The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its unique detailing and compelling design,"&nbsp;Clydsdale says.

Site demolition is slated for this month, with construction commencing soon after. BIG Projects is targeting a late 2027 completion.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The mix of 1, 2 and 3-bedroom residences will be complemented by a ground-floor amenity featuring private dining, a lounge bar, gym and wellness spaces, co-working, outdoor communal gardens, and retail.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Melbourne-based developer DM Property has strategically entered the Geelong market with its debut project on the Bellarine Peninsula, Motif, following the success of their Sandringham townhouse project, Early 3191.

Motif represents Geelong's first apartment launch in several years and has already achieved 35 per cent in sales this month.

DM Property Director Brendan Mullen says he couldn't quite believe the York Street site hadn't been a target for developers previously.

"It's a great site. We're near The Esplanade, we're near the hospitality precinct, Deakin University is down the road, and most importantly the Geelong Convention Centre is just coming up. That will start getting built in the next 12-18 months, and that will be neck and neck with the Melbourne Convention Centre," Mullan said.

Esplanade Brighton Beach, one of Bayside's most architecturally striking apartment developments, is approaching completion.

The project of just 11 residences at 26-28 The Esplanade is being developed by SC Land and built by Minicon Construction.

Perfectly positioned between Brighton Beach and Brighton Middle Beach, Esplanade Brighton Beach comprises 11 three-bedroom apartments, including a penthouse, spread across two four-level buildings—overlooking Green Point Park with never-to-be-built-out bay and beach views.

Characterised by curved architectural forms, the Wood Marsh-designed buildings house four and three apartments each. The bold and artistic aesthetic of the two buildings are entirely different but bear recognisable influences inspired by the surrounding water.&nbsp;

"We wanted to create an emotional response to living so close to the water's edge," Randal Marsh from Woods Marsh says.

"Each aspect has been carefully controlled to frame individual features. These spaces were approach like works of art."&nbsp;

One building features a series of fins for privacy and sun protection, clad in dark zinc metal, while off-white rendered masonry and porthole-like windows distinguish the other.

Apartments are situated on entire floors or half-floors accessible from private lift lobbies in each building.

To complement the waterfront setting, the interior design aims to evoke a casual and chic beachside atmosphere, utilising textures, colours, natural timbers, and marbles for a serene and sophisticated look and feel.

The generously sized floor plans, up to 270 sqm, distinguish this development from the others in the area. All apartments feature two living areas, two bathrooms, and a powder room.

Each townhome is designed for multigenerational arrangements, with generous proportions and a flexible open floor plan that seamlessly connects various living spaces.

The kitchen, dining, and living areas flow seamlessly and open to a balcony. The kitchen features an island with a stone benchtop, and large windows overlooking the outdoors, while the dining area takes centre stage on the first level.

The bedrooms provide a sense of serenity with ample natural light and lush views during the day, while the bathrooms are adorned with stone tiles and black accents in the tapware and shower screen frames.

Three colour schemes are on offer inside the townhomes, a Saint Germain muted green scheme, a Saint Germain classic scheme and a modern palette scheme.&nbsp;

The Saint Germain Muted Green palette includes stylish brushed brass hardware and tapware, brass shower screen surrounds and a lightness of wall and floor finishes which allow the green tone of the joinery and gilded accents to sing.

Saint Germain’s Classic palette presents a strong monochromatic design language, a combination of warm whites and soft blacks, further elevated by matte black tapware, contemporary cupboard profiles, black tiling in bathrooms and black framed kitchen and bathroom glazing which takes cues from windows throughout each townhome.

The modern colour scheme creates clean, uncluttered spaces with cohesive timber floors and integrated joinery. Stone tiles and black accents in tapware and shower screen frames provide character and contrast to the design.

Each home includes a two-car garage for convenience.

The project also includes a central open space spanning 1000 sqm, featuring an open lawn with a walking track, a fitness station, a barbecue and picnic area, and a children's play area.

The lush landscapes, designed by the renowned ASPECT Studios, provide a beautiful backdrop for the townhomes. An entry boulevard of evergreen canopy trees lines the perimeter of the site, and a network of trees creates green corridors across the development site.

"The approach we’ve taken for Floret here at <a href="/new-townhouses/glen-waverley-vic-3150">Glen Waverley</a>, is we have a central garden space which is more of the community hub of the development," Erwin Taal, ASPECT Senior Associate said.

"Within this space we’ve created a series of different landscape experiences so that you can be sitting within an open-air space, or you can be tucked away in a corner with your friends and family, having a conversation, having a barbecue and enjoying the beautiful outdoor environment."

Having proximity to a vast retail offering, eminent public and private schools and universities and expansive green spaces, Floret has emerged as a sanctuary that supports modern living patterns.

The second stage release follows high demand in stage one, which is currently at 90 per cent sold, with sales totalling over $40 million.

<a href="/developers/golden-age-group">Golden Age</a> has appointed Cremorne-based builders, Figurehead Construction, to construct the townhomes, with completion expected by early 2025.

Boutique property developer Gestalt brings Clyde Street, a modern addition to a quintessential East Kew location.

Clyde Street introduces a collection of 11 large-scale, three-level townhouses, and three one and two-bedroom apartments positioned above commercial space on the corner of Clyde Street and High Street.

MA Architects have meticulously designed each residence, providing them with individual entrances, a brickwork façade, robust materials, and abundant green landscaping.

The landscape architecture has been integral to the design of the project, Gestalt says, which is why MAA collaborated closely with Simon Taylor Landscape Design.

“For the gardens of each townhouse, we only had to look around for inspiration," Taylor said.

"The parks and gardens of East Kew are lush, beautiful and well-maintained, qualities we intend to continue at Clyde St."

The building is robust with strong clean lines, with the gardens softening these forms against the street. All the townhouses have two private open spaces: one on the ground and one at a higher level, one on the east and one on the west. A series of spaces that follow the sun from dawn to dusk.

Each townhouse comprises three bedrooms, two bathrooms, two living spaces—one adaptable as an additional bedroom, office, or play area—two car parks and a storage room.

There are two types of townhouse on offer, with the living space differing in each home, MA Architects Associate Rachel McNally says.

"One has a living space on the ground floor with a connection to the street that’s a little bit more closed off and a focus on opening up into their courtyard. And then the other townhouse has living spaces on the first floor with a great aspect over the mature trees along Clyde Street," McNally says.

&nbsp;

The kitchens are open and practical, featuring concealed storage, integrated Smeg and VZUG appliances, brushed nickel designer tapware, and natural stone benchtops with a mosaic stone splashback.

Bedrooms come with expansive wardrobes, large windows, and soft carpeting underfoot.&nbsp;

Bathrooms have been thoughtfully planned to maximise space and storage, offering a back-to-wall bath with a frameless shower screen, under-mount sink, natural stone benchtops, and concealed cistern toilets.

All apartments are finished with oak timber floors, mosaic marble and porcelain tiles, linear fluted glass, and timber laminates.&nbsp;

The property also includes secure car and bike parking, solar-boosted gas hot water, inverter-type heating, ventilation, cooling systems and water harvesting.

&nbsp;

Jellis Craig Projects director Stephen Bowtell says the townhomes offer everything a buyer could want, with a flexible floor plan for both families and downsizers to use as they wish.

Clyde Street is conveniently located within walking distance to a tram stop on the corner of High Street, providing easy access to Kew Junction, Richmond, the CBD, and the green expanses of Hays Paddock in the other direction.

The development is slated for completion in January 2025.
