For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Commercial property group FiveX is doubling down on its move into the residential space.

The group, founded by Joshua and Marko Berger more than five decades ago, has followed up its plans for a 39-storey tower on North Sydney's Alfred Street with a proposed 61-storey tower in Chatswood.

The new tower at <a href="https://www.apartments.com.au/new-apartments/815-pacific-highway-chatswood-nsw-2067">815 Pacific Highway</a>, which would be one of the tallest proposed in Chatswood in recent years, will comprise 490 apartments, 76 of which will be dedicated affordable housing and managed by Evolve Housing for a minimum of 15 years.

The project will replace the long-standing Panorama Building, originally known as the BMA Tower, a 14-storey office building completed in 1972 and designed by Hungarian-born architect Hugo Stossel. At the time of its completion, the building was the tallest structure in Chatswood and became a local landmark due to its distinctive curved form and external glass lift.

fjcstudio is behind the designs. Its Architectural Design Report argues the ageing commercial building no longer reflects Chatswood's role as one of Sydney's key strategic centres and that the site is ideally positioned to support significantly higher residential density.

"The site is located at the heart of Chatswood, within the TOD accelerated rezoning area that supports higher density development around the new Metro station," the report states.

"The site's role within a walkable 400-metre radius catchment is where housing, employment, retail and community uses are encouraged to cluster in support of transit-oriented living."

The proposal has undergone two rounds of review by the NSW State Design Review Panel, with the design evolving through an extensive assessment process focused on design excellence, public realm outcomes, residential amenity and the integration of affordable housing.

fjcstudio says the residential component provides a diverse mix of apartment typologies, supporting a broad demographic and contributing to housing supply in a highly accessible location close to major transport, employment and retail infrastructure.

The application follows FiveX's plans for a 39-storey tower at <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">275 Alfred Street</a>, which it <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">submitted through the same NSW Government pathway</a> in December. That's for 184 apartments.

Recent activity in Chatswood includes Hyecorp launching its Archer Street project, Celine, and Develotek securing approval for a 34-storey tower.

Bridgewell Capital and SLD Development seem to be bullish on the Killara apartment market, filing plans for a second new development next to the Killara Golf Club.

The new plans are for 79 apartments across an amalgamated 4,989 sqm site on Buckingham Road.&nbsp;The project has been designed by BKA Architecture and is being assessed under the NSW Government's Low and Mid-Rise Housing and Infill Affordable Housing reforms. It is just 300 metres from&nbsp;Killara train station.

The majority of the apartments are three-bedrooms (46), with 23 two-bedroom apartments, seven one-beds, and three four-bedroom apartments. 17 of the apartments&nbsp;are proposed as affordable housing, representing 15 per cent of the project's gross floor area, allowing the development to access additional floor space and height incentives available under the NSW Housing SEPP.

There will be 131 resident and visitor car spaces, and more than&nbsp;1,450 sqm of communal open space. Landscaped areas would account for approximately 45 per cent of the site.

The site currently contains three detached dwellings and occupies a prominent position on the eastern side of Buckingham Road, with frontage to an area that has already begun transitioning towards higher-density housing. Existing apartment buildings of up to six storeys surround the site, while the Killara Golf Club forms its southern boundary.

The application has been lodged as a State Significant Development due to the affordable housing component and the scale of the project.

According to the design report, the proposal has been shaped by the area's evolving planning framework, which is encouraging greater housing density around transport infrastructure.

"The site sits along a growth area anticipated to undergo transformation in line with broader trends across New South Wales, driven by the implementation of the Low and Mid-Rise and Transport-Oriented Development State Housing Policies," the report states.

"Being within 800 metres walking distance to Killara Train Station, the project seeks to provide high-quality apartments designed for various family sizes, located in a vibrant landscaped setting."

The Upper North Shore suburb has become one of the most closely watched testing grounds for the NSW Government's housing reforms. A number of developers have moved quickly to consolidate sites around railway stations across suburbs including Killara, Lindfield, Gordon and Roseville, where the new planning settings are creating opportunities for apartment developments that would previously have been difficult to achieve.

The likes of Aqualand, Hyecorp, Holdmark and Vermont Property Group have projects in the region.

