Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Most of the new apartment developments in the Southern Gold Coast's sought-after pocket of Palm Beach have been beachfront or beachside luxury.

The latest plans, by a private Melbourne-based developer, will likely offer something a little more pricepointed than what's currently on the market.

Still catering for the owner-occupier with the majority of three-bed apartments, the project, dubbed Tarni due to its location at 1 Tarni Avenue, sits on the western and non-beachside side of the Gold Coast Highway. The 792 sqm site, on the corner of Tarni Avenue and Twenty Eighth Avenue, is nearer to Tallebudgera Creek.

ByCulprit has pulled together the designs for the eight-level building, suggesting the creek, ocean coastlines and coves were the inspiration to create the architectural facade.

They said their design thinking was to "create an organic, jagged base with crushed rocks with soft off-white planes floating above wrapping down to mimic the ocean waves and its sculpted ability."

They "pinched" the building to create view corridors from each corner of the building while also creating "coves", private, protected balconies that can take in the views and create shade.

The new project will opposite The Tally, the recently completed 45-apartment building by MVGS Properties at 14-18 Twenty Eighth Avenue.

Palm Beach has been the most popular spot on the Gold Coast since the pandemic. Off the plan apartment developments flew off the shelves, and there wasn't enough stock to keep up with demand.

Now the focus is mainly on the beach, where the likes of <a href="/news/qld/mosaic-secures-beachfront-palm-beach-site-for-latest-luxury-apartment-development">Mosaic</a>&nbsp;and&nbsp;<a href="/news/qld/first-look-exclusive-ignite-projects-line-up-next-luxury-palm-beach-apartment-development">Ignite Projects</a>&nbsp;and <a href="/news/qld/5point-doubledown-in-palm-beach-with-15-6-million-beachfront-acquisition">5Point</a>&nbsp;recently secured sites. Marquee has launched <a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Belle Palm Beach</a>, earlier this year and <a href="/news/qld/marquee-net-100-million-in-sales-at-la-belle-palm-beach-apartment-development">secured $100 million in sales</a> within the first few weeks of launching, making it the city’s fastest-selling project of 2024.

So far sales prices have ranged from $2.5 million to $7 million.

First look: More Palm Beach apartments planned

The value of units in Melbourne continued to outstrip the growth of the house market in the Victoria capital in May.

CoreLogic's Monthly Hedonic Index found unit values (which incorporates apartments and townhouses), rose 0.3 per cent, compared to flat house market.

Melbourne's median unit value is now pegged at $614,000 after rolling quarterly growth of 0.3 per cent, while the house market has dipped -0.5 per cent over the same period

Perth builder developer, Willing Property, is bringing a touch of New York to the Perth suburb of Mount Lawley with the launch of their latest off the plan apartment development, West Residences.

<a href="/developers/willing-property">Willing Property</a> called in local architecture firm <a href="/architects/klopper-davis-architects">Klopper &amp; Davis</a> to design a building that takes inspiration from the Big Apple's famous Flatiron building, a building which has stood in the heart of Manhattan since 1902.

There will be just 29 two and three-bedroom apartments on offer in the eight-level <a href="/new-apartments/west-residences-mount-lawley-141-west-parade-mount-lawley">West Residences</a> on the corner of West Parade and Aria Lane, near Forrest Park and a short walk to <a href="/developments/mount-lawley-wa-6050">Mount Lawley</a> Station. The apartments will sit above a ground-floor cafe, and will sit in landscaping by&nbsp;<a href="/landscape-architect/capa-studio">CAPA</a>.

Each apartment features high ceilings, solar access, and efficient ventilation to offer spacious and comfortable living. They are designed with&nbsp;custom kitchens and bathrooms, incorporating designer lighting and Miele appliances.

Buyers will have the option of two different colour schemes. The Steam colour scheme features refined details of copper, black and brushed nickel, complemented by warm and pared back touches of timber, while the Patina scheme offers residents a more bold and lively approach, with sophisticated hues of deep greens contrasting with vivid whites, glimmering Inca gold, and an array of mixed metals.

Residents will benefit from several amenities, including access to an Orangerie, which can be used for dining or yoga.&nbsp; The building also provides private, secure storerooms and bicycle storage. Common areas are powered by solar energy, reflecting Willing's commitment to sustainability.

