For the first time in a long time, Australia's inflation story is starting to look more like a landing than a fight.

The latest Consumer Price Index figures from the Australian Bureau of Statistics showed annual inflation eased to four per cent in May, down from 4.2 per cent in April. On the surface, that might not seem like a major move. Inflation remains above the Reserve Bank's target range and some categories continue to record stubborn price growth.

But the significance of this result lies less in where inflation sits today and more in what it means for where interest rates are likely heading next.

The biggest takeaway is that inflation continues to move in the right direction.

Markets had been bracing for another sticky result after a period where progress appeared to stall. Instead, headline inflation came in softer than expected, helped by falling fuel prices and easing transport costs. Annual transport inflation halved from 6.6 per cent in April to 3.3 per cent in May, while automotive fuel prices fell 11.9 per cent during the month following lower oil prices and the impact of reduced fuel excise measures.

While petrol prices don't solve Australia's affordability challenges, they are one of the most visible and immediate costs for consumers. Falling fuel costs feed through the economy quickly, helping ease pressure on household budgets and business operating expenses.

The ABS data also showed headline inflation is now sitting at its lowest annual level in several months, reinforcing the broader trend that price growth is gradually moderating.

That trend is important because it aligns with what many economists and lenders have been saying for the last month.

Prior to this week's inflation data, ANZ, NAB and Commonwealth Bank had all shifted their forecasts, now believing the Reserve Bank had likely reached the peak of the interest rate cycle. Following the May inflation release, ANZ reaffirmed that view.

In its latest economic update, ANZ said it expects quarterly trimmed mean inflation to come in at 3.7 per cent for the June quarter, slightly below the Reserve Bank's forecast of 3.8 per cent. Importantly, the bank said that outcome, when combined with slowing economic activity, "supports our view that the cash rate has peaked".

The Reserve Bank has spent the better part of three years attempting to bring inflation under control through higher interest rates. If Australia's major banks are correct and rates have now peaked, the conversation shifts from how much higher rates could go to when they might begin coming down.

Westpac's caution comes from underlying inflation. The trimmed mean, the measure most closely watched by the Reserve Bank, increased from 3.4 per cent to 3.6 per cent annually. Housing inflation remains elevated at 6.5 per cent, reflecting ongoing increases in rents, electricity costs and new dwelling construction.

Electricity prices remain particularly problematic, rising 21.1 per cent over the past year following the removal of government rebates.

Housing construction costs are also showing signs of renewed pressure. ANZ noted new dwelling costs rose 0.9 per cent in May and are now running at an annualised pace of 8.6 per cent over the past three months. Builders continue to face higher labour, fuel and material costs, a reminder that inflationary pressures have not completely disappeared.

Housing affordability has deteriorated largely because of higher interest rates rather than higher property prices alone. Even modest reductions in mortgage rates would improve borrowing capacity, increase buyer confidence and reduce repayment pressure on existing homeowners.

While August is far from a certainty, the latest inflation result has strengthened the view that the next move in rates is more likely to be down than up. For borrowers, buyers and the development sector, that alone represents a significant shift from the conversation that dominated much of the past two years.

Commercial property group FiveX is doubling down on its move into the residential space.

The group, founded by Joshua and Marko Berger more than five decades ago, has followed up its plans for a 39-storey tower on North Sydney's Alfred Street with a proposed 61-storey tower in Chatswood.

The new tower at <a href="https://www.apartments.com.au/new-apartments/815-pacific-highway-chatswood-nsw-2067">815 Pacific Highway</a>, which would be one of the tallest proposed in Chatswood in recent years, will comprise 490 apartments, 76 of which will be dedicated affordable housing and managed by Evolve Housing for a minimum of 15 years.

The project will replace the long-standing Panorama Building, originally known as the BMA Tower, a 14-storey office building completed in 1972 and designed by Hungarian-born architect Hugo Stossel. At the time of its completion, the building was the tallest structure in Chatswood and became a local landmark due to its distinctive curved form and external glass lift.

fjcstudio is behind the designs. Its Architectural Design Report argues the ageing commercial building no longer reflects Chatswood's role as one of Sydney's key strategic centres and that the site is ideally positioned to support significantly higher residential density.

