<p>For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.</p>

<p>The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.</p>

<p>But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.</p>

<p>The biggest takeaway is that inflation continues to move in the right direction.</p>

<p>Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.</p>

<p>While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.</p>

<p>The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.</p>

<p>That trend is important because it aligns with what many economists and lenders have been saying for the last month.</p>

<p>Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.</p>

<p>In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".</p>

<p>The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.</p>

<p>Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.</p>

<p>Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.</p>

<p>Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.</p>

<p>Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.</p>

<p>While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.</p>

<p>Commercial property group FiveX is doubling down on its move into the residential space.</p>

<p>The group, founded by Joshua and Marko Berger more than five decades ago, has followed up its plans for a 39-storey tower on North Sydney's Alfred Street with a proposed 61-storey tower in Chatswood.</p>

<p>The new tower at <a href="https://www.apartments.com.au/new-apartments/815-pacific-highway-chatswood-nsw-2067">815 Pacific Highway</a>, which would be one of the tallest proposed in Chatswood in recent years, will comprise 490 apartments, 76 of which will be dedicated affordable housing and managed by Evolve Housing for a minimum of 15 years.</p>

<p>The project will replace the long-standing Panorama Building, originally known as the BMA Tower, a 14-storey office building completed in 1972 and designed by Hungarian-born architect Hugo Stossel. At the time of its completion, the building was the tallest structure in Chatswood and became a local landmark due to its distinctive curved form and external glass lift.</p>

<p>fjcstudio is behind the designs. Its Architectural Design Report argues the ageing commercial building no longer reflects Chatswood's role as one of Sydney's key strategic centres and that the site is ideally positioned to support significantly higher residential density.</p>

<p>"The site is located at the heart of Chatswood, within the TOD accelerated rezoning area that supports higher density development around the new Metro station," the report states.</p>

<p>"The site's role within a walkable 400-metre radius catchment is where housing, employment, retail and community uses are encouraged to cluster in support of transit-oriented living."</p>

<p>The proposal has undergone two rounds of review by the NSW State Design Review Panel, with the design evolving through an extensive assessment process focused on design excellence, public realm outcomes, residential amenity and the integration of affordable housing.</p>

<p>fjcstudio says the residential component provides a diverse mix of apartment typologies, supporting a broad demographic and contributing to housing supply in a highly accessible location close to major transport, employment and retail infrastructure.</p>

<p>The application follows FiveX's plans for a 39-storey tower at <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">275 Alfred Street</a>, which it <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">submitted through the same NSW Government pathway</a> in December. That's for 184 apartments.</p>

<p>Recent activity in Chatswood includes Hyecorp launching its Archer Street project, Celine, and Develotek securing approval for a 34-storey tower.</p>


First look: FiveX targets Chatswood skyline with 61-storey tower after North Sydney plans

<p>Bridgewell Capital and SLD Development seem to be bullish on the Killara apartment market, filing plans for a second new development next to the Killara Golf Club.</p>

<p>The new plans are for 79 apartments across an amalgamated 4,989 sqm site on Buckingham Road.&nbsp;The project has been designed by BKA Architecture and is being assessed under the NSW Government's Low and Mid-Rise Housing and Infill Affordable Housing reforms. It is just 300 metres from&nbsp;Killara train station.</p>

<p>The majority of the apartments are three-bedrooms (46), with 23 two-bedroom apartments, seven one-beds, and three four-bedroom apartments. 17 of the apartments&nbsp;are proposed as affordable housing, representing 15 per cent of the project's gross floor area, allowing the development to access additional floor space and height incentives available under the NSW Housing SEPP.</p>

<p>There will be 131 resident and visitor car spaces, and more than&nbsp;1,450 sqm of communal open space. Landscaped areas would account for approximately 45 per cent of the site.</p>

<p>The site currently contains three detached dwellings and occupies a prominent position on the eastern side of Buckingham Road, with frontage to an area that has already begun transitioning towards higher-density housing. Existing apartment buildings of up to six storeys surround the site, while the Killara Golf Club forms its southern boundary.</p>

