There are few streets in Caloundra that offer the same combination of elevation, beach access, and town centre proximity as Bombala Terrace.

This ridgeline strip, running parallel to Canberra Terrace, has long been sought after for its dual-coast reach — flanked by Kings Beach to the east and Bulcock Beach to the west.

When the opportunity to develop along this dress-circle strip arose, Brisbane-based developer Dusk Group jumped at it.

They’ve recently launched Sunset Caloundra — a boutique project of just 36 apartments across a seven-level building, located less than 500 metres from both Kings and Bulcock Beach, as well as the vibrant retail and dining precinct on Bulcock Street.

The same 500-metre radius also encompasses the local bowls club, Bicentennial Park, two primary schools, and a network of low-traffic green spaces that stretch toward Happy Valley and Lions Park.

For buyers prioritising walkability and mobility over car dependence, Sunset Caloundra offers a compact, pedestrian-friendly catchment. IGA Caloundra, the Kings Beach pool, and popular cafés like Lamkin Lane, Tides, and The Pastry Lab are all within 600 metres.

There’s convenient access to local event infrastructure as well — The Events Centre, Twilight Markets, and Kings Beach Amphitheatre are all regular fixtures on the calendar.

Despite its profile as a lifestyle destination, Caloundra’s central core has retained much of its original civic structure. Schools — including Caloundra State School and Our Lady of the Rosary — remain embedded within residential zones, rather than pushed to the outskirts.

Local parks aren’t ornamental either; they’re well-used by the community and well-maintained. Healthcare services, including Caloundra Health Service and multiple GP clinics, are also within walking distance.

MAS Architecture Studio has drawn from this natural setting in its material palette, which features sandstone, timber, and coastal whites — avoiding an overt "beachfront" aesthetic that the project doesn’t need to rely on.

While Caloundra’s long-anticipated rail connection via the Sunshine Coast extension remains several years away, the area is already experiencing upward pressure from interstate migration and growth throughout the southeast. Private sector infrastructure investment is adding momentum, which naturally drives property values upward.

Dusk Group’s vision with Sunset isn’t about activating a fringe or unlocking an emerging corridor — the project sits squarely within a mature precinct that already balances laid-back coastal amenity with rising buyer attention.

For locals trading up or downsizing within the postcode, Sunset offers a familiar part of town. For out-of-area buyers, it’s the kind of tightly held submarket that typically trades off-market — until it doesn’t.

Dusk Group is expecting to commence construction of Sunset Caloundra in Q2 2025.
