Scion draws on two decades in West Ryde to deliver Chatham with 10-year buyer protection

Scion's longstanding connection to West Ryde is underpinning its latest contribution to the suburb, with construction progressing on Chatham, a 62-apartment mixed-use development just a few hundred metres from West Ryde Station.

The Sydney-based builder and delivery partner has operated in West Ryde for more than two decades, previously basing its head office in Parkview, a building it delivered in the suburb in 2004. Chatham continues that association, while Scion has confirmed it also has another West Ryde project in its pipeline.

"West Ryde is a location that we know particularly well," Scion says.

"With our long history and involvement in the area comes a strong connection to and understanding of the community and the opportunity for its continued evolution."

Chatham is being developed at 2-6 Chatham Road, where an underutilised corner site previously occupied by a service station, car wash and mechanical workshop has been remediated to make way for the new development. Scion acquired the site in 2021 for $14.1 million.

The project will comprise 62 one, two and three-bedroom apartments across six levels, along with four ground-floor retail tenancies and around 860 sqm of communal open space across the ground floor and rooftop.

"The Chatham site presented an opportunity to transform an underutilised corner site into a high-quality mixed-use development that introduces new homes while contributing to the street through ground-floor retail and improved activation," Scion says.

"The acquisition aligned with Scion's broader strategy of delivering new housing within established suburbs that already have strong infrastructure and amenity."

That established amenity is one of the defining aspects of the Chatham site. West Ryde Station is around 300 metres away, while West Ryde Plaza sits opposite the development. Coles, Woolworths, the local library and Anzac Park are also within walking distance, with Victoria Road providing connections towards Parramatta and the Sydney CBD.

MX Architects designed Chatham around natural light, cross-ventilation and functional living spaces, with private balconies extending the apartments outdoors. Kitchens feature 40mm reconstituted stone benchtops and Smeg appliances, while apartments also include ducted air conditioning, motorised blinds to living areas and smart-home systems controlling lighting, air conditioning, intercom and built-in speakers.

The communal offering includes landscaped areas and a rooftop terrace with barbecue facilities and district views.

Scion says the design brief was not simply about maximising the number of apartments that could be delivered on the site.

"We wanted to maximise natural light, cross ventilation and functional living spaces while creating a strong architectural identity.

"We also wanted to ensure the project contributed positively to the streetscape and broader neighbourhood rather than simply maximising yield. Affordability and liveability were both critical considerations as well."

Chatham is backed by 10-year Latent Defects Insurance (LDI), which provides first-resort protection against specified major building defects, including issues relating to the building's core structure and waterproofing.

It builds on Scion's use of LDI at The Sterling in Lane Cove North. When Chatham broke ground, it was the first new West Ryde apartment development to carry the 10-year Resilience Latent Defects Insurance.

The insurance sits alongside Scion's 4.5-star iCIRT rating, adding two independent quality-assurance measures to the off-the-plan purchase proposition. Scion, which has more than three decades of experience across Sydney, operates under an integrated delivery model that combines its development and construction expertise.

Construction is now tracking toward a late 2026 completion, while an onsite display apartment has opened by appointment, allowing the project’s finishes and apartment design to be inspected as the building itself continues to take shape.

Current availability starts from $795,000, with apartments ranging up to $1.69 million. Purchasers can also secure an apartment with a five per cent deposit. 

Sales to date have come from a mix of first-home buyers, next-home buyers, downsizers and investors rather than one dominant purchaser group, with the project team noting location, apartment size, aspect and price among the considerations being raised by prospective purchasers.