<p>The application has been lodged as a State Significant Development due to the affordable housing component and the scale of the project.</p>

<p>According to the design report, the proposal has been shaped by the area's evolving planning framework, which is encouraging greater housing density around transport infrastructure.</p>

<p>"The site sits along a growth area anticipated to undergo transformation in line with broader trends across New South Wales, driven by the implementation of the Low and Mid-Rise and Transport-Oriented Development State Housing Policies," the report states.</p>

<p>"Being within 800 metres walking distance to Killara Train Station, the project seeks to provide high-quality apartments designed for various family sizes, located in a vibrant landscaped setting."</p>

<p>The Upper North Shore suburb has become one of the most closely watched testing grounds for the NSW Government's housing reforms. A number of developers have moved quickly to consolidate sites around railway stations across suburbs including Killara, Lindfield, Gordon and Roseville, where the new planning settings are creating opportunities for apartment developments that would previously have been difficult to achieve.</p>

<p>The likes of Aqualand, Hyecorp, Holdmark and Vermont Property Group have projects in the region.</p>

<p>Bridgewell has several developments in the pipeline. Last September they submitted plans for <a href="https://www.apartments.com.au/news/nsw/bridgewell-capital-seeks-55-apartment-project-in-killara">55 new apartments</a> at&nbsp;23-25 Lorne Avenue in Killara, just the other side of Regimental Park from their new project. In May they filed for <a href="https://www.apartments.com.au/news/nsw/first-look-bridgewell-plots-120-apartments-and-childcare-centre-in-maroubra-town-centre">120 apartments in Maroubra</a>.</p>

First look: Bridgewell, SLD Development double down on Killara Golf Club

<p>Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.</p>

<p>The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.</p>

<p>The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.</p>

<p>Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.</p>

<p>The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.</p>

<p>Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.</p>

<p>The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.</p>

<p>Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.</p>

<p>"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.</p>

<p>"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."</p>

<p>The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.</p>

Central Element seeks second Drummoyne apartment development

<p>The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.</p>

<p>The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.</p>

<p>The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.</p>

<p>The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.</p>

<p>A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.</p>

<p>Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.</p>

<p>The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.</p>

<p>Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.</p>

<p>The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.</p>

<p>Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.</p>

<p>"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.</p>

<p>"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.</p>

<p>"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."</p>

<p>The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.</p>

<p>Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.</p>


Around 1,300 new homes earmarked for Nowra and Kiama as NSW Government pushes housing supply

<p>Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.</p>

<p>From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;</p>

<h2>What is the Help to Buy Scheme?</h2>

<p>The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.</p>

<p>The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).</p>

<p>Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.</p>

<p>Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.</p>

<p>The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.</p>

<p>There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.</p>

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

<p>To qualify for the Help to Buy Scheme, applicants must meet the following conditions:</p>

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

<p>‘Reverse sea changers’ are returning to Brisbane as the city’s vibrant culture, food and lifestyle offering comes of age.</p>

<p>Sekisui House Australia sold its penthouse atop Altura, in its multi-award winning <a href="/developments/west-end-qld-4101">West End</a> masterplan, <a href="/new-apartments/the-allere-collection-west-village-mollison-street-west-end">West Village</a>, to a couple coming from a large home on Sovereign Island.</p>

<p>The penthouse was purchased for $5.25 million by business owners Leo Nipperess and partner Brett Park, who were drawn to the expansive 368 sqm layout complete with multiple living and entertaining zones, five bedrooms, four bathrooms and multiple balconies, only 800m from the Brisbane CBD.</p>

<p>Nipperess, after owning more than 25 properties, cited the lifestyle offering of West Village convinced them to relocate from their expansive waterfront home on the Gold Coast to the house-like proportions of the Altura penthouse.</p>

