The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

A rare off the plan apartment development is heading for <a href="/developments/edgecliff-nsw-2027">Sydney's Edgecliff</a>.

The boutique project of just 11 apartments at 365 <a href="/developments/edgecliff-nsw-2027">Edgecliff</a> Road, is located just a stone's throw from <a href="/developments/edgecliff-nsw-2027">Edgecliff</a> Station, not far from <a href="/developments/double-bay-nsw-2028">Double Bay</a> village.

The plans are for just 11 apartments designed by Brian Meyerson's&nbsp;MHNDUnion, who said in their Design Verification Statement submitted to the Woollahra Council that the proposed density is consistent with the projected housing targets for the Woollahra LGA and consistent with surrounding apartment buildings.

They said the building stock&nbsp;reflects the phases of development in <a href="/developments/edgecliff-nsw-2027">Edgecliff</a> from early Victorian estates and villas to post-war infill apartment blocks like the existing building at 365 <a href="/developments/edgecliff-nsw-2027">Edgecliff</a> Road.

"There are concentrations of heritage buildings on the slopes north of Ocean Street and around Cooper Park," the report read.

"Outside of these pockets, the suburb contains a diverse architectural mix of modest cottages, grand Victorian mansions, Interwar duplexes and walk-ups, and contemporary infill development."

The new xxx-level building will have two two-bedroom apartments and nine three-bedroom apartments. It will replace&nbsp;a three-storey brick residential building which was built in the early 1980s.

MHNDUnion says the building's form is&nbsp;contemporary, while seamlessly blending with the existing urban fabric, drawing inspiration from the juxtaposition of neighbouring structures, the serenity of the streetscape, and the overarching canopy of mature trees.

The development application was submitted by a Pyrmont-based, private Chinese developer.

It looks like Nineteen First Avenue, the luxury <a href="/developments/broadbeach-qld-4218">Broadbeach apartment development</a> by Amansi Projects, is back on.

Amansi, led by local developer Ayrton Mansi, looks to be going ahead with the project, appointing large scale builder Promax to handle the construction.

The Plus Architecture-designed, 37-level tower with just 33 full floor apartments and a two-level penthouse, had initially launched to the market just over 12 months ago.

Each apartment will span 280 sqm of internal floor space, with the balcony taking the total to 300 sqm. They will have three ensuited bedrooms, a multi-purpose room, and a study. There's also two parking spaces per apartment. Prices start from just under $3 million, a price which is expected to increase as construction gets closer.

The apartments feature timber flooring, stone benchtops, brushed nickel tapware, feature lighting, V-Zug appliances and&nbsp;smart home automation.

On the other side of the bridge in <a href="/developments/chatswood-nsw-2067">Chatswood</a>, Polytec Australia Development, an entity with directors associated with the listed Hong Kong property developer Kowloon Development Company, is seeking to create <a href="/new-apartments/629-639-pacific-highway-chatswood">large-scale apartments across a 27-level tower</a>.

The tower, designed by PBD, will have just&nbsp;53 apartments on a 1,184 sqm block at&nbsp;<a href="/new-apartments/629-639-pacific-highway-chatswood">629-637 Pacific Highway</a> which is currently occupied by&nbsp;two buildings both in use as separate car service and repair businesses.

The tower will comprise two one-bedroom apartments, 22 two-bedrooms, 28 three-bed units, and a sole four-bedroom apartment, the penthouse.

The site is&nbsp;located around 550 metres south of the <a href="/developments/chatswood-nsw-2067">Chatswood</a> transport interchange with access to metro, rail, and bus services, while also being just 750 metres from <a href="/developments/chatswood-nsw-2067">Chatwood's central retail precinct.</a>

<a href="/developers/billbergia">Billbergia</a> is set to continue its development of the waterside suburb Rhodes with its latest tower which has sustainability front of mind.

The plans with Canada Bay Council are for a 37-level, 244-apartment tower at&nbsp;9-13 Blaxland Road.

The proposed new tower features a striking slender form designed by architects GroupGSA in collaboration with Singaporean landscape studio Salad Dressing - whose exterior design concept earned them first place in a design excellence competition for the site.

Aligned with the principles of the Rhodes Place Strategy, the proposed new tower sits within the&nbsp;<a href="/developments/rhodes-nsw-2138">Rhodes</a>&nbsp;Station Gateway East precinct that was rezoned by NSW State Government in 2021 following extensive community consultation.

