For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Commercial property group FiveX is doubling down on its move into the residential space.

The group, founded by Joshua and Marko Berger more than five decades ago, has followed up its plans for a 39-storey tower on North Sydney's Alfred Street with a proposed 61-storey tower in Chatswood.

The new tower at <a href="https://www.apartments.com.au/new-apartments/815-pacific-highway-chatswood-nsw-2067">815 Pacific Highway</a>, which would be one of the tallest proposed in Chatswood in recent years, will comprise 490 apartments, 76 of which will be dedicated affordable housing and managed by Evolve Housing for a minimum of 15 years.

The project will replace the long-standing Panorama Building, originally known as the BMA Tower, a 14-storey office building completed in 1972 and designed by Hungarian-born architect Hugo Stossel. At the time of its completion, the building was the tallest structure in Chatswood and became a local landmark due to its distinctive curved form and external glass lift.

fjcstudio is behind the designs. Its Architectural Design Report argues the ageing commercial building no longer reflects Chatswood's role as one of Sydney's key strategic centres and that the site is ideally positioned to support significantly higher residential density.

"The site is located at the heart of Chatswood, within the TOD accelerated rezoning area that supports higher density development around the new Metro station," the report states.

"The site's role within a walkable 400-metre radius catchment is where housing, employment, retail and community uses are encouraged to cluster in support of transit-oriented living."

The proposal has undergone two rounds of review by the NSW State Design Review Panel, with the design evolving through an extensive assessment process focused on design excellence, public realm outcomes, residential amenity and the integration of affordable housing.

fjcstudio says the residential component provides a diverse mix of apartment typologies, supporting a broad demographic and contributing to housing supply in a highly accessible location close to major transport, employment and retail infrastructure.

The application follows FiveX's plans for a 39-storey tower at <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">275 Alfred Street</a>, which it <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">submitted through the same NSW Government pathway</a> in December. That's for 184 apartments.

Recent activity in Chatswood includes Hyecorp launching its Archer Street project, Celine, and Develotek securing approval for a 34-storey tower.

Bridgewell Capital and SLD Development seem to be bullish on the Killara apartment market, filing plans for a second new development next to the Killara Golf Club.

The new plans are for 79 apartments across an amalgamated 4,989 sqm site on Buckingham Road.&nbsp;The project has been designed by BKA Architecture and is being assessed under the NSW Government's Low and Mid-Rise Housing and Infill Affordable Housing reforms. It is just 300 metres from&nbsp;Killara train station.

The majority of the apartments are three-bedrooms (46), with 23 two-bedroom apartments, seven one-beds, and three four-bedroom apartments. 17 of the apartments&nbsp;are proposed as affordable housing, representing 15 per cent of the project's gross floor area, allowing the development to access additional floor space and height incentives available under the NSW Housing SEPP.

There will be 131 resident and visitor car spaces, and more than&nbsp;1,450 sqm of communal open space. Landscaped areas would account for approximately 45 per cent of the site.

The site currently contains three detached dwellings and occupies a prominent position on the eastern side of Buckingham Road, with frontage to an area that has already begun transitioning towards higher-density housing. Existing apartment buildings of up to six storeys surround the site, while the Killara Golf Club forms its southern boundary.

The application has been lodged as a State Significant Development due to the affordable housing component and the scale of the project.

According to the design report, the proposal has been shaped by the area's evolving planning framework, which is encouraging greater housing density around transport infrastructure.

"The site sits along a growth area anticipated to undergo transformation in line with broader trends across New South Wales, driven by the implementation of the Low and Mid-Rise and Transport-Oriented Development State Housing Policies," the report states.

"Being within 800 metres walking distance to Killara Train Station, the project seeks to provide high-quality apartments designed for various family sizes, located in a vibrant landscaped setting."