<p>While established markets tend to take a breather over winter as agents head overseas, it's a busy time in the off the plan development space.</p>

<p>Developers, media agencies and project marketers start to firm up plans for a spring launch of their developments, giving prospective buyers the biggest hit of supply they'll see all year.</p>

<p>Anecdotal feedback from developers and project marketers is that there's enough demand for new apartments at the moment, based on the lack of supply and as long as the product is being delivered by a team with a strong background in development.&nbsp; Many of those who make this list have been in the development game for decades.</p>

<p>We've wrapped up the top developments that are set to launch before the end of 2024.</p>

<h2><b>Who:&nbsp;Milieu</b></h2>

<h2><b>What: Elsternwick Gardens by Milieu</b></h2>

<h2><b>Where: 8 Gordon Street, Elsternwick</b></h2>

<p>Having secured the 11,740 sqm site of the former ABC Studios on Gordon Street in Elsternwick back in 2022, design-focussed developer Milieu has spent the last two years working alongside Woods Bagot, K.P.D.O., Flack Studio, OCULUS, Broached Commissions and March Studio to create a garden-centric community they’re calling <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens by Milieu</a>.</p>

<p>Elsternwick Gardens by Milieu is a low-rise, campus-style development of six buildings and over half a hectare of green open space.</p>

<p>One of the biggest considerations in the planning phase was how to not only incorporate, but celebrate and take advantage of the neighbouring Rippon Lea Estate, the landmark 19th century mansion surrounded by seven hectares of gardens that are deemed some of the best in the country. The estate is listed on the National Heritage Register as one of the finest examples of original suburban estates in Australia.</p>

<p>Elsternwick Gardens by Milieu residents will have private access to the heritage gardens through a gate that can only be accessed by its occupants.</p>

<p>Boutique apartment developer <a href="/developers/angle">ANGLE</a> is set to launch its Kew apartment development, <a href="/new-apartments/fernhurst-kew-11-15-fernhurst-grove-kew-vic-3101">Fernhurst</a>, in the coming months, having received development approval for the luxury 20-residence project late last year.</p>

<p>The development, on a 4,000 sqm site on the corner of Stawell Street and Fernhurst Grove in Studley Park, will comprise 17 apartments and three homes, ranging in price between $2 million and $7 million.</p>

<p>The site has around 113 metres of frontage to Fernhurst Grove and Stawell Street. Every ground-floor apartment will have an average garden area of over 150 sqm, ANGLE’s most extensively landscaped project to date.</p>

<p>Its debut development will be in Fitzroy where they're soon to launch <a href="/new-apartments/saint-david-fitzroy-33-st-david-street-fitzroy-vic-3065">St David</a>, just 17 apartments named after its prime position on St David Street, between Smith and Brunswick streets.</p>

<p>"Our design draws inspiration from the rich local context, specifically the iconic Rojo Stools from the former furniture factory. The proposed fluted facade pays homage to the curved form of the stool's seat, creating a simple yet striking architectural tectonic."</p>

<h2>Who: Kincrest</h2>

<h2>What: The Osment - 22 apartments on Grattan Gardens</h2>

<h2>Where: 3-7 Grattan Street, Prahran</h2>

<p>Developer <a href="/developers/kincrest">Kincrest</a> will be bringing one of the best parkside developments to Prahran in Spring after they put together a prime 1,613 sqm site on Grattan Gardens.</p>

<p>They'll be launching 22 two, three and four-bedroom apartments across a seven-level building at <a href="/new-apartments/the-osment-prahran-3-7-grattan-street-prahran">3-7 Grattan Street</a>, a site with a 35-metre frontage to the popular <a href="/developments/prahran-vic-3181">Prahran</a> park.</p>

<p>"The Greville St precinct, with positive input from the City of Stonnington, has rejuvenated in recent years, we’re really excited to be within such a historical, vibrant area of life," Kincrest Director Tom Howgate says.</p>

