 194 apartments across a 26-storey tower, which will become Sherpa’s largest project to date.

Viveré will be the next chapter in the Flourish story, following closely behind Amargo, Oasis, and the Avenues in Palm Beach, as well as Symphony in Brisbane, all designed to deliver affordable housing in lifestyle-rich locations, giving locals a real chance to secure a residence close to the beachfront.

The HAL Architect-designed project will offer a diverse range of residences, from one-, two, and three- bedroom apartments to the premium Canopy range to luxury penthouses.

S&amp;S Projects is boosting its investment at Rainbow Bay to more than $1 billion after the prolific Gold Coast developer acquired a new site for $20.25 million and immediately laid plans for a new luxury apartment project in the sought-after precinct.

The site, which is the company’s fifth acquisition at Rainbow Bay in the past four years, will be home to the company’s largest project to date after delivering 3 sold-out projects and construction progresses on Radia worth a combined $215m. 
S&amp;S Projects is currently finalising plans for its latest strategic acquisition, a 1,518 sqm site located 209-213 Boundary Street in Coolangatta, with a development application expected to be lodged within weeks.

The luxury residential development will build on the company’s highly successful projects at Rainbow Bay, comprising Flow, Awaken, Esprit and Radia, with Radia currently under construction by Hutchinson Builders.

“We have been unflinching in our commitment to Rainbow Bay and the transformation we have helped drive in this incredible part of the Gold Coast, which is among the city’s most desirable residential locations,” said S&amp;S Projects founder and director Paul Gedoun.

The latest acquisition comes as S&amp;S Projects is at the completion of Esprit and construction continues on Radia, which are part of their significant portfolio undertaken by the company at Rainbow Bay since 2022.

The $215 million Radia, which comprises 38 apartments, is currently the flagship development by S&amp;S Projects at Rainbow Bay which is expected to be completed in 2027.

S&S buys $20m Rainbow Bay site for fifth beachside apartment project

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

State governments in Tasmania and Western Australia have introduced new stamp duty discounts aimed at encouraging the construction and purchase of new apartments and units.

These measures are part of broader efforts to increase housing density and provide more affordable housing options in regions where new construction has lagged behind demand.

In Tasmania, a 50 per cent stamp duty concession has been implemented for buyers of new apartments and units that are either off-the-plan or under construction.

The discount applies to properties valued at up to $750,000 and is available until June 30, 2026. This initiative is designed to support medium-density housing and make apartment living more accessible to Tasmanians.&nbsp;

The state government hopes that this will not only boost construction activity but also provide greater certainty for builders and developers by reducing financial risks associated with large-scale projects.

Western Australia has also introduced stamp duty exemptions and discounts to stimulate the new apartment market.&nbsp;

Buyers can benefit from a full stamp duty exemption on off-the-plan apartment purchases valued at up to $650,000 if the property is bought before construction begins.

For properties under construction, a 75 per cent stamp duty discount is available, also on purchases up to $650,000. Additional concessions are offered for homes worth up to $750,000.&nbsp;

The Melbourne-based developer Bensons Property Group has purchased a Battery Point development site.

It intends to build a $50 million apartment project with a penthouse with $10 million sale prospects.

Close to Sullivan&rsquo;s Cove, the boutique project is set to be 30 apartments with a $1 million staring price.

The site cost about $7 million through Knight Frank with The Australian reporting the move was driven by the company&rsquo;s &shy;chairman and founder Elias Jreissati and wife Colleen, who want to add to the company&rsquo;s luxury interstate projects.

Completion is expected in late 2023.

Bensons chief executive Rick Curtis said they will work closely with Hobart City Council and the local community on revised plans for the site.

It spans 1442 sqm on the corner of Knopwood St and Montpelier Retreat.

The approved DA allows for the construction of 30 luxury apartments, basement carparking for 46 cars.

The site set 200m from the Salamanca Place and Hobart waterfront was offered with a short term lease to Care Park.

The Jreissati family have owned a Hobart apartment for more than five years in Battery Point.

The Jreissati family supports the arts in Hobart.

The site will include a public open space embedded with art created by Tasmanian artists.

Bensons Property Group is set to create the first high-rise residential tower on Chevron Island, minutes from the beaches of Surfers Paradise.

Its Chevron One project will form part of the new arts and cultural precinct for the Gold Coast.

Hobart recorded 7.6% of houses and 10.9% of units reselling at a loss over the September 2016 quarter, according to CoreLogic's latest Pain and Gain report.
The property data firm says that the occurrence of resales at a loss has fallen over the quarter for houses and units in Hobart.

