A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Billbergia is continuing to bolster its apartment development pipeline.

The busy developer, who has a number of projects in Wentworth Point, Rhodes and Chatswood in the planning phase, is set for a $335 million, 3.14-hectare masterplanned community in Concord West.

They acquired the <a href="/new-apartments/1-king-street-concord">1 King Street site</a> in 2019, and are planning more than 700 new dwellings on the block near Concord West Station.

The application aligns with the NSW Government’s Transport Oriented Development (TOD) Program, which has seen 39 train stations now subject to rezoning and new planning controls which will encourage the delivery of new housing.

Billbergia’s plan for 1 King Street includes 10 buildings, each one between four and 12 levels. They will deliver a combined total of 698 apartments and 18 townhouses.&nbsp;

Billbergia’s Development Director Rick Graf says the proposed development will facilitate a mix of retail, commercial and residential uses.

“It was a landmark feat to secure a consolidated site of over three hectares, let alone one which offers seamless access into the adjacent Concord West railway station,” Graf said.

“Our vision for Concord West is strongly aligned with the NSW Government’s Transport Oriented Development Program. The redevelopment of this site will provide greater choice in housing, boost local employment, improve connectivity, and meet the needs of current and future residents for years to come."

Around&nbsp;7,600 sqm of retail floor space would be dedicated to essential retail and food services – including a supermarket, specialty shops and cafes.

The plans allow for a 2,500 sqm green connection and neighbourhood park, proposed to run across the site, increasing its permeability for both pedestrians and cyclists. A new loop road connecting King and George Streets has also been included in the plans.

A new ground-level civic area would activate the site’s public domain, while an existing onsite childcare centre would also be integrated into the new development as part of Billbergia’s masterplan.

As part of the proposal, Billbergia would deliver key local infrastructure, including the new public road connecting George Street and King Street, and/or provide funding towards proposed local precinct intersection upgrades and stormwater upgrades. Billbergia is known for delivering landmark mixed-use precincts, including the national award-winning 11-hectare Wentworth Point Town Centre, which comprises over 3,700 apartments.

The developer recently unveiled plans for the <a href="/news/nsw/billbergia-unveils-updated-plans-for-bennelong-cove-wentworth-point-masterplan">final stage of its Wentworth Point masterplan</a>, which is set to deliver over 900 apartments over two 40-level towers.

The proposal incorporates a waterfront promenade with amphitheatre, restaurants, hospitality, and a major new park in the heart of the town centre. It’s accompanied by $70 million in new community and social infrastructure under a Voluntary Planning Agreement submitted to City of Parramatta Council.

Late last year Billbergia announced plans to deliver a <a href="/news/nsw/billbergia-file-for-sustainable-rhodes-apartment-development">244-apartment complex in Rhodes</a>, along with a separate proposal for a <a href="/news/nsw/billbergia-focus-on-hybrid-remote-working-at-new-chatswood-apartment-development">mixed-use project in Chatswood</a> comprising 251 dwellings over two towers alongside commercial and retail space.

Billbergia has also collaborated with the government and not-for-profit sectors to deliver a combined 1,315 social, affordable and market dwellings in Lidcombe and West Ryde (completed 2023) and Arncliffe (under construction).

Billbergia file for $335 million Concord West masterplan

Leading Melbourne apartment developer Hamton Property Group has been given the green light to proceed with its $500 million redevelopment of the former Hawthorn campus of the University of Melbourne.

The site has been rezoned&nbsp;from Public Use Zone to Residential Growth Zone, and a detailed development plan has also been approved by the Minister for Planning, paving the way for the site to be redeveloped into a 1.6-hectare luxury residential development.

The approved development plan allows for around 350 apartments across six boutique buildings, ranging in height from three to seven levels.

In early 2022 Hamton, who is currently developing the $2 billion Moonee Valley Park, entered a contract to buy the site from the University, subject to rezoning, with settlement due to occur in early March 2024.

Proceeds from the sale will be used by the University to meet part of its financial commitment to the new Australian Institute for Infectious Disease in Parkville, a $650m plus development in partnership with the State Government.

An analysis by Charter Keck Cramer of forecast housing demand and supply in the Hawthorn catchment, commissioned by Hamton, demonstrates the severe undersupply in this established area of Melbourne over the next three years alone.

“This approval from the Minister for Planning enables the delivery of meaningful new housing supply in the popular inner east of Melbourne, where development opportunities of scale are non-existent, and demand for high-quality residences continues to outstrip supply,"&nbsp;Hamton Founder and Executive Chairman Paul Hameister OAM said.

