Ignite Projects launches The Isles at The Spit

Gold Co​ast developer Ignite Projects has launched one of the more unique new apartment projects to hit the city's market in recent years, securing a rare waterfront position at the southern gateway to The Spit.

The Isles will comprise just 28 two and three-bedroom apartments on Seaworld Drive, surrounded by the Broadwater, Pacific Ocean and protected parkland, with prices starting from around $3.5 million.

The boutique project will also have something few new Gold C​oast apartment developments can offer: its own private marina, with berths available to both residents and other boat owners.

Ignite has appointed local architecture firm Contreras Earl Architecture to design The Isles, which will take its cues from the site's waterfront setting. Its curved form has been inspired by the contours of oyster shells, with layered terraces and extensive glazing designed to maximise views across the Broadwater, ocean and surrounding parkland.

The apartments will have 2.7-metre ceilings, multipurpose rooms and expansive balconies designed as extensions of the internal living areas.

Julie Williamson has handled the interiors, specifying quartzite stone, custom brushed-brass tapware and V-ZUG appliances. The upper-level penthouses will extend to private rooftop terraces with built-in barbecues and panoramic coastal views.

One of the project's more unique design features will sit at its centre.

A 100 sqm open-roof garden atrium will rise through the building, bringing natural light into tropical rainforest landscaping that will form the green heart of The Isles.

Residents will also have access to a heated swimming pool overlooking the Broadwater, a gym, sauna and steam room, while a ground-floor café will open to the surrounding parkland.

Ignite Projects Director Josh Foote said opportunities to develop a site with the characteristics of The Isles were particularly rare on the Gold Coast.

“We get very few opportunities to create and deliver something new in a location like this, surrounded by water and parkland, with a marina on the doorstep and sitting right at the entrance to The Spit,” Foote said.

“Main Beach has always been one of the Gold C​oast’s most tightly held residential markets and The Spit takes that scarcity to another level.”

Ignite has even taken the unusual step of putting the project's sales display on the water, creating a floating display suite that allows prospective buyers to experience the location before construction begins.

“The location is so special that we wanted buyers to experience it first-hand, so we’ve created a floating sales display that puts them right on the water and in the heart of the setting,” Foote said.

“With only 28 residences, we’ve been able to create something very considered that makes the most of this extraordinary address.”

Contreras Earl Architecture Director Rafael Contreras said the transition from Main Beach into the more open landscape of The Spit became a key influence on the architecture.

“The southern gateway is where the urban character of the Gold C​oast begins to give way to the openness and natural landscape of The Spit, and we wanted The Isles to capture that transition,” Contreras said.

“The architecture takes its cues from the landscape and water around it. The sculpted form opens the residences to different views and creates unique outdoor spaces, while giving the building an identity that belongs to this location.”

The development will also extend beyond the boundaries of the apartment building.

Ignite will enhance more than 3,800 sqm of adjoining waterfront parkland and provide a new public boardwalk connection to The Spit as part of the broader redevelopment of the site.

The public realm works will include landscaped open space, retention of the existing Norfolk Pines and a naval-themed children's playground incorporating a replica RAN ship, along with improved pedestrian connections.

Elements recognising the site's naval history and the existing RAN memorial will also be retained.

“We have always seen The Isles as more than the building itself,” Foote said.

“This is a prominent gateway site and the opportunity is to create something that adds to the experience of The Spit for residents, visitors and the wider G​old Coast community.”

The Isles is being delivered in alignment with the Queensland Government's broader The Spit Master Plan, which is guiding the long-term transformation of the peninsula.

It adds another premium Gold ​Coast development to Ignite Projects' portfolio following The Monaco in Main Beach and Cabana at Palm Beach.

Construction is expected to commence in early 2027, with completion targeted for late 2028.
