Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

They recently settled One Sydney Harbour, their luxury Barangaroo apartment tower that had prices range from $1,515,000 to $140 million, while in Melbourne they're continuing to progress with their multi-stage Collins Wharf development.

We recently caught up with Daniel Dugina, Lendlease Executive Director for Victoria, to chat about Lendlease and how they develop.

Melbourne-based developer Blue Run is the latest group to jump into the booming South Kingsville market.

They've just started selling&nbsp;<a href="/new-apartments/kings-lane-kingsville-56-new-street-south-kingsville-vic-3015">Kings Lane</a>, a boutique townhouse development comprising just 25 three and four-bedroom townhouses designed by <a href="/architects/rothelowman">Rothelowman</a>.

The two and three-level townhouses will sit on New Street, tucked away conveniently off Blackshaws Road and near Edwards Reserve.

"These townhomes are different to anything else on the market in the area," Wilkes says.

LAWD Projects Director Henry Burbury says <a href="/developments/south-kingsville-vic-3015">South Kingsville</a> and the neighbouring <a href="/developments/spotswood-vic-3015">Spotswood</a> is evolving, with several of the country's biggest developers undertaking development in the area.

"<a href="/developers/mirvac">Mirvac</a>, <a href="/developers/stockland">Stockland</a>, <a href="/developers/blue-earth-group">Blue Earth Group</a> and Metro Property have all identified South Kingsville and Spotswood for development. Frasers have also recently launched Bradmill in nearby Yarraville. That speaks volumes as to where they're heading, and that should give buyers confidence that the area is going through a transformation.

"Union Quarter is bringing extensive retail and hospitality spaces, including a health and wellness centre, while a sky rail has been mooted for Spotswood and Newport."

So far Burbury has been fielding interest from buyers from <a href="/developments/southbank-vic-3006">Southbank</a>, <a href="/developments/south-melbourne-vic-3205">South Melbourne</a> and the St Kilda Road precinct, as well as strong interest from interstate.

"They're coming out of apartments and want more space. Similar product in Melbourne's south-east and northern suburbs can be between $1.7 million and $.2 million.

"There's also been a large amount of enquiry from surrounding suburbs like <a href="/developments/footscray-vic-3011">Footscray</a> and <a href="/developments/sunshine-vic-3020">Sunshine</a>, as well as those who have house and land in the likes of Werribee who want to come into the city for greater access to schooling for their growing families."

A difficult apartment development environment across Australia will mean under-supply levels worsen over the next few years and this lack of available stock will force buyers into the pre-commitment market and to pay more for off-the-plan apartments to compensate for higher construction costs.

That's the view from real estate services firm JLL, whose Apartment Market Overview: Australia Q1 2024 Report found apartment supply levels were already falling well short of underlying demand and the situation will only worsen as demand continues to rise and supply stays moderate.

Leigh Warner, JLL’s Head of Residential Research – Australia, said there are many factors supporting growth in apartment demand across Australia.

“Affordability is now being stretched in all our major cities. While it has been the case for a long time that buyers would have to start their housing journey and often stay in an apartment longer in <a href="/new-apartments/sydney-nsw">Sydney</a> because of affordability, the rest of the country is rapidly catching up and this is boosting underlying demand for apartments relative to the past,” Warner said.

“But this trend is being accelerated by current borrowing conditions. Borrowing capacity for most buyers has dropped enormously over the past 18 months and with dwelling prices continuing to rise over this period it has pushed detached houses well beyond the capacity of most first home buyers and indeed many investors.”&nbsp;

Despite positive underlying demand trends, we are building fewer apartments rather than more and conditions remain tough for developers, JLL’s Head of Residential Development Valuations, Bill Fatouros, says.

“Developers have faced one hurdle after another over recent years,” Fatouros said.

“First it was the dramatic slowing of domestic and foreign investor demand denting off-the-plan sales, then we had COVID hit and just as demand prospects improved recently, construction costs sky-rocketed and dented project feasibilities. But at some point, the worm has to turn quickly. There is now very little existing apartment stock available for sale and this means buyers will have no option but to buy off-the-plan and to pay the higher prices required to justify higher build costs."

JLL’s report notes that this is already happening at the higher end of the market for luxury boutique projects where downsizers have continued to drive strong demand.

“Downsizers have generally already done very well out of the housing market and the large amounts of equity they have accumulated means rising interest rates have not had the same impacts,&nbsp;Fatouros added.

Downsizers have been discerning buyers willing to pay the higher prices necessary to compensate for higher build costs in order to secure exactly what they want.

“We firmly believe it is inevitable that the same will happen across the broader apartment market and that a jump in pricing will have to happen to make mass-market projects viable. The recent acceleration in existing apartment price growth in many markets suggests this is getting closer to fruition."

<h2>Affordability the only constraint on rental growth</h2>

JLL’s report also highlights that with very little mass-market apartment stock being developed, there will not be any real supply relief for the already tight rental market where vacancy is already sitting at around one per cent across Australia.