“Our vision for this development is to create a global exemplar of gentle medium density housing, with a collection of mid-rise buildings set within lush green parks and gardens that prioritise people and community, with excellence in sustainability at its core.

“There are around 100 existing trees onsite, of which only four are assessed as significant – meaning only those four would ordinarily be required to be retained under the planning scheme.

“We are pleased that the Minister agreed with our decision to retain the vast majority of existing trees, and we will take our commitment to greening the habitat even further by planting an additional 100 trees, to create a truly nature-based neighbourhood."

Around one-third of the site will be green open space accessible by the local community, with deep soil planting zones that far exceed the statutory requirements.

Hamton is committed to achieving ESD excellence with this project, targeting a 5 Star Green Starrating, 7 Star NatHers rating and Climate Active certification as Net Zero.

Hamton has also committed to delivering 10 percent of the apartments as affordable housing for moderate income earners, including key workers like teachers at surrounding schools includingAuburn South Primary School, Bialik College and Scotch College.

North Perth is set for a new mixed-use development.

Plans have been filed by a local private developer, Lam Property Development Group Pty Ltd,&nbsp;for an eight-level building with 117 apartments at 299 Charles Street, near Charles Veryard Reserve.

Developer Lucent Capital is bringing a fresh new to townhouse living in Northcote.

They've recently launched Bastings Community, a collection of less than 50 architecturally-designed townhouses by&nbsp;Kavellaris Urban Design (KUD) in the heart of one of the most family friendly precincts in Melbourne.

The south of the Gold Coast rings differently to the rest of the in demand tourist hot spot which occupies around 70 kilometres of Queensland's coastline.

For a long time it's been a place for the locals, more beach shacks than high-rise new development.

However now the smaller suburbs of Palm Beach, Bilinga and Coolangatta, have had a wave of interest from both buyers and developers because they epitomise the relaxed Gold Coast lifestyle that both local and southern state dwellers seek.

After a busy 2023 in the southern pocket of the Gold Coast, there seems to be no slowing down in 2024.

We've picked the top five apartment developments which are expected to go live this calendar year.

<h2>Location: 39 McLean Street, Coolangatta</h2>

<h2>Developer: Immerse Projects</h2>

Burgeoning developer&nbsp;<a href="/developers/immerse-projects">I</a><a href="/developers/immerse-projects" target="">mmerse Projects</a>&nbsp;will be looking to launch their second&nbsp;<a href="/developments/coolangatta-qld-4225">Coolangatta apartment project</a>&nbsp;to the market later this year, having received approval from the Gold Coast City Council late last.

Veteran builder John Kearney, who heads up renowned developer Greyburn, is behind the 17-level apartment project at 39 McLean Street, adjacent to his&nbsp;<a href="/new-apartments/rhythm-kirra-hill-30-garrick-street-coolangatta-qld-4225">Rhythm Kirra Hill development</a>&nbsp;which is currently on the market.

The McLean Street development will deliver 58 new apartments comprising a mix of two-and three-bedroom designs, with the project to be topped by a 240 sqm penthouse.

The development will deliver a range of resident amenities including resort-style rooftop providing a communal lounge room, pool, gymnasium and sauna. The design offers additional communal areas on the ground and first levels that will provide meeting rooms for work-from-home use and parcel delivery lockers for online purchases by residents.

<h2>Location: 307 Golden Four Drive, Bilinga</h2>

<h2>Developer: Molti</h2>

Last year South East Queensland developer <a href="/developers/molti">Molti</a>&nbsp;acquired a site and submitted plans for their first Gold Coast apartment development, on the beachfront at <a href="/new-apartments/blonde-307-golden-four-drive-bilinga">307 Golden Four Drive</a> in <a href="/new-apartments/bilinga-qld-4225">Bilinga</a>.

The <a href="/architects/bda-architecture">BDA Architecture</a>-designed project, next door to the under construction Si&nbsp;<a href="/developments/bilinga-qld-4225">Bilinga</a>&nbsp;apartment development and a few doors down from the recently launched <a href="/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a> by <a href="/developers/siera">Siera</a>, will have 19 apartments designed for the owner-occupier.

BDA Architecture design aims for an innovative architectural building that will become a timeless landmark along Golden Four Drive and the beachfront.&nbsp;

The building will have three distinct areas: a landscaped entry, a series of vertical and horizontal elements, and a large expressed floating roof with private rooftop recreation areas.

The apartments designed for owner-occupiers come in 16 three-bedroom apartments with multi-purpose rooms and three four-bedroom apartments, with only two units on each floor. The upper levels will include two double-storey penthouses.

