Finding a new home in Elw​ood that offers the space of a traditional house, the convenience of low-maintenance living and the privacy of a boutique development isn't always easy, particularly for buyers wanting to stay close to the beach and the suburb's popular village lifestyle.

It's this combination that Melbou​rne developer-builder Bedacca Group is looking to deliver at Solace Elwood, an exclusive collection of just five architecturally designed townhouses taking shape a stone's throw from Elster​nwick Park and a short walk to Elw​ood Beach.

With construction already underway and completion anticipated in early 2027, Solace offers prospective purchasers the opportunity to secure a brand-new, three-bedroom home in one of Melbo​urne's most established Bayside suburbs, for under $1.5 million.

The appeal is likely to extend across several buyer groups. Local downsizers wanting to remain in Elw​ood without the upkeep of a larger family home, young families seeking more room to grow, and professionals who value being able to walk to the beach, local cafes and parklands are all firmly in the picture.

Designed by Cadox Building Design, the five residences take their cues from El​wood's relaxed coastal setting, combining contemporary geometric architecture with natural materials, soft tones and landscaping that will mature around the homes.

While the development has been designed to make an architectural statement, much of the attention has gone into how the homes will function day to day, particularly the connection between the main living spaces and the outdoors.

The open-plan living and dining areas feature ceilings reaching approximately 2.9 metres, European oak flooring and full-height double-glazed windows, creating interiors that feel generous without sacrificing privacy.

At the centre of each home is a kitchen designed to be as much a gathering place as somewhere to prepare meals. An oversized island bench finished in Taj Mahal quartzite anchors the space, complemented by Australian-made Polytec cabinetry, Miele appliances and integrated Fisher & Paykel refrigeration.

The living areas extend through large sliding doors to private landscaped courtyards, complete with elevated timber decking. For buyers moving from a traditional house, it's an important inclusion, providing enough outdoor space for entertaining, dining or simply enjoying Melb​ourne's warmer months, without the ongoing maintenance of a substantial garden.

Wen Sen Landscape Design has selected more than 15 plant species for the development, with planting arranged to soften the architecture and provide additional screening between the residences.

The same consideration extends upstairs, where the bedrooms have been designed as quieter, more private retreats. Wool carpeting, custom-built wardrobes with sensor-activated LED lighting and handle-free cabinetry give the rooms a refined finish, while the ensuites combine timber vanities, natural stone surfaces, gunmetal fixtures, frameless showers and heated towel rails.

Bedacca has also invested in features that prospective buyers may not immediately notice during an inspection, but which can make a considerable difference to the long-term comfort and running costs of a home.

Each residence has achieved a 7-star Nat​HERS energy rating and includes concealed Fujitsu heating and cooling, rainwater harvesting, an EV charger and a secure garage with remote access. Double glazing has been incorporated to improve thermal performance and reduce external noise, while security cameras provide around-the-clock monitoring of entry and exit points.

For many prospective purchasers, however, it will be the Elwoo​d address that proves the biggest drawcard.

The suburb has long attracted buyers who want to remain close to Melbo​urne's CBD while enjoying a lifestyle more commonly associated with a coastal village. Its combination of period homes, tree-lined streets, independent retailers and easy access to Port Phillip Bay has helped establish Elwo​od as one of the city's most desirable bayside neighbourhoods.

From Solace, residents will be able to walk to Elw​ood Beach, Point Or​mond Lookout and the expansive green spaces of Elste​rnwick Park, while nearby Orm​ond Road Village offers an established collection of cafes, bakeries, restaurants and independent shops.

For families, Elw​ood Primary School is approximately 300 metres away, while public transport connections, including nearby trams and Elster​nwick railway station on the Sandr​ingham line, provide access to the CBD and surrounding suburbs.

It's a location that lends itself to leaving the car at home on weekends, whether that's for a morning coffee, a walk along the foreshore or an afternoon in one of the local parks.

Solace also marks another addition to Bedacca Group's growing portfolio of boutique townhouse developments across Melbo​urne. The company has previously delivered projects in Doncas​ter's Poulston Close, Ross Road in Balw​yn​ North and Lucille Avenue in Croydon South, with its latest Elw​ood project continuing its focus on smaller-scale residential developments.

As both developer and builder, Bedacca is overseeing the delivery of the five residences, which will be supported by a 10-year structural guarantee and a 52-week defect warranty. The company is also a member of Master Builders Victoria and the Housing Industry Association.

With just five homes in the development, Solace is deliberately limited in scale. For buyers who have been considering a move into a new apartment or townhouse but aren't prepared to compromise on space, privacy or their connection to the outdoors, the project presents an alternative to both larger apartment buildings and the traditional family home.

And with construction underway, buyers have a clearer timeframe for when they can expect to make the move. Three-bedroom townhomes at Solace Elw​ood start from $1,395,000, with buyers able to secure a home with a five per cent deposit.
