<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Three years after submitting a planning application, and two and a half years since it was approved, Iris Capital has revealed to buyers what it plans to create on its prime Garfield Terrace site.

The development, 71 Garfield, will feature just 52 apartments, ranging from two-bedroom units with multi-purpose rooms to a $25.5 million penthouse. Designed by <a href="/architects/dbi">DBI</a>, the architecture firm behind Iris Capital’s debut Gold Coast project, V&amp;A Broadbeach, 71 Garfield is set to offer a new level of luxury in the area.

The majority of the apartments, with spacious layouts and premium finishes, are oriented to take advantage of the beachside position. The building will offer direct access to the sand.

There are two, three and four-bedrooms, a three-level penthouse with its own private rooftop terrace on offer, as well as a rare, two-level beachfront house with four bedrooms, two living areas, and a private pool.

Residents of 71 Garfield will benefit from several luxury facilities, also oriented to capture the views. The swimming pool and gym looking directly across the water, as does the yoga deck.

On the submission to the Gold Coast City Council, DBI said 71 Garfield is "designed exclusively for the coastal environment, moving away from smaller unit types and white upstands to embrace the increasing demand for large apartments and a new level of coastal sophistication."

Garfield Terrace, on Northcliffe Beach, was mooted to go through a huge transformation several years ago, but several developments haven't gone ahead and have traded hands in recent years.

AALTO, by Weiya Holdings just next door to 71 Garfield, is now in the <a href="/news/qld/first-look-exclusive-winx-breeder-john-camilleri-continues-gold-coast-apartment-development-site-spree">hands of Winx breeder John Camilleri</a>, while prominent developer KTQ also sold its <a href="/news/qld/first-look-ktq-sell-garfield-terrace-site-for-56-million-as-demand-soars-for-gold-coast-beachfront-sites">Garfield Terrace site for $56 million</a>.

<a href="/developers/iris-capital">Iris Capital</a> is working away on <a href="/new-apartments/victoria-albert-broadbeach-20-albert-avenue-broadbeach">Victoria &amp; Albert</a>, its two-tower landmark which is replacing the Niecon Plaza in <a href="/developments/broadbeach-qld-4218">Broadbeach</a>.

Broadbeach has been dethroned as the most popular suburb on the Gold Coast.

Data from MatterFact, the data partner of Apartments.com.au, revealed that&nbsp;<a href="/developments/palm-beach-qld-4221">Palm Beach</a> was the most enquired-on suburb in November, overtaking <a href="/developments/broadbeach-qld-4218">Broadbeach</a>, which had held the top spot every month in 2024—except for May, when Palm Beach last claimed the title.

Interest in the Gold Coast tends to surge in November, December, and January, particularly from people based in southern states and Brisbane who are planning to holiday in the region.

Palm Beach has been the <a href="/news/qld/palm-beach-the-most-indemand-off-the-plan-apartment-market-on-the-gold-coast">most searched suburb on the Gold Coast</a> for the past four quarters on Apartments.com.au, but the scarcity of new projects had left much of that demand unmet.

Enquiry for new apartments in Palm Beach hits 18-month high

Melbourne’s off the plan apartment market received a major boost in October when the Victorian Government announced the immediate abolition of stamp duty, effective for the next 12 months until October 2025.

The surprise announcement quickly ignited a flurry of activity among developers who had previously been holding off launching projects, waiting for a range of unpredictable factors to align before launching new projects.

With this new incentive expected to increase buyer demand, many developers are now eager to get their projects into the market as soon as possible.

As a result, Melbourne is set to see a significant influx of new projects in 2025, from towering CBD developments — which have largely been absent in the past five years — to boutique buildings in some of the city’s trendiest suburbs.

In this article, we explore where, what, and who is driving the most exciting new developments coming to Melbourne in 2025.

<h2>Who:&nbsp;Far East Consortium</h2>

One of the first CBD tower launches in recent memory is set to hit the market in 2025 with&nbsp;<a href="/developers/far-east-consortium">Far East Consortium</a>, the developer of the four-tower, $1 billion West Side Place on Spencer Street, seeking to again change the Melbourne CBD skyline.

Early next year they'll launch Monument, just over 600 apartments at 640 Bourke Street, at the eastern end of the long street and a stone's throw from Flinders Station.

