A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

All the talk has been about how the Gold Coast has dominated the South East Queensland apartment market since COVID triggered an exodus from the southern states.

And the fanfare around the coastal areas, with the majority of the country working from home for the last few years, has seen Queensland&#39;s capital fly quietly under the radar.

Mosaic Property Group Founder and Managing Director Brook Monahan believes&nbsp;the inner ring surrounds of Brisbane has the most potential of any market in the state, and is looking to invest even further across its development pipeline after building a solid reputation over the last 17 years across south east Queensland.

&quot;There&#39;s just not enough high quality built form for owner occupiers wanting bigger units, and world class amenity, in the five kilometre ring around Brisbane,&quot; Monahan said, suggesting there&#39;s been a chronic undersupply for that type of buyer&nbsp;since around 2018.

&quot;That issue is getting worse, not better, with the amount of people still moving to Brisbane,&quot; Monahan added.

Data from the Australian Bureau of Statistics showed&nbsp;Queensland gained around 7000 people from net interstate migration over the March 2021 quarter alone.

&quot;With the amount of infrastructure being delivered across the city, not to mention international travel getting back to normal at some point this year and the pipeline of development in preparation for the 2032 Summer Olympics, there is just nowhere near enough housing stock.&quot;

The low stock is a pain point for the owner-occupier demographic, but not for investors, who Monahan says aren&#39;t quite back in full force just yet.

While Mosaic tend to cater for local owner occupiers&nbsp;in their developments, some investors who bought apartments to lease in Brisbane,&nbsp;have seen rental yields go through the roof.

&quot;If it&#39;s difficult to buy a larger apartment due to low supply, then the only option is to rent, and those who invested are benefitting from the tight supply and huge migration numbers,&quot; Monahan said.

Mosaic will be launching five projects in Brisbane across 2022,&nbsp;nine all up across South East Queensland. They&#39;ll be venturing into the Kangaroo Point and East Brisbane apartment markets&nbsp;after much success there in recent years, including the&nbsp;The Sinclair,&nbsp;which is fully sold out and due for completion mid this year.

One of their major focuses for the last eight years has been in Brisbane&#39;s inner west suburbs, which Monahan identified as a high growth area back in 2014. Last year they sold out&nbsp;The Witton in Indooroopilly, The Patterson in Toowong, and Kensington in Toowong, with all sales going&nbsp;to database buyers before hitting the open market.

The first to launch this year will also be in Toowong, which will be Mosaic&#39;s 11th project in the space of six years in the inner-west.

The facade is inspired by the detailing and repetition of the traditional Queenslander. The veiled podium references the nearby Regatta Hotel on the Brisbane River.

There are four&nbsp;different zones on the rooftop. There&#39;s a&nbsp;wet zone,&nbsp;including&nbsp;pool and&nbsp;wet deck,&nbsp;with views to the city and river; a dining zone,&nbsp;including&nbsp;outdoor BBQ area and shelter&nbsp;overlooking the city&nbsp;and river; a wellness zone, which is a combination of a yoga lawn and gardens; and the multiuse zone to the south west which can be utilised for co-working during office hours or a communal kitchen and dining area after hours and on the weekends.

The Brisbane-based land developer, Burgundy Group,&nbsp;has submitted plans for a new 15-level apartment development on the south-west corner of the heritage-listed Shafston House site.

Designed by the popular architecture Rothelowman, the plans at&nbsp;23 Castlebar Street, Kangaroo Point.&nbsp;are for&nbsp;37 three and four-bedroom apartments as well as two, four-bedroom river homes.

The development will sit on 2,657 sqm, part of the 9,958 sqm&nbsp;Shafston House site, which homes the 1851 heritage-listed house which was&nbsp;built by the Reverend Robert Creyke&nbsp;as a single-storey cottage called Ravenscott.

In their design statement submitted to the Brisbane City Council, Rothelowman noted that particular&nbsp;attention has been played to the arrangement of the buildings within the setting, with the designs&nbsp;ensuring the new additions blend seamlessly in with the heritage listed building and surrounding landscapes.

Shafston House, Kangaroo Point site set for apartment tower

Stockland has a pipeline of 81,000 housing lots, the ASX listed company advised its shareholders this week.

It advised its pipeline was focussed on "under supplied markets across the eastern seaboard."

The pipeline has 33,600 lots in Queensland, including 16,400 at Aura, at Caloundra on the Sunshine Coast.

There are 25,800 lots in Victoria including 9,500 at Cloverton, at Kalkallo in Melbourne's north.

NSW has 7,300 lots including 2,400 at The Gables, at Box Hill in the Hills Shire.

WA has 14,800 lots including 2,600 at Sienna Wood, at semi-rural Hilbert south of Perth.