<p>The Victorian division of Sydney's longtime luxury Lower North Shore development company Abadeen, is continuing its push into Melbourne's owner-occupier market.</p>

<p><a href="/developers/abadeen-group">Abadeen</a>, led locally by former CBRE Director Andrew Leoncelli, is looking to launch its Prahran apartment development, subject to council approval.</p>

<p>Abadeen will be developing a boutique building at 616-646 High Street, on the corner of Airlie Avenue and High Street near Toorak Park and Orrong Romanis Reserve.</p>

<p>They had <a href="/architects/carr-design">Carr</a> design a four-level building that curves around a Smooth Bark Apple tree, immovable as it's listed as a national trust significant tree.</p>

<p>There will be 26 apartments across the four levels, a mix of two-beds, two-bed plus study's, and three-bed apartments.</p>

<p>Abadeen announced itself to the Melbourne owner-occupier market with <a href="/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>, just seven parkside apartments on Malvern East's Central Park.</p>

<h2>Who: Salvo</h2>

<h2>What: Moray House, 305 apartments</h2>

<h2>Where: 42 Moray Street and 11-13 Hancock Street, Southbank</h2>

<p>Prominent Melbourne fringe developer <a href="/developers/salvo">Salvo</a> is set to kick off the demolition phase of its recently-unveiled Southbank tower, <a href="/new-apartments/moray-house-42-moray-street-southbank">Moray House</a>.</p>

<p>Rising 56 levels on a prime corner site across 42 Moray Street and 11-13 Hancock Street, Moray House will comprise 305 apartments. More than 240 of the apartments&nbsp;have already been snapped up by a variety of demographics, from parents purchasing apartments for their children, professionals seeking a city base, families moving back to inner Melbourne post-COVID, and investors.</p>

<p>The $200 million project is primarily made up of two and three-bedroom apartments designed by interior designer David Hicks, as well as two double-level penthouses with never-to-be-built-out views. Moray House also comprises eight levels of office space, hi-tech co-working facilities and two floors of residential amenity with wellness and relaxation at its core.</p>

<p><a href="/developers/salvo">Salvo</a>&nbsp;Managing Partner James Maitland said&nbsp;<a href="/developers/salvo" target="">Salvo</a>’s&nbsp;Now Generation&nbsp;blueprint underscores the project’s design approach to how people live, work and relax today, based around health and wellness, connectivity, work-life balance, and practical luxuries.</p>

<p>“The pandemic accelerated a shift in the way people live and awareness of the critical role that internal and external environments play in our physical and mental health and wellbeing," Maitland said.</p>

<p>“Traditional apartment living has evolved to vertical communities and urban placemaking where residents can make new social connections in various communal indoor and outdoor spaces. They also expect resort-style amenities and connectivity with their local environment."</p>

<h2>Who:&nbsp;Second Nature Developments</h2>

<h2>What: 21 sustainable apartments and townhouses</h2>

<h2>Where:&nbsp;197-205 St Georges Road, Fitzroy North</h2>

<p>Later this year Fitzroy North will welcome its first fossil-fuel-free apartment development with the recent approval of a boutique mixed-use building on St Georges Road.</p>

<p>Second Nature Developments is behind the unique project that features 21 dwellings and three retail tenancies across a part two-level, part six-level development.</p>

<p>The building will sit across 197-201 and 203-205 St Georges Road, a 989 sqm block near Edinburgh Gardens.</p>

<p>Austin Maynard Architects are behind the designs for the new project which will have 17 apartments two and three-bedroom apartments and four double-storey townhouses to the western side of the building.</p>

<p>Project by Buxton Director Heath Thompson will be marketing the development.&nbsp;</p>

<h2>Who: Wickton</h2>

<h2>What: Seven apartments above retail and offices</h2>

<h2>Where: 387-403 Malvern Road, South Yarra</h2>

<p>Property developer <a href="/developers/wickton">Wickton</a> is continuing to move fast in Melbourne's development space.</p>

