MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Developer Freeman Group is set to introduce a boutique collection of inner-city apartments in the heart of Melbourne’s lifestyle and sporting precinct.

<a href="/new-apartments/chatswood-nsw-2067">Chatswood</a> is set to welcome one of its most high-end towers to date, with&nbsp;Tian An LFD Developments unveiling its new mixed-use development, <a href="/new-apartments/hammond-greens-chatswood-5-9-gordon-avenue-chatswood">Hammond Greens</a>.

Located at 5-9 Gordon Avenue, soaring over the <a href="/new-apartments/chatswood-nsw-2067">Chatswood</a> Bowling Club, the $67 million <a href="/new-apartments/hammond-greens-chatswood-5-9-gordon-avenue-chatswood">Hammond Greens</a> comprises 64 one, two, three and four-bedroom apartments across 27 levels.

Designed by the award-winning FJC Studio, the apartments in&nbsp;<a href="/new-apartments/hammond-greens-chatswood-5-9-gordon-avenue-chatswood">Hammond Greens</a> will sit above 1,476 sqm of retail and commercial space, aiming to offer a diverse hybrid work environment and communal spaces to foster connection with the local and broader community.

FJC Studio, who won the design competition for the project last year, said in their Design Statement submitted to the Willoughby Council their concept is for a different type of vertical living.

"Not a conventional tower apartment tower of dark glass but a unique form of vertical living that belongs on the North Shore, draws on the vernacular and materiality of the suburban living, and attracts residents who are drawn to the great beauty of this bushland suburb close to urban and village centres.

"The new built form is defined by the integration of selected native tree and plant species at the podium level and integrated up between the narrow tower forms creates a new suburban, landscaped tower."

They said it will appeal&nbsp;to young professionals, couples, and empty-nesters.

Residents will have access to an oasis pool deck, outdoor gym, yoga room, golf simulator, and expansive floating gardens&nbsp;by Sturt Noble overlooking unobstructed Chatswood streetscape and skyline views.

First look: Hammond Greens, Chatswood apartment tower revealed

The Palaszczuk Government is backing first home buyers, increasing the cap in the First Home Owner Grant scheme.

Eligible first home buyers will now be able to access $30,000 of government funding when securing their first home, double the $15,000 previously offered as part of the scheme.

The $15,000 boost will come into effect for transactions entered into on or after Monday, 20 November.

The increase means Queenslanders will have access to the equal highest First Home Owner Grant in Australia, triple the grants available in New South Wales and Victoria.

It is estimated this doubling of the grant will support around 12,000 buyers to unlock their first home by 30 June 2025, when the boost is set to expire.

The Government will use funds available through the progressive Coal Royalties regime to give back to first homeowners.

Over the last three years, the Palaszczuk Government has supported more than 24,000 households into their first home through $365 million in grants.

Between 2016 and 2021, rates of home ownership in Queensland increased from 62.2 per cent to 63.5 per cent.

Premier Annastacia Palaszczuk says she wants to see home owner ship rates continue to rise.

“I know how much cost of living is impacting Queenslanders, especially first home buyers,"&nbsp;Palaszczuk says.

“Our government is committed to easing these pressures by delivering the largest cost of living relief package anywhere in the nation. I want to see home ownership rates continue to rise, which is why our government is stepping up to lend a helping hand.

“The existing first home owner grant has been very successful, which is why our government is doubling the grant program - meaning eligible first home buyers will receive $30,000 cashback. I hope this puts the dream of owning a first home within reach of more Queenslanders."

Treasurer of Queensland Cameron Dick says with&nbsp;evidence that there is some capacity emerging in housing construction, now is the time to get more Queenslanders into their own home.

“Queensland’s strong budget position gives us the flexibility to adapt to changing conditions like this, by reinvesting the proceeds from progressive coal royalties,"&nbsp;Dick says.

“Getting more Queenslanders into their own home is something the LNP could not do, because they would hand these progressive royalties back to coal companies, royalties that are helping to pay for this increase to the First Home Owners Grant.”

The Palaszczuk Government is investing $5 billion into social and affordable housing, which include $1.25 billion over five years for social housing supply and homelessness support.

Their $70 million Build-to-Rent Pilot Project&nbsp;has approved three developments which will deliver 1200 apartments to the rental market, including up to 490 at discounted rent.
