A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

First look: Joe Adsett's latest Sunshine Coast apartment development revealed

There are just five townhomes available in Filmore Terraces collection, which are already well under construction.

They will be a short walk to the completed&nbsp;Highlands Shopping Centre in the award-winning estate, which is already home to over 11,000 families.

The townhouses, which are all priced from $549,000, each have different floorplans, ranging from over 180 sqm of internal living space to over 200 sqm.

Each will have four bedrooms, three bathrooms, and a garage parking space. The townhouses offered by Stockland in Highlands all have three bedrooms.

The price-pointed opportunity values the land of Filmore Terraces around $40,000 more affordable than the land is valued across the rest of Highlands Estate, which&nbsp;won the Property Council of Australia&nbsp;National Award 2015 for Best Masterplanned Community, and also won the UDIA National Award 2013 for Best Masterplanned Residential Community.

There's further growth anticipated for the area, with Stockland recently acquiring a neighbouring 12.3 hectare site which will offer enough space for another 180 houses and will see the&nbsp;Victorian government build a new primary school.

Infrastructure is already well in place, with more than 30 different schooling options across Highlands, from early education childcare to secondary schools. The $180 million project was launched in December.

$7 million apartment sale in Central Element's Pienza, Neutral Bay

Metro Melbourne had over 21,000 land sales in 2021.

It was more than at the peak of the market in 2017, according to the latest report from Red23.

The Western corridor had the highest share of new land sales in Melbourne with 41% of the sales made in Wyndham and Melton areas, where stock availability is also at the highest.

&quot;This was followed by the northern corridor comprising of Hume, Whittlesea and Pt. Mitchell with 25% of the market,&quot; Red23 managing director Terry Portelli&nbsp;noted.

The south east corridor sat at 22%. &nbsp;

But the fourth quarter of 2021 saw land sales fall 24% in comparison to the third quarter 2021 and 49% less in comparison to the first quarter of 2021 when sales were at its highest level.

The median land price in metropolitan Melbourne increased by 11% in the last 12 months, 9% in the last 6 months and 2.29% in the last month.&nbsp;

All municipalities increased in price over the last 30 days except for Whittlesea, falling back slightly.&nbsp;

Hume had the highest increase of 6.77% due to an increase in its median land size from 394sqm in November to 400sqm in December. Hume is a strong market where stock availability is at its lowest in more established areas around Mickleham and Greenvale and high demand for a variety of land sizes in Sunbury.

Greater Geelong had the highest year on year increase due to the pandemic. Prices increased 37% whilst the median land size remained unchanged. Approximately 5,500 sales were made in 2021 with the peak being in the second quarter 2021.&nbsp;

Projects in the second busiest municpipality include Urban Square at Jubilee at 774 Ballan Road, Wyndham Vale by Jubilee.

Purchasers are encouraged to start building their homes within 12 months of settling on their block, with homes to be completed within 12 months of construction commencing.

For buyers seeking new builds, construction is underway at Onyx Estate, set for completion in late 2022, by the Heiyu Groups.

It is a series of two and three-bedroom townhomes in an established part of Tarneit, west of Melbourne.

Established in 2014, Heiyu Groups has undertaken 28 projects.

The Casey muncipality in the south east corridor has around 20 percent of sales, and the dearest median land price at $419,000. The nearby suburb of Berwick is seeing significant housing construction headlined by Alira, the nearby master-planned housing estate at 322-340 Centre Road, Berwick.

With pricing from $530,960, Alira is a collection of townhomes, and house and land, popular with first home buyers, growing families or downsizing families.

Whittlesea is the next busiest precinct with ASX-listed developer Cedar Woods having recently opened a new sales office for its 64-hectare Mason Quarter masterplanned community in Wollert following a surge in demand for property in Melbourne&rsquo;s north.

Mason Quarter will accommodate over 800 dwellings and is located just 25 kilometres from the Melbourne CBD.

According to Cedar Woods&rsquo; Chief Operating Officer, Patrick Archer, land lots continue to sell out soon after each release.

Located on Craigieburn Road in Wollert, Mason Quarter is designed around new and existing amenity. The development includes plans for two schools, a community facility and is located within walking distance to the future Wollert town centre. The project is also in close proximity to the Hume Freeway, Metropolitan Ring Road, hospitals, shopping centres and public transport.

Mason Quarter will be delivered over the next eight years with large 368m2 land lots now selling from $397,500, subject to availability.

Tim Gurner's multi-billion dollar development firm, GURNERTM, has secured its second Gold Coast apartment development site.