<p>Wickton, led by Blanco Norton and architect Will Leaf, will be taking to market their mixed-use development in the Hawksburn Village precinct, on the border of South Yarra and Prahran.</p>

<p>Leaf’s architecture practice <a href="/architects/ewert-leaf">Ewert Leaf</a> redesigned the plans to create seven two and three-bedroom luxury apartments above a vibrant ground floor retail with premium hospitality and retail spaces that will anchor three levels of strata offices.</p>

<p>The designs were altered from the previous plans so the floorplates expanded, which meant the apartments sat above the building's large privacy screens and the adjoining buildings so both levels of apartments take in uninterrupted views across Melbourne and back to the city skyline.</p>

<p>Wickton is expecting to start demolition of the bottle shop and adjoining commercial building on the site later this year and start the build in early 2025.&nbsp;</p>

<h2>Who: Sun Property Group</h2>

<h2>What: 18 apartments by Cera Stribley</h2>

<h2>Where: 226-228 Williams Road, Toorak</h2>

<p>National apartment developer <a href="/developers/sun-property-group">Sun Property Group</a>&nbsp;(SPG) is continuing its push into Melbourne with their second project in the city's most affluent postcode.</p>

<p>SPG's latest development, on a double block at 226-228 Williams Road in Toorak, will comprise 18 apartments in a three-level building designed by&nbsp;<a href="/architects/cera-stribley-architects">Cera Stribley</a>. There will be a&nbsp;mix of 10 two-bedroom apartments, four three-beds, and four penthouses on offer.</p>

<p>The new development is around&nbsp;500 metres away from SPG's debut Melbourne development, The Brookville.</p>

<h2>Who: Ondas</h2>

<h2>What: Shoptop development with 16 apartments</h2>

<h2>Where: 3-15 Fitzroy Street, St Kilda</h2>

<p>Billionaire tech entrepreneur Robin Khuda's development arm <a href="/developers/ondas">Ondas</a>&nbsp;will too be planning the launch of their Fitzroy St, St Kilda shoptop development after securing approval earlier this year.</p>

<p>Designed by <a href="/architects/warren-and-mahoney">Warren &amp; Mahony</a>, the $22 million project will encompass 16 apartments, predominantly three-bedders, above 244 sqm of commercial space and 327 sqm of retail space across the four amalgamated sites which will span 3-15 Fitzroy Street, just down the road from Fortis.</p>

<p>In their Urban Context Report submitted to the City of Port Phillip Bay Council, Warren and Mahoney said the apartments are designed as "urban villas".</p>

<p>"The villas are all planned with private open spaces in mind; to host families, friends or colleagues."</p>


The 10 hottest off the plan apartment developments coming to Melbourne in 2024 

<p>Sydney's off the plan apartment market has been buoyant so far in 2024.</p>

<p>The expectation at the start of the year was that there would be a spike in buyer sentiment with more positive news about inflation and interest rates, and buyers would come flooding back into the sector.</p>

<p>It's not quite panned out that way. With a cut likely pushed into 2025 or further, the&nbsp;spike developers and project marketers were forecasting failed to materialize.</p>

<p>That being said, there was plenty of activity in Sydney's off the plan apartment development space, far-reaching across the whole of the city.</p>

<p>Records were broken in Bondi Beach, while huge, suburb-shaping precincts are being delivered by <a href="/developers/sekisui-house-australia?referrer=Sekisui%20House%20Australia">Sekisui House Australia</a> in <a href="/developments/norwest-nsw-2153">Norwest</a> and Deicorp in the Hills District.</p>

<p>Lendlease completed One Sydney Harbour in Barangaroo, home to Australia's most expensive piece of real estate (a $140 million, three-level penthouse). Aqualand also&nbsp;<a href="/news/nsw/aqualand-officially-opens-landmark-north-sydney-apartment-development-aura-by-aqualand">welcomed buyers</a> to its flagship North Sydney apartment development, AURA by Aqualand.</p>

