<p>The suburb's appeal is structural, not cyclical. Broadbeach sits midway between Surfers Paradise to the north and Mermaid Beach to the south, with Pacific Fair, one of Australia's largest shopping centres, on its doorstep, G:link light rail connectivity, and a café and restaurant precinct that has matured significantly over the past five years.</p>

<p>Designed by <a href="https://www.apartments.com.au/architects/plus-studio">Plus Studio</a>, the project will comprise 131 two- and three-bedroom apartments with a wellness-focused rooftop featuring a gym, sauna, plunge pools, and shaded lounging terraces.</p>

<p>A ground-level plaza and retail tenancy will contribute to the precinct’s growing lifestyle offering and activate the street edge.</p>

<p>Development giant Frasers will launch its updated Newstead development to the market in 2026, after tweaking the plans for it to be more upmarket.</p>

<p>They will now bring around 70 apartments to the market across <a href="https://www.apartments.com.au/new-apartments/19-chester-street-newstead-qld-4006">two 16-storey buildings</a> on a prime&nbsp;3,016 sqm site on the&nbsp;corner of Chester and Morse Street. There will also be three street-level terraces, a rarity so close to the popular James St retail precinct.</p>

<p>The Melbourne property market has turned a corner in 2025 after several years of stagnant growth. Cities including Brisbane, Perth, Adelaide and Canberra&nbsp;overtook the Victorian capital in terms of median property prices, leaving Melbourne as the sixth most affordable capital city in Australia.</p>

<p>While that affordability gap remains, the market has now officially bottomed. Price growth has stabilised, and values have begun to rise, according to Cotality.</p>

<p>Interstate investment has surged and buyer confidence has returned, now they are not buying into a down market.</p>

<p>New projects are proving particularly popular with interstate purchasers. Over the past six months, 50 per cent of investor enquiry into Melbourne on Apartments.com.au has come from interstate. At the start of the year, that figure was closer to 10 per cent.</p>

<p>Some of the capital’s best developers are readying new projects for launch early next year, while others are waiting on approvals before hitting the go button.</p>

<p>Fresh off completing The Queensbridge in Southbank and recently launching Park Modern in South Melbourne, growing national developer Time &amp; Place will launch <a href="https://www.apartments.com.au/new-apartments/the-wilmot-173-burke-road-28-hope-street-glen-iris-vic-3146">The Wilmot</a>, its shoptop housing project in the heart of Glen Iris.</p>

<p>Designed by award-winning architects&nbsp;<a href="https://www.apartments.com.au/architects/cera-stribley-architects">Cera Stribley</a>, the five-level project at 173 Burke Road will feature 60 apartments, including affordable homes, targeted at downsizers, young and multi-generational families, alongside a full-line Woolworths.</p>

<p>Later in the year Milieu will launch <a href="https://www.apartments.com.au/new-apartments/fitzroy-gasworks-433-smith-street-fitzroy">Fitzroy Gasworks</a> to the market, having won the tender to develop the prime Fitzroy site in collaboration with Development Victoria.</p>

<p>The developer, with projects currently underway in Elsternwick, Brunswick, and Collingwood, will deliver the build-to-sell component of the highly-anticipated project. It will be around 420 new homes, alongside extensive commercial and retail spaces.</p>

<p>LAS Group is looking to launch its new Southbank projects in 2026, following their recent approvals.</p>

<p>The two independent towers, designed by&nbsp;<a href="https://www.apartments.com.au/architects/fk-australia" target="">Fender Katsalidis</a>, will introduce around 700 new apartments across sites on Clarke Street and Clarendon Street.</p>

<p>The larger of the two towers,&nbsp;<a href="https://www.apartments.com.au/new-apartments/101-clarendon-street-southbank-vic-3006">101 Clarendon Street</a>, will have 509 apartments across a 52-level building that will also include a residents' lounge, private dining room, podcast room, golf simulator, co-working spaces, pet care facilities, and an outdoor terrace.</p>

<p>The smaller tower at&nbsp;<a href="https://www.apartments.com.au/new-apartments/36-42-clarke-street-southbank-vic-3006">38 Clarke Street</a>&nbsp;will be around half the size at 25 levels and home 188 apartments, a pool, gym, cold plunge, and sauna.</p>

<p>The taller tower is expected to complete in 2029, and the smaller tower a year earlier.</p>

<h2>Moonee Valley Park (Stage 6)</h2>

<p>Precinct-led developer Hamton is hoping to launch the sixth stage of its $3 billion Moonee Valley Park redevelopment they are creating alongside joint venture partner Hostplus.</p>

<p>The sixth stage will incorporate five more buildings in what is being called the Cox Plate Precinct, with around 1,100 new residences. There will be two build-to-sell apartment buildings, two build-to-rent buildings, and a hotel.</p>