"The site is located at the heart of Chatswood, within the TOD accelerated rezoning area that supports higher density development around the new Metro station," the report states.

"The site's role within a walkable 400-metre radius catchment is where housing, employment, retail and community uses are encouraged to cluster in support of transit-oriented living."

The proposal has undergone two rounds of review by the NSW State Design Review Panel, with the design evolving through an extensive assessment process focused on design excellence, public realm outcomes, residential amenity and the integration of affordable housing.

fjcstudio says the residential component provides a diverse mix of apartment typologies, supporting a broad demographic and contributing to housing supply in a highly accessible location close to major transport, employment and retail infrastructure.

The application follows FiveX's plans for a 39-storey tower at <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">275 Alfred Street</a>, which it <a href="https://www.apartments.com.au/new-apartments/275-alfred-street-north-north-sydney-nsw-2060">submitted through the same NSW Government pathway</a> in December. That's for 184 apartments.

Recent activity in Chatswood includes Hyecorp launching its Archer Street project, Celine, and Develotek securing approval for a 34-storey tower.

Bridgewell Capital and SLD Development seem to be bullish on the Killara apartment market, filing plans for a second new development next to the Killara Golf Club.

The new plans are for 79 apartments across an amalgamated 4,989 sqm site on Buckingham Road.&nbsp;The project has been designed by BKA Architecture and is being assessed under the NSW Government's Low and Mid-Rise Housing and Infill Affordable Housing reforms. It is just 300 metres from&nbsp;Killara train station.

The majority of the apartments are three-bedrooms (46), with 23 two-bedroom apartments, seven one-beds, and three four-bedroom apartments. 17 of the apartments&nbsp;are proposed as affordable housing, representing 15 per cent of the project's gross floor area, allowing the development to access additional floor space and height incentives available under the NSW Housing SEPP.

There will be 131 resident and visitor car spaces, and more than&nbsp;1,450 sqm of communal open space. Landscaped areas would account for approximately 45 per cent of the site.

The site currently contains three detached dwellings and occupies a prominent position on the eastern side of Buckingham Road, with frontage to an area that has already begun transitioning towards higher-density housing. Existing apartment buildings of up to six storeys surround the site, while the Killara Golf Club forms its southern boundary.

The application has been lodged as a State Significant Development due to the affordable housing component and the scale of the project.

According to the design report, the proposal has been shaped by the area's evolving planning framework, which is encouraging greater housing density around transport infrastructure.

"The site sits along a growth area anticipated to undergo transformation in line with broader trends across New South Wales, driven by the implementation of the Low and Mid-Rise and Transport-Oriented Development State Housing Policies," the report states.

"Being within 800 metres walking distance to Killara Train Station, the project seeks to provide high-quality apartments designed for various family sizes, located in a vibrant landscaped setting."

The Upper North Shore suburb has become one of the most closely watched testing grounds for the NSW Government's housing reforms. A number of developers have moved quickly to consolidate sites around railway stations across suburbs including Killara, Lindfield, Gordon and Roseville, where the new planning settings are creating opportunities for apartment developments that would previously have been difficult to achieve.

The likes of Aqualand, Hyecorp, Holdmark and Vermont Property Group have projects in the region.

Bridgewell has several developments in the pipeline. Last September they submitted plans for <a href="https://www.apartments.com.au/news/nsw/bridgewell-capital-seeks-55-apartment-project-in-killara">55 new apartments</a> at&nbsp;23-25 Lorne Avenue in Killara, just the other side of Regimental Park from their new project. In May they filed for <a href="https://www.apartments.com.au/news/nsw/first-look-bridgewell-plots-120-apartments-and-childcare-centre-in-maroubra-town-centre">120 apartments in Maroubra</a>.

First look: Bridgewell, SLD Development double down on Killara Golf Club

Sydney developer&nbsp;<a href="https://www.apartments.com.au/developers/central-element">Central Element</a>&nbsp;is doubling down in Drummoyne, lodging plans for a boutique apartment development on St Georges Crescent, only one-kilometre down the road from its first Drummoyne development, Bianca.