The Upper North Shore suburb has become one of the most closely watched testing grounds for the NSW Government's housing reforms. A number of developers have moved quickly to consolidate sites around railway stations across suburbs including Killara, Lindfield, Gordon and Roseville, where the new planning settings are creating opportunities for apartment developments that would previously have been difficult to achieve.

The likes of Aqualand, Hyecorp, Holdmark and Vermont Property Group have projects in the region.

Bridgewell has several developments in the pipeline. Last September they submitted plans for <a href="https://www.apartments.com.au/news/nsw/bridgewell-capital-seeks-55-apartment-project-in-killara">55 new apartments</a> at&nbsp;23-25 Lorne Avenue in Killara, just the other side of Regimental Park from their new project. In May they filed for <a href="https://www.apartments.com.au/news/nsw/first-look-bridgewell-plots-120-apartments-and-childcare-centre-in-maroubra-town-centre">120 apartments in Maroubra</a>.

First look: Bridgewell, SLD Development double down on Killara Golf Club

Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

Around 1,300 new homes earmarked for Nowra and Kiama as NSW Government pushes housing supply

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The builder-developer model isn't new.

Some of Queensland's best developers have been vertically integrated builder-developer for decades.

The challenging construction environment on the Gold Coast, characterized by a substantial increase in apartment projects since COVID-19, along with limited labor resources and rising costs for materials and labor, has led some developers to adjust their strategies to incorporate construction as part of their core service.

The likes of <a href="/developers/morris-property-group">Morris Property Group</a>&nbsp;and <a href="/developers/mosaic-property-group">Mosaic Property Group</a> have had their own building arm for years. They've created the blueprint that a lot of developers on the Gold Coast are looking toward.

<a href="/developers/siera">Siera Group</a>, who made the move from Brisbane to the Gold Coast a few years ago, has for a long time had construction in-house when building luxury townhouse developments across Brisbane's inner ring. They've now decided to do the same at <a href="/new-apartments/tapestry-chevron-island-39-darrambal-street-chevron-island">Tapestry on Chevron Island</a>.

<a href="/developers/marquee">Marquee</a> Development Partners have brought construction in-house for <a href="/new-apartments/la-belle-palm-beach-332-the-esplanade-palm-beach">La Bella Palm Beach</a>, as have <a href="/developers/iris-capital">Iris Capital</a> for its $1 billion Broadbeach development <a href="/new-apartments/victoria-albert-broadbeach-20-albert-avenue-broadbeach">Victoria &amp; Albert</a> and Steer Developments for its <a href="/new-apartments/c-te-palm-beach-3-thirteenth-avenue-palm-beach">COTE Palm Beach</a> project.

Antonio Mercuri, who heads up site amalgamation specialists GV Property Group, says a key point the team look for&nbsp;when selling a site is if the buyer (developer) has a genuine track record of finishing their projects.

“If you see a high or midrise under construction on the Gold Coast at the moment, chances are, they’re a builder-developer,” Mercuri says.

“It's been a trend in the past couple of years, and very much so in the past 12 months.

“There are so many builders collapsing in Queensland at the moment under that rising cost of construction, and that’s leaving limited competition in the market.&nbsp;It’s forcing a change and as a result, many developers have started building themselves. They’re the ones delivering on these projects - it’s no coincidence."

Mercuri says if someone is looking to buy off the plan, they should do&nbsp;their homework and check if they’re either a builder developer, or in the least, have a builder who they’ve worked alongside in the past.

“It’s devastating for a buyer who’s handed over a hard earned deposit, only to be told their apartment simply isn't being built.

“Ideally, the project goes up and their unit appreciates in value but that’s not always the case.”

The growing trend of the builder-developer, and why it impacts the Gold Coast off the plan apartment market more than most

Eddy Haddad's&nbsp;<a href="/developers/level-33">Level 33</a>, arguably one of the biggest developers in Wollongong, is joining forces with the community affordable housing City West Housing to bring a much-needed influx of apartments to the growing coastal city.