“Enquiries remain well above long run averages, with market supply unable to keep pace with strong demand," Stockland CEO, Communities, Andrew Whitson said.

Its half year net sales of 3,815 lots, was in line with sales volumes in 1H21 that had been elevated by State and Federal Government stimulus measures, such as HomeBuilder, that have subsequently been withdrawn, he noted.

Settlement volumes totalled 2,329 lots over the half (1H21: 3,101 lots), with the decline versus the previous corresponding period driven by project staging.

There is still a significant under supply in the market, its chief executive Taran Gupta said.

Heavy government and private investment in North Sydney is planned with 19 key projects that will see over 17,000sqm of new parks and plazas, creating a new network of laneways, and improving pedestrian safety and amenity.

The initial $3.2 billion wave of office development included Suntech REIT&rsquo;s 177 Pacific Highway, Winten Property Group&rsquo;s 1 Denison Street and Dexus&rsquo; 100 Mount Street towers.

Now a further $2.9 billion of projects include Lendlease&rsquo;s Victoria Cross tower and Billbergia&rsquo;s office-hotel development at 88 Walker.

It has been noted strata dwellings within the North Sydney LGA provide a more affordable option for its residents and key workers.&nbsp;

The Avenor application noted the median strata price was 109% lower than the median price of non-strata dwellings in the LGA.

The Department of Planning and Environment (DP&amp;E) project the need for an additional 11,450 dwelling for the LGA over the next 20 years from 2016, equating to a target of 573 new dwellings per annum in the LGA.

Of this growth in households, 51% or 5,350 households is attributed to lone person households, while 23% and 12% is attributed to couples without dependents and couples without dependents, respectively.

North Sydney's CBD renewal will see pivot to apartments as Metro station nears

The Kir​ra Beach and Rainbow Bay area in Coolangatta, on the south end of the Gold Coast,&nbsp;has emerged as one of the hottest apartment spots not only on the Gold Coast, but arguably across the country, in the last 12 months.

Beloved by locals, the area is famous for its quiet beach, limited tourist activity, and its surf. The latter is so popular that most developers build in surf board racks and storage to their amenity, next to outdoor showers to wash off the sand.

Kirra Beach&nbsp;has been one of the hottest markets on the Gold Coast since December 2020, when Miles Residences, the development by KTQ, was launched. The $450 million project, part of the redevelopment of the iconic&nbsp;Kirra Beach&nbsp;Hotel, snappily sold out stage one, with future stages to be released early next year.

The quick sell-out of&nbsp;Joe Adsett&#39;s Rockpool at Rainbow Bay followed, without any need for marketing. Marquee Developments Partners also didn&#39;t need any marketing to sell out their development SOL in Kirra Beach&nbsp;recently.&nbsp;

Hirsch &amp; Faigen&#39;s luxury Emerson development on Musgrave Street has been in high demand, with the luxury, mostly whole-floor, development now over 60 per cent sold.

And there&#39;s a healthy pipeline of projects for 2022. We&#39;ve wrapped up the developments, pending council approval, will be launching in 2022.

Palais, named after the Jazzland Dance Palais that has stood on the 2,355 sqm site since the 1930s, will have 175 one, two and three-bedroom apartments, as well as resident facilities and a street-level plaza with retail space. BeckDev was among six local and interstate buyers vying for the site at 31-35 McLean Street, which was purchased earlier this year.

A single street in Wolli Creek is earmarked for more than $80 million in development providing 254 apartments in three separate applications lodged with Bayside Council.&nbsp;

The applications&nbsp;will change the face of Innesdale Road, near Cahill Park.

Two applications came from the same unknown developer, with&nbsp;Marchese Partners has designing the&nbsp;four&nbsp;residential buildings proposed.

In their design statement submitted to the local council, Marchese Partners said the buildings have&nbsp;been designed to contribute to the revitalisation of the precinct and will provide visual amenity to the area.

The $22.3 million application for 15-23 Innesdale&nbsp;is for two nine-storey towers which have been designed by Marchese Partners.

There will be 76 apartments, 15 reserved for affordable housing, across the two buildings.

The submission for 25-37 Innesdale Road is the biggest, at $29.65 million. That will see&nbsp;seven existing single and double storey houses&nbsp;demolished to make&nbsp;way for two more nine-level buildings, with 104 apartments.

The proposed development consists of two, eight-storey residential flat buildings that will include 104 apartments, with a mix of one, two, and three-bedroom offerings.

It will be made up of 37 one-bedroom apartments,&nbsp;56 two-bedders and 11 three-bedroom apartments. 42 of the units will be dedicated affordable housing apartments.

Another development application, unrelated to the two above, was also submitted in January.

DKO Architecture handled the design of the 1-7 Innesdale Road, which will have 71 apartments across a single eight-level building.

The developments are currently being considered by the Bayside Local Planning Panel.
