In a record-breaking deal that underscores the strength of the Gold Coast luxury market, Queensland developer <a href="https://www.apartments.com.au/developers/sherpa-property-group">Sherpa Property Group</a> has shattered the Chevron Island price record with the $10 million-plus off the plan sale of a penthouse at its <a href="https://www.apartments.com.au/new-apartments/perspective-helm-107-stanhill-drive-chevron-island-qld-4217">Perspective Helm</a> development.&nbsp;

With Penthouse 10 now sold, only Penthouse 9 remains available in the boutique block of 10.

The record-breaking sale surpasses the previous <a href="https://www.apartments.com.au/developments/chevron-island-qld-4217">Chevron Island</a> high of $9 million, achieved by the Chevron One penthouse in 2022.&nbsp;

The new tower, at the northern end of La Trobe Street, has been designed by Cox Architecture and Fender Katsalidis and is Setia's&nbsp;fourth project in the CBD, following the success of Sapphire by the Gardens, UNO Melbourne, and Fulton Lane.

The heritage-listed wall of the former Royal Mint forms the backdrop to the contemporary porte-cochere, forming a striking contrast to the 72-level tower.&nbsp;

Atlas will feature&nbsp;852 apartments, from studios through to three-bedroom residences, starting at $410,000.

Tim Storey, Managing Director, Victoria | Residential at Colliers, said Atlas is a very rare proposition.

AYA Penthouse, the largest single-level apartment in Bondi Beach, has just been sold for around $22 million, just a few weeks before its completion.

The four-bedroom, 353 sqm penthouse designed by world-renowned architect Koichi Takada, was sold by Eddie Mansour of Ray White Projects and Jeremy Wiesner of Wiesner Property, with Mansour saying the sale represents the highest price achieved for a&nbsp;non-beachfront facing apartment.

Wiesner said every square metre of the penthouse "goes above and beyond."

"The indoor/outdoor living areas, enhanced by Takada’s signature touches, were a major drawcard for buyers."

Developer James Place has set the Penrith apartment price record, selling one of its penthouses for $5.5 million in its new apartment development, Perle.

Perle,&nbsp;located in the emerging East Side Quarter (ESQ) neighbourhood of&nbsp;<a href="/developments/penrith-nsw-2750">Penrith</a>, comprises 173 apartments, penthouses and terraces, and is anchored by a 1000 sqm lakefront dining precinct.

With the project designed by internationally renowned <a href="/architects/kerry-hill-architects">Kerry Hill Architects</a>, the two sub-penthouses boast impressive house-like proportions - each around 330 sqm in size and with three bedrooms, three bathrooms, multiple living zones and three car spaces.&nbsp;

The sub-penthouse sales further complement the earlier sale of the project’s 400 sqm penthouse, &nbsp;which was achieved last year for $12.5 million.

Orchard Piper Director, Rick Gronow, says all three residences - the penthouse and sub-penthouses &nbsp;- were sold to existing Toorak locals through the developer’s own networks. &nbsp;

“They are all downsizers—Toorak residents not wanting to leave the community they know, but wanting a step up in quality, amenity and an increase in security at a more manageable scale,” said Gronow.&nbsp;

“They also recognise the change happening in Toorak Village, as new retail, restaurants and &nbsp;occupants continue to fill the old spaces of the Village - reinvigorating it and bringing new energy.” &nbsp;

Fronting 109 Mathoura Road, the residential building encompasses nine spacious apartments, each with a minimum of three bedrooms and three on-grade, side-by-side car spaces. Offering a level of privacy for residents not typically provided, each residence comes with its own private lobby, with a maximum of two properties per floor. &nbsp;

The project will also have three floors of premium offices, with a covered retail colonnade activating the street level. Four of the five full-floor and half-floor premium-grade strata office stock, ranging from 210 sqm to 930 sqm, have been sold, achieving an average sales rate exceeding $18,500 per square metre.&nbsp;

Orchard Piper achieves record sales rates at Toorak Village

The price per square metre record has been broken in Bondi Beach, where a penthouse on the dress circle Campbell Parade beachfront has fetched over $100,000 per sqm.