<p>Richmond will receive a rare injection of a new apartment offering in the new year with Goldfields approaching the launch of <a href="https://www.apartments.com.au/new-apartments/the-brightly-9-15-brighton-street-richmond-vic-3121">The Brightly</a> on Brighton Street.</p>

<p>The 12-storey, mixed-use building will bring another 125 apartments and townhouses to an area where new housing has been few and far between in recent years.</p>

<p>National developer Fortis is expected to launch its St Kilda project in 2026. They are planning around 40 Woods Bagot-designed apartments on a prime Fitzroy Street site that will include around 950 sqm of&nbsp;hand-selected retailers, likely to be a providore, a bakery, or a signature food and beverage venture.</p>

<p>When they submitted plans to the local council, Fortis Director Charles Mellick told Apartments.com.au that the developer has long&nbsp;been interested in St Kilda, and in particular Fitzroy Street.</p>

<p>"The Pavilion is renowned for its minimalist aesthetic, use of luxurious materials, and harmonious spatial flow," Sora said. "The concept evokes a sense of modern elegance, refinement, and timeless sophistication,"&nbsp;</p>

<p>The design is reflective of Armadale’s historic architecture, leafy streets, and mix of luxurious classic and contemporary homes, with&nbsp;marble and warm timbers used throughout.</p>

<p><a href="/architects/cox-architecture">Cox Architecture</a> has worked with <a href="/architects/fk-australia">FK Australia</a> to create what it being pitched as "something new for Melbourne, while being entirely of Melbourne.</p>

<p>It pays homage to the history of the 2,850 sqm site, formerly the home of the Royal Mint.</p>

<p>There will be around 163 studio apartments on offer, 373 one-beds, 206 two's, and 55 three-bed apartments, located above a two-level arcade with eight retail tenancies.</p>

<p>South Yarra's famous Chapel Street is set for an injection of new apartments, and it's not Gurner's Jam Factory redevelopment.</p>

<p>Developer CASA has taken over a site at 671 Chapel Street, a site which has had several planning approvals over the years, the most recent coming earlier this year when Daniel Grollo's HOME was approved for a build-to-rent project.</p>

<p>CASA has grabbed the reigns and will launch a collection of one, two and three-bedroom apartments designed by <a href="/architects/bates-smart">Bates Smart</a> and in landscaping by <a href="/landscape-architect/jack-merlo">Jack Merlo</a>.</p>

<p>The Chapel St site is just behind Melbourne High School, which means protected viewlines to the CBD.</p>

<p>CASA is led by Renato Calandro, a former executive of Grollo's Grocon and HOME. CASA is also working on projects in Fitzroy, Port Melbourne, and a development in North Sydney in a joint venture with Podia.</p>

<h2>Who:&nbsp;Abadeen</h2>

<h2>What: Grandview Prahran</h2>

<p>The VIC arm of luxury Sydney developer <a href="/developers/abadeen-group">Abadeen</a> has been active in the market since entering it around 12 months ago.</p>

<p>Currently developing <a href="/new-apartments/malea-94-burke-road-malvern-east">Malae</a>, a boutique collection of seven apartments in <a href="/developments/malvern-east-vic-3145">Malvern East</a>, of which more than half are spoken for, will kick off 2025 by launching their second Melbourne project.</p>

<p>Earlier this year Abadeen, who is being led locally by former CBRE executive and developer Andrew Leoncelli, secured a prime 2,198 sqm site at 616-646 High Street&nbsp;in Prahran. They had Carr put together the designs for <a href="/new-apartments/grandview-prahran-616-646-high-street-prahran-vic-3181">Grandview Prahran</a>, which curves around a national trust significant Smookt Bark Apple tree.</p>

<p>The four-level building will have 26 large-scale aparments, with the two-beds starting from around 100 sqm and the three's ranging in size to 269 sqm.</p>

<h2>Who:&nbsp;Abadeen</h2>

<h2>Where: Caulfield North</h2>

<p>Abadeen is going large-scale again next year, and another parkside project.</p>

<p>Later in the year they're hoping to launch a new project in&nbsp;<a href="/developments/caulfield-north-vic-3161?sort=">Caulfield North</a>, predominantly made up of large three-bedroom apartments.</p>

<p>The 1,060 sqm site at <a href="/new-apartments/219-229-balaclava-road-caulfield-north">219-229 Balaclava Road</a>, directly across from Caulfield Park, came with approved plans for a seven-level building.</p>

<p>Abadeen brought in architecture firm Powell &amp; Glenn to alter the apartment makeup and tweak the design to give it a "New York-style feel".</p>

<p>Large apartments for the downsizer is the path Abadeen is taking in Melbourne, following the blueprint of what Abadeen has created for decades across Sydney's most affluent suburbs in the Lower North Shore.</p>

