<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Downsizers have become the most dominant buyer demographic at Harbour Shores, the new sustainable masterplanned community on the Gold Coast.

<a href="/developers/lewis-land-group">Lewis Land</a>, one of the longest-standing developers across the Gold Coast for five decades and the creator of the likes of The Sovereign Islands and Ephraim Island, launched <a href="/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters">Harbour Shores</a>&nbsp;just over 12 months ago, to much fanfare.

The one, two, three, and four-bedroom apartments in <a href="/developments/biggera-waters-qld-4216">Biggera Waters</a>—an area with limited new apartment supply—attracted immediate interest from first home buyers, next home buyers, and investors.

With over 50% of the first building, The Waterline, already sold, including all of the one-bedroom apartments, attention has now shifted to the larger two, three, and four-bedroom apartments. These range in size from spacious 133 sqm to expansive 414 sqm waterfront residences.

Developer DVB Projects has been given the go-ahead to build another Broadbeach apartment development.

<a href="/developers/dvb-projects">DVB</a>, currently in the construction phase of&nbsp;<a href="/new-apartments/broadbeach-qld-4218">Sea Glass</a> in <a href="/new-apartments/broadbeach-qld-4218">Broadbeach</a>, has scored approval for another high-end tower at 137 Old Burleigh Road, replacing the 1980s, 12-unit Gala building on the prime 1,156 sqm site.

The new&nbsp;32-level tower, designed by <a href="/architects/rothelowman" target="">Rothelowman</a>,&nbsp;will home 39 half and full-floor luxury apartments starting from 230 sqm.

The designs had to be tweaked a little after feedback from the Gold Coast City Council, namely around the podium design and accompanying landscaping.

After a seven-month process from application to approval, council cited several factors that align the project with the area's urban planning goals.&nbsp;

"The proposed development positively contributes to housing choice and affordability through the provision of 126 beds within the High density residential zone," council noted in its approval documentation.

"The proposed development provides a high density, high-rise outcome that is considered to be an efficient use of land within the light rail urban renewal corridor."

They said the&nbsp;proposed design incorporates adequate modulation and articulation as well as generous landscaping to soften the built form appearance, protect adjacent amenity, and contribute to the streetscape character.

The building will feature a whole floor of communal amenities on the podium’s sixth level and will feature a 20-metre infinity pool, plunge pools, a gym, sauna, barbecue areas, and private dining spaces.

The building continues DVB's efforts in the high-end space on the Gold Coast. Sea Glass, around one kilometre north of the new project on the corner of First Avenue and Old Burleigh Road, has 29 half and full-floor apartments, also designed by Rothelowman.&nbsp;

National developer Walker Corp is taking expressions of interest for its newest residential apartment developer, SOL by Walker in Maroochydore on the Sunshine Coast.

Prices start from $660,000 for the apartments which will form part of the $220 million mixed-use development in the heart of the <a href="/developments/maroochydore-qld-4558">Maroochydore</a> CBD, one of just a handful of greenfield CBD's in the world and Australia's first truly smart city.

<a href="/developers/walker-corporation">Walker Corp</a>, founded by the late pioneering developer Lang Walker, is one of the joint venture partners delivering the new Maroochydore City Centre alongside the Sunshine Coast Council and SunCentral Maroochydore.

Walker Corp reveals SOL by Walker, Maroochydore apartments

Rhett Williams' RG Property Group is the latest to join the residential apartment development scene in the booming Brisbane Games Precinct around Woolloongabba.

RG Property, a diversified developer predominantly playing in the shopping centre and office space nationally, recently acquired the 1,619 sqm site at 169 Wellington Road, East Brisbane, just 800 metres from The Gabba. The site purchase came with approval for a 50-unit, eight-level building.

The developer is seeking to push the height to 10 levels, and increase the density to 72 apartments, in a building dubbed <a href="/new-apartments/banksii-169-wellington-road-east-brisbane-qld-4169">BANKSII</a>,&nbsp;in response to its design that was inspired by the Banksia flower.

Now on offer will be nine one-bedroom apartments, 36 two-beds, and 27 three-bed apartments. A rooftop will home swimming pool, pool deck, a bar, and a barbecue and alfresco area. There will also be a gym on the podium level.

MAS Architecture has come in for the redesign of the building.

In the documents submitted, MAS said the design concept draws deeply from the Grevillea Banksii, a flowering plant native to Queensland which is&nbsp;mostly found on the Queensland coast from Ipswich to Yeppoon, but sometimes further inland. The shrub, or slender tree, has divided leaves with four to twelve narrow lobes, and creamy white to bright scarlet and yellow flowers.

MAS said the 10-level residential tower is "poised to redefine East Brisbane’s urban fabric."

"Framed by the city skyline to the north, the river to the east, and parklands with mountain vistas to the west, the site presents a rare opportunity to celebrate Brisbane’s distinct landscape.