Alongside&nbsp;leading real estate financier, MaxCap Group, the duo has grabbed a 1012 sqm site at&nbsp;1929 Gold Coast Highway, Burleigh Heads, with the intention of creating a 22-level luxury tower.

The $120 million project, which will see 80 apartments created and high end amenity located on the rooftop, will be designed by Gurner's go-to architect, Warren &amp; Mahoney, who handles all of Gurner's projects both in Melbourne and on the Gold Coast.

Australian superannuation fund, AustralianSuper, will invest in the project, providing a pathway to home ownership for moderate-income buyers.

The super company purchased a 25 per cent share in Assemble Communities in June 2020 and has an option to invest in Assemble&rsquo;s future pipeline of projects that encourage home ownership through the developer&rsquo;s innovative Assemble Futures (or Build to Rent to Own) housing model.

Aniko Group have landed another sell-out on the banks of Hope Island, with investors and homebuyers snapping up the all of the apartments in Athena Residences, well&nbsp;before construction completes.

The $125 million Athena Residences lasted&nbsp;just three months on the market before all 185 of its apartments were snared by eager buyers.

It&rsquo;s a familiar story for the company, headed by local developer&nbsp;George Mastrocostas, which has secured back-to-back sell-outs in three separate Hope Island projects over the past two years, paving the way for the island&rsquo;s gentrification.

&ldquo;We were fortunate to have an overflow of buyers whom had missed out on the opportunity of purchasing at No. 1 Grant Ave just a stone&rsquo;s throw away. Hence, they moved quickly to secure a residence at Athena once it hit the market,&rdquo;&nbsp;Mastrocostas said.

According to data from Urbis, Athena became one of the best-selling projects&nbsp;in the North Shore precincts in the third quarter of 2021. The development sold more product in a single quarter than the total number of sales recorded across the entire North Shore precinct in any other quarter for the past two years.

Athena will comprise of 16 one-bedroom apartments, 153 two-bedroom apartments, and an exclusive release of 16 luxury three-bedroom sky homes. Mirvac has progressed in its plans to transform Harbourside, Darling Harbour into a new, world class destination for Sydney, following the appointment of architects Sn&oslash;hetta and Hassell Studio.

Sn&oslash;hetta and Hassell Studio submitted the winning design concept to the international Harbourside design excellence competition, which was selected by a jury of six influential urban design experts.

The proposed $2 billion redevelopment of the Harbourside precinct is a landmark project in Mirvac&rsquo;s $28 billion national development pipeline, said Mirvac chief investment officer, Brett Draffen.

&ldquo;We are delighted to reach this important milestone and progress the formal design excellence process for the revitalisation of Harbourside, working alongside Place Management NSW&rdquo;, he said.

The winning design was selected by the jury because it &ldquo;emphatically embraced&rdquo; Mirvac&rsquo;s vision for Harbourside.

Subject to the necessary approvals from the NSW Government, Harbourside is expected to deliver approximately 24,000sqm of office space, 7,000sqm of retail and 350 luxury apartments.

As part of the project, Mirvac will also deliver 10,000 square metres of public domain, including the proposed 3,500sqm Guardian Square, as well as a widened waterfront promenade for the community to visit and enjoy.

The concept for Harbourside characterised by this network of welcoming public open spaces featuring natural materials and vegetation.

&ldquo;At its heart, Guardian Square will become Pyrmont&rsquo;s new neighbourhood park and community meeting place, with landscaping and moments of art and activation planned to deliver an enlivened precinct that provides locals and visitors alike with a powerful sense of belonging, community and ownership&rdquo;, said Draffen.

The development pays respect to the Indigenous history of its Sydney site.

&ldquo;For thousands of years, Aboriginal people lived in and around this area which to them was an important gathering place known as Tumbalong, named after the harbour&rsquo;s abundance of seafood&rdquo;, Draffen said.

Hassell principal, Liz Westgarth said: &ldquo;The landmark Sydney site of Darling Harbour, previously known as Tumbalong, has a long, rich, and layered history, which provides a unique context for world-class architecture and place-making to inspire future story creation.&rdquo;

Kaare Krokene, managing director of Sn&oslash;hetta Australasia said: &ldquo;We are extremely proud of a design that acknowledges the historic sandstone escarpment landscape of Tumbalong, now known as Darling Harbour.&rdquo;

This continues the tradition of shared public space, honouring the first nations Gadigal and Wangal people who saw this as &quot;shared country.&rdquo;

Luxury apartments will be designed to meet the high standards of sustainability and liveability, featuring smart technology and an exciting array of shops, eateries and other attractions.