Top Spring's <a href="/new-apartments/the-newlands-st-leonards-21-41-canberra-avenue-st-leonards">The Newlands</a> continues to break records in <a href="/new-apartments/st-leonards-nsw-2065">St Leonards</a>, while First Quadrant and Qualitas quickly sold out the first stage of their <a href="/new-apartments/willoughby-grounds-5-walter-street-willoughby">Willoughby Grounds</a> project, breaking apartment sale prices for the area in the process.</p>

<p>Developers are now waiting on the weather, preparing their marketing material during winter, waiting to push the go button come September and get their projects in market for the famous spring and summer selling seasons Sydney so famously enjoys.</p>

<p>Clutch is set to make a big splash in the Eastern Suburbs market later this year.</p>

<p>As they approach completion of their luxury Bellevue Hill apartment developer MIRA Bellevue Hill, Clutch will launch <a href="/new-apartments/avra-bondi-beach-141-155-curlewis-street-bondi-beach-nsw-2026">Avra</a> just 18 luxury apartments at 141-155 Curlewis Street, about 150 metres from Campbell Parade.</p>

<p>Clutch is planning to go back to back in the affluent East. They're looking at launching Margaux, another luxe development in Edgecliff, around the same time as Avra.</p>

<p>There's a huge focus on the interiors at Margaux. <a href="/developers/clutch-capital">Clutch</a> has used Decus, a local interior design firm who has an enviable portfolio working on some of Sydney's finest homes. Margaux will be the first ever mutli-residential off the plan apartment development Decus has worked on.</p>

<p>On offer will be four full-floor, penthouse-style apartments and four split-level apartments, each extending onto generously sized balconies or terraces, positioned to flow from primary living spaces and take advantage of the site's northernly aspect.</p>

<p>A communal open space will include a pool, lounge and outdoor seating. CBRE is marketing both Avra and Margaux.</p>

<p>Fabrizio Perilli's&nbsp;<a href="/developers/perifa">PERIFA</a> is partnering up with Justin Brown's&nbsp;<a href="/developers/abadeen-group">Abadeen</a> to create a new waterfront precinct in <a href="/new-apartments/putney-nsw-2112">Putney</a>, intending on creating a premium mixed-use development on the harbour.</p>

<p>Part of the offering development will see 36 new marina berths created.</p>

<p>Joe Tack, Abadeen's Chief Operating Officer, sees the project as a rare opportunity to regenerate a significant infill site with 300 metres of waterfrontage.</p>

<h2>Who: Fortis</h2>

<h3>Where: Onslow &amp; Billyard Avenue, Elizabeth Bay</h3>

<p>Luxury developer&nbsp;<a href="/developers/fortis" target="">Fortis</a>&nbsp;is set to develop its first project in&nbsp;<a href="/developments/elizabeth-bay-nsw-2011">Elizabeth Bay</a>.</p>

<p>Regency House will home 22 apartments across two buildings that will front two of Elizabeth Bay's best streets, Onslow and Billyard Avenue.</p>

<h2><b>What: Melrose Central - 494 apartments above mixed-use precinct</b></h2>

<p>Busy Sydney developer <a href="/developers/deicorp?referrer=Deicorp">Deicorp</a> is turning a 55-hectare patch of dirt just outside of Parramatta into a full mixed-use community.</p>

<p>Deicorp, who are teaming up with fellow developer <a href="/developers/payce-consolidated-limited">PAYCE</a> on the huge $700 million project dubbed <a href="/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Central</a>, engaged Turner Architects to draw up the plans.</p>

<p>Melrose Central will feature a major supermarket and several&nbsp;specialty stores, as well as outdioor dining spaces and health and wellness facilities. It will be well-connected to the rest of Sydney with the second stage of the&nbsp;Parramatta Light Rail to run right outside.</p>