The new project at 15A-21 St Georges Crescent,&nbsp;a&nbsp;1,701sqm north-facing site overlooking Iron Cove, will have 45 apartmnts across 10 levels. Eight of the units will be dedicated to affordable housing.

The site sits within walking distance of Drummoyne Village, Birkenhead Point, ferry services and the Bay Run, and offers harbour views towards the Sydney Harbour Bridge and CBD skyline.

Designed by MHN Design Union, the development will deliver a mix of one, two and three-bedroom apartments, alongside resident amenity including a gym, landscaped communal open space and three levels of basement parking.

The project has been lodged under the NSW Government's Low and Mid-Rise Housing reforms, with Drummoyne Village identified as a town centre capable of accommodating additional housing supply.

Central Element acquired the site earlier this year as part of its continued expansion across Sydney's eastern suburbs, lower north shore and inner west.

The developer's current pipeline includes luxury apartment projects Pearl Bondi and a separate development on Lamrock Avenue in Bondi, a residential project in Barry Street, Neutral Bay, and a mixed-use seniors living community in Greenwich.

Central Element Managing Director Nathan Chivas said the project would address a shortage of new owner-occupier housing opportunities in Drummoyne.

"While we're seeing a significant shift across Canada Bay as major infrastructure investment, population growth and planning reform drive a new chapter for the region, in suburbs like Drummoyne there remains a genuine shortage of new boutique luxury housing opportunities for owner occupiers," Chivas said.

"Sites of this nature are increasingly difficult to secure, particularly those that combine a north-facing aspect with direct water outlook. Our St Georges Crescent project responds directly to the market demand, offering a level of exclusivity, outlook and lifestyle in the highly sought after suburb."

The development application has been lodged with the City of Canada Bay Council, with the project expected to launch to market in early 2027.

Central Element seeks second Drummoyne apartment development

The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

Around 1,300 new homes earmarked for Nowra and Kiama as NSW Government pushes housing supply

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Historically, Melrose Park was an industrial and pharmaceutical manufacturing hub.

Today, the 55-hectare area is undergoing a major urban renewal. The vision for the new Melrose Park is taking shape, with recent plans outlining what the suburb will look like a decade from now.

Redevelopment planning for Melrose Park began in 2016, and the area was rezoned in 2022 following the council’s endorsement of the <a href="/new-townhouses/parramatta-nsw">Parramatta</a> Employment Lands Strategy.

Deicorp, in partnership with PAYCE, has recently launched the first tranche of apartments within their extensive landholding.

<a href="/new-apartments/melrose-central-melrose-park-33-hope-street-melrose-park-nsw-2114">Melrose Central</a>, designed by <a href="/architects/turner-studio">Turner Studio</a>, will consist of six buildings atop a five-level podium. This development will include a 30,000 sqm shopping centre anchored by a Coles supermarket, along with several specialty stores, health and wellness facilities, and various retail and hospitality venues.

Sekisui House Australia has $5 billion committed to redeveloping Melrose Park.

This year, they submitted plans for stages five and six of their master plan, which will ultimately add 5,500 homes to Melrose Park.

In addition, they are developing Melrose Park Village, featuring business workspaces, wellness facilities, and a large internal private park.

Last month, Holdmark unveiled its plans for what is being called Melrose Park South. They have filed a State Significant Development Application for 82 Hughes Avenue, Ermington, which will introduce over 1,300 apartments on a 5.2-hectare site.

This proposal is part of a broader renewal strategy for the <a href="/developments/melrose-park-nsw-2114">Melrose Park</a> area, which has been designated as a key growth precinct within the Parramatta local government area.

At least 15 percent of the 1,377 proposed apartments will be allocated for affordable housing, which amounts to just over 200 units. Of the 1,377 apartments, 70 percent will have two bedrooms, 20 percent will be one-bedroom units, and 10 percent will have three bedrooms.