Bridgewell has several developments in the pipeline. Last September they submitted plans for <a href="https://www.apartments.com.au/news/nsw/bridgewell-capital-seeks-55-apartment-project-in-killara">55 new apartments</a> at&nbsp;23-25 Lorne Avenue in Killara, just the other side of Regimental Park from their new project. In May they filed for <a href="https://www.apartments.com.au/news/nsw/first-look-bridgewell-plots-120-apartments-and-childcare-centre-in-maroubra-town-centre">120 apartments in Maroubra</a>.

First look: Bridgewell, SLD Development double down on Killara Golf Club

Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

Around 1,300 new homes earmarked for Nowra and Kiama as NSW Government pushes housing supply

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Brisbane's affluent suburb of Kangaroo Point is going through a development boom.

The riverside suburb immediately south of the Story Bridge is having its time in the sun, with several developers creating varying levels of density in the area.

The latest application is for a 22-level building at 51 Darragh Street which will home 65 apartments. Like most apartments being offered in <a href="/new-apartments/kangaroo-point-qld-4169">Kangaroo Point</a>, they are targeted at the owner-occupier. There are 58 three-bedroom apartments proposed and seven four-beds.

The apartment sizes on offer will be generous. Internally, the three-bedders start from 129 sqm, with a further 26 sqm balcony. The largest apartments span 239 sqm internally and have balconies as large as 67 sqm.

Ground level facilities include two tennis courts (one covered), a 25-metre lap pool, and shady lawns surrounded by deep planting areas and the retention of established hedges on the eastern and southern frontages.&nbsp;

These amenities are intended for both the development's residents and those living in the Dockside precinct.

A public through-site link will be provided via a stair and lift to access the tennis court and gym and a pergola designed to block views to the dock from the adjacent building.

First look: Kangaroo Point apartment boom continues with new 22-level tower plans

Hampton's Service Street offers everything that attracts home owners to Melbourne's Bayside.

The tree-lined street sits in a quiet pocket of Hampton, connected to the heart of Hampton where there's the station, shops, and most importantly, the beach.&nbsp;

There's been no new apartment developments on Service Street in decades. Local developer <a href="/developers/noetic-places">Noetic Places</a> identified the 860 metre street as where they wanted to craft something similar to Reunion Place which they developed on the nearby Linacre Road.

Noetic Places, led by Stephen Barrow Yu, worked diligently with local community groups and council to produce something the neighbourhood could be proud of, and something that would have a positive impact on the area.

The recently launched apartment development, Noetic Place, has been designed by <a href="/architects/fk-australia">Fender Katsalidis</a>&nbsp;to feature a stepped facade that is designed to offer privacy from neighbouring properties while blending seamlessly with the street's layout.&nbsp;

Noetic Place is located on a 3,662 sqm site toward the western end of Service Street, just 400 metres to the intersection of Service Street and Hampton Street which serves the focal point of the suburb.

Deicorp has launched its first apartment project in Rhodes, as the prominent developer continues to expand its footprint Sydney-wide.

Deicorp launch latest Sydney apartment development, Marquet & Mary in Rhodes

Bayside specialists&nbsp;<a href="/developers/lowe-living">Lowe Living</a>&nbsp;is continuing to pad out its new apartment pipeline.

Lowe Living, led by Tim and Emma Lowe, has filed $17 million plans to the Bayside Council for a new Cera Stribley designed development on a 2,730 sqm block at <a href="/new-apartments/31-35-alicia-street-hampton-east">31-35 Alicia Street</a> in <a href="/developments/hampton-east-vic-3188">Hampton East</a>, near Linacre Private Hospital and closer to the sand at Sandringham than Hampton.

The development will home 32 two and three-bedroom apartments and is the latest in a long line of Bayside projects for the Sandringham-based developer.

They're is currently selling two other Hampton developments,&nbsp;<a href="/buildings/oceano-hampton-by-lowe-living-9-ocean-street-hampton">Oceano on Ocean Street</a>&nbsp;and&nbsp;Hampton Hill on <a href="/buildings/hampton-hill-by-lowe-living">Hampton Street</a>, while they have other active developments in <a href="/developments/sandringham-vic-3191">Sandringham</a>, <a href="/developments/south-melbourne-vic-3205">South Melbourne</a>, <a href="/developments/parkdale-vic-3195">Parkdale</a> and <a href="/developments/armadale-vic-3143">Armadale</a>.

Always targeting the owner-occupier, typically the downsizer, the new plans are for a three-level building which presents as a two-level podium with a recessed third level to Alicia Street.

