For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Commercial property group FiveX is doubling down on its move into the residential space.

The group, founded by Joshua and Marko Berger more than five decades ago, has followed up its plans for a 39-storey tower on North Sydney's Alfred Street with a proposed 61-storey tower in Chatswood.

The new tower at <a href="https://www.apartments.com.au/new-apartments/815-pacific-highway-chatswood-nsw-2067">815 Pacific Highway</a>, which would be one of the tallest proposed in Chatswood in recent years, will comprise 490 apartments, 76 of which will be dedicated affordable housing and managed by Evolve Housing for a minimum of 15 years.

The project will replace the long-standing Panorama Building, originally known as the BMA Tower, a 14-storey office building completed in 1972 and designed by Hungarian-born architect Hugo Stossel. At the time of its completion, the building was the tallest structure in Chatswood and became a local landmark due to its distinctive curved form and external glass lift.

fjcstudio is behind the designs. Its Architectural Design Report argues the ageing commercial building no longer reflects Chatswood's role as one of Sydney's key strategic centres and that the site is ideally positioned to support significantly higher residential density.

"The site is located at the heart of Chatswood, within the TOD accelerated rezoning area that supports higher density development around the new Metro station," the report states.

"The site's role within a walkable 400-metre radius catchment is where housing, employment, retail and community uses are encouraged to cluster in support of transit-oriented living."

The proposal has undergone two rounds of review by the NSW State Design Review Panel, with the design evolving through an extensive assessment process focused on design excellence, public realm outcomes, residential amenity and the integration of affordable housing.

fjcstudio says the residential component provides a diverse mix of apartment typologies, supporting a broad demographic and contributing to housing supply in a highly accessible location close to major transport, employment and retail infrastructure.

The application follows FiveX's plans for a 39-storey tower at <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">275 Alfred Street</a>, which it <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">submitted through the same NSW Government pathway</a> in December. That's for 184 apartments.

Recent activity in Chatswood includes Hyecorp launching its Archer Street project, Celine, and Develotek securing approval for a 34-storey tower.

Bridgewell Capital and SLD Development seem to be bullish on the Killara apartment market, filing plans for a second new development next to the Killara Golf Club.

The new plans are for 79 apartments across an amalgamated 4,989 sqm site on Buckingham Road.&nbsp;The project has been designed by BKA Architecture and is being assessed under the NSW Government's Low and Mid-Rise Housing and Infill Affordable Housing reforms. It is just 300 metres from&nbsp;Killara train station.

The majority of the apartments are three-bedrooms (46), with 23 two-bedroom apartments, seven one-beds, and three four-bedroom apartments. 17 of the apartments&nbsp;are proposed as affordable housing, representing 15 per cent of the project's gross floor area, allowing the development to access additional floor space and height incentives available under the NSW Housing SEPP.

There will be 131 resident and visitor car spaces, and more than&nbsp;1,450 sqm of communal open space. Landscaped areas would account for approximately 45 per cent of the site.

The site currently contains three detached dwellings and occupies a prominent position on the eastern side of Buckingham Road, with frontage to an area that has already begun transitioning towards higher-density housing. Existing apartment buildings of up to six storeys surround the site, while the Killara Golf Club forms its southern boundary.

The application has been lodged as a State Significant Development due to the affordable housing component and the scale of the project.

According to the design report, the proposal has been shaped by the area's evolving planning framework, which is encouraging greater housing density around transport infrastructure.

"The site sits along a growth area anticipated to undergo transformation in line with broader trends across New South Wales, driven by the implementation of the Low and Mid-Rise and Transport-Oriented Development State Housing Policies," the report states.

"Being within 800 metres walking distance to Killara Train Station, the project seeks to provide high-quality apartments designed for various family sizes, located in a vibrant landscaped setting."

The Upper North Shore suburb has become one of the most closely watched testing grounds for the NSW Government's housing reforms. A number of developers have moved quickly to consolidate sites around railway stations across suburbs including Killara, Lindfield, Gordon and Roseville, where the new planning settings are creating opportunities for apartment developments that would previously have been difficult to achieve.