Holdmark has commissioned COX Architecture to design the project, which will also include a new waterfront park.

In their Urban Design Report, COX Architecture highlighted that transforming Sydney’s industrial precincts into new residential, retail, and commercial spaces reflects changes in Australia’s economy. This shift underscores the need for high-amenity residential developments to address Sydney’s housing demand.

"Land use needs in Sydney have evolved significantly, with many existing industrial areas no longer suitable or viable for industrial operations," COX Architecture noted.

"Melrose Park is one such area that has seen a decline in recent years due to the restructuring of the pharmaceutical manufacturing industry, which is increasingly relocating offshore or to larger industrial parks.

"As the industrial and pharmaceutical base shifts to alternative urban uses, Melrose Park’s location on the Parramatta River, halfway between the CBD and Parramatta, combined with the availability of large contiguous sites, makes it an ideal candidate for urban renewal."

COX Architecture stated that the introduction of a new light rail corridor, featuring three light rail stops providing direct service to Melrose Park, will significantly enhance movement and accessibility to and from the precinct.

The proposal will undergo review by a State Design Review Panel, as mandated by the Department of Planning, Housing, and Infrastructure.

There will be two separate State Significant Development Applications (SSDAs) submitted: one for Melrose Park West and another for Melrose Park East.

Melrose Park vision starts to take shape

Erskineville's Ashmore precinct is set for more apartments with five more buildings pitched for the area between Sydney Park and Erskineville Station.

The little known Brightwell Real Estate has submitted plans to the City of Sydney Council for a $124 development across&nbsp;7-19 Coulson Street, 5 Goddard Street, and 23 Eve Street. Together they add up to 7,747 sqm, in the south east corner of the Ashmore precinct that has seen development from Greenland and Coronation Property in recent years.

The precinct has been under development for the past decade and has become a well-established residential neighbourhood known for its vibrant community atmosphere, supported by various cafes, boutique shops, schools, and local markets.

The proposed development will comprise 135 apartments, a mix of 35 one-bedroom, 81 two-bedroom, and 20 three-bedroom apartments.

In addition to the residential component, the proposal includes the adaptive reuse of an existing heritage item for commercial purposes, as well as indicative roads and public open space to serve the new community.

A competitive design process is yet to be held, however submissions so far have come from SJB and&nbsp;<a href="/architects/dko-architecture">DKO Architecture</a>.

The project will&nbsp;align with current environmental standards, targeting an ecologically sustainable footprint.&nbsp;It will meet the newly legislated BASIX benchmarks, incorporate a fossil-fuel-free design, and implement various sustainability initiatives, including biophilic design and Heat Island Mitigation measures.

First look: New apartment plans filed for Erskineville's Ashmore precinct

Malaysian conglomerate MRCB has secured a second development site on the Gold Coast, with the company laying the foundations to deliver a new project following on from its $500 million 26 Vista project in Surfers Paradise.

<a href="/developers/mrcb">MRCB</a> International, a wholly owned subsidiary of publicly listed urban property and infrastructure developer Malaysian Resources Corporation Berhad (MRCB), has secured a 1,743 sqm site at 20 Queen Street in Southport and has already engaged <a href="/architects/plus-architecture">Plus Architecture</a> to create a design that will take advantage of expansive Broadwater views and deliver a collection of apartments largely comprising one and two-bedroom.

Residents will also have access to a range of resort-style amenities including a recreation deck, pool, barbecue areas, sauna and gymnasium.

MRCB International Sales and Marketing Director, Kevin Zhang, said the&nbsp;Southport development is aimed at capitalising on the prime location.

MRCB International is working on its debut Gold Coast apartment development,&nbsp;<a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">26 Vista</a>, a 51-level tower comprising six three-level townhouses and 275 apartments in the heart of <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>.

Remaining unsold apartments at 26 Vista currently start around $1.5 million, but most of the stock at <a href="/developments/southport-qld-4215?referrer=undefined">Southport</a> is expected to be well under this price point, catering to a wider audience of buyers looking for a central Gold Coast lifestyle.