<a href="/architects/cera-stribley-architects">Cera Stribley</a> said in the documents submitted to council that their architectural vision is a contemporary reinterpretation of the Californian bungalow, a typology that is a hallmark of Hampton's heritage.

"By borrowing, abstracting and reinterpreting elements of this quintessential style - such as strong datum lines, articulated columns, exposed structures, and roof tiles - out design achieves a balance between modernity and familiarity," Cera Stribley noted in their Architectural Design Statement.

"This approach ensures that the development is not only visually appealing but also contextually sensitive, resonating with Hampton's existing architectural landscape."

There will be 14 two-bed apartments and 18 three-bed apartments on offer, serviced by 61 parking spacesand 10 bicycle spaces.

The upper level of the building is characterised by exposed structural elements, fenestrations, and large balconies to enhance the depth of the façade, contributing to a balanced and subtle architectural expression.

The podium level is designed with inspiration from the Californian bungalow architectural style, featuring brick materiality to evoke warmth while the modern interpretations of articulated columns create a rhythmic street presence.

A communal lounge and external terrace will be located near the building's entry.

First look: Lowe Living's latest Hampton apartment development revealed

Joint venture partners Deicorp and PAYCE have launched the first collection of apartments in their $700 million Melrose Park development.

<a href="/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Central</a>&nbsp;will form part of the 30 hectare&nbsp;Melrose Park North Urbal Renewal Project&nbsp;near the Parramatta River and will deliver just under 500 one, two and three-bedroom apartments starting from $650,000.

The six buildings designed by <a href="/architects/turner-studio">Turner Studio</a> will sit above a five-level podium that will home a 30,000 sqm shopping centre anchored by a Coles supermarket and supported by several speciality stores, health and wellness facilities, and retail and hospitality venues.

One of the biggest drawcards to Melrose Central will be how connected it is to Greater Sydney. It will have its own station as part of the Parramatta Light Rail Link which will be two stops to Wentworth Point, near its ferry terminal, six stops to Sydney Olympic Park, and nine stops to Parramatta.

The development will incorporate private communal spaces and reinforce key site links established in the masterplan, dividing the large site into smaller, walkable building footprints.

The project will feature four distinct quadrants, each with its unique colour palette, materials, and place-making elements to emphasise the identity of the corner buildings.

Stage one will see the five-level podium constructed, as well as three of the buildings. They will rise six, 15, and 24 levels, with the same heights planned for the other three buildings.

Early site works kicked off on site back in February. Deicorp is expecting Melrose Central to be complete by 2027. There will be around 6,000 apartments in the broader Melrose Park precinct.

<a href="/developers/deicorp">Deicorp</a>, founded in 1999 by&nbsp;Fouad Deiri, is currently building&nbsp;4,400 new apartments across 11 projects in Greater Sydney.

First opportunity to buy Melrose Central apartments in Melrose Park

Melbourne's stalling property market has to be nearing the bottom.

Recent data published in the Australian Financial Review from property data analytics firm CoreLogic showed the&nbsp;Melbourne median dwelling value is currently 33.1 per cent below the median dwelling value in Sydney. Historically, on average, that gap has been 19.7 per cent.

It's the same story with Brisbane, where values in the Queensland capital are 8.8 per cent higher than in Melbourne. Melbourne is usually 13.7 per cent above.

Considering the widened gap that bucks history, as well as the record low new housing approvals in Victoria, rising construction costs, and the expected surge in population due to migration, it's clear that Melbourne is poised for a prolonged period of growth.

The market won't turn around overnight, and the most recent data from CoreLogic shows a decline of -0.2 per cent in the unit market (apartments and townhouses) over July.

Those declines in the established market have likely come because of increased supply levels, CoreLogic's Research Director Tim Lawless notes, where supply is outstripping current demand.

That's not the case in the new apartment market however.&nbsp;The most recent building approvals data from the ABS showed Melbourne's 3,840 unit approvals in June were -14 per cent down from the month prior.

Over two million new dwellings are proposed to be built by 2051 across Metro Melbourne, almost double the number of existing dwellings currently in the metro area.

<h2>What happened in Melbourne’s off the plan apartment market in July</h2>

Referring back to the lack of supply in the new apartment market, there was only one notable project that moved into a registrations of interest phase.

That's the new Elsternwick development by the design-driven developer&nbsp;<a href="/developers/milieu-property" target="">Milieu</a>, who revealed what is arguably one of its most unique developmens it has produced since being founded 15 years ago.

