Not only is growth in Brisbane’s unit market lasting longer, it’s also getting stronger.

In August, unit values climbed a further 1.3 per cent, one of the strongest monthly results the Queensland capital has recorded in 2025, pushing the median unit value beyond $740,000, according to Cotality’s latest Home Value Index.

Over the rolling quarter, unit values surged 3.9 per cent, and are now 11.1 per cent higher year-to-date,&nbsp;making Brisbane the strongest-performing capital city unit market in the country.

The city’s apartment sector is also comfortably outpacing detached housing in 2025. House values rose 1.2 per cent in August to reach a median of $1.04 million, but quarterly growth was softer at 2.9 per cent, with an annual gain of just 7.3 per cent.

This widening divergence highlights the relative affordability of apartments and the intensifying demand for medium-density housing amid constrained supply,&nbsp;a trend reshaping Brisbane’s property market.

City Beat August 2025: Brisbane unit values surge again in August, as two new apartment developments launch to market

The prolonged growth in the Brisbane unit market is becoming quite remarkable.

Unit values rose another 1.1 per cent in July, according to Cotality's latest Home Value Index. They are now over 10 per cent up over the last 12 months, and making it the best performing capital city unit market in the country, just head of Perth and Adelaide. Over the same period, Sydney unit values have seen now growth, and Melbourne units have decline 0.8 per cent.

What makes the continued growth in 2025 remarkable is how well the unit market is performing after 2024, when it grew by over 16 per cent, growth not seen over a calendar year since the 1980s.

The median unit value in Brisbane is now $727,000, the second most expensive capital city unit market in the country, only behind Sydney's $868,000 median.

With strong fundamentals including low supply, growing consumer confidence, rate cut tailwinds, and the anticipation building for the 2032 Summer Olympics, there's no suggestion Brisbane’s unit market won't continue to see strong growth.

<h2>What happened in Brisbane’s off the plan apartment market in July?</h2>

Developers are looking at any opportunity to get into the Brisbane apartment market.

Veteran builder John Kearney, who runs the successful development company Immerse Projects on the Gold Coast, secured a site in Toowong for his debut Brisbane apartment development.

It’s a location filled with nostalgia for Kearney, who studied at the nearby University of Queensland.

"It feels like a full circle moment," Kearney told Apartments.com.au.

“I spent many nights at the Regatta Hotel just down the road — as have most people in Brisbane. It’s one of the city’s most well-known hotels, and with several cafes, restaurants, and a CityCat stop nearby, it’s become an even more attractive place to live.”

He also noted the opportunity to take advantage of significant view corridors from the new development site: across Toowong Memorial Park, north to the city, and east along the Brisbane River.

They are seeking to develop a boutique block of 12 on Hamilton's Racecourse Road (below), and 74 apartments on New Farm's dress circle Bowen Terrace.

City Beat July 2025: Brisbane's supercharged unit market continues to boom

Melbourne is continuing its bounce-back from bottoming out of the property market earlier this year.

The gains are modest, but have been continuous now for the last three months. Dwelling values, which incorporate both houses and units, rose 0.4 per cent in July, according to Cotality's latest Home Value Index.

Unit values lifted 0.4 per cent over the month, following gains of 0.3 per cent in June and 0.4 per cent in May.

On an annual basis, Melbourne unit values are still 0.8 per cent below where they stood a year ago, highlighting the lag in the apartment sector’s post-pandemic recovery.

Median unit values now sit at $621,281, while Melbourne’s house median is $952,339, a gap of over $330,000.

Melbourne’s quarterly growth of 1.2 per cent across all dwellings placed it behind most capitals, though the broader mood is lifting with rate cuts and construction confidence slowly returning to the market. Cotality notes that the supply-demand imbalance remains a key driver of price resilience, with listings well below average and annual sales slightly above trend.

There were key milestones across several major developments in Melbourne over July, from new releases to construction advancements, in both Bayside and Melbourne's inner ring.

Sydney’s residential market continued its gentle climb in July, with dwelling values up 0.6 per cent over the month and 1.8 per cent across the rolling quarter.

The affordability gap between units and houses is continuing to wide. Units values grew by 0.2 per cent over July, whereas houses jumped by 0.8 per cent, Cotality's Home Value Index found.

Units in the harbour capital are now up 1.3 per cent over the quarter, compared to 1.9 per cent for houses.

Sydney median unit value is $868,000, some $662,000 less than the $1.53 million house median.

Sydney’s relative strength echoes broader capital city resilience, with combined capital values also up 0.6 per cent for the month and 1.8 per cent over the quarter. The gains are underpinned by interest rate cuts earlier in the year, tight listings, and steadily improving buyer confidence.

This marks the third consecutive month of gains for Sydney units, bringing them back to a neutral position for 2025 after earlier declines earlier in the year. The median unit value now sits at $856,000.

While still below the 2021 peak, the consistent monthly growth suggests buyer confidence is returning—particularly in well-located, high-amenity areas. Buyers appear to be entering a rising market, even as interest rates trend downward.

On the rental front, unit rents in Sydney have risen 2.6 per cent over the past year, with gross yields sitting at 3.7 per cent—among the lowest of any capital city. However, historically low vacancy rates continue to support tight rental conditions, which may tighten further if migration increases in the second half of the year.

The tower, named Celine, will add 125 apartments to Hyecorp’s growing portfolio, which also includes Audrey in St Leonards—now nearing completion with only a few three-bedroom apartments remaining—and Juliet, a boutique 37-apartment project in Roseville.