The likes of Aqualand, Hyecorp, Holdmark and Vermont Property Group have projects in the region.

Bridgewell has several developments in the pipeline. Last September they submitted plans for <a href="https://www.apartments.com.au/news/nsw/bridgewell-capital-seeks-55-apartment-project-in-killara">55 new apartments</a> at&nbsp;23-25 Lorne Avenue in Killara, just the other side of Regimental Park from their new project. In May they filed for <a href="https://www.apartments.com.au/news/nsw/first-look-bridgewell-plots-120-apartments-and-childcare-centre-in-maroubra-town-centre">120 apartments in Maroubra</a>.

First look: Bridgewell, SLD Development double down on Killara Golf Club

Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

Around 1,300 new homes earmarked for Nowra and Kiama as NSW Government pushes housing supply

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

As Sydney exits winter, the Eastern Suburbs new apartment market is starting to hot up once more.

Despite the chill setting in, enquiry across Australia's most affluent region remained strong.

Q1 2024 saw the highest level of enquiries for the Eastern Suburbs on Urban since 2022, surpassing the previous peak in Q4 2023, according to data from <a href="https://industry.urban.com.au/data-insights">MatterFact</a>, Apartments.com.au's new data product.

While demand cooled from the Q1 spike, Q2 2024 was comparable with Q4 2023, showing a prolonged increase in demand in the last three quarters in the Eastern Suburbs.

Demand in Q1 2024 was primarily driven by the upper end of the market. There were more enquiries for apartments between $2.5 million and $4 million than there were for apartments priced under $2.5 million.

Q2 saw a shift back to affordability, with the final release of apartments at Crown Group's <a href="/developments/eastlakes-nsw-2018">Eastlakes</a> apartment development, <a href="/buildings/the-grand-residences-eastlakes-16-evans-avenue-eastlakes">The Grand Residences</a>. The two-bedroom apartments in The Grand Residences are selling for well below $1 million.

Due to a shareholder dispute, Crown Group was placed into provisional liquidation in August 2023. The apartments are now being released to the market in an ordinary wind-down of the Group. &nbsp;

The first stage of the project, above a vibrant precinct with 15 retailers, features Crown Group’s signature high-end amenity that includes a 25-metre heated pool, gym, landscaped gardens, BBQ facilities, and rooftop deck with panoramic views.

<a href="/developments/bondi-junction-nsw-2022">Bondi Junction</a> proved to be the most popular eastern suburb in Q2 2024. It was the most searched postcode on Urban in the three months to July, followed by <a href="/developments/rose-bay-nsw-2029">Rose Bay</a>, <a href="/developments/bellevue-hill-nsw-2023">Bellevue Hill</a> and <a href="/developments/maroubra-nsw-2035">Maroubra</a>.

<a href="/new-apartments/the-centennial-collection-east-sydney-2-nelson-street-bondi-junction">The Centennial Collection</a>, at the eastern end of Bondi Junction bordering Centennial Park, is the only&nbsp;new development in market in the area. The two adjoining 10-level buildings with 73 apartments feature two swimming pools, one on the roof and one winter pool, protected on the side of one building.

The Centennial Collection is on target to be completed by late 2025.

Its developer, Stargate, <a href="/news/nsw/first-look-exclusive-stargate-seek-new-oxford-st-bondi-junction-apartment-development">filed plans for another Bondi Junction site</a>&nbsp;recently, just 400 metres down the road from The Centennial Collection. They're proposing 111 apartments across a 15-level building designed by SJB at 362-384 Oxford Street, on the corner of Oxford and Newland Street.

There's been significant newsworthy activity across the Eastern Suburbs in Q2 2024, however the most significant was probably from Bondi Beach where the penthouse atop Hall &amp; Campbell at 124-126 Campbell Parade, developed by Allen Linz's Rebel Property and Eduard Litver's Capitel Group, <a href="/news/nsw/hall-campbell-sets-new-apartment-record-in-bondi-beach">sold for a record $105,000 per square metre</a>.