MRCB readies second Gold Coast apartment development after Southport site acquisition

Leading Sydney construction and development company <a href="/developers/deicorp">Deicorp</a>&nbsp;has spent the last six weeks filing development applications across Sydney, totalling well over 1,500 apartments.

In July they submitted plans in Zetland and Five Dock for two precinct-style developments. Their latest proposal is in&nbsp;<a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a>&nbsp;where they're planning a 17-level tower which will support&nbsp;the NSW Government’s vision to deliver more housing close to the Northwest Metro line. &nbsp;

Designed by the award-winning architectural practice <a href="/architects/dko-architecture">DKO</a>, the 180-apartment tower will include affordable housing and be located 300 metres from the Macquarie Park Metro rail station and Macquarie Park Shopping Centre. &nbsp;

The application for the proposed redevelopment of 161 Herring Road and 13-15 Lachlan Avenue Macquarie Park, which will include a mix of one, two and three-bedroom units, has been lodged with the NSW Department of Planning as a State Significant Development. &nbsp;

The proposed development will include 27 affordable housing units that will be managed by a registered community housing provider. &nbsp;

The proposed building will include a rooftop garden and lookout space, upgrades to the surrounding streetscape and outdoor communal spaces. In addition to environmentally significant trees being retained on the site as part of the proposed development, a further 58 trees were planted on the site to provide more tree canopy coverage. &nbsp;

The planned development, which will include recycled water, onsite solar energy generation and energy efficient design, will aim for an industry-leading 7-star average rating under the &nbsp;Nationwide House Energy Rating Scheme (NatHERS).&nbsp;

Deicorp submitted plans for two mixed-use precincts in July. The first application was in Zetland where they're proposing a nine-building precinct on a&nbsp;<a href="/new-apartments/130-joynton-avenue-zetland">2.86-hectare Joynton Avenue site</a>, the former AusGrid facility they secured two years ago.

There will be a total of 574 apartments at a cost of just over $300 million.

Akin to its other&nbsp;<a href="/new-apartments/zetland-nsw-2017">Zetland apartment</a>&nbsp;development Downtown, the new development, dubbed Joynton Square in the planning documents, will have extensive retail at street level.

The apartments will sit above a six to eight-level podium that will comprise commercial and retail spaces, including a full-line supermarket and an indoor recreation facility.

Three new apartment developments in six weeks: Deicorp continue push to provide housing for Sydney with new Macquarie Park plans

The Castle Hill off the plan apartment market has been running hot for several years, since the announcement of the Sydney Metro expansion and the $3 billion redevelopment of the Hills Showground Station Precinct.

However new apartment opportunities in the colloquial centre of the Hills District have been few and far between in the last 12 to 18 months.

Developer <a href="/developers/cpdm">CPDM</a>&nbsp;is the newest entrant into the Castle Hill market, revealing its newest development, Larool Crescent.

Hot Castle Hill gets injection of new apartments as Larool Crescent launches

Burgeoining South East Queensland developer, Mosaic Property Group, has finalized plans for its recently acquired Palm Beach beachfront apartment development.

Brook Monahan's Mosaic has submitted code assessable plans for a nine-level building designed by <a href="/architects/bureauproberts">bureau^proberts</a>. It will have 32 apartments on the 1,651 sqm site at&nbsp;<a href="/new-apartments/sophia-by-mosaic-1357-gold-coast-highway-palm-beach">1357 Gold Coast Highway, Palm Beach</a>, not far from Palm Beach State School.

It will replace a 1980s block of five apartments.

The new development will have a mix of seven two-bedroom and 25 three-bedroom apartments. The apartments will sit above two levels of basement parking for 67 cars. It will form part of Mosaic's Masterpiece Series of luxury new apartment developments.

Canberra's inner city suburb of Deakin is set for one of its most luxury apartment developments to date.

Plans have been filed for a mixed-use development including 53 apartments, a day spa, a club lounge, and a public art gallery at 38 Grey Street, Deakin, next to Canberra Girls Grammar School.