Milieu has spent the last two years working alongside <a href="/architects/woods-bagot">Woods Bagot</a>, <a href="/landscape-architect/oculus">OCULUS</a> Broached Commissions and <a href="/architects/march-studio">March Studio</a> to create a garden-centric community they’re calling <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens by Milieu</a>.

The multi-building development, on the site of the former ABC Studios bordering Elsternwick's landmark Ripponlea Estate and gardens, has been designed to focus on nature and landscaping.

Residents will have direct private access to the heritage-listed gardens of the Ripponlea Estate, while its head gardener will tend to the landscaping of Elsternwick Gardens by Milieu on its completion.

There was increased sentiment in the market in <a href="/developments/glen-iris-vic-3146">Glen Iris</a> where&nbsp;Projects by Buxton Director Heath Thompson sold four apartments in the last few weeks at <a href="/buildings/galerie-glen-iris-1538-1540-high-street-glen-iris-vic-3146">GALERIE</a>&nbsp;which will no doubt encourage the market heading into the spring selling season.

Thompson said three of the four buyers went from enquiry to sale within a week.

"We [Melbourne] haven't had that sort of conversion timeline for what feels like a very long time," Thompson said.

GALERIE has sold predominantly to downsizers, but the recent purchasers presented a different demographic in the building that is expected to welcome buyers toward the end of the year.

Construction got underway at&nbsp;Abadeen's <a href="/new-apartments/malea-94-burke-road-malvern-east">Maléa</a>&nbsp;apartments in&nbsp;<a href="/developments/malvern-east-vic-3145">Malvern East</a>.

Brompton Construction, the multi-award winning Master Builders Victoria construction firm, has officially commenced construction on the seven luxury apartments on Central Park.

One of Melbourne's most notable developers, Piccolo, filed for its next development as it approaches sellout of its Fitzroy apartment development, A Piccolo House - Gore Street.

The project, currently referenced as&nbsp;<a href="/new-apartments/piccolo-house-barry-st-kew-barry-street-kew-18-barry-street-kew">A Piccolo House, Barry Street</a>, part of the Piccolo House collection that targets the high-end owner-occupier,&nbsp;will comprise 60 two, three and four-bedroom apartments.

Boutique developer Callex Group is also heading to Kew for its latest venture.

Callex is plotting a small development of just seven apartments on an already cleared 1,266 sqm site at 9 O’Shaughnessy Street, walking distance to Kew Junction, Glenferrie Road shopping precinct and Victoria Gardens.

CoreLogic's Monthly Hedonic Index showed a -0.2 per cent decline in the value of units (apartments and townhouses) across Melbourne over July, however there was a larger fall in house values (-0.5 per cent).

Designed by <a href="/architects/cottee-parker-architects">Cottee Parker Architects</a> and <a href="/architects/carr-design">Carr</a>, Teneriffe Banks is set amongst lush gardens and open spaces, connecting Skyring Terrace back to the Brisbane River via sprawling laneways, Helen Lane, Wool Lane and Brick Lane.&nbsp;

Perched along the Brisbane River, the Teneriffe Banks flagship buildings known collectively as The Interloom, are designed to connect the urban landscape with the waterfront. The Interloom South will be home to a collection of two, three and four-bedroom luxury apartments and penthouses with resort-style common amenities including dining rooms, rooftop pool and spa, and coworking spaces.&nbsp;

The Interloom North will be home to Brisbane’s first Kimpton Hotel, which will feature a 200-plus-seat signature restaurant and bar, spa with multiple treatment rooms, a fitness centre, large-scale multi-purpose meeting and event spaces, as well as an open-air Garden Terrace complete with infinity pool, and a rooftop bar with spectacular Brisbane city views.&nbsp;

The Ferry Building, adjacent to the iconic <a href="/developments/teneriffe-qld-4005">Teneriffe</a>&nbsp;Ferry Terminal, will feature expansive modernist homes with 3.6m ceiling heights, offering layouts that masterfully blend the neighbourhood character of the woolstores with modern craft.&nbsp;

Along Skyring Terrace, The Store Houses North and South will be home to modern warehouse residences known as The Woven Lofts, offering a contemporary interpretation of the iconic Teneriffe warehouse, inspired by the world’s best post-industrial homes.&nbsp;

Nestled above The Woven Lofts will sit the fifth collection of homes, The Store Houses, which kits onto both the north and south buildings along Skyring Terrace and captures the urban character and city form, inspired by the geometry of the masterplan with a selection of one, two and three-bedroom apartments, and a unique loft apartment masterfully designed to take advantage of both city and river views.&nbsp;

Kokoda Property unveils Teneriffe Banks, $1.5 billion Brisbane River precinct

Demand for new apartments on the Lower North Shore increased to their highest levels in over two years in the second quarter of 2024.