<p>Builder developer DASCO is looking to launch their recently acquired Waterloo masterplan.</p>

<p><a href="/builders/dasco-australia">DASCO</a>, a 4.5-star iCIRT-rated builder, secured a 1.7-hectare site at 903-921 Bourke Street, a former industrial site on the corner of Bourke, McEvoy and Young streets, from Melbourne developer Dahua earlier this year.</p>

<p>It was sold with&nbsp;development approval for a new mixed-use precinct with around 370 apartments and retail and commercial spaces.</p>

<p>The six new buildings, not including the two heritage-listed buildings that will be restored, will be focused around a central plaza with retail space and new parks&nbsp;with lush landscaping and multiple public art installations.</p>

<p>Two buildings will flank Young Street, one being the tallest tower proposed. Described as a stepped tower with family-targeted terraces that address the park, the building will have 147 apartments across its 20 levels.</p>

<p>Next door will be a six-storey plaza building with 23 apartments, defined as "quirky" by Bates Smart, while along Young Street there will be two other buildings, one with 21 apartments and the other with 32 apartments, designed by Richards and Spence who worked in collaboration with Bates Smart on the tower and the plaza.</p>

<p>"The quirky 6-storey plaza building defines the heritage square, with clear reference to the industrial brick buildings of the past," the design statement as part of the 2022 development submission noted.</p>

<p>There will be a further two buildings facing Bourke Street, designed by architect MHNDU in collaboration with Fieldwork. They will have a combined 150 apartments, taking the total number of apartments across the precinct to 373 apartments.</p>

<h2>Who: Orosi</h2>

<h3>Where: 1 The Avenue, Rose Bay</h3>

<h3>What: 50 luxury apartments next to Royal Sydney Golf Club</h3>

<p>Eastern Suburbs developer <a href="/developers/orosi">Orosi</a> is taking on its largest project to date, which will also be one of the largest the affluent Rose Bay has seen in years.</p>

<p>The integrated developer, who serves as both the architect and builder of its projects, will be <a href="/new-apartments/orosi-rose-bay-1-the-avenue-rose-bay">launching the new development</a> in the coming months, some 50 two and three-bedroom apartments&nbsp;across a structure that ranges from four to five levels.</p>

<p>There will be 34 two-bedroom apartments and 16 three-bed apartments.</p>

<p>Orosi,&nbsp;led by Founder and Managing Director Hamid Samavi, secured the vast 3,000 sqm gateway site, a two year-long amalgamation of several lots over The Avenue,&nbsp;<a href="/buildings/dusk-625-627-old-south-head-road-rose-bay">Old South Head Road</a>&nbsp;and William Street, last year.</p>

<p>The building,&nbsp;across the road from the Royal Sydney Golf Club, will be divided into two adjacent, inter-connected buildings to reduce its overall bulk, setting back the development from The Avenue and William Street boundaries.</p>

<p>"The apartments are on the larger side, so they will suit a wide range of demographics, not just downsizers,"&nbsp;Samavi told Urban, adding that&nbsp;the vision is to create an iconic landmark that serves as a welcoming gateway to&nbsp;<a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a>.</p>

<p>"OROSI&nbsp;<a href="/new-apartments/rose-bay-nsw-2029">Rose Bay</a>&nbsp;will set a new benchmark for architecture and sustainability in The Eastern Suburbs, featuring state-of-the-art facilities and curated retail spaces, including a Kosher café, an organic restaurant, and Sydney’s most iconic wellness centre," Samavi said.</p>

<h2><span id="cke_bm_393S" style="display: none;">&nbsp;</span>Who: Level 33</h2>

<h3>Where: 19-21 Bourrool Street, Kiama</h3>

<h3>What: 21 luxury three-bedroom apartments&nbsp;</h3>

<p>Prominent Wollongong developer <a href="/developers/level-33">Level 33</a> will be launching its first development in Kiama.&nbsp;</p>