“There are more Build-to-Rent (BTR) completions due over the next few years, particularly in <a href="/new-apartments/melbourne-vic">Melbourne</a>, but the numbers are still small compared to the drop in the overall apartment supply level and it will do very little to alleviate rental market pressures – even in Melbourne,” Warner said.

“The only real constraint we can see on rental growth over the foreseeable future is affordability. This is already being tested in some markets and we are already seeing tentative evidence of a slowing from the break-neck speed of the last few years. But over the medium-term we expect wage growth to become the speed limit for rental growth."

Supported by ongoing low supply levels, apartment pre-sales rates can do little else but rise strongly the next few years

Marlu Hampton, just seven townhouses on Service Street, has found a gap in the market, and that hasn't been lost on locals.

Four of the townhouses, that are being built and developed by&nbsp;<a href="/developers/thomas-constructions">Thomas Constructions</a>, have been snapped up.

Noorden agent David Lamond says the majority of the sales have come from affluent downsizers.

"They're trading in their large Bayside family homes for anywhere between $4 million and $7 million and are looking for their next step toward retirement," Lamond says.

Some made the full downsize to an apartment, however, they've realised they want more space, Lamond says.

The fringe of Double Bay is set for a striking new apartment development.

Architecture firm&nbsp;<a href="/architects/antoniades-architects">Antoniades Architects</a>&nbsp;has worked with a private developer on the eight-level development at 252-254 New South Head Road, on the border of <a href="/developments/double-bay-nsw-2028">Double Bay</a> and Edgecliff, where they're proposing to demolish a deteriorating apartment building.

There will be 24 studio, one, two and three-bedroom apartments across the $22 million development that has been designed to optimise the site’s northern orientation for both solar benefits and views of the Sydney Harbour.

The apartment layouts are designed to provide larger living spaces with various room sizes to accommodate different uses. Each apartment will have private open balconies.

A communal room on level one will adjoin an outdoor and undercover area equipped with seating and BBQ facilities, intended for social interaction. This space will connect to common gardens, featuring a pathway to a northern setback area designed for active and passive recreation.

Level eight will feature another communal open space with seating, shaded planting areas, and views of Sydney Harbour.

For residents' convenience, appropriate bicycle parking will be provided along with charging stations for electric vehicles.&nbsp;Other sustainable design features include the use of low-maintenance plant species and on-site water-saving measures such as rainwater storage and reuse for landscaping.

First Look: Antoniades Architects design new Double Bay apartment development

Jonathan Leishman’s Churchill Development Group has submitted a development application for a mixed-use project in Newstead.

Dubbed Breakfast Creek Quarter, the proposal aims to transform a 6778-square-metre site fronting Breakfast Creek Road, as well as Ross and Durong streets, into a vibrant residential and commercial precinct.

Breakfast Creek Quarter will comprise three towers rising 23, 26, and 28 storeys housing a total of 752 apartments, with almost 80 per cent designated as build-to-rent units.&nbsp;

The tallest tower will feature 164 build-to-sell apartments.

Designed by <a href="/architects/mas-architecture-studio">MAS Architecture Studio</a>, Breakfast Creek Quarter maximises northern solar exposure and offers expansive views of Hamilton Hill and the Brisbane River.&nbsp;

Full-height glazing in the residential towers is intended to allow deep solar penetration into living spaces, while solid elements on the western façade will mitigate the effects of western solar exposure and provide privacy.

At the ground level, the plan includes an activated laneway and a landscaped civic plaza facing Breakfast Creek Road, envisioned as an extension of <a href="/new-apartments/newstead-qld-4006">Newstead</a> Park, designed to enhance interaction with the streetscape.&nbsp;

Communal recreation and green spaces are also distributed throughout the podium, with ‘City Rooms’ offering residents spaces to relax and engage with views of the Brisbane River.

The development will include various amenities for residents, such as pools, steam rooms, outdoor kitchens, dining spaces, and sun decks on the rooftop and podium terraces. Dedicated work-from-home spaces will also be available to residents.

Strategically located, Breakfast Creek Quarter is within walking distance of the Gasworks precinct and Fortitude Valley's dining and entertainment areas.&nbsp;

The project is also within numerous active transport options, including Brisbane City Council buses, QR trains (Fortitude Valley and Albion stations), and CityCat ferries. The proximity to cycleways and pedestrian paths also supports the use of e-scooters and city cycles.

A new laneway from Ross Street to Breakfast Creek Road is also planned to enhance pedestrian traffic through the site and support the use of e-scooters and city cycles.

The Breakfast Creek Quarter development will proceed in two stages.&nbsp;

The first stage will involve constructing the 28-storey north tower, followed by the simultaneous construction of the east and west towers with a combined 588 build-to-rent units.&nbsp;

Parking for around 580 cars will be accommodated in two basement levels and three podium levels.
