Sunland will officially launch its $390 million 101 OBR Residences in Broadbeach in the coming months after securing development approval from the City of Gold Coast.

The approval clears the way for one of the more anticipated new Broadbeach launches, and marks the first project to be released under the Sunland banner since the Abedian family returned to the company as a private developer.

Founded by Soheil Abedian in 1983, Sunland became one of Australia's most recognisable property developers through projects including Q1 and Palazzo Versace before delisting from the ASX in 2023.

Its return will begin at 101 Old Burleigh Road, where Sunland is planning 81 luxury apartments in a 42-level tower designed in collaboration with Contreras Earl Architecture.

Construction is expected to commence in early 2027, with completion targeted for mid-2031.

The 1,283 sqm site occupies a tightly held pocket at the northern end of Broadbeach, opposite the Broadbeach Bowls Club and adjoining playing fields, and around a two-minute walk from the beach.

An initial Expression of Interest campaign conducted ahead of the development approval has already generated strong buyer interest.

Sunland Director Soheil Abedian said the response reflected both the location and pent-up demand for new luxury apartment stock in Broadbeach.

“The Broadbeach location is one of the strongest-performing precincts we have seen for decades, and we anticipate 101 OBR Residences will be a fast-selling project, based on the initial response and the pent-up demand for this area,” Abedian said.

The apartments have been designed at a scale increasingly reserved for the upper end of the Gold Coast market.

Two-bedroom apartments will start from 136 sqm, while the three-bedroom residences will span from 190 sqm.

The upper levels will step up considerably in size, with sub-penthouses ranging from 257 sqm to 275 sqm, four 329 sqm Sky Homes, and five penthouses spanning between 527 sqm and 556 sqm across levels 38 to 42.

Sunland and Contreras Earl Architecture have positioned the tower to maximise views across the coastline, surrounding parkland and hinterland.

Its architecture takes cues from its coastal setting, with a landscaped podium meeting the established tree-lined streetscape before transitioning into a sculpted tower defined by alternating geometric floorplates. The form has been inspired by the movement of coastal dunes and ocean waves.

Inside, the residences will adopt a more restrained approach. A neutral palette of limestone, natural stone and polished finishes draws on the pink and cream tones of the Gold Coast at dusk, creating a relatively calm backdrop for residents to personalise.

Two dedicated levels of resident amenity will form a significant part of the offering. The wellness facilities will include hot and cold spas, steam room, sauna, gym and dedicated yoga area, alongside a 19-metre swimming pool looking toward the beach.

There will also be a Club Lounge catering to working from home and informal meetings, while a separate Residents' Lounge will include private dining facilities, a kitchen and boutique cinema.

Following its 2023 ASX delisting, the Abedian family stepped away from the company before returning in 2026 with Sunland once again privately owned.