Fuse Architects won the design competition for Celine, with the jury praising the proposal for its “strong response to the site context, the originality and thoughtfulness of the architectural approach, and the consideration of the broader Chatswood environment.”

In the same suburb, Loftex has sought to go higher with their tower on Help Street, triggering the additional height affording to developers who incorporate affordable housing into the apartment mix.

They've filed for a State Significant Development Application for a 35-level tower designed by EM BE CE on a central 2,290 sqm site near the&nbsp;<a href="/developments/chatswood-nsw-2067" target="">Chatswood</a>&nbsp;Interchange.

EM BE CE won the design competition for what was in 2022 a 127-unit, 27-level tower at 3-5 Help Street, besting&nbsp;schemes from&nbsp;<a href="/architects/kannfinch" target="">Kann Finch</a>&nbsp;and Nettleton Tribe.

Unit values on the Gold Coast edged down slightly in May, marking a rare softening in what remains an otherwise heated property market.

The decline was modest—just 0.1 per cent, according to the monthly Home Value Index by Cotality (formerly CoreLogic). Despite this minor drop, unit values have remained resilient, rising 1.3 per cent over the past three months and 5.4 per cent over the past year.

This small dip brings the median unit value on the Gold Coast to just under $850,000. However, the downward movement is not expected to persist, with demand for property in the region remaining strong, bolstered by expectations of further interest rate cuts from the RBA.

In contrast, house prices on the Gold Coast surged in May, climbing 0.9 per cent.

<h2>What happened in Gold Coast’s off the plan apartment market in May?</h2>

While <a href="/developments/gold-coast-qld">Gold Coast</a>&nbsp;unit values saw a rare contraction in May, prices aren't about to become significantly more affordable.

What is shifting, however, is the type of product being delivered to market.

The Gold Coast experienced a wave of money from the southern states during COVID, which led to a significant number of half- and full-floor apartments being developed in a short space of time. While these were quickly snapped up—thanks to continued demand over several years—this shift meant smaller apartments fell by the wayside. Even one-bedroom apartments were becoming a thing of the past.

But in recent months, including May, developers have begun reintroducing slightly smaller, more affordable apartments. This is helping meet an underserved segment of the market: buyers who are ready but haven’t had enough supply to choose from.

The Melbourne-based, Malaysian-backed development conglomerate MRCB is soon to launch Maris in Southport, a rare example of affordability-focused development.

There isn’t a single three-bedroom apartment in the building—just 180 one- and two-bedroom residences in the Southport Priority Development Area.

Consistency hasn’t been a word used to describe Melbourne’s property market in recent years — at least, not in a positive way.

For a time, it was consistently the worst-performing capital city property market nationally. While values rose across most of Australia, the Victorian capital not only lagged behind but even went backwards.

However, the tide has turned since the start of the year, with the market bottoming out around the same time the RBA delivered its first rate cut.

The June Home Value Index by Cotality (formerly CoreLogic) showed unit values grew by 0.4 per cent in May, continuing the same growth pattern seen in both March and April.

The off-the-plan property market has benefitted from the broader upswing — fuelled not only by rate cuts, but also by extended stamp duty concessions, increased construction confidence, and more new projects entering the pipeline.

<h2>What happened in Melbourne’s off the plan apartment market in May?</h2>

May marked the extension of the VIC Government's stamp duty abolition. Originally launched in October last year, the scheme allows buyers to pay no stamp duty on any new or off the plan apartment, regardless of price.

Initially set to run until October 2025, the recent VIC budget announced it would be extended to October 2026.

The $61 million initiative aims to reduce upfront costs for buyers and accelerate the construction of new apartments and townhouses across the state. The expanded concession has already saved buyers an average of $24,517, with no price caps or eligibility restrictions.

City Beat May 2025: Melbourne units continue recovery as stimulus and construction confidence drives off the plan market

Brisbane’s supercharged unit market continues to run at breakneck speed.

After consistent growth in March and April (+0.6 per cent and +0.7 per cent respectively), values surged by 1.1 per cent in May—comparable to the boomtime growth seen last year, according to the latest Home Value Index by Cotality (formerly CoreLogic).

The May spike, the highest monthly increase across all capital city unit markets, pushed the median unit value beyond the $700,000 mark to a new record high of $709,000.

Unit values are now up nearly 12 per cent over the past 12 months.

Property markets nationwide continue to grow in value, largely driven by the two interest rate cuts implemented so far in 2025, with expectations of further cuts later this year.

Cotality Research Director Tim Lawless said the recent May rate cut is likely to further accelerate momentum in the coming months.

<h2>What happened in Brisbane’s off the plan apartment market in May?</h2>

May was a busier month in Brisbane’s off the plan apartment market, with major players reaffirming their commitment to the city’s inner ring, particularly West End and Newstead.

It was revealed national developer Traders in Purple secured a second development site in West End, hot on the heels of securing approval for <a href="/new-apartments/rivara-west-end-117-victoria-street-west-end">Rivara</a>, on their other West End site that was recently acquired from Crown Group.

The new site, at&nbsp;<a href="/new-apartments/281-montague-road-west-end-281-297-montague-road-qld-4101">281-297 Montague Road</a>, spans 10,628 sqm and already has approval for two towers up to 20 levels. Traders will revise the design to introduce a broader housing mix.

Traders In Purple Director George Geagea said the acquisition underlined the firm’s confidence in West End as a vibrant, high-growth precinct.

Designed by Gatehouse Architects, the proposal includes 65 apartments, the majority of which are three-bedrooms tailored for the owner-occupier market.