The joint venture means there will be an affordable housing component that will be managed by&nbsp;City West Housing, a registered Community Housing Provider. Of the 906 apartments that have been proposed in the State Significant development application, around 220 will be affordable.

The leaves nearly 700 apartments that will hit the traditional off the plan apartment market in the coming years, pending NSW Government approval.

The 30,130 sqm site&nbsp;at the <a href="/new-apartments/60-74-flinders-street-wollongong">intersection of Gipps and Flinders Streets</a>&nbsp;is currently occupied by an old Bunnings Warehouse which ceased trading at the start of 2023, as well as extensive car parking space and a small brick building.

The apartments, will be spread across five mixed-use buildings, ranging in height from seven to 13 levels.

The ground floor of the buildings will be&nbsp;dedicated to business and retail spaces, takeaway food premises, specialised retail, and a gallery. The proposal also includes two levels of basement parking, with vehicle access from Throsby Drive and Gipps Street.

The project will be constructed in stages, beginning with Buildings 4 and 5, the latter of which will house the affordable apartments.&nbsp;

The plans have been drawn up&nbsp;<a href="/tag/dko-architecture">DKO</a>&nbsp;Architecture with a vision that emphasises a connection to the natural surroundings, particularly Mount Kiera.&nbsp;

A plaza with a viewing deck to Mount Kiera has been proposed as part of the wider development. That will include fitness stations, a central lawn, public art installations, a suspending walk viewing deck, and a bushtucker native garden.

The design that has been submitted to the NSW State Significant Register has been revised following feedback from the State Design Review Panel.

The Scoping Report by Sutherland &amp; Associates Planning says the proposal is a "high-quality, transit-orientated development that will provide both housing choice in a location that enjoys exceptional access to the Wollongong Commercial Centre and other amenities within the City of Wollongong."

Level 33 <a href="/news/nsw/launch-alert-level-33-launch-wollongong-apartment-development-easterly">recently revealed</a> its latest Wollongong apartment development, <a href="/new-apartments/easterly-wollongong-13-crown-street-wollongong">Easterly Wollongong</a>, on one of the best sites in area opposite WIN Stadium.

They're also preparing to launch their <a href="/new-apartments/19-21-bourrool-street-kiama">first apartment development in Kiama</a>.

The proposal is a "high-quality, transit-orientated development that will provide both housing choice in a location that enjoys exceptional access to the Wollongong Commercial Centre and other amenities within the City of Wollongong."

The unit market in Sydney, both established and new, is ramping up.

CoreLogic's Monthly Hedonic Index shows another 0.4 per cent gain in the value of units across July, compared to 0.2 per cent in the house market. It's the fourth consecutive month units have outperformed houses according to CoreLogic's Index.

While only modest growth compared to the likes of Brisbane (+1.9 per cent) and Perth (+2.1 per cent), Sydney's unit market continues to show resilience despite being the most expensive capital city in an environment of heightened interest rates.

The Sydney unit median is now $852,000, more than $200,000 more than the next capital (Brisbane, $638,000).

Sydney's new and off the plan apartment market hasn't taken a break in winter either.

There's been record-breaking sales, new apartment developments launched to market, and several suburb-shaping development applications submitted to various councils across Greater Sydney in July.

<h2>What happened in Sydney’s off the plan apartment market in July</h2>

Winter did not hinder apartment sales in Sydney’s <a href="/developments/norwest-nsw-2153">Norwest</a>.

<a href="/developers/sekisui-house-australia">Sekisui House Australia</a> secured over $85 million in sales within a few hours of the new apartment release at its $1 billion masterplan The Orchards

<a href="/new-apartments/the-orchards-veue-parkside-norwest-15-19-spurway-drive-norwest-nsw-2153">Veue Parkside</a> features 156 apartments distributed across two buildings, each standing nine and 14 levels tall.

More than 80 sales came on the day, the majority being for the two-bedroom units.

Sales Manager David Lee said buyers came in large numbers to secure a carefully curated apartment in Veue Parkside, which he called "an architectural masterpiece."