The site had previously been occupied by the Margaret Dimoff Art Gallery, and had been subject to a development application for a 102-bed aged care development in 2017.

The new plans, linked to an unknown developer with a registered address in Melbourne, align more closely with the site's proximity to Parliament.

The development has been called Embassy Residences in the application and will span six levels.

The apartment sizes are generous, starting from 160 sqm and ranging up to 600 sqm. There will be two, three and four-bedroom apartments on offer.

Designed by <a href="/architects/hugh-gordon-architects">Hugh Gordon Architects</a>, the building's orientation, form, and scale have been planned to enhance residential amenity while complementing the area's emerging built form.

Embassy Residences' design incorporates features such as physical stepping, architectural elements, balconies, and shading structures to create visual interest and differentiation from neighbouring properties and maintain privacy.

The building's façade will utilise a mix of face bricks, matt monument black, off-white render arches, and brushed brass balustrades, chosen for both aesthetic appeal and ease of maintenance.

First look: Embassy Residences set for Canberra's Deakin

Gamuda Land’s new St Kilda apartment development, Fareham, will become one of the greenest multi-residential buildings within Melbourne, setting the benchmark for eco-conscious living.&nbsp;

Designed by award-winning architects <a href="/architects/bayley-ward">BayleyWard</a>, <a href="/new-apartments/fareham-st-kilda-95-st-kilda-road-st-kilda">Fareham</a> will target net zero in operations and will achieve a minimum 8-star average NatHERS rating. The project will be powered by an embedded network that provides 100 per cent renewable energy, including rooftop solar photovoltaic panels.&nbsp;

The 73 apartments will feature a mix of water-efficient WELS-rated fixtures and fittings ranging from dishwashers to taps, with additional features including EV charging capabilities, secure bike parks and an onsite bicycle workshop to encourage residents to opt for greener travel arrangements.&nbsp;

With the construction sector accounting for 37 per cent of global emissions, Gamuda Land has turned to family-owned construction firm <a href="/builders/markscon">Markscon</a>, responsible for constructing two industry-leading Nightingale projects, to implement sustainable construction techniques throughout the build.&nbsp;

This includes incorporating passive design principles, utilising green concrete technology where possible and prefabricating concrete elements offsite to reduce the amount of new materials used. Markscon will also aim to divert 90 per cent of all waste from landfills by sorting materials to ensure they can easily be recycled.&nbsp;

Passive design principles will greatly benefit future residents including air-tight construction, high-performance, thermally-broken windows and high levels of insulation, meaning more consistent internal temperatures and lower energy bills.&nbsp;

Material selection during the build includes low to zero-VOC paints and utilising recycled materials or locally manufactured products, where possible.&nbsp;

St Kilda new apartments to become one of Melbourne's greenest apartment buildings

Brisbane's supercharged property market is continuing its bull run in 2024.

If it wasn't for Perth, Brisbane would be the best performing capital city unit market in the country.&nbsp;

CoreLogic's Monthly Hedonic Index showed the value of Brisbane units, which incorporates both apartments and townhouses, rose 1.9 per cent in July.&nbsp;

So far in 2024, units in Brisbane are now 12.8 per cent higher than they started the year, taking the median value from $561,000 to $638,000, surpassing Melbourne and Canberra to become the second most expensive capital city unit market in the country.

CoreLogic Research Director, Tim Lawless, said available supply is a key factor explaining the diverse outcomes in housing growth trends.

“The number of homes for sale in Brisbane, Adelaide and Perth is more than 30 per cent below average for this time of the year, while weaker markets like Melbourne and Hobart are recording advertised supply well above average levels,” Lawless said.

The riverside has been where it's at in July. Across the Brisbane River in St Lucia, developer <a href="/developers/dusk-group">Dusk Group</a>&nbsp;has found a gap in the market with its latest project,&nbsp;<a href="/new-townhouses/aurora-on-depper-st-lucia-68-72-depper-street-st-lucia">Aurora on Depper</a>.

Aurora on Depper presents an attractive opportunity, considering the scarcity of townhouses in the suburb and the competitive starting price of $1.55 million.