Monument has been designed by <a href="/architects/rothelowman">Rothelowman</a> and will integrate four levels of amenities, gallery spaces, and a revitalised Langs Lane which will be in the redeveloped Eliza Tinsley building which dates back to 1925.

<a href="/architects/cox-architecture">Cox Architecture</a> has worked with <a href="/architects/fk-australia">FK Australia</a> to create what it being pitched as "something new for Melbourne, while being entirely of Melbourne.

It pays homage to the history of the 2,850 sqm site, formerly the home of the Royal Mint.

There will be around 163 studio apartments on offer, 373 one-beds, 206 two's, and 55 three-bed apartments, located above a two-level arcade with eight retail tenancies.

<h2>What: 671 Chapel Street</h2>

<h2>Where: South Yarra</h2>

South Yarra's famous Chapel Street is set for an injection of new apartments, and it's not Gurner's Jam Factory redevelopment.

Developer CASA has taken over a site at 671 Chapel Street, a site which has had several planning approvals over the years, the most recent coming earlier this year when Daniel Grollo's HOME was approved for a build-to-rent project.

CASA has grabbed the reigns and will launch a collection of one, two and three-bedroom apartments designed by <a href="/architects/bates-smart">Bates Smart</a> and in landscaping by <a href="/landscape-architect/jack-merlo">Jack Merlo</a>.

CASA is led by Renato Calandro, a former executive of Grollo's Grocon and HOME. CASA is also working on projects in Fitzroy, Port Melbourne, and a development in North Sydney in a joint venture with Podia.

The VIC arm of luxury Sydney developer <a href="/developers/abadeen-group">Abadeen</a> has been active in the market since entering it around 12 months ago.

Currently developing <a href="/new-apartments/malea-94-burke-road-malvern-east">Malae</a>, a boutique collection of seven apartments in <a href="/developments/malvern-east-vic-3145">Malvern East</a>, of which more than half are spoken for, will kick off 2025 by launching their second Melbourne project.

Earlier this year Abadeen, who is being led locally by former CBRE executive and developer Andrew Leoncelli, secured a prime 2,198 sqm site at 616-646 High Street&nbsp;in Prahran. They had Carr put together the designs for <a href="/new-apartments/grandview-prahran-616-646-high-street-prahran-vic-3181">Grandview Prahran</a>, which curves around a national trust significant Smookt Bark Apple tree.

The four-level building will have 26 large-scale aparments, with the two-beds starting from around 100 sqm and the three's ranging in size to 269 sqm.

Pending council approval which should come in the next week, they will launch the project

<h2>Who:&nbsp;Abadeen</h2>

<h2>Where: Caulfield North</h2>

Abadeen is going large-scale again next year, and another parkside project.

Later in the year they're hoping to launch a new project in&nbsp;<a href="/developments/caulfield-north-vic-3161?sort=">Caulfield North</a>, predominantly made up of large three-bedroom apartments.

The 1,060 sqm site at <a href="/new-apartments/219-229-balaclava-road-caulfield-north">219-229 Balaclava Road</a>, directly across from Caulfield Park, came with approved plans for a seven-level building.

Abadeen brought in architecture firm Powell &amp; Glenn to alter the apartment makeup and tweak the design to give it a "New York-style feel".

Large apartments for the downsizer is the path Abadeen is taking in Melbourne, following the blueprint of what Abadeen has created for decades across Sydney's most affluent suburbs in the Lower North Shore.

Community developer <a href="/developers/hamton">Hamton</a> will launch Scotch Hill Gardens, its highly anticipated Hawthorn masterplan on the former home of the University of Melbourne, early next year.

The six-building, low-rise precinct will comprise 365 residences, a mix of apartments and townhouses, as well as 5,500 sqm of new publicly-accessible green space and a new retail village to <a href="/developments/hawthorn-vic-3122">Hawthorn</a>.

The major residential development <a href="/new-apartments/hawthorn-vic-3122">Auburn Road</a> is one of the largest to be approved under the Allan government’s accelerated Development Facilitation Program, which seeks to reduce the application timeframe for eligible projects.