Following the COVID-19 restrictions in place from early March 2020, local real estate agents working in the northern suburbs of Tasmania have reported that general sales activity and enquiry were quiet in early March and recovered in early May, according to the latest Herron Todd White (HTW) residential report. 
The valuation firm took a look at how a budget of $700,000 could be invested in property markets across the nation. 
The report notes with some certainty, COVID-19 seems to have had limited impact on the property market in the northern suburbs. 
"Recent sales evidence indicates that the property market was relatively stable in the second quarter of 2020 with very slight signs of negative activity. 
"The days on market have remained steady, with average selling periods of between two and three weeks," the valuation firm said. 
 The rental market across the northern suburbs for the March quarter was also reflective of a relatively stable environment.
 A three-bedroom home’s weekly rent was from $350 to $480 depending on the location of the property.
A majority of properties in the northern suburbs do not generally exceed $700,000, the report noted.
'At this level of value, you could expect to purchase a range of different types of properties:
<ul>
<li>A large 200 square metre plus multi-storey dwelling with a high quality fit-out, located within a sought–after locale such as West Moonah, Rosetta, Berridale or Claremont Estate with either elevated river views or close proximity to the river, shopping and recreation facilities.</li>
<li>Good quality rural lifestyle dwelling on over one acre of land;</li>
<li>A heritage-listed property with well-maintained heritage features;</li>

Overall Tassie’s housing market remained the star performer nationwide in 2019 with six of the top 10 suburbs all coming from the apple isle, according to a recent Herron Todd White (HTW) residential report. 
The report notes many regions achieved above 10 percent growth and much of the state was above five percent.
"So what of 2020?
"Simply due to the strength in the local economy, population growth, near nil vacancy rates in the rental market and ongoing housing shortage, we feel that 2020 will deliver continued growth, a steady market in Hobart and we remain positive with regard to overall pricing," the valuation firm said. 
The outer ring lower socio economic suburbs such as Bridgewater and Gagebrook have recently led the capital growth path. 
"We would expect this to slow a touch as some realism comes back into the market," the valuation firm stated. 
A three bedroom house in Bridgewater (pictured below) has recently been sold for $335,000.
Built in 2015, the house at <a href="https://www.realestate.com.au/sold/property-house-tas-bridgewater-132977278" target="_blank">24 Hurst Street </a>comes with three bedrooms, one bathroom, living and dining area, and kitchen. 
The property last sold for $45,000 in 2014.

Middle and inner ring suburbs continue to experience firm demand conditions and upward pressure on pricing.
"We expect this to be ongoing," the valuation firm stated. 
In the north, Launceston was one of the standouts in 2019 with solid growth through all price segments and most locations, the report noted. 
 Continued expansion of the tourism sector (yes, there is a crane in the sky), the impending commencement of the next stage of the university campus (sod to be turned in January 2022) and a generally buoyant outlook would suggest that 2020 will be no different.

The north-west coast and west coast regions continue to have their own economic challenges and in some regions, continue to struggle, especially the mining based townships along the west coast. 
"We are expecting Devonport to continue its momentum of 2019. Burnie has no doubt turned the corner with a continuation of improved conditions during 2019. We expect both these major centres to continue upward in 2020," the valuation firm said.

Tasmania continues to lead the country in many property indicators, according to a recent Herron Todd White (HTW) residential report. 
The report notes that in comparison to some of the larger mainland markets, the premium price segment to some extent remains ‘affordable’.
The highest ever residential sale was in 2011 for in excess of $8 million.
To date the highest sale of 2019 has been for $3.7 million being a riverfront holding positioned between Wrest Point and the Royal Hobart Yacht Club at <a href="https://www.realestate.com.au/sold/property-house-tas-sandy+bay-130594658" target="_blank">358 Sandy Bay Road, Hobart</a>.

The talk of the town however is the construction of a family residence at Tinderbox, just south of Blackmans Bay.
CoreLogic have reported a construction cost of $17 million on realestate.com. Records show the land was purchased for just over $3 million.

The HTW report notes up north in Launceston a sale was settled at the start of the year for $3.25 million.
This was located at <a href="https://www.realestate.com.au/sold/property-house-tas-launceston-129370374" target="_blank">1 Brisbane Street </a>(pictured below) virtually within the CBD and known as Glenfruin.

Promoted as a historic Italianate style home it is positioned overlooking City Park on a 1482 square metre lot.

Tasmania's premium price segment remains 'affordable' compared to larger mainland markets: HTW residential

The days of residential yields returning towards 10% have well and truly passed thanks to the current boom, according to a recent Herron Todd White (HTW) residential report. 
The valuation firm took a look at rental yields across the nation.
"So, what can your investment dollar buy?
"Currently, inner-city Hobart has a unit at 1 Collins Street (pictured below) for sale at $850,000," the valuation firm said.

Rented at $775 per week this reflects a 4.74% return.
Or perhaps for the budget conscious a serviced apartment style motel room at 156 Bathurst Street (pictured below) is being marketed with a 6% return.