Harbourside is expected to commence construction in 2023 once approvals are secured.

Architects appointed to Mirvac’s $2 billion Darling Harbour redevelopment to transform Harbourside 

The Canberra-based property developer, Amalgamated Property Group, is set to become the latest interstate developer to invest in to the hot Gold Coast apartment market.

They're set to return&nbsp;to&nbsp;Broadbeach, where they've laid plans for a 33-level tower at 30 First Avenue, just 300 metres from the beach off Beach Parade.

The building will&nbsp;have 120 apartments,&nbsp;60 two-bedders, spanning a generous&nbsp;106 sqm, 30 two-bedroom plus multi-purpose room which have 147 sqm of living space, and 30 three-bedroom apartments&nbsp;which have 150&nbsp;sqm of space.

Local architecture firm DBI has designed the tower, with the building essentially split in two.

"The tower form is the intersection of two trapezoidal masses: the Western River Residences and the Eastern Ocean Residences," DBI note in their design statement submitted to the Gold Coast City Council.

Currently on the 1214 sqm site is an original&nbsp;five-storey apartment block.&nbsp;

APG, led by founding director Graham Potts, has had a solid workbook&nbsp;since it was founded in 2002, having created some of Canberra's most striking residential and commercial buildings, as well as previous success in Queensland.

They developed the 30-level Sierra Grand serviced apartment tower on the Gold Coast, as well as the 28-storey Verve apartment development, and Aurora, over 400 apartments in the heart of Brisbane.

One of their most impressive Canberra development, which led APG to select DBI to design&nbsp;the Gold Coast project, is The Griffin in Parkes, which has used designs synonymous with the legendary architect Walter Burley Griffin.

Broadbeach is set to be one of the busiest apartment spots in the Gold Coast in 2022, with the likes of Raptis, QNY Group, and Turrisi Properties&nbsp;among a number of developers who will be launching projects this year.

The Melbourne-based Little Projects, and the Sydney-based Iris Residential, both currently have projects in market in the popular area.

GV Property Group's Antonio Mercuri, who sold the site off-market to APG, said there were a&nbsp;select few groups who had specific mandates for a site like this in the Broadbeach area to do an apartment&nbsp;project.&nbsp;

GV Property Group also recently amalgamated&nbsp;and sold 13-15 Australia Avenue, Broadbeach which was also purchased by Gold Coast / ACT developer, Morris Property Group.&nbsp;

Sydney unit prices have recovered after the downward trend seen in 2019, according to the latest report by PRD Research.

Absorption of new and old listings has been very strong, it advised.

The inner ring 2021 median sale price sits at $1,050,000. It is $910,750 in the middle ring. The outer ring apartment median sits at $750,000.

The Sydney market update report divides the city into the inner-ring (0-5km from the city), middle ring (5-10km from the city) and outer-ring (10-20km from the city).

The middle ring saw the strongest price growth between 2017 - 2021 of 5.7% (+$48,750), just ahead of the outer ring&#39;s 5.6% growth (+$40,000).

The inner ring price growth over the four years was 4% (+$40,000).

The inner ring saw the highest required vendor discount of 2%.

Sydney&rsquo;s inner-ring units have returned to selling faster than middle-ring units.

Despite a prolonged lockdown period in 2021, Sydney units are taking less time to sell in Q4 2021 compared to the initial COVID-19 lockdown in Q2 and Q3 2020.

Sales volumes for established units in 2021 were well above the levels seen over the past three years. it added, noting the data was from APM Pricefinder, SQM Research, and ESRI ArcGIS.

Rental volume has decreased since the beginning of 2021 for both houses and units, indicating an undersupply, the report noted.

The inner median rental price sits at $595 per week after annual price growth of 8.2% ($45 per week).

The middle growth was 3.9% ($20 per week) to $530 per week.

The outer median unit rental sits at $460 per week up 2.2% ($10 per week).

Due to median unit prices not seeing the same price growth in 2021 as houses, unit rental yields have increased in all Sydney rings.

Sydney&rsquo;s inner-ring recorded the highest rental yield and the highest growth.

The latest inner city apartment project announcement comes from property developer <a href="/news/nsw/dahuas-220-million-waterloo-apartment-precinct-plans">Dahua Group with plans for its major Waterloo precinct</a>.

The 1.7 hectare block, formerly an industrial site at 903-921 Bourke Street, Waterloo, will see four new buildings constructed, focused around a central plaza with retail and parks.

The tallest tower proposed with family-targeted terraces which address the park will have 147 apartments across its 20 levels.