<h2>Project: Miles Residences Kirra second stage</h2>

<a href="/developers/ktq-group">KTQ Group</a> is in the early works of its newest master-planned development in <a href="/new-apartments/kirra-qld-4225">Kirra</a>, a renowned surfing destination and holiday spot on the <a href="/new-apartments/gold-coast-qld">Gold Coast</a>.&nbsp;

Led by owner Peggy Flannery, KTQ Group has spent 11 years bringing the vision for Kirra Point to life in collaboration with architect Mark Damant from Little Boat Projects.&nbsp;

The $85 million lifestyle precinct aims to reinvigorate Kirra, featuring luxury apartments, a laneway retail precinct, new food and beverage outlets, a luxury hotel, and the reinvention of the existing Kirra Beach Hotel on the site.

Stage one of the four-stage mixed-use development includes the already sold-out <a href="/buildings/miles-kirra-beach-hotel-101-musgrave-street-coolangatta">Miles Residences</a>, which consists of 116 one, two, and three-bedroom apartments with a north-facing oceanfront perspective.&nbsp;

The <a href="/architects/woods-bagot">Woods Bagot</a>-designed Miles also offers a suite of 5-star amenities featuring a 25-metre north-facing pool overlooking Kirra Point.

Two hospitality venues, Kirra Beach Hotel and Kirra Beach House, were opened in November.

The next phase includes Kirra Point Stays, offering elevated hotel apartment accommodation in the Miles apartments for holidaymakers to experience life like a Kirra local.

The long-term plan for stage two includes the construction of a second residential apartment tower, a boutique hotel, and a carefully curated laneway retail precinct.&nbsp;

The retail area will feature a lively village square, boutique retailers, artisans, a fresh food marketplace, a delicatessen, a florist, a bakery, gelateria, more food and beverage offerings, and a dedicated fitness, wellness, and recovery facility.

<h2>Project: Palais Coolangatta</h2>

<h3>Location: 31-35 McLean Street, Coolangatta QLD 4225</h3>

<h3>Developer: BeckDev</h3>

Developer <a href="/developers/beckdev">BeckDev</a> is still working through some design changes at&nbsp;<a href="/new-apartments/palais-coolangatta-31-35-mclean-street-coolangatta">Palais</a>, their $130 million apartment development in <a href="/new-apartments/coolangatta-qld-4225">Coolangatta</a>.

Designed by BDA, Palais is set to include 170 one, two, and three-bedroom residences with panoramic views and private hotel-style amenities.

BeckDev has made significant design concessions, including a notable reduction in height and scale when they <a href="/news/qld/beckdev-lodge-revised-plans-for-palais-coolangatta-apartment-development">proposed a redesign last year.</a> Originally the proposal was for 22 levels, however BeckDev has had to reduce the height of the tower to 17 levels.

The revised plans were submitted to the council in August, addressing concerns about the building's impact on the skyline and its proximity to an existing 24-storey structure.

Palais is located on the former Jazzland site in Coolangatta, aiming to honour the historical significance of the Jazzland Dance Hall's cultural legacy.&nbsp;

The residential tower and podium have been designed to recess, preserving the iconic Art Deco facade constructed in 1928, which serves as the gateway to the dance hall.

The development will feature premium residential facilities on two separate levels, including office pods, a pool, gym, theatre, private dining function rooms, a kid's play area, and barbecue breakout areas offering views across the bay to the <a href="/new-apartments/surfers-paradise-qld-4217">Surfers Paradise</a> skyline.&nbsp;

Palais is positioned just 200 metres from the beach, emphasising its coastal proximity and lifestyle appeal.

<h2>Project: Kirra Beach Residences</h2>

<h3>Location: 10 Churchill Street, Coolangatta QLD 4225</h3>

<h3>Developer: Pyco Group</h3>

<a href="/new-apartments/brisbane-qld">Brisbane</a> developer <a href="/developers/pyco-group">Pyco Group</a>&nbsp;will hope for a speedy approval process at its first Gold Coast apartment development. They've plans to&nbsp;transform a prime corner block near Kirra Beach into a 14-level tower dubbed Kirra Beach Residences.

The developer amalgamated four sites to create the 2,044 sqm site at 10 Churchill Street for the project.&nbsp;

Designed by DAHA, Kirra Beach Residences will comprise 97 apartments, with a focus on larger units, offering 79 three-bedroom apartments and 18 two-bedroom apartments.

Brisbane developer Spyre has sold 70 per cent of the apartments in their striking <a href="/new-apartments/toowong-qld-4066">Toowong</a> apartment development&nbsp;<a href="/new-apartments/arc-residences-toowong-570-coronation-drive-toowong">Arc Residences</a>, with demolition now starting to occur on site.