July saw the record sale of an apartment in the Eurobodalla Shire.

The penthouse atop&nbsp;<a href="/new-apartments/kailani-batemans-bay-50-52-beach-road-batemans-bay">Kailani</a>, the only new apartment development in&nbsp;<a href="/developments/batemans-bay-nsw-2536">Batemans Bay</a>, sold for $2.75 million, a record for the whole region. The four-bedroom penthouse crowns the low-rise Beach Road building that is currently under construction by builder-developer <a href="/developers/kela-building-group">KELA Building Group</a>.

<a href="/project-marketer/mcgrath-projects">McGrath Projects</a> agent Adam Sparkes said the buyer was also a local and is intending on reconfiguring the large floorplan.

Princeton Financial Services launched its Rockdale development to the market in July.

<a href="/new-apartments/marque-rockdale-602-608-princes-highway-rockdale">Marque Rockdale</a>&nbsp;comprises 58 one, two, and three-bedroom designer apartments that are ideally located to take advantage of living on the coastal peninsula.

Marque will also be the first development in the area with <a href="/news/resilience-latent-defects-insurance">Resilience Latent Defects Insurance</a>, the first defect insurance in Australia that <a href="/news/what-is-latent-defects-insurance-and-is-it-bringing-confidence-to-the-off-the-plan-apartment-market">covers the cost of structural defects</a> for 10 years post-completion of the building.

July also saw the topping out of the second stage of&nbsp;<a href="/buildings/mason-main-merrylands-245-merrylands-road-merrylands-nsw-2160">Mason &amp; Main</a>&nbsp;in&nbsp;<a href="/developments/merrylands-nsw-2160">Merrylands</a>, the $700 million masterplanned precinct by&nbsp;<a href="/news/coronation-property-launches-its-first-release-in-merrylands-development-mason-main">Coronation Property</a>.

The celebration was marked with an event attended by Coronation Property's owner Joe Nahas, contract partners, suppliers, and executive staff.

Mason &amp; Main Stage Two consists of 415 build-to-sell apartments across two buildings, offering studio, one, two, and three-bedroom configurations.&nbsp;

There was plenty activity in the development application space across Greater Sydney in July, namely from&nbsp;<a href="/developers/deicorp">Deicorp</a>.

They first filed plans for <a href="/new-apartments/130-joynton-avenue-zetland">Joynton Square</a>, another community-style development in <a href="/new-apartments/zetland-nsw-2017">Zetland</a>. The mixed-use precinct at 130 Joynton Avenue, pegged at just over $300 million, will see 574 apartments delivered across nine buildings designed by&nbsp;<a href="/architects/fk-australia" target="">Fender Katsalidis</a>&nbsp;and&nbsp;<a href="/architects/candalepas-associates">Candalepas</a>&nbsp;Associates.

Deicorp then went again later in July, filing for just under 1,200 apartments in&nbsp;<a href="/developments/five-dock-nsw-2046">Five Dock</a>.

The apartments will be spread across six towers which will sit above a six to eight-level podium&nbsp;that will comprise commercial and retail spaces, including a full-line supermarket and an indoor recreation facility.

A competitive design process has already been held for the project. It invited four architectural firms to prepare a mixed-use development proposal, which was considered by a Jury of five members who unanimously decided that the <a href="/architects/turner-studio">Turner</a> scheme had the best potential to achieve design excellence.

There was a significant move just north of the bridge where joint venture partners&nbsp;<a href="/developers/cbus-property" target="">Cbus Property</a>&nbsp;and&nbsp;<a href="/developers/galileo-group" target="">Galileo Group</a>&nbsp;scaled up their plans for their prime 3,950 sqm Walker St site in North Sydney.

They've gone back to the drawing board and brought in Rothelowman to rejig the plans, add more levels, and reconfigure the apartment mix. They are now proposing 258 apartments.

