The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Property developer and investor Cbus Property has acquired a residential development site which it hopes to bring to the market in 2024.

They snapped up 3,036 sqm at&nbsp;<a href="/new-apartments/four-three-seven-by-cbus-property-437-st-kilda-road-melbourne-vic-3000">437 St Kilda Road</a>, in Melbourne's St Kilda Road precinct, Cbus Property's&nbsp;inaugural venture into the St Kilda Road area.

Gold Coast developer Siera Property Group shared the sentiment of Bilinga, snapping up an opportunity to develop on the beachfront this time last year.

They've since created Pipis, a collection of just&nbsp;19 beachfront apartments on Golden Four Drive. Every apartment spans at least half a floor and looks out across the ocean.

Bilinga flew under the radar while development activity was focused around the neighbouring Kirra and Rainbow Bay area in Coolangatta.

That's been a huge bonus for Bilinga, Thompson says, with residents at Pipis set to take advantage of the new Kirra Beach Hotel and laneway amenity as part of KTQ's development.

"What we've seen over the last few years is this real emergence of cultural precincts and lifestyle amenity and that's what we're seeing on the southern end of the Gold Coast in particular Kirra which is only located five minutes south of&nbsp;<a href="/developments/bilinga-qld-4225">Bilinga</a>.

"There's all of these restaurants and hotels and cafes that will benefit our residents at Pipis."

Thompson also noted the walkway which connects all the way down from the Coolangatta border. That's now getting connected all the way through to Surfers Paradise in the north.

"Being able to have the access to all of that amenity on your doorstep while still being set back away from it so you're not right in the middle of all of the hustle and bustle but you can enter and leave when it suits."

<h3>Project: Casamia

Situated in the heart of Brisbane's West End, Casamia by Aria is a boutique collection of 44 two-, three- and four-bedroom homes. The Spanish-inspired tower uses natural materials, organic patterns and curved shapes unlike anything else seen in Brisbane's skyline.

The only beachfront apartment project on the market in the coveted Gold Coast suburb of Palm Beach has notched up more than $20 million in sales only weeks after its launch to the market.

The $60 million Ophira Palm Beach has taken advantage of the lack of ultra-luxury apartments in the Gold Coast’s new “millionaire’s row”, selling three of its whole floor apartments for in excess of $7 million each.

Market interest has been very strong since the project was launched earlier this month.

Developer builder 5Point Projects has already commenced construction on Ophira, conscious of the continued interest in the luxury top end and continued demand for luxury product.

5Point Managing Director Damian Dove says the buyers have been locals with existing residences in the area.

"[They] have recognised that this level of luxury and space is extremely limited in Palm Beach and unlikely to change in the near term," Dove said.

“Ophira is the only absolute off the plan beachfront project currently in market situated in the highly sought after Jefferson Lane precinct, so we had high expectations which thus far have been well and truly met.”
