The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Stargate's internal construction arm has started the early works on the site set at the quiet end of Oxford Street, closer to Sydney's best park than it is to Bondi Junction Westfield. Stargate are targeting a late 2025 completion date.

Multi-residential apartment developer H1Land grabbed one of the most connected blocks of land in the whole of <a href="/developments/highett-vic-3190">Highett</a> when they swooped on their Nepean Highway site back in 2020.

They had Rothelowman design <a href="/new-apartments/southpoint-highett-1233-nepean-highway-highett">Southpoint</a>, two apartment buildings on the huge 4,330 sqm, one a rare 12 levels with views over Bayside, the other just four levels.

How H1Land's Southpoint apartment development takes in the best of Highett

Bespoke <a href="/developments?title=VIC">Melbourne apartment</a> developer Wickton has launched its newest project.

<a href="/new-apartments/linacre-rise-hampton-8-10-linacre-road-hampton">Linacre Rise</a>, in <a href="/developments/hampton-vic-3188">Hampton</a>, will feature just 27 two and three-bedroom apartments at&nbsp;8-10 Linacre Road, next to Linacre Private Hospital and a few hundred metres from Peace Park, <a href="/developments/sandringham-vic-3191">Sandringham</a> Golf Club and <a href="/developments/sandringham-vic-3191">Sandringham</a> Beach.

Architecture firm Ewert Leaf has designed the low-rise project which will sit in landscaping by John Patrick Landscape Design.

Ewert Leaf said their aim was to create a living environment that exudes openness, brightness and an elevated aesthetic that will also stand the test of time.

"Capitalising on a location in one of Hampton’s highest areas, each residence at Linacre Rise has been carefully designed to capture superb views in every direction. Here, among the calm of a peaceful leafy boulevard, you can relax and recharge, with everything you love about Hampton close by," the architecture firm said.

They said the architecture is a study in contemporary refinement.

"Drawing on the timeless warmth and craftsmanship of traditional brickwork for the exterior. The building itself nestles into terraced landscaping, with ground apartments elevated above the street and generous balconies on higher levels offering views across landscaped planters to the bay."

The 15 two-bedroom apartments start from $1,275,000, while the 12 three-bedroom apartments are priced from $2.05 million.

The apartments feature&nbsp;premium Swiss V-Zug appliances, natural stone benchtops,&nbsp;European oak floorboards, tufted plush pile carpet and tile flooring.

Every apartment gets at least two parking spots in the basement parking which has electric vehicle charging points. The building covers 58 per cent of the 2,415 sqm double-block.

Wickton, based in <a href="/new-apartments/south-melbourne-vic-3205">South Melbourne</a>, are anticipating a Q1 2025 completion for <a href="/new-apartments/linacre-rise-hampton-8-10-linacre-road-hampton">Linacre Rise</a>. Wickton have their sights on future projects in Hampton.

They've had Ewert Leaf also put the design together for new apartments on Beach Road.

Wickton launch new Hampton apartment development, Linacre Rise

Kervale has completed ESSENCE Brighton, the first of its two&nbsp;<a href="/developments/brighton-vic-3186">Brighton apartment developments</a>&nbsp;currently in market.

Kervale, who are currently also developing Mode de Vie in Brighton, has taken the wraps off the two-building project on Black Street. Each building, designed by Bruce Henderson Architecture &amp; Interiors, homes 11 apartments.

The final four apartments have just been released to the market, part of ESSENCE's Lux Living Collection. The three-bedroom, north-facing units are priced from $2.4 million.