The $23 million, five-bedroom apartment sits atop the building that is currently under construction by Trescon.

The redevelopment of the&nbsp;<a href="/news/nsw/coogee-bay-hotel-redevelopment-gets-the-green-light-after-five-years-of-planning">Coogee Bay Hotel into a mixed-use development</a> with 58 new apartments above 11 new retail spaces was greenlit, while builder, developer, and architect powerhouse <a href="/developers/orosi">Orosi</a> sought to create <a href="/news/nsw/first-look-exclusive-orosi-plan-rose-bay-shoptop-on-key-gateway-site">one of the largest developments</a> Rose Bay has seen in decades.

What are new apartment buyers in Sydney's Eastern Suburbs looking for? MatterFact Insight

The Avidan family's DARE Property Group is taking its well-regarded Eastern Suburbs development ethos to Mosman, where they're planning on bringing in a new era of shoptop housing to the Lower North Shore's most affluent suburb.

Earlier this year <a href="/developers/dare-property-group">DARE</a> secured a prime&nbsp;1,286 sqm, triple site at&nbsp;696, 700 and 706 Military Road, in the heart of Mosman.

It is&nbsp;currently occupied by tired shoptop housing, which is set to make way for&nbsp;<a href="https://www.apartments.com.au/new-apartments/amara-mosman-696-706-military-road-mosman-nsw-2088">AMARA</a>, a fresh new building designed by DKO Architecture who says the proposal considers Mosman’s eclectic character, materiality and colour along Military Road and heritage surrounds.

"As&nbsp;Mosman evolves further to meet changing conditions, it is vital that its architecture and built fabric changes to preserve and improve on its identity, while responding to the needs of a new generation," DKO noted in the Design Outline submitted to the local council.

The plan is for 27 apartments above a revived street-level retail. There will be one, two and three-bedroom largescale apartments on offer.

The apartments wrap around a central courtyard which DKO says is a key feature for the project and a point of difference for the development's community.

"Open to the sky, this central courtyard is filled with natural daylight, allowing plants to thrive. Additionally, planters off each level’s residential lobby places nature at the doorsteps of individual homes. With common corridors open to the sky and landscape, a unique entry experience is crafted for residents."

David Avidan says Mosman is at a crucial point in the suburb's lifecycle.

"As consumers pivot away from shopping malls, the opportunity has never been greater to reinvigorate the local streetscape with European-style cafes, bars and desirable retail," Avidan said.

"DARE is committed to delivering a project that will meet the needs of the Mosman community, as well as compliment the existing village life by way of delivering spaces that will attract renowned retailers who would have previously overlooked the idyllic enclave” &nbsp;

DARE is committing to the NSW Government's push for affordable housing. Eight of the 27 apartments will be affordable housing.

"Providing diversity in housing for the Mosman community assists in creating a vibrant and inclusive neighbourhood," DKO noted.

DARE Property Group has predominantly operated in the luxury Eastern Suburbs market. They're currently developing <a href="/buildings/fontaine-vaucluse-63-new-south-head-road-vaucluse">Fontaine at Vaucluse</a>, just six luxury apartments, as well as <a href="/new-apartments/piper-2a-wunulla-road-point-piper">Piper</a>, 15 apartments on Point Piper's dress circle Wolseley Road in a joint venture with Fortis.

In mid-2023 DARE completed <a href="/new-apartments/kalypso-63-fletcher-street-tamarama">Kalypso</a> in Tamarama, where the $17 million penthouse sold for a record $96,500 per sqm.

"As consumers pivot away from shopping malls, the opportunity has never been greater to reinvigorate the local streetscape with European-style cafes, bars and desirable retail," David Avidan said.

First look exclusive: Established luxury developer Dare Property Group plants a flag in Mosman with AMARA

Billbergia, one of Sydney's most active developers, is continuing to assist in helping the NSW Government reach its ambitious goal of delivering 376,000 new dwellings, including approximately 15,800 social and affordable homes, by 2029.