After a joint application from <a href="/developers/hamton">Hamton</a> and the University of Melbourne in March 2022, the Planning Minister oversaw the rezoning of the site from public use to enable residential development and approved a detailed development plan to govern planning outcomes for the 1.6ha site.

Hamton’s Founder and Executive Chairman, Paul Hameister OAM, said the project will create a rare opportunity for buyers in a premium suburb that is highly sought-after.

Sales are expected to launch in February.

Diversified property developer <a href="/developers/time-place">Time &amp; Place</a>, in partnership with Woolworths Group, is expected to launch sales of its recently approved $150 million mixed-use development in Glen Iris.

The five-level project at 173 Burke Road will comprise 60 apartments targeted at downsizers and young and multi-generational families.

The plan is for a 12-level, mixed-use building with 125 apartments above ground floor retail at <a href="/new-apartments/9-15-brighton-street-richmond">9-15 Brighton Street</a>, near East Richmond Station.

They'll be launching 22 two, three and four-bedroom apartments across a seven-level building at 3-7 Grattan Street, a site with a 35-metre frontage to the popular Prahran park.

"The Greville St precinct, with positive input from the City of Stonnington, has rejuvenated in recent years, we’re really excited to be within such a historical, vibrant area of life," Kincrest Director Tom Howgate says.

"We see this development as contributing to a world-class location."

Design-driven developer <a href="/developers/milieu-property">Milieu</a>&nbsp;is returning to <a href="/developments/brunswick-vic-3056">Brunswick</a> for its next development, Saxon Street by Milieu, which will launch in early 2025.

Adjacent to the Brunswick Baths and Library, Saxon Street by Milieu will offer a mix of 80 one, two, and three-bedroom apartments designed by <a href="/architects/jackson-clements-burrows-architects">Jackson Clements Burrows Architects</a>, with interiors by DesignOffice and landscaping by Oculus.

This will be Milieu’s eighth project with DesignOffice and alongside sustainability as standard, Milieu says the apartments "will embody the layers of thought of how people really live in apartments and how good design has a positive impact on our everyday lives."

Melbourne’s unit market, which includes both apartments and townhouses and is primarily measured in the established sector, has been the weakest in the country over the past quarter. According to CoreLogic data, unit prices have contracted by -0.7 per cent. While this marks the worst performance nationally, the house market has fared only slightly better, with a -1.2 per cent decline in the same period.

In November, the downturn in Melbourne's unit market was marginal, with prices slipping by just -0.1 per cent. However, the house market saw a steeper decline of -0.5 per cent. Typically, when market conditions weaken, houses tend to experience more significant drops compared to units, largely due to their higher affordability. This pattern often follows a period of prolonged price growth, with buyers shifting to more affordable options like units when the market softens.

Despite the ongoing weakness in Melbourne’s property market, factors such as high population growth and a significant supply shortage are prompting many analysts and property experts to question whether the city now presents attractive opportunities for buyers.

The median value for units in Melbourne is now $610,000, according to CoreLogic, placing it behind Brisbane, where the median value has risen to $677,000.

The median value for units in Melbourne is now $610,000, according to CoreLogic, placing it behind Brisbane, where the median value has risen to $677,000.

Local developer Sherpa Property Group looks set to break the <a href="/developments/chevron-island-qld-4217">Chevron Island</a> apartment record at its newly released luxury development, Perspective Helm.

The 10 apartments, including four river residences and two two-level penthouses, ranging in price from $3.7 million to $10 million. A sale close to $10 million would surpass the island record, set in Chevon One where a penthouse sold for $9 million. That too set a record $25,000 per sqm.

It is the Eastern Penthouse which is listed for just shy of $10 million. Spanning 917 sqm across two levels, the penthouse features four bedrooms, four bathrooms, a cinema, and an additional multipurpose room. There will also be a wine display cellar and a private rooftop with an outdoor kitchen, pool, pizza oven and firepit, as well as panoramic views of Surfers Paradise.

A significant portion of the buyer interest has come from Asia.

Among these international buyers, 25% are seeking residences for their children studying in Sydney, while another 25% are Australian passport holders or permanent residents looking for personal stays. The remaining 50% are investment-driven buyers, primarily from Singapore and Hong Kong, attracted by the project’s strong rental return potential.