"The re-imagined ground plane aims to anchor the building within its context, combining landscaped elements with communal spaces to enhance its connection to the streetscape. The architectural design responds by creating a striking yet contextually grounded presence, balancing inspiration from nature with a refined urban sensibility."

Town planner Urbis noted that, whilst the proposal is generally consistent with the existing approved development, there are additional elements that elevate the design, liveability and public realm to achieve a significant improvement compared to the previous design.

"More glazing has been incorporated to maximize the views of Raymond Park and improve the flow of natural light to each apartment within the tower."

RPG held a pre-lodgement meeting with the Brisbane City Council in October, with the council supportive of the proposed amendments, agreeing that the&nbsp;amendments were relatively minor in nature.

The development will include a laneway that will partially open to the sky and connect Wellington Road to&nbsp;Manilla Street. It will also provide the opportunity for a public art installation.

RG also has approved plans for a former bread factory in Fortitude Valley. The plans 15-level tower, rising from the heritage-listed building that would home 118 apartments, were approved in 2023.

The Woolloongabba precinct is a buzz with both private and public infrastructure projects. Mosaic has a second project in Kangaroo Point <a href="/new-apartments/77-linton-street-kangaroo-point">pending launch on Linton Street</a>, while Sarazin is currently developing <a href="/new-apartments/murcia-residences-east-brisbane-9-overend-street-east-brisbane">Murcia on Overend Street</a>.

It was another solid growth year in the Gold Coast unit market.

Much like the majority of capital city unit markets, the <a href="/developments/gold-coast-qld">Gold Coast</a>&nbsp;market has cooled toward the end 2024, with December values remaining flat. However, the start of the year was so strong, and the market softening came much later than other city markets, values still rose 9.1 per cent in 2024, research from property data analytics firm CoreLogic shows.

The Gold Coast median unit value is now $820,000, having started 2024 at $740,000. To put in capital city comparisons, it would fall just behind Sydney's median ($859,000) and well ahead of Brisbane ($680,000).

While the majority of cities across the country shut down over the Christmas and New Year period, the Gold Coast market ramps up. Developers are keen to launch projects right up to Christmas, knowing that attention from interstate holidaymakers is particularly high—a trend that has been prominent since the pandemic.

One developer that has bided their time before launching in December is <a href="/developers/iris-capital">Iris Capital</a>, who, two years after securing approval for their luxury <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a> beachfront project, has launched <a href="/new-apartments/71-garfield-surfers-paradise-71-garfield-terrace-surfers-paradise-qld-4217">71 Garfield</a>, just 52 two, three, and four-bedroom apartments.

Garfield Terrace was set to undergo a drastic transformation a few years ago; however, several developments launched during the pandemic era didn’t proceed. Iris Capital, with its billionaire owner Sam Arnaout and in-house construction arm Iris Built, has all the tools to take to market a project that will go ahead as promised.

The cooling down of Sydney's property market looks to be heading into 2025.

After a multi-year boom in both the house and unit markets across Greater Sydney, heightened interest rates throughout 2024 gave prospective home buyers a reason to sit on their hands.

The year started off positively, so the decline in markets hasn't been extensively felt. Units across Sydney, in fact, rose 1.8 percent over 2024, reaching a new median high of $859,000. Values declined by -0.3 percent in December.

CoreLogic Research Director Tim Lawless noted that the slowdown in Sydney aligns with affordability pressures and higher advertised supply levels.

He said it wasn't a surprise to see the CoreLogic National Home Value Index show a decline for the first time in two years.

“This result represents the housing market catching up with the reality of market dynamics,” Lawless said.

“Growth in housing values has been consistently weakening through the second half of the year, as affordability constraints weighed on buyer demand and advertised supply levels trended higher.”

It was the new development pipeline that piqued the interest of Urban readers in 2024, as well as new projects launching to the market, which have been few and far between in recent years. Data just released from the ABS showed dwellings approved in New South Wales were 42,109 over the 12 months until November 2024, 34,000 short of meeting the National Housing Accord quota for NSW.

No development application was more popular than JDH Capital's plans for the Sir Stamford Hotel in Circular Quay. JDH, fresh off completing the redevelopment of the iconic Sirius building in The Rocks, filed plans to demolish the 1988-built hotel, which will make way for a striking 150-level glass tower with commercial, retail, and luxury apartments.

The 69 apartments will be spread across 10 residential levels in the new structure. Part of the development of the 1,612 sqm site, which sits in the Macquarie Special Character area defined in the Sydney LEP 2012, will include the restoration of the heritage-listed Health Department Building that dates back to 1896.