<a href="/developers/billbergia">Billbergia</a>&nbsp;are no strangers to&nbsp;<a href="/developments/rhodes-nsw-2138">Rhodes</a>. They're currently&nbsp;developing a new $70 million community recreation centre and childcare centre and have delivered the&nbsp;<a href="/developments/rhodes-nsw-2138">Rhodes</a>&nbsp;Central Shopping Centre, the 1.2-hectare Phoenix Park and the 330 metre Bennelong Bridge from Rhodes to Wentworth Point.

Newly launched Sydney-based development company PERIFA is teaming up with established developer <a href="/developers/abadeen-group">Abadeen</a> to create a 15,870 sqm waterfront precinct in&nbsp;<a href="/developments/putney-nsw-2112">Putney</a>.

The 20 Waterview Street project, dubbed <a href="/new-apartments/putney-wharf-residences-20-waterview-street-putney">Pier 20</a>, is set to see the Halvorsen’s boatshed refurbished to create a waterfront dining and commercial precinct, two three-level apartment buildings constructed, 18 three-level townhouses, and a 36-berth marina.

Third.i and joint venture partner Phoenix Property Investors has submitted plans for 131 apartments, <a href="/new-apartments/elevate-hume-place-crows-nest-25-hume-street-crows-nest-nsw-2065">Hume Place</a>,&nbsp;their <a href="/new-apartments/crows-nest-nsw-2065">Crows Nest</a> Metro over-station project.

They'll be dedicating 15 per cent of the apartments to&nbsp;nurses, midwives, health professional and services staff working at nearby Royal North Shore (RNS) Hospital and other local health facilities.

Third.i and PPI have already been granted Stage 1 approval for the Metro Precinct (Site A and B) development, but due to a decreased demand for office space, the urgent need for additional residential density in the LGA and in line with the Minns Government’s commitment to increasing the low supply of affordable housing, Third.i and PPI are proposing to amend the concept SSD for Site A for mixed-use, which includes a mix of affordable housing, private residential, retail, and commercial floor space.

Five development applications submitted across Sydney in October 2023

The well documented troubling supply levels in Melbourne's unit market improved a touch in October, with a handful of apartment and townhouse developments hitting the market.

While still only a small subset of the some unit supply gap which is <a href="/news/vic/melbourne-off-the-plan-apartment-values-could-spike-25-per-cent-charter-keck-cramer">forecast to be around 7,900 units by 2025 according to Charter Keck Cramer</a>, the new projects at least bring prospective buyers a different option when looking at the off the plan market.

We've taken a look at six projects which were launched in October.

<h2>Project: Motif, Geelong</h2>

<h2>Developer: DM Property</h2>

<h2>Prices: From $480,000</h2>

DM Property's much anticipated <a href="/new-apartments/motif-geelong-1-york-street-geelong-vic-3220">Motif Geelong apartment development</a>, only the second notable <a href="/developments/geelong-vic-3220">off the plan apartment development in the coastal city</a>, flew off the shelves when it launched in mid-October.

Every type of buyer, from first home buyers to downsizers and even investors grabbed apartments in the five-level, Rothelowman-designed building on York Street, just 100 metres from the beach.

Over 35 per cent of the 129 apartments have already been sold.&nbsp;There are one, two and three-bedroom apartments on offer, with prices starting from under $500,000.

Prominent developer&nbsp;<a href="/developers/shenfield-property" target="">Shenfield Property</a>&nbsp;revealed its latest Bayside apartment project <a href="/new-apartments/banksia-cheltenham-216-226-charman-road-cheltenham">Banksia</a>, in the heart of <a href="/new-apartments/cheltenham-vic-3192">Cheltenham Village</a>.

The mixed-use development will comprise just 29 one, two and three-bedroom apartments above street level commercial, retail and dining tenancies.

<a href="/new-townhouses/marlu-hampton-29-service-street-hampton">Marlu</a> is one of the only new townhouse developments to hit the market in October in Melbourne.

Thomas Construction are behind the collection of just seven three-bedroom townhouses located on Hampton's Service Street, which is lined with&nbsp;heritage buildings, each holding stories of significance and displaying artful craftsmanship.