Willing Property was founded by Tim Willing in 2012, but the Willing family name has been synonymous with Perth development since the late 1960s.

Willing Property to bring New York to Mt Lawley with West Residences apartments

Melbourne property developer MunCorp has officially commenced construction on its new Blackburn Quarter townhouse development.&nbsp;

Half of the townhouses were already sold, primarily to local buyers, following the project's launch.

Upon completion, <a href="/new-apartments/blackburn-vic-3130">Blackburn Quarter</a> will comprise 39 townhouses, available in both three and four-bedroom configurations.

MunCorp has partnered with <a href="/architects/cera-stribley-architects">Cera Stribley</a> who have crafted the interiors. Inspiration to create a harmonious balance of functionality and contemporary aesthetics came from Blackburn's verdant surrounds.

OSK Property has appointed construction company Multiplex to deliver the next stage of their $3 billion Southbank precinct, Melbourne Square.

Multiplex,&nbsp;which also built the first two towers in Stage 1 of <a href="/buildings/melbourne-square-93-119-kavanagh-street-southbank">Melbourne Square</a>,&nbsp;broke ground on <a href="/new-apartments/blvd-at-melbourne-square-19-hoff-boulevard-southbank">BLVD</a>&nbsp;this week and&nbsp;will now commence construction of the 74-level tower. They're expecting to complete the building in Q1 2028.

The milestone comes just nine months after BLVD’s official launch in October 2023.&nbsp;

Having achieved over 50 per cent of sales, construction commencing at BLVD marks another significant moment for Melbourne Square which has already enhanced the Southbank precinct with publicly accessible amenities like a 3,745 sqm park, full-line Woolworths supermarket, an early learning centre and a growing range of retail destinations.

The development Abedian family has continued to bulk out its new apartment pipeline under its new private development company, Arium.

Having filed for a striking new building on the Greenmount Beach Hotel site in Coolangatta, and more recently securing two adjoining sites on Mary Avenue in Broadbeach, family patriarch Soheil Abedian has emerged as the buyer of a 516 sqm site at <a href="/new-apartments/11-anne-avenue-broadbeach">11 Anne Avenue</a>.

The site was bought from the Brisbane-based Di Carlo Property Group, who had approval for a luxury 17-level tower they were calling Lusso, Italian for skyhome.

The tower, designed by HAL Architects, was to have 15 full-floor apartments with four bedrooms and over 200 sqm internally.

It was only last month that Urban reported the Abedian's purchase of two adjoining sites on Mary Avenue.

They bought an amalgamated 1,518 sqm site at 14-18 Mary Avenue from Leo Sarris' Bassar Group who were planning a luxury tower Eternity. They then secured the 600 sqm next door at 20 Mary Avenue from Melbourne-based developer <a href="/developers/little-projects-co">Little Projects</a> who had two different towers launched over the last few years before scrapping the project.

The site, now over 2,100 sqm, faces the&nbsp;<a href="/new-apartments/broadbeach-qld-4218">Broadbeach</a>&nbsp;State School and will offer protected viewlines to the ocean.

Sahba Abedian, son of Soheil Abedian who founded Sunland back in 1983, announced the family back in the development scene in May 2023 when they filed plans for a new luxury project on the Greenmount Beach Hotel site, a site that was bought from Sunland for over $42 million through an onmarket campaign.

They had planned for a&nbsp;<a href="/news/qld/first-look-abedian-familys-plans-for-coolangattas-greenmount-beach-hotel-site-revealed">spaceship-looking tower by Contreras Earl Architecture</a>&nbsp;that would have had 54 apartments across 16 levels. However, in March they sought to change up the design, instead opting to create a two buildings on the sprawling 7,071 sqm block which will have 63 apartments.

<a href="/developers/arium">Arium</a> is only using two of the three sites as part of the Coolangatta development. They advise a 2,934 sqm portion on the corner of Eden Avenue and Hill Street will be used for stage two of the project.

The Abedian family shut up shop of Sunland Group in 2022, shedding its assets and finishing its final tower, the luxury Mermaid Beach tower 272 Hedges Avenue.

Sunland was behind some of the Gold Coast's most well-known buildings, including Palazzo Versace and Q1.

When telling shareholders Sunland was exiting the development game, the Abedian family always said they would run a private development company.