<h2>Who: Hamton</h2>

<h2>What: Scotch Hill Gardens</h2>

<h2>Where: Hawthorn</h2>

<p>Community developer <a href="/developers/hamton">Hamton</a> will launch Scotch Hill Gardens, its highly anticipated Hawthorn masterplan on the former home of the University of Melbourne, early next year.</p>

<p>The six-building, low-rise precinct will comprise 365 residences, a mix of apartments and townhouses, as well as 5,500 sqm of new publicly-accessible green space and a new retail village to <a href="/developments/hawthorn-vic-3122">Hawthorn</a>.</p>

<p>The major residential development <a href="/new-apartments/hawthorn-vic-3122">Auburn Road</a> is one of the largest to be approved under the Allan government’s accelerated Development Facilitation Program, which seeks to reduce the application timeframe for eligible projects.</p>

<p>After a joint application from <a href="/developers/hamton">Hamton</a> and the University of Melbourne in March 2022, the Planning Minister oversaw the rezoning of the site from public use to enable residential development and approved a detailed development plan to govern planning outcomes for the 1.6ha site.</p>

<p>Hamton’s Founder and Executive Chairman, Paul Hameister OAM, said the project will create a rare opportunity for buyers in a premium suburb that is highly sought-after.</p>

<p>Sales are expected to launch in February.</p>

<h2>What: Glen Iris Village Corner</h2>

<p>Diversified property developer <a href="/developers/time-place">Time &amp; Place</a>, in partnership with Woolworths Group, is expected to launch sales of its recently approved $150 million mixed-use development in Glen Iris.</p>

<p>The five-level project at 173 Burke Road will comprise 60 apartments targeted at downsizers and young and multi-generational families.</p>

<p>Diversified national property developer <a href="/developers/goldfields-group">Goldfields</a> is heading to <a href="/developments/richmond-vic-3121">Richmond</a> for its latest residential development.</p>

<p>The plan is for a 12-level, mixed-use building with 125 apartments above ground floor retail at <a href="/new-apartments/9-15-brighton-street-richmond">9-15 Brighton Street</a>, near East Richmond Station.</p>

<p>Developer <a href="/developers/kincrest">Kincrest</a> will be bringing one of the best parkside developments to <a href="/developments/prahran-vic-3181">Prahran</a>, on a prime 1,613 sqm site on Grattan Gardens.</p>

<p>They'll be launching 22 two, three and four-bedroom apartments across a seven-level building at 3-7 Grattan Street, a site with a 35-metre frontage to the popular Prahran park.</p>

<p>Design-driven developer <a href="/developers/milieu-property">Milieu</a>&nbsp;is returning to <a href="/developments/brunswick-vic-3056">Brunswick</a> for its next development, Saxon Street by Milieu, which will launch in early 2025.</p>

<p>Adjacent to the Brunswick Baths and Library, Saxon Street by Milieu will offer a mix of 80 one, two, and three-bedroom apartments designed by <a href="/architects/jackson-clements-burrows-architects">Jackson Clements Burrows Architects</a>, with interiors by DesignOffice and landscaping by Oculus.</p>

<p>This will be Milieu’s eighth project with DesignOffice and alongside sustainability as standard, Milieu says the apartments "will embody the layers of thought of how people really live in apartments and how good design has a positive impact on our everyday lives."</p>

<p>Its emphasis on community impact aligns with the precinct’s evolution as a hub for arts, wellness, and cultural initiatives, complemented by nearby projects like Siteworks, which will support the local creative scene.</p>

<p>Milieu is currently developing <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a> on a landmark 1.1-hectare site neighbouring Rippon Lea Estate. <p>It's been well documented that the Brisbane unit market has been one of the strongest property markets in Australia in 2024.</p>

<p>Only bettered by Perth, the growth in the unit market in <a href="/developments/brisbane-qld">Brisbane</a> has been the strongest it has been in around four decades, exclusive data from property data analytics company CoreLogic found</p>

<p>You'd have to go <a href="/news/qld/brisbane-units-growing-at-fastest-rate-since-1988">back to the 1980s</a> to find a better year of growth.</p>

<p>The tight supply in both the established and off the plan market has driven the growth in both segments. When there has been new projects launched in 2024, which have been few and far between, the apartments have been snapped up.</p>

<p>While there are several key developments that have been submitted to the Brisbane City Council, and approved, over the course of 2024, it's difficult to know when those large-scale projects will go to market given the complexities in the built environment in South East Queensland.</p>

<h2>What: Callista on Park</h2>

<h2>Who: Sekisui House Australia</h2>

<p>After nearly a decade of redefining the apartment landscape in <a href="/developments/west-end-qld-4101">West End</a>, <a href="/developers/sekisui-house-australia">Sekisui House Australia</a> is set to pull the final curtain at its $1.2 billion, multi-award-winning West Village community.</p>