Builder developer Buildkomm has officially launched <a href="/buildings/29-37-genoa-street-moorabbin">GENOA Residence</a> in <a href="/new-apartments/moorabbin-vic-3189">Moorabbin</a>, only a few months before construction is set to conclude.

<a href="/buildings/29-37-genoa-street-moorabbin">GENOA Residence</a> comprises 33 one, two and three-bedroom apartments across a five-level, low-rise building, located in the heart of the <a href="/new-apartments/moorabbin-vic-3189">Bayside neighbourhood's lively retail centre</a>.

Six Melbourne off the plan developments launch in October

Melbourne apartment builder developer Lowe Living has revealed its latest apartment development.

They're soon to launch Kallara House, a collection of just 33 apartments in the coastal suburb Parkdale, just south of Bayside. They've had Warren and Mahoney design the project at&nbsp;127-137 Como Parade East, which will sit in landscaping by&nbsp;Vivid Green Landscapes.

Warren and Mahoney drew inspiration for&nbsp;Kallara House&nbsp;from Parkdale's tea-tree roots. It pays homage to the area's rich natural formations and coveted coastal tempo. With a commitment to functional luxury, these apartments seamlessly blend coastal allure and modern living, redefining the essence of seaside luxury.

Prices for the one, two and three-bedroom apartments start from $660,000.

Kallara House is located just a stone's throw from Parkdale Station, which makes the commute to the city in around 40 minutes. It's also less than a kilometre from Parkdale Beach and Parkdale Yacht Club.

Lowe Living, led by Founder and Manging Director Tim Lowe, have previous experience in Parkdale. Earlier this year they completed Topaz, their 22-apartment project less than a kilometre away from&nbsp;Kallara House.

Predominantly operating in Bayside, Lowe Living are currently marketing Sera in Brighton, a boutique 13-apartment development, and Oceano in Hampton, which has just nine apartments. There's also Larnook in Armadale which is approaching construction completion I THINK, and&nbsp;

They have two more projects upcoming. One is Emerald Place, their mixed-use apartment and office development on South Melbourne's Clarendon Street, while the other is <a href="/news/vic/first-look-exclusive-lowe-living-set-for-sandringham-apartments-miramar">24-apartments in Sandringham</a>.

Lowe Living reveal Parkdale apartment development, Kallara House 

DM Property Directors Brendan Mullan and&nbsp;David Dordevic have spent years developing in Geelong in the house and land space.

Then the opportunity arose for their newly minted <a href="/developers/dm-property">DM Property Group</a> to acquire a <a href="/new-apartments/motif-geelong-1-york-street-geelong-vic-3220">multi-residential apartment development site on York Street</a>, an opportunity they couldn't pass up.

Recently Apartments.com.au CEO Mike Bird went down to the display at 11 James Street to catch up with Brendan about the project, <a href="/new-apartments/motif-geelong-1-york-street-geelong-vic-3220">Motif</a>.

A few days before the interview was filmed, <a href="/news/vic/motif-geelong-apartment-sales-rocket-on-launch">DM Property officially launched the project</a>, to much fanfare.

RPM Group Projects quickly found buyers for around 35 per cent of the 129 one and two-bedroom apartments across both launch weekends.

RPM Group Projects Director Nic Cuni says the sales is a testament to the collaborating between DM Property, JV parner Icon Kajima, as well as the&nbsp;exceptional architectural design by&nbsp;<a href="/architects/rothelowman" target="_blank">Rothelowman</a>.

The low-rise, five-level building is ideally located a stone's throw from the evolving James St precinct on the the fringe of the city centre, and less than 100 metres to the beach.

Mullan says the evolution of Geelong and where the project sits in proximity to a lot of amenity is what drew them to York Street.

"It's a great site. We're near The Esplanade, we're near the hospitality precinct, Deakin University is down the road, and most importantly the Geelong Convention Centre is just coming up. That will start getting built in the next 12-18 months, and that will be neck and neck with the Melbourne Convention Centre," Mullan said.

Mullan says people are now wanting to stay in Geelong.&nbsp;

"We're finding people want to stay in Geelong CBD because of good education, a good food and beverage precinct now, employment down here is second to none. A lot of white collar and young professional buyers are geting into the market."

There's also been downsizers coming down into the two-bed apartments, Mullan says.

One-bedroom apartments start from $480,000, and two-bedroom units from $699,000. There are a select handful of three-bedroom apartments which start from $1,125,000.