<a href="/developers/billbergia">Billbergia</a> has lodged a State Significant Development Application for a mixed-use apartment development at a 1,537 sqm site in <a href="/developments/rhodes-nsw-2138">Rhodes</a>. They're seeking a 30 per cent height uplift, given the amount of affordable housing they're including in the tower.

The Design Excellence Scheme by Group GSA was for 37 levels, but Billbergia is seeking to add a further 11 levels given their commitment to 15 per cent affordable housing. The uplift takes the 117-metre permitted height to 152 metres.

The site at 9 Blaxland Road and 424 Concord, situated in the central area of Rhodes, has been identified as an important Strategic Centre in the Eastern City District Plan, with significant potential for creating additional jobs and homes.

Currently occupying the site is the Rhodes Business Centre, a four level commercial office building which Group GSA says "lacks active frontages at the ground level and engages with the surrounding public domain poorly."

The new development aims to capitalise on Rhodes' proximity to transport corridors, employment centres, and recreational facilities, making it suitable for affordable and market housing.

The 48-level mixed-use residential tower will home 319 apartments, with 15 per cent designated to affordable housing.&nbsp;

The apartment mix comprises 13 studios, 54 one-bedroom apartments, 129 two-beds, 114 three-beds, five four-bedroom, and four five-bedroom units, set above 1,333 sqm of retail and commercial spaces in the podium.

An architectural design competition held in April 2023 saw&nbsp;<a href="/architects/group-gsa">Group GSA</a>&nbsp;chosen to design the building which will sit in landscaping by&nbsp;Singapore-based landscape architects Salad Dressing.

"The landscape design has been embedded into the architecture of the proposed building, creating a ‘vertical forest’ and ‘community in the sky’," the documents submitted to NSW Major Projects planning portal.

"The vertical forest will soften the building and improve the visual amenity of the site."

There will be a green link between the ground floor and the public domain up to the rooftop canopy.

Communal spaces are also integrated into the design, with two areas of communal open space for residents.

The development will include 12 basement levels for 280 car parking spaces, 723 bicycle parking spaces, and 64 motorbike spaces.

New street trees will be planted in the public domain and along all road frontages, and a rooftop canopy will offer additional greenery.

The site's location is highly accessible, with an entry portal to the Rhodes Train Station immediately adjacent to Blaxland Road and nearby bus services on Concord Road.

The City of Gold Coast has approved the development application for the Sunlight Lifestyle Precinct, a new mixed-use development at the Gold Coast Turf Club.&nbsp;

The $370 million project, a collaboration between the Gold Coast Turf Club and Tony Fung's Aquis Australia, aims to transform the area into a dynamic precinct that complements the Turf Club and nearby Home of the Arts (HOTA).

The approval includes a preliminary approval with a variation request, ensuring the redevelopment occurs in an orderly fashion similar to a master plan.

The Sunlight Lifestyle Precinct project will span over seven years and encompass a range of residential, commercial, and recreational spaces.

The development will cover two hectares and feature eight buildings centred around a lively laneway.

Three high-rise towers will house most of the 582 apartments and 63 short-term accommodation suites.

Tower A and Tower B will also house the rooftop amenities like a swimming pool, outdoor dining area, sauna, spa, and an indoor function room.&nbsp;

Tower C, the tallest at 19 levels, will feature a two-level day club with a central pool, cabanas, day beds, pavilions, restaurant dining, bar space, a VIP lounge, and additional function space with a prep kitchen.

The remaining residential buildings will be low-rise, located away from the track, featuring ground-floor amenities along a sub-tropical boulevard.&nbsp;

<a href="/architects/woods-bagot">Woods Bagot</a>, the project’s designers, prioritised public spaces and emphasised the integration of indoor and outdoor spaces.

The boulevard, the main pedestrian and vehicular linkage, will be flanked with landscaping and public amenities, intended for flexible use, including street festivals and weekend markets.