Ali Mohammed's&nbsp;<a href="/developers/positive-investment-enterprise" target="">Positive Investment Enterprise</a> has filed plans for its rare three-lot amalgamation at 80-84 Drumalbyn Road, <a href="/developments/bellevue-hill-nsw-2023">Bellevue Hill</a>.

They're planning 26 two, three and four-bedroom apartments across a six-level building.

City Beat August 2024: Sydney's new apartment market secures record sales and city-shaping development plans

Diversified national property developer <a href="/developers/goldfields-group">Goldfields</a>&nbsp;is heading to Richmond for its latest residential development.

Goldfields, led by Marco Gattino and Lachlan Thompson, has a national portfolio of land, commercial, and residential developments in several states across Australia. It is planning a 12-level, mixed-use building with 125 residences above ground floor retail at&nbsp;9-15 Brighton Street, <a href="/developments/richmond-vic-3121">Richmond</a>. &nbsp;

Rob Granger, Goldfields General Manager – Built Form, said the new project, that has been designed by <a href="/architects/cera-stribley-architects">Cera Stribley</a>&nbsp;and will sit in landscaping by <a href="/landscape-architect/jack-merlo">Jack Merlo</a>, will bring another high-quality residential development to Richmond.

“Goldfields has a strong track record of delivery and we believe our experience in residential development and product marketing will be key to ensuring this project’s success,” Granger said.&nbsp;

In addition to the 125 apartments and townhouses, the building will feature ground floor and rooftop amenities as well as a three-level basement.

The strategically located site is zoned for mixed-use development and offers future residents a high-quality lifestyle through its proximity to the CBD, major tram and cycling routes, Richmond Train Station, the Barkly Gardens, the Melbourne Sports and &nbsp;Entertainment Precinct, and the iconic Chapel Street retail hub. &nbsp;

Subject to relevant approvals, construction will commence in mid-2025, with completion targeted for 2027.

The project, comprising one, two and three-bedroom apartments and townhouses, is expected to hit the market in early 2025.

Goldfields ready new $150 million mixed-use development in Richmond

The transformation of Fitzroy into one of Melbourne's coolest inner-city suburbs is set to continue with another visually appealing, sustainable apartment development on the cards.

Plans have been filed by well-known construction firm Cobild for a 10-level development at <a href="/new-apartments/johnston-napier-159-167-johnston-street-fitzroy">159-167 Johnston Street</a>. Cobild Director, Rotem Rotenberg, placed a caveat on the title of the three adjoining lots, totaling 1,978 sqm, on the corner of Johnston and Napier St last year. The site is currently home to three attached, single-level commercial buildings.

The busy Cera Stribley has been called on the design what's being dubbed Johnston &amp; Napier. The 57 owner-occupier focussed apartments, all two and three-bedrooms, have an average internal size of 132 sqm and have their own private terraces.

Cera Stribley said in its Design Report they were inspired by the influence landscape has on architecture.

"Inspired by the rich cultural and geographical context of Ngár-go, the “high ground” as recognised by the Wurundjeri Woi Wurrung people, our design intent is deeply rooted in the profound influence of the natural landscape, observing how cities organically evolve in response to their surroundings," CS noted.

"In embracing the notion of Higher Ground, we conceptualise the natural ground plane extending vertically throughout the site, unlocking vast opportunities for on-site amenity."

CS said communities flourish in natural spaces.

"Prioritizing landscape in our urban environments ensures greener futures, promotes environmental sustainability, biodiversity, and a healthier quality of life for communities living in them.&nbsp;A strong relationship between people and their environment fosters well-being, connection, and a shared commitment to preserving the beauty of the surroundings."

As well as the apartments, residents will have exclusive access to a private courtyard, garden, and resident lounge on level one with a communal kitchen and dining space, with accompanying landscaping by Florian Wild Landscape Architect. Also part of the development will be 639 sqm sqm of office space, three street-level retail spaces, and a "vibrant cafe".

