First look inside Abadeen's The Villas Neutral Bay as $5.25m residence opens for inspection

Buyers will be able to step inside Abadeen's The Villas Neutral Bay for the first time this weekend, with the developer opening one of the residences from its final release ahead of the boutique project's completion.
Residence 304 will open for inspection on Saturday, 7 November, giving buyers their first opportunity to experience the new apartments at 7 Premier Street, opposite Forsyth Park.
The residence, which has a proposed price guide of $5.25 million, has views towards both the Sydney CBD and North Sydney skylines, with an elevated balcony designed to make the most of the outlook.
The opening comes as Abadeen moves into the final stages of delivering The Villas, which sits between Neutral Bay's village centre and Sydney Harbour.
Residence 304 has been designed around its generous indoor-outdoor living spaces, with the main living, dining and kitchen areas opening directly onto a private, sun-drenched balcony.
The outlook takes in the surrounding neighbourhood and the two city skylines, offering a different perspective throughout the day and into the evening when the buildings light up.
Inside, the apartment features light oak engineered timber flooring, natural stone kitchen benchtops and splashbacks, bronze-finish detailing and V-ZUG appliances. Ducted reverse-cycle air conditioning is also included.
Abadeen Head of Developments – NSW Apartments Clark said the opening presented an opportunity for buyers looking to secure a new apartment on the Lower North Shore.
"Neutral Bay puts you in the heart of the Lower North Shore, close to the harbour and the city, with village cafés, restaurants and beautiful green spaces on your doorstep. It is a lifestyle people actively seek out and are often reluctant to leave," Clark said.
"To find a brand-new residence in this setting, opposite Forsyth Park with views towards both the Sydney and North Sydney skylines, is something special. Add sun-filled living spaces, generous outdoor entertaining and easy drive-in basement parking, and you have a compelling reason to make your next move.
"For anyone who has been waiting for the right home, this is the time to come and see it. The first inspections offer the opportunity to experience the views, space and lifestyle firsthand. I would encourage buyers to inspect early and put themselves in a position to secure their preferred residence."
The final release campaign is being handled by Belle Property Principal Matthew Smythe, with inspections of Residence 304 commencing on Saturday.
Smythe said the first inspections would give buyers a much clearer understanding of the residence’s outlook, proportions and privacy.
“Views like these are difficult to convey through a floorplan. Standing inside Residence 304, you can appreciate the relationship between the living spaces, the balcony and the two skylines beyond,” Smythe said.
“It is an exceptional setting for entertaining, but it also feels private and secluded, a home where you can enjoy the outlook without feeling on display.
“For local buyers, particularly those moving from a larger house, that balance of space, light and ease of living is incredibly appealing. You can retain the qualities you love about the Lower North Shore while making everyday life simpler.”
That simplicity extends to the parking. A conventional driveway and basement ramp provide access from Premier Street, with no car lifts or car stackers. Residence 304 includes two side-by-side parking spaces, with lift access from the basement to the residential levels.
“For downsizers, straightforward parking is a significant consideration,” Smythe said.
“Here, you can drive in, park side by side and take the lift to your level. Together with separate basement storage, it is a practical advantage that buyers will recognise immediately.”
Every residence at The Villas has a private balcony or terrace, car parking and basement storage. Secure entry and video intercom provide added convenience, while internal and outdoor communal seating areas offer places for residents to meet.
Beyond the building, Forsyth Park contributes to the neighbourhood’s lush, open character, with village cafés, shops and harbour destinations providing a choice of ways to spend the day.
“The appeal is being able to enjoy both sides of Neutral Bay,” Smythe said. “You have the village atmosphere in one direction and the ferry and harbour in the other, while coming home to a quieter, leafy residential setting.”
The Villas is one of several projects Abadeen is bringing to completion in 2026, in what has become one of the most significant years in the developer's 26-year history.
As covered in our recent feature, Abadeen's Defining 2026, the developer is expecting to complete six projects nationally this year, delivering around 219 residences.
The delivery milestones come as Abadeen continues its expansion beyond its traditional Lower North Shore stronghold, with a development pipeline spanning New South Wales, Victoria, Queensland and Western Australia. Its wider pipeline has grown to around $6.2 billion across 19 projects, including 14 projects being undertaken with Phoenix Property Investors.