Further from the city in Glenorchy, a two-bedroom, one-bathroom unit with carport in Lucia Court is offering 6.1%.
For the institutional buyer, there has been a sale of an eleven unit complex in Kingston for $2.75 million being eight two-bedroom, one-bathroom and three three-bedroom, two-bathroom units returning 5.63%.
"Up north in Launceston similar yields are available," the valuation firm said. 
Looking at the inner city, a walk-up two-bedroom unit at 43-47 Elizabeth Street (pictured below) rented at $350 per week is currently being marketed at $349,000 reflecting a 5.21% return.

Or for that budget buyer again how about a 36 square metre motel bedsit for $158,000 with a (net) return of towards 7%.
"In Parklands Parade, Newnham you can secure a two-bedroom, one-bathroom 1990s unit with carport for $189,000 returning 6.9%," the valuation firm continued. 
"And the institutional buyer? There has been a sale of eight new strata titled units in Hortus Place, Newnham for $2.25 million, all two-bedroom, one-bathroom with floor plates between 91 and 98 square metres." 
The sale reflected an adopted yield of 5.55%.
On the north-west coast, this month saw the sale of two new units in Nairana Place, Shorewell Park, Burnir for $550,000, comprising a two-bedroom and a three-bedroom, both one-bathroom with garage.
The sale showed an adopted yield of 5.48%.

Tasmania residential yields returning towards 10%: HTW residential

Hobart resales of properties over the June 2019 quarter generated $185.0 million in profits and $1.6 million in losses, according to the latest findings from CoreLogic's Pain &amp; Gain report.
Based on these figures, Hobart accounted for 1.1% of profits nationally over the quarter and 0.2% of losses.

Sorell had no resales at a loss over the quarter and Glenorchy and Hobart had less than 2% of resales at a loss.
Brighton was the only region of Hobart in which more than 5% of resales were at a loss over the quarter.
Values in Hobart are increasing at a much slower pace relative to recent years.
CoreLogic said it would expect the share of resales at a loss will be fairly steady over the coming quarters.

Hobart property resale losses remain low despite market slowdown: CoreLogic Pain & Gain Report

Over the past few years some different segments of the Tasmania market (such as first home buyers or retirees) are forming sub segments and can be broken down a bit more, according to a recent Herron Todd White (HTW) residential report. 
Some groupings are as follows:
First Home Buyers
"Our young future leaders are eager to step onto the property ladder," the valuation firm said. 
"Firstly, we have those who want to take advantage of the $20,000 government grant available for new homes."
In Hobart, these buyers will drift to middle and outer ring suburbs such as Austins Ferry, Old Beach, Brighton, Oakdowns and Kingston simply because that is where land is affordable.
A two bedroom villa unit at <a href="https://www.realestate.com.au/sold/property-unit-tas-kingston-131983922" target="_blank">4/7 Redwood Road, Kingston </a>(pictured below) has recently been sold for $341,000.
The home comprises two bedrooms, lounge, kitchen and dining area and fully fenced garden.
It's close to public transport, shops, schools and services.

In the north, Legana, St Leonards and Kings Meadows would be the go to regions. Despite popular opinion of our younger generation, many are not building the McMansion, although they are typically building larger homes than what they grew up in, with three or four bedrooms, two bathrooms and a double garage.
Secondly in this grouping are those buying an established home. These buyers typically are looking at post war dwellings with a more modest three bedrooms, one bathroom and a garage or carport. Suburbs such as Claremont and Rosetta in the south and Summerhill and Youngtown in the north are good examples.
The report notes the advantage of this approach is that housing is generally cheaper and the facilities within the estate or suburb are better.
Up-graders
"This is the segment that is buying the forever home.... and they want the bells and whistles," HTW said.
"Typically, this grouping will buy for lifestyle (and to impress the friends a touch). While inner city living with all the benefits of the cafe lifestyle remains very popular in both Hobart and Launceston (read established apartments buildings such as 1 Collins Street, Zero on Davey in Hobart and The Seabel and Seaport in Launceston) we also see people taking the 180 degree turn and heading to the city fringes for a little acreage, perhaps for a pony or pool."
Suburbs such as Acton Park in the south and Relbia in the north remain in demand.
A current listing is a five bedroom renovated house in Relbia with a price guide of over $1,295,000.
Set on 2 hectares, the home at <a href="https://www.realestate.com.au/property-house-tas-relbia-131635978" target="_blank">449 Glenwood Road </a>(pictured below) was designed by S. Group &amp; Design Frank.
It consists of 5 bedrooms, 2.5 bathrooms, open plan living rooms, gymnasium, double garage and indoor pool.

Down-graders
The report suggests this grouping again can be split into two segments.
"Firstly, we have those moving out of suburbia and heading to the inner city again, chasing ease of lifestyle and ready accessibility to facilities.
"On the flip side, we have those cashing in the forever home and heading for a sea change. This grouping is heading to the coast, generally within an hour or so of the city (read family). Coastal towns such as Orford in the south and Bridport in the north are examples that have seen a population drift towards them."