The penthouse atop Hall &amp; Campbell at 124-126 Campbell Parade, developed by Allen Linz's Rebel Property and Eduard Litver's Capitel Group and under construction by Trescon, sold for $23 million, representing a price per sqm of $105,000.

The penthouse, designed by architect <a href="/interior-designers/scott-carver">Scott Carver</a>, features five bedrooms, five bathrooms, and multiple living areas and balconies with views of <a href="/new-townhouses/bondi-beach-nsw-2026">Bondi Beach</a>.&nbsp;

Located behind the historic Bates Milk Bar façade, the penthouse sits at a prominent corner along Campbell Parade, just metres from the beach.

The penthouse is expected to cost an additional $3 million for fit-out. The penthouse was sold to a "high-flying financier", The Australian reported.

The Hall &amp; Campbell development comprises just seven new apartments with ground-floor retail spaces on the corner of Campbell Parade and Hall Street.

Rebel has another boutique development on the beachfront strip, just six apartments above retail at 14-18 Campbell Parade.

Hall & Campbell sets new apartment record in Bondi Beach

Luxury developer&nbsp;Central Element has broken all of Coogee's real estate records with the sale of the penthouse at their heritage restoration project, Ballamac House.

The three-bedroom penthouse sold for $20 million, the highest price paid for anything in Coogee.

The 241 sqm penthouse sold for just under $83,000 per sqm internally, and close to $90,000 per sqm when incorporating the 77 sqm of external space.

The sale trumps the previous suburb record which was $13.1m for a four-bedroom house located on Wolseley Road, just a short distance from Wylie’s Baths ocean pool with views across Coogee beach to Wedding Cake Island.

The record for an apartment was previously held by the recent sale of $8.8m for a 286 sqm four-bedroom penthouse on Carr Street, with panoramic north-facing views across Coogee Beach to <a href="/new-apartments/clovelly-nsw-2031">Clovelly</a>, by former NSW premier Bob Carr.

It also beats the record in neighbouring South Coogee, which is $18.5m for the three-level five-bedroom clifftop residence at 1A Seaside Parade that was achieved earlier this year. Before that, the $16.85m for the Bunya Parade ‘Coogee Castle’ held the record, which was purchased by Fred Schebesta, the co-founder and CEO of the comparison website, Finder, in 2021.

CE’s <a href="/new-apartments/ballamac-house-39-arcadia-street-coogee">Ballamac House</a> has a long and colourful history – established by Charles Moore in 1860, the coveted estate has lived many lives over the years, as a private residence, hotel and infirmary, with many prominent figures passing through its doors.

CE will transform the site into eight prestigious three-bedroom oceanfront residences across two buildings.

The heritage Victorian house itself will undergo a meticulous restoration to reinstate it to its original grandeur as it is converted into two exquisite residences, with the further six dwellings sitting in a new building to the east with awe-inspiring ocean views. The project will launch to market later in the year.

The $20 million sale was to a local owner-occupier who fell in love with the history of the site and the uninterrupted views out to Wedding Cake Island that will be enjoyed from the building's elevated position on Coogee’s north headland.

Cameron Porter, Head of Sales at <a href="/developers/central-element">Central Element</a>, says Coogee is growing as a sought-after destination.

“We’re seeing a lot more buyers in that ultra-luxury downsizer market who would have traditionally been looking in Bondi and Bronte now turn to Coogee, with the suburbs elevated lifestyle offering," Porter says.

"The flurry of hot new restaurants Coogee’s seen appear in recent years, such as Yana and Louie, and of course Coogee Pavillion’s mimi’s, means locals have world-class dining as well as everything else the idyllic coastal suburb has to offer right on their doorstep."

Porter says they knew there was demand for premium apartments in the area following their success of their&nbsp;award-winning Anden Coogee project around the corner.

"With Ballamac House’s enviable location on Coogee’s north headland just up the road from mimi’s, combined with the quality of product that buyers know Central Element can deliver, we’re expecting this project to be snapped up as it launches to market later this year.”
