A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

The double block Fitzroy Grove offering had come with a $2.85m to $3.05m price guide from Jellis Craig Monash agent Stephen Huang.&nbsp;

The 1,920 sqm site came with permits for six townhouses with potential city views.&nbsp;

Recent single townhouse sales have been at over $1.1 million, showing price growth since completion.

The weekend site offering had been consolidated after 4 Fitzroy Grove had been bought for $1,292,000 in 2019.

2 Fitzroy Grove - which is the larger of the blocks at 1034sqm - had been bought at $1,558,000 in 2019.

The address had been marketed as the perfect foundation for an innovative multiple townhouse site, capitalising on potential City views from an upper level (STCA).&nbsp;

It is located, walking distance to Jordanville train station, Jordan Reserve, Riversdale Golf Club and minutes to Chadstone shopping centre and Holmesglen TAFE.

Chadstone, known as the fashion capital because of the famed shopping centre, returned to having a $1 million median for houses early in the pandemic.

Recent townhouse sales included a four bedroom, two bathroom townhouse at 3/19 Atkinson Street which fetched $1,187,500 at January auction through Ray White agent Bill Gianidis.

It was a 2019-built executive residence in a coveted development having first sold at $950,000 in 2018.

There were three townhouses offered off the plan in the project.

The marketing noted there is a generous living area which can also be used as the perfect home office.&nbsp;

The top five apartments for sale in Sydney's inner-city suburbs 

Brisbane median unit prices have recovered from a dip in 2020, according to PRD Research.

With all rings recording positive price growth in 2021, the inner median unit price sits at $530,000. The middle is $467,000. The outer meidan sits at $397,000.

&quot;The outer-ring provides affordability for first home buyers and is also the fastest growing,&quot; the report noted.

&quot;Buyers must be quick to secure their property,&quot; it added.

The 2017-2021 price growth was 6% in the inner ring (+$30,001).

The middle ring growth was 3.1% (+$14,000).

The outer ring growth was 6.4% (+$24,000).

The Brisbane market update report divides the city into the inner-ring (0-5km from the city), middle-ring (5-10km from the city), and outer-ring (10-20km from the city).

Units in all three Brisbane rings are selling for higher than the first list asking price, the report advised.

Brisbane apartment market selling faster with prices on the rise: PRD Research

The national property developer Frasers Property Australia has lodged plans for its next Brisbane project.

Frasers is set to create a 17-level mixed-use tower on the corner of&nbsp;Chester and Morse streets, which was secured&nbsp;for $16.5 million last year.

There will be 142 apartments, 10 two-storey terrace townhouses, and a street-level plaza which will home hospitality venues.

There will be a mix of one, two and three-bedroom apartments across the first 16 levels of the tower, with the level 17 rooftop featuring resident amenity, including a communal recreation space with city skyline views, a swimming pool, hot and cold spa, and barbecue spaces.

The public plaza, in the inverted style podium, homes office spaces that have been incorporated to provide for working from home opportunities, along with a gym, caf&eacute; and indoor sport/recreation space.

Rothelowman designed the new residential tower&nbsp;in an L shape,&nbsp;manipulated at its edges to soften its form.

Rothelowman noted in their design statement submitted to the Brisbane City Council that the apartments&nbsp;follow the fern house concept, which is based on celebrating the threshold that exists between inside and outside.

&ldquo;The indoor/outdoor lifestyle is embraced through the sequence of entry to balcony edge. Living spaces and bedrooms become balconies through a series of architectural devices, controlled and tuned according to how one chooses to live,&nbsp;&rdquo; Rothelowman noted.

In the effort to epitomise Queensland living, a central theme throughout the design approach, apartments have been tuned to embrace the environment through screens, extended balconies, sliding doors and landscaping within each home.

&quot;[The tower at] Chester and Morse represents an opportunity to add to a rapidly evolving inner-urban precinct in Brisbane City,&quot; Rothelowman added.

As well as the apartments will be&nbsp;ten low-set terrace homes with secure triple lock-up garages along Morse Street.

Spread over three levels, the houses have been designed to provide a front to back open plan that connects from Morse Street to Morse Lane and through to the deep planting at the rear, which can be accessed from a private staircase in each dwelling.

The townhouses benefit from internalised amenity for habitable spaces with sky courts, as well as open stairs that penetrate natural light throughout the home and create &ldquo;outdoor&rdquo; spaces within the home.

The Morse St Lane is a thoroughfare that connects the Morse and Chester Street public forecourt to the terrace home entrances.

The tower&nbsp;will see several efforts taken to encourage a greener future and way of living, with a number of ecological and sustainable assessments outlined within their proposal.

&quot;The proposal is defined by a high level of subtropical design, expansive landscaping, communal rooftop recreation space and its contribution to street life,&quot; Rothelowman stated.

&quot;It is also committed to achieving the Buildings that Breathe elements, 5 Green Star rating and NatHERS average performance of 6 Star rating.&quot;

Vertical vegetation has been outlined in the design plans, applied to the facade facing Chester Street, it contributes to the existing urban streetscape by providing visual relief and breaking the building up from being seen as one jarring form.

Recesses in the floor plans are lined with planters to encourage vertical greenery along the tower envelope with the vegetation providing residents with their own garden in the sky.

An abundance of planting has been proposed for the rooftop space, offering a level of insulation as well as assisting in the natural drainage of rainwater and encouraging natural wildlife.

The integration of existing South-East Queensland flora to the site will support subtropical climate Brisbane provides resulting in minimal maintenance of the greenery and landscaping throughout the development. Water regulation systems have also been installed to assist with the maintenance.

Designed by Rothelowman, the development plans to redevelop the site for a mixed-use development, with a 17-storey residential building, comprising 142 residential units within the tower, along with ten, two-storey terrace townhouses. 



Frasers Property lodge plans for 17-storey Newstead apartment development

Further development is anticipated in Castle Hill&#39;s growing Showground Station Precinct, in the Hills District west of Sydney.

The local developer will be clearing the site at&nbsp;7-23 Cadman Crescent and 18-24 Hughes Avenue and&nbsp;constructing five buildings with 255 apartments, centred around a courtyard with extensive landscaping, greenery, and a natural pool with waterfall.

MHNDU associate Amanda Stollery took the lead of the design of the Cadman Crescent project,&nbsp;noting in the design verification statement that the&nbsp;proposal seeks to provide a seamlessly integrated residential community facilitating population growth in areas of transition.