"This multi-faceted approach ensures that the development not only enhances the residential experience but also contributes positively to the local community and urban fabric of Fitzroy," CS added.

There will be 28 two-bed apartments on offer and 29 three-beds, of which five are subpenthouses that will have 3.5 bathrooms and a second living area.

There is a push for the development to be sustainable.

"Every project is an opportunity to help accelerate Greater Melbourne’s transition towards becoming the world’s first Self Sufficient City," Cera Stribley noted.

"We are extremely excited about this opportunity to work together with City of Yarra to create an example to help future generations. We are not interested in doing less harm, it’s time for us to create a positive impact through the construction industry."

The aim is for there to be a 51 per cent reduction in energy usage and 15 per cent renewable energy generation, and a 25 per cent reduction in water usage.

Contour Consultants said in its Town Planning Report the proposal "embodies architectural and urban design excellence and will make a positive contribution to the appearance, amenity and safety of the public realm."

First look exclusive: Cobild plot Johnston St, Fitzroy new apartments

Rhodes has become a popular spot for some of Sydney's biggest developers.

The likes of Billbergia and Deicorp have taken to the peninsula suburb to develop some of its most architecturally striking skyscrapers.

However the latest plans, filed by a company linked to Joseph and Pierre Jacobs of Prolet Construction, are for something more boutique.

They're seeking to develop an eight-level building on a&nbsp;1854 sqm triangular site at 2-4 Denham St. It will have 34 apartments above three basement levels of parking for 34 cars and 68 bicycles.

There will be six one-bedroom apartments on offer, 18 two-beds, and 10 three-bed apartments.

Designed by <a href="/architects/pbd-architects">PBD Architects</a>, the Denham St development will incorporate a podium form to create a balanced, human-scale streetscape that aligns with the existing lower-scale development and the desired future character of the area.

The building's massing and façade details are designed to harmonise with the local character while responding to the sun, views, setbacks, and the site's context.&nbsp;

The design is characterised by using differently pigmented precast concrete and a curtain wall system, which are durable and hard-wearing materials to ensure the development's longevity and enhance its integration into the neighbourhood.

The apartments are designed to maximise the north-facing aspect, ensuring adequate daylight access during winter, with private open space balconies or terraces to further maximise cross-flow ventilation.

The developer has also collaborated with landscape architect <a href="/landscape-architect/site-image">SITE IMAGE</a> to integrate the building design with its natural surroundings, using a predominantly native planting palette to soften the building footprint and connect it with the existing local environment.

Strategically located, Denham St is conveniently within 210 metres from a proposed primary school site, 450 metres from a proposed ferry wharf, and 750 metres from the Rhodes train station.

First look: New Rhodes apartments pitched

Sydney-based Oracle Estates has submitted plans for a two-tower apartment project in Brisbane's Spring Hill.

The development at&nbsp;25 Fortescue Street will bring 252 apartments to the burgeoning&nbsp;<a href="/developments/spring-hill-qld-4000">Spring Hill</a>&nbsp;market. The development, at 25 Fortescue Street, will accommodate&nbsp;social and affordable housing.

Tower 1, dedicated to social housing, will rise 14 levels and include 115 apartments, with a mix of 74 one-bedroom, 39 two-bedroom, and two three-bedroom units.&nbsp;

Tower 2, focused on affordable housing, will reach 15 levels and contain 137 apartments, consisting of 24 studios, 73 one-bedroom, 38 two-bedroom, and two three-bedroom units.

The development will also feature 115 parking spaces distributed across two basement levels.

Designed by <a href="/architects/rothelowman">Rothelowman</a>, the architectural style of the development is described as a bold subtropical expression, characterised by order, rigour, and simplicity.

"The design seeks humility in its respect for the daily life of future residents. A clear focus on the way in which people will live within this place allows for an outcome that prioritises liveability, functionality, longevity and care; design enabling a simple way of life."