The development will include two on-grade car parks and a basement car park, supporting the various buildings within the precinct.

The project also incorporates a multi-level rooftop hotel and function facility overlooking the racetrack.

Gold Coast Turf Club redevelopment given the all-clear

Sydney and Melbourne property developer, Time &amp; Place, has been given the green light for its first project on Sydney's Northern Beaches.

They'll be developing in <a href="/developments/manly-nsw-2095">Manly</a>&nbsp;where they've secured approval for Two Tides, a five-level, $100 million development with 24 apartments at <a href="/new-apartments/two-tides-manly-9-raglan-street-manly-nsw-2095">35-43 Belgrave Street</a>.

The Sydney developer, who will complete over 2,000 new apartments by the end of 2024, is adding a further 1,200 apartments to its ever-growing pipeline.

The apartments will sit above a six to eight-level podium that will comprise commercial and retail spaces, including a full-line supermarket and an indoor recreation facility.

A competitive design process has already been held for the project. It invited four architectural firms to prepare a mixed-use development proposal, which was considered by a Jury of five members who unanimously decided that the <a href="/architects/turner-studio">Turner</a> scheme had the best potential to achieve design excellence.

The masterplan also includes a basement parking with a tunnel connecting two parking lots beneath a proposed council road, and extensive public benefits, such as 2,290 sqm of public open space, new public roads, and pedestrian pathways.

The three-hectare site, incorporating 53-75 Queens Road and 129-153 Parramatta Road, a site which Deicorp picked up last year for a reported $260 million, is strategically located within 400 metres of regular bus services on Parramatta Road.

The site was part of the broader revitalisation of the Parramatta Road Corridor as outlined in the NSW Government's 2016 strategy which&nbsp;aims to enhance the 20-kilometre corridor with better amenities, improved transport, walkable neighbourhoods, and diverse housing options.

The development is part of a larger master plan by the City of Canada Bay Council, which envisions 2,500 homes by 2050.&nbsp;

The Five Dock project, dubbed <a href="/new-apartments/kings-bay-village-53-75-queens-road-five-dock">Kings Bay Village</a>, is also in proximity to the planned Burwood North and Five Dock metro stations, aligning with the Minns government's support for development near new transport hubs.

Deicorp lodge State Significant Development application for 1,200 apartments in Five Dock

A year after paying around $35 million for a large 8,475 sqm site in the heart of Kew, boutique Melbourne apartment developer Piccolo&nbsp;has revealed what it intends to do with it.

They've filed $50 million plans to the Boroondara Council for five three-level buildings at 18 Barry Street, a block near&nbsp;<a href="/developments/kew-vic-3101">Kew</a> Junction shopping village that is&nbsp;currently occupied by a former residential aged care facility.

There will be 60 two, three and four-bedroom apartments as part of&nbsp;<a href="/new-apartments/piccolo-house-barry-st-kew-barry-street-kew-18-barry-street-kew">A Piccolo House , Barry Street</a>, part of the Piccolo House collection that targets the high-end owner-occupier. Its most recent development, <a href="/new-apartments/a-piccolo-house-gore-st-fitzroy-385-gore-street-fitzroy">A Piccolo House, Gore Street</a> in <a href="/developments/fitzroy-vic-3065">Fitzroy</a>, secured a flurry of sales when it launched last year, quickly selling 70 per cent of the 49 apartments.

<a href="/developers/piccolo">Piccolo</a>, led by industry veteran Michael Piccolo, is once again teaming up with <a href="/architects/woods-bagot">Woods Bagot</a>, the architecture firm who has a string of proejcts with Piccolo. The developments end value is expected to be around $180 million.

The five buildings,&nbsp;in landscaping by ACRE, will comprise three levels of apartments, each with generous private outdoor spaces or balconies.&nbsp;

The buildings will be arranged around a central communal area. Buildings A and B will each have 10 apartments, Building C will home 12 apartments, while Buildings D and E will have 14 apartments a piece.