Data from <a href="https://industry.urban.com.au/data-insights">MatterFact</a>, <a href="/" target="">Apartments.com.au's</a>&nbsp;new data product, showed enquiry jumped 20 per cent between Q1 2024 to Q2 2024 across Lower North Shore suburbs, with the likes of <a href="/new-apartments/north-sydney-nsw">North Sydney</a>, <a href="/new-apartments/crows-nest-nsw-2065">Crows Nest</a>, <a href="/new-apartments/mosman-nsw-2088">Mosman</a> and <a href="/new-apartments/roseville-nsw-2069">Roseville</a> seeing the largest increases.

Enquiry hasn't been at this level since 2022.

Increased levels of enquiry were the most prevalent at the upper end of the market. While the most popular price point enquired on across the Lower North Shore in Q2 2024 was between $1.5 million to $2 million, the biggest increase in enquiry came in the $3.5 million to $4.5 million range.

Smaller, boutique apartment developments in some of the Lower North Shore's most affluent suburbs saw a lot of interest, while the ever-popular <a href="/buildings/aura-by-aqualand-north-sydney-168-walker-street-north-sydney-nsw-2060">AURA by Aqualand</a>, recently completed by Aqualand's inhouse construction arm on North Sydney's dress circle Walker Street, saw an increase in its luxury three-bedroom apartments toward the top of the Woods Bagot designed tower.

The suburb search on Apartments.com.au didn't throw up too many curveballs for the Lower North Shore compared to recent quarters.&nbsp; The most searched suburb for every quarter over the&nbsp;last 12 months has been <a href="/developments/chatswood-nsw-2067">Chatswood</a>,&nbsp;one of the northernmost suburbs in the Lower North Shore.

There are only a handful of new apartment developments in the market in Chatswood. Central Element's <a href="/new-apartments/ethos-15-ellis-street-753-pacific-highway-chatswood">Ethos Chatswood</a> launched in late 2022 and is on track to complete its construction by late 2025. Over 70 per cent of the 49 apartments have sold to date. Goldfields Group is developing <a href="/new-apartments/the-bryson-of-chatswood-871-877-pacific-highway-chatswood">The Bryson of Chatswood</a> nearby, 70 apartments across a 23-level tower.

The newest entry to the Chatswood new apartments market has been <a href="/new-apartments/hammond-greens-chatswood-5-9-gordon-avenue-chatswood">Hammond Greens</a>&nbsp;by Tian An, one of Australia’s oldest listed property developers. The FJC Studio designed tower offers 64 apartments across 27 levels on Gordon Avenue, next to the Chatswood Bowling Club.

The apartments will sit above&nbsp;1,476 sqm of retail and commercial space, aiming to offer a diverse hybrid work environment and communal spaces to foster connection with the local and broader community.

Chatswood buyers are expected to have more choice next year given the number of development applications filed last year following the amendment to the&nbsp;Chatswood CBD Planning and&nbsp;Urban Design Strategy&nbsp;2026. The amendment saw the CBD boundary expanded to the north which opened up the height limit to another area of the city.

Last year Bridgestone <a href="/news/nsw/bridgestone-file-for-two-tower-chatswood-apartment-project">filed for two towers with 95 apartments</a>, while VIMG <a href="/news/nsw/first-look-vimg-plot-two-tower-chatswood-apartment-development-nelson-place">wants to develop two towers</a> with over 190 apartments.

Busy developer <a href="/developers/billbergia">Billbergia</a> also proposed two new towers, their first development in the area. They're planning <a href="/news/nsw/billbergia-focus-on-hybrid-remote-working-at-new-chatswood-apartment-development">two slim 27-level towers with 251 apartments</a> atop a podium with retail, commercial showrooms and&nbsp;flexible SOHO style live/work offerings.

<a href="/developers/coronation-property">Coronation Property</a> is expecting to launch its Chatswood tower in 2025. That will have around <a href="/news/nsw/coronation-property-acquires-200-million-chatswood-development-site-expect-130-apartment-tower">114 apartments at 57-61 Archer Street</a>, in the centre of the suburb and across the road from key amenities including Westfield Chatswood and Chatswood Chase.