There was a similar level of interest in moves by builder-developer giant <a href="/developers/aland">ALAND</a>, who took over the Macquarie Street, Parramatta site from besieged developer Toplace,&nbsp;

The plans for the site include two 30-level towers with 425 apartments, along with significant communal, retail, and parking spaces.&nbsp;

ALAND has also stepped in to take over the final three buildings in the besieged Castle Hill development by Toplace.

Upon completion, the Skyview development is set to house approximately 2,500 residents across 964 apartments, with 532 units dedicated to build-to-rent.

Still in Castle Hill, a market which has proven strong for several years, custom home builder turned developer Kassis Homes submitted plans for a new suburb-shaping.

Under their new development arm Reve Group, Sam Kassis and business partner Romio Georges are planning a four-tower development on a sprawling 9,074 sqm site that cost about $80 million to amalgamate.

They're seeking to develop three residential towers, with 264 apartments, and a hotel tower.

"We've been building in the area for three decades, and we're passionate about delivering high-quality residential living to Castle Hill," Sam Kassis told Urban.

The demand for new and off the plan apartments in <a href="/developments/north-sydney-nsw">North Sydney</a> has meant readers have been interested in the two new projects set to hit the market in 2025.

East Walker Street will be one of two new apartment developments launching in the popular Walker Street pocket near the newly opened Sydney Metro Victoria Cross Station. Podia and its joint venture partner CASA will launch 71 apartments this year on McLaren Street, across the road from the recently completed AURA by Aqualand.

The most indemand projects for new apartments buyers have been in close proximity to the recently expanded Sydney Metro, which opened in August.

The 130 one, two and three-bedroom apartments in <a href="/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Elevate Hume Place</a>, which is being developed by <a href="/developers/thirdi-group">Third.i</a> and Phoenix Property Investors, flew off the shelves. Over half of the apartments which are located directly above the <a href="/developments/crows-nest-nsw-2065">Crows Nest</a> Metro Station have been snapped up in a matter of months.

Elevate is the first Transit Oriented Development (TOD) to launch. The ToD is a government program which will accelarate planning, and offer different planning controls, around Sydney's extensive transport network.

Similarly strong interest was observed further along the Metro line in Castle Hill which has two metro stops, Hills Showground, and Castle Hill Metro Station.

City Beat December 2024: Sydney unit market finishes 2024 up overall, but slowdown apparent

It was 1988 the last time the Brisbane unit market saw a growth rate of over 16 per cent in a calendar year.

2024 has just broken that 36-year record, according to data commissioned by property data analytics firm CoreLogic shows. The&nbsp;0.8 per cent gain in unit values in December pushed the annual growth rate of units in the Queensland capital to 16.6 per cent, far outperfoming the unit markets in Sydney and Melbourne.

The unit market in Brisbane is proving to be more resilient than other capital cities, albeit the 0.8 per cent growth in December is down from the highs of around two per cent per month in the middle of the year.

The median apartment value in Brisbane now sits at $680,000, having started the year at $568,000.

Annual growth in the unit market in Brisbane far surpassed houses. Houses in Brisbane rose 10.2 per cent over the year, with values in December growing at half the pace of units (0.4 per cent).

<h2>What happened in Brisbane’s off the plan apartment market in December?</h2>

December is traditionally a quiet month in the new apartment market. There were some notable movements however, the biggest in&nbsp;<a href="/developments/south-brisbane-qld-4101">South Brisbane</a> where&nbsp;Heidelberg Materials Australia submitted plans for a multi-tower precinct on a 1.3-hectare site along the riverfront.&nbsp;

The proposal is for three 50-level residential towers with 620 apartments, a food and beverage plaza, and a 5,400 sqm public park.&nbsp;

Developer <a href="/developers/graya">GRAYA</a> also filed for a new development, another one in&nbsp;<a href="/developments/new-farm-qld-4005">New Farm</a>&nbsp;where they've recently delivered <a href="/buildings/chalk-by-graya-228-230-moray-street-new-farm">Chalk</a> and <a href="/new-apartments/york-new-farm-299-bowen-terrace-new-farm-qld-4005">York</a>.

They've submitted plans for&nbsp;Ivory New Farm, just four apartments at&nbsp;17 Julius Street. The Julius Street site spans 688 sqm and has 32-metre frontage to the river. It was bought by the Gray family for $8.5 million in late 2022&nbsp;from developer Tom Dooley, who had approved plans for a luxury four-level home.

It was reported that a home at that scale, on that rare of a site, would be worth around $20 million. A mid-1990s home sits on the block currently.

Local developer CS Collective is seeking to deliver a collection of just eight luxury apartments in Burleigh Heads.

They've had international architecture firm&nbsp;<a href="/architects/plus-architecture">Plus Architecture</a>&nbsp;to design Lantern Burleigh, with the triangular 834 sqm peninsula site at&nbsp;13 West Street&nbsp;also set to home a curated retail precinct&nbsp;anchored by a subterranean bathhouse that draws inspiration from ancient wellness traditions.