The buildings will sit above a basement with 133 parking spaces, additional visitor and staff parking, and 72 bicycle parking spaces.&nbsp;

Future residents will also have access to extensive communal spaces, like a north-facing central outdoor area, as well an amenities building dubbed 'The Meadow' that will feature communal entertaining areas, a wine cellar, and a landscaped rooftop.&nbsp;

There will also be health and fitness facilities, including a gym, yoga room, spa, and golf simulator. A guest studio, lobby, concierge, and staff offices will also be part of the development.

The planning assessment report prepared by&nbsp;Contour Consultants said, by definition pursuant to the provision of the GRZ4, the site is a "super sized lot".

"In response [to the Planning Policy Framework], the delivery of 60 high quality apartment dwellings contributes to the provision of a diverse housing type that will cater to a variety of households and families, on a large, under-utilised parcel of land and in an area with good access to transport, employment and a range of other services and facilities," the report noted.

It highlighted the State Government's "bold target" set in September 2023 to build 800,000 new homes by 2033 to address housing shortages and housing affordability.

"Larger sites such as the subject site which provide the opportunity for increased dwelling density, play a significant role in achieving the goals set out by the Victorian Government."

When securing the site in midway through 2023, Michael Piccolo highlighted the site's potential due to its&nbsp;tranquil setting.

"Its location, surrounded by the serenity of leafy streets and impressive vistas, combined with its scale, liveability, and character, ticks all the boxes for us," Piccolo said.

"This unique opportunity is a rare gem in the current market, where properties of such calibre are extremely scarce."&nbsp;

The development industry on the Gold Coast seems to be coming out of the other side of the construction that plagued the industry for the last several years.

Many developers have had to react in a way they had never been able to predict four years ago. The likes of <a href="/developers/iris-capital">Iris Capital</a>, <a href="/developers/siera">Siera Property Group</a> and <a href="/developers/andrews">Andrews Projects</a> have brought construction inhouse, mitigating the risk of appointing an external builder.

One developer caught up in the problematic build environment was <a href="/developers/steer-developments">Steer Developments</a>, who had been full throttle on <a href="/new-apartments/c-te-palm-beach-3-thirteenth-avenue-palm-beach">Côte Palm Beach</a>, a luxury development of 17 apartments a short walk from the sand, before the collapse of GCB Constructions.

Following a difficult period of 12 months trying to secure a builder and manage the expectations of those who had already purchased in the luxury building, Steer Developments Director Rob Steer decided to take matters into his own hands becoming the head contractor.

He teamed up with several building industry experts to create SunBuilt, a new construction company that will deliver the $55 million luxury development. SunBuilt will act as Steer Developments inhouse construction arm,&nbsp;eliminating the tedious search for a reliable builder.

SunBuilt founding partner Damien Todd told Urban that SunBuilt was founded out of a pressing need for transparency and reliability in the construction industry on the Gold Coast.

Steer had sold half of the apartments in Côte, on an 810 sqm site located at 3 Thirteenth Avenue, before construction paused.&nbsp;

The buyers, most from the start of 2023, have stuck with Steer and the team, resembling the demand for a sure product.

"The buyers understood the build environment and knew the quality of what we were putting forward. While it's taken a little longer to realise given the collapse of the previous builder we're now excited to announce basement works are well underway and delivering on our promise for our buyer."

Demolition of the old 1960s ‘Surfside Motel’ on the prime site is complete, and now SunBuilt is starting to work on the basement levels of the nine-level building that features with a striking sculpted facade by designed by DKO as well as luxury modern interiors by Plus Architecture.

Each apartment at Côte has three bedrooms, a multi-purpose room, three-and-a-half bathrooms, and two secure underground car spaces.

Housing affordability is always the hottest topic of conversation in the Sydney real estate market.

Recent research highlights the increasing difficulty for first home buyers to enter the Sydney property market, with projections indicating that housing will remain unaffordable until at least the 2030s.&nbsp;