<p>The final tower, <a href="/new-apartments/callista-on-park-west-end-49-mollison-street-west-end">Callista on Park</a>,&nbsp;will have 96 two, three and four-bedroom apartments and a roof terrace with an infinity pool edge, a wellness area, dining areas, and an open-air conservatory, all of which will be surrounded by landscaping and extensive city views.</p>

<p>The Opulnet Collection has the largest floorplans that have been produced in the now thriving community. There are four and five-bedroom configurations on offer, with internal living spaces ranging from 184 sqm to 300 sqm.</p>

<h2>What: One Hundred on Leichhardt</h2>

<h2>Who: Dibcorp</h2>

<p>Franco Di Bartolomeo's <a href="/developers/dibcorp-properties">Dibcorp</a> will be taking its redevelopment of the <a href="/developments/spring-hill-qld-4000">Spring Hill</a> Hotel to market in the coming months.</p>

<p>Dibcorp, who sold out Bide Newstead before its completion last year, will be launching <a href="/new-apartments/one-hundred-spring-hill">One Hundred on Leichhardt</a>, an 18-level tower above the former Spring Hill Hotel.</p>

<p>As part of the development, Dibcorp will be restoring the old hotel which has fallen into disrepair in recent years.</p>

<p>Above the hotel, and new retail and commercial spaces will be 119 two and three-bedroom apartments.&nbsp;</p>

<p>To give buyers confidence, Dibcorp has already started construction on site at 100 Leichhardt Street, just down the road from Roma St Parklands and the convenience of Boundary Street that runs through from Brisbane Grammar School to the Howard Smith Wharves.</p>

<p>Milestone Property Group, led by veteran project marketer Jeremy Gilmore, will be handling the sales and marketing.</p>

<p>Harry Triguboff's apartment giant&nbsp;<a href="/developers/meriton" target="">Meriton</a> will be expected to launch its two-tower <a href="/new-apartments/204-alice-street-brisbane">Alice Street, Brisbane CBD development</a> next year, having secured approval for the&nbsp;$1.3 billion project in October.</p>

<p>There will be just under 800 apartments across the two skyscrapers,&nbsp;designed by their go-to architect in Queensland&nbsp;<a href="/architects/dbi">DBI</a>&nbsp;who has designed Meriton's recent Gold Coast portfolio.</p>

<p>The towers will sit on the 5,485 sqm site directly across the road from the City Botanic Gardens from the Alice Street frontage. They will include a childcare centre, retail and food and beverage spaces, and communal open space facilities like swimming pools, an outdoor gym and play space on the level five podium level before it gives way to the main tower structure.</p>

<h2>What: The Bedford by Mosaic</h2>

<h2>Where: 16-30 Prospect Street,&nbsp;Kangaroo Point</h2>

<h2>Who: Mosaic Property Group</h2>

<p>Bulletproof builder-developer, <a href="/developers/mosaic-property-group" target="">Mosaic Property Group</a>, has two new projects set to launch in Kangaroo Point.</p>

<p>The most impressive is <a href="/new-apartments/the-bedford-by-mosaic-16-30-prospect-street-kangaroo-point">The Bedford by Mosaic</a>, 128 apartments above a full-line Woolworths on a Prospect Street site that has been vacant for over three decades.</p>

<p>Morris tweaked the plans they inherited from Woolworths' development arm Fabcot, bringing in <a href="/architects/cottee-parker-architects" target="">Cottee Parker</a> to revise the scheme to include more three and four-bedroom apartments.</p>

<p>The building will also have a gym on the podium level, with the majority of facilities, like a 20m pool, wellness space with sauna and ice plunge, golf simulator and kitchen and dining space, located on the rooftop.</p>

<h2>What: 23-level tower, 126 apartments</h2>

<h2>Where: Linton Street, Kangaroo Point</h2>

<h2>Who: Mosaic Property Group</h2>

<p>After The Bedford, Mosaic will no doubt be looking to take advantage of the boom around the Olympics precinct.</p>

<p>They have another site in Kangaroo Point, just one row back from The Gabba at <a href="/new-apartments/77-linton-street-kangaroo-point">77 Linton Street</a>, where they have approved plans for a 23-level, BDA Architecture-designed tower with 126 apartments.</p>

<p>They will be 80 two-bed and 46 three-bedroom apartments in the building that also borders Vulture Street.</p>

<p>BDA wrote in their planning documentation that the surrounding density of the "exceptional site" suggests it is the perfect location for the proposed development.</p>

<p>"The site’s prime location in close proximity to The Gabba Stadium provides an ideal opportunity to create long and short term accommodation options for sporting and entertainment events," BDA said.</p>