There's been noteworthy development applications filed in Q2 2024, pointing to further improved supply in the medium term.

<a href="/developers/cbus-property">Cbus</a> and Galileo <a href="/news/nsw/first-look-exclusive-cbus-and-galileo-revise-plans-for-new-north-sydney-apartment-development-east-walker-street">revised plans for their North Sydney apartment development</a> on Walker Street, just up the road from AURA by Aqualand.

Urban revealed in mid-2022&nbsp;<a href="/news/nsw/first-look-cbus-lodge-plans-for-striking-walker-street-apartment-tower-in-north-sydney">Cbus' original plans</a>&nbsp;for the new on a prime 3,950 sqm site across 173-179 Walker Street and 11-17 Hampden Street.

They've gone back to the drawing board and brought in&nbsp;<a href="/architects/rothelowman" target="">Rothelowman</a>&nbsp;to rejig the plans, add more levels, and reconfigure the apartment mix to have 258 apartments, over five per cent of which are reserved for affordable housing which now triggers increased height levels for new apartment developments.

Developer <a href="/developers/twt-property-group">TWT</a> is pushing forward with its multi-stage, 9,500 sqm masterplan <a href="/new-apartments/the-collective-crows-nest-23-35-atchison-st-crows-nest">The Collective</a>, on the fringe of Crows Nest. Soon to launch the first building of apartments, TWT <a href="/news/nsw/first-look-exclusive-twt-expand-1-billion-st-leonards-precinct">filed for a future stage</a>, two mixed-use buildings with 137 apartments above what will become a thriving commercial, retail and hospitality precinct.

Earlier this year&nbsp;<a href="/news/nsw/twt-appoint-westbourne-construction-to-build-first-stage-of-1-billion-st-leonards-masterplan-the-collective">TWT apppointed Westbourne Constructions</a>&nbsp;as the builder of the masterplan.

The inaugural phase of The Collective will introduce 93 residences with one to four-bedroom configurations. The low-density design has been created by Team2 Architects and will have interiors by DBI.

Integrated builder, architect and developer TQM is planning more apartments in Sydney's burgeoning southern suburbs.

They've sought to develop a 12-level building at 41-51 Duncan Street, Arncliffe, in between <a href="/developments/arncliffe-nsw-2205">Arncliffe</a> Station and Kogarah Golf Club. It will have 94 one, two and three-bedroom apartments. It will sit next to their recently completed development, <a href="/buildings/ventura-residences-arncliffe-2-kyle-street-arncliffe">Ventura Residences</a>.

There had been previous approval from Bayside Council for 60 apartments across a seven-level building before the upscale plans were recently submitted for the&nbsp;3,070 sqm site on the corner of Duncan Street and Kyle Street.

The $32 million project aims to address the demand for affordable housing, targeting very low to moderate-income households and providing adaptable living options for people with disabilities.&nbsp;

The development will offer 11 one-bedroom, 69 two-bedroom, and 14 three-bedroom apartments atop a three-level basement for 92 residential parking spaces, 19 visitor parking spaces, eight motorcycle spaces, and 114 bicycle spaces.

The Duncan Street development was designed by <a href="/architects/design-workshop-australia">Design Workshop Australia</a> to maximise solar access and minimise overshadowing, with units primarily facing north.&nbsp; The building layout also ensures adequate separation between structures for ventilation, daylight, and outlook.

The project will also include 1,161 sqm of communal open space and landscaping that will feature indigenous plants to integrate with the natural environment.

<a href="/developers/tqm-group">TQM</a>, founded in 1999 by Maroun Taouk, has an extensive pipeline of apartments, predominantly in South Sydney, but as far south as Wollongong and as far north as Gosford.

They're currently selling <a href="/new-apartments/fox-lane-rockdale-499-princes-highway-rockdale">Fox Lane in Rockdale</a>, <a href="/new-apartments/lotus-residence-hurstville-105-forest-road-hurstville">Lotus Hurstville</a>, and <a href="/new-apartments/the-grand-gosford-27-37-mann-street-gosford">The Grand Gosford</a>.

Developer Sarazin and tier-one construction firm Hutchinson Builders has signalled the start of construction of Woolloongabba's newest development, Murcia Residences.

Following tradition, Sarazin and Hutchies has officially turned the first earth at a sod-turning ceremony that has become a custom practice in the development industry.