Symmetry and repetition in the building's plan and elevations contribute to a timeless aesthetic, while textured vertical panels and reflective glazing add to the building's visual appeal.

The development also includes a newly created laneway connecting Little Edward Street and Fortescue Street, serving as both a connective and communal space.

"The masterplan for the site seeks to create a sense of communal engagement. The newly created laneway acts as both a connective space but also a collective one."

This laneway will function as a lobby, play area, garden, work zone, and gathering space, fostering communal engagement and a sense of collective ownership among residents.

Commercial spaces along Little Edward Street,&nbsp;, likely cafes and restaurants, will enhance the street frontage.

Twin apartment towers pitched for Spring Hill

Since its completion two years ago, The Grand Residences in Eastlakes still stands as the newest apartment development in the gateway suburb to Sydney's East.

With the final apartments recently being released to the market, we went down to <a href="/buildings/the-grand-residences-eastlakes-16-evans-avenue-eastlakes">The Grand Residences</a> to talk to its residents and find out what it's like to live in the development.

The developer’s track record for delivering quality, the Eastern Suburbs gateway location of the project, and the price vs return proposition, are drawing the eye of investors, who have largely been out of the market in the last few years across the country.&nbsp;

We’ve crunched the numbers to see how The Grand Residences stacks up for investors.

<h2>Rental Return*</h2>

The Grand Residences is already home to a diverse mix of owner-occupiers and investors, the latter of whom have been afforded a rare opportunity to secure yields not often seen in the apartment market in Sydney, whether they bought off-the-plan in 2018, or are buying now.

Investors eyeing a one-bed apartment should see a tenant pay between $650 to $700 per week, which, on a purchase price of between $735,000 and $790,000, would bring a minimum gross yield of 4.6 per cent for an investor.

Within 14 days a tenant was secured at $950 per week, representing a 5.7 per cent gross yield based on the sale price.

<h2>How does depreciation work?&nbsp;</h2>

Depreciation of an investment apartment refers to the decrease in value of the property over time due to wear and tear and aging of the asset. This concept is important in accounting and taxation because it allows property owners to account for the gradual deterioration of their asset and claim tax deductions as a result.

In practical terms, depreciation recognises that buildings and structures used for income-producing purposes, such as rental apartments, lose value as they age and are used. The depreciation process allows owners to recover the cost of the property over its useful life through annual deductions on their tax returns. This deduction is typically calculated based on the initial purchase price of the property, excluding the cost of land, and spread out over a predetermined period.

From a financial standpoint, depreciation provides a way to offset taxable income generated by the rental property, thereby reducing the owner's overall tax liability. It's a non-cash expense, meaning the property owner doesn't actually spend money annually but rather reduces their taxable income by a calculated amount based on the property's depreciation schedule.

This accounting practice helps investors maintain cash flow while accounting for the long-term decline in the property's value.

<h2>Why The Grand Residences Eastlakes</h2>

The biggest two factors when property investors assess the viability of a new asset are yield and depreciation. The third factor is potential price growth, which is more difficult to forecast. That’s more often done on past performance, and based on both potential development uplift in the area, and a scarcity of stock. 
Eastlakes is a hidden gem that has preserved its charm over the past decade, with limited redevelopment. The Grand Residences Eastlakes stands out as a notable addition to the area, being one of the few new apartment buildings recently completed. The suburb offers a unique opportunity for future growth with ample potential for new developments.

There is also further redevelopment expected next door which will likely see the southern section of the old <a href="/developments/eastlakes-nsw-2018">Eastlakes</a> Shopping Centre transformed into a new mixed-use precinct. If that vision materialises, that will lift the value of The Grand Residences.

With the significant increase in construction costs since COVID-19, driven by material and labour costs, as well as the cost of land, the new apartments will have to be priced significantly higher than what The Grand Residences is currently being offered for.

The Grand Residences was completed in 2022 and won the prestigious Urban Taskforce Australia Development Excellence Award.&nbsp;