<p>PBD designed the four-level building with just 15 apartments above two levels of basement parking at <a href="/new-apartments/19-21-bourrool-street-kiama">19-21 Bourrool Street</a>, at the south end of the Kiama Surf Beach.</p>

<p>The proposed residential flat building is designed to respond cohesively to the existing and desired future character of the neighbourhood streetscape with appropriate build form and material palette that respond thoughtfully to the immediate context.</p>

<p>The 15 three-bedroom apartments are inline with the apartment sizes within the area, architect PBD suggests. They said the proposal reflects current market demands in relation to typologies and living patterns in the local area.</p>

<p>They have another project in Kiama, having acquired the Akuna St car park for $28 million last year. They’re planning a shoptop development with 82 apartments above a retail precinct with 24 tenancies, two major supermarkets, and 344 basement car parking spaces.</p>

<p>Luxury apartment developer and hotel operator, KTQ Group, has cleared the final hurdle in its Kirra Beach Hotel redevelopment project.</p>

<p>A court appeal to stop the development of a further three buildings in the transformative project has recently been dismissed, paving the way for more apartments above a slew of new retail and services spaces in the sought-after surf mecca.</p>

<p>Following the first stage completion of Miles Residences, which recently settled, Peggy Flannery's&nbsp;<a href="/developers/ktq-group">KTQ Group</a> will now push on with another 16-level building with 116 apartments, a 13-level building with 87 apartments, and a seven-level hotel with 92 rooms.</p>

<p>The development will also feature food and drink outlets, shops, offices, health care services, service industries, and indoor sports and recreation facilities.</p>

It witnessed overwhelming demand, with all apartments sold within a few months. The success prompted the expedited construction of Miles Residences, alongside the replacement of the original Kirra Beach Hotel with a new pub and pavilion.</p>

<p>Other revisions to the initial 2022 plans include the removal of building four, the introduction of indoor sport and recreation facilities, design changes, and height increases for smaller buildings.</p>

<p>The development will be home to a total of 203 apartments and a 92-room hotel, with a notable shift towards fewer one-bedroom and more four-bedroom apartments compared to earlier proposals.</p>

<p>The rooftop area is designated for exclusive use by hotel guests and will not host live music events.</p>

<p>Development Victoria is bringing some much-needed affordable supply to Melbourne's booming western corridor, a growing area where the suburb of Sunshine is the focal point.</p>

<p><a href="/developers/development-victoria">Development Victoria</a>&nbsp;is currently developing LUMA in <a href="/developments/sunshine-north-vic-3020">Sunshine North</a>, a masterplanned townhouse community near Sunshine Station.</p>

<p>Stage one of the community is also sold out and under construction, while stage two construction is soon to kick off under the same builder, SAW Construction.</p>

<p>Development Victoria is offering a wide variety of townhouses, a mix of configurations from one through to four bedrooms.</p>

<p>With everything going on at <a href="/new-townhouses/luma-sunshine-north-247-st-albans-road-sunshine-north-vic-3020">LUMA</a>, we sat down with Development Victoria's Development Director, Tyson Burkett, to talk about the development.</p>

<p>Burkett emphasises <a href="/new-townhouses/luma-sunshine-north-247-st-albans-road-sunshine-north-vic-3020">LUMA</a>'s focus on sustainability, showcasing its seven-star energy-rated homes equipped with solar panels and electric vehicle (EV) charging stations. These features not only reduce environmental impact but also lower ongoing costs for homeowners, making sustainable living accessible and practical.</p>

<p>Future plans for the site include a pedestrian and vehicle bridge over Stony Creek via Metherall Street, providing a link between LUMA and the existing community, and new commercial and retail precincts featuring a mix of retail outlets such as supermarkets and specialty stores to support the everyday needs of local residents.</p>

<p><a href="/builders/saw-construction">SAW Construction</a>&nbsp;is currently building stage one of LUMA, with those townhomes expected to be ready for occupancy early next year.</p>
