<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Transport Oriented Developments have taken a hold of the Sydney development market in recent months, particularly since the opening of the extended Sydney Metro line.

Third.i is building Hume Place above Crows Nest Metro, while Mirvac and John Holland have revealed their future plans for Waterloo Quarter.

<a href="/developers/holdmark-property-group">Holdmark</a> is the latest to look to the ToD, which the government says "encourages sustainable and mixed-use development around transport and aims to create vibrant and walkable communities."

They have proposed three structures in <a href="/developments/macquarie-park-nsw-2113">Macquarie Park</a>, on a&nbsp;12,720 sqm site at 2-4 Giffnock Avenue, strategically located near the Macquarie Park Metro station, Macquarie Centre, and Macquarie University.&nbsp;

The proposal includes just under 600 apartments, with 10 per cent allocated as affordable housing.

The development will also incorporate retail spaces, including a supermarket, and essential infrastructure such as open space and road networks.

"Holdmark's proposal aligns with the precinct's goals of creating walkable, vibrant neighbourhoods with enhanced connectivity," the State Significant Development Application noted.

Studio SC, formerly Scott Carver, has handled the preliminary designs for the towers.

Prime Edition launches rare Clifton Hill apartment development, 33 Queens Parade

ICD Property has a penchant for grand-scale, mixed-use developments, with a focus in recent years in its native Melbourne, Adelaide, and most recently Sydney.

The latest play by the Matt Khoo-led developer is in Brisbane, its first foray into the Queensland market. They've picked up a prime&nbsp;<a href="/developments/west-end-qld-4101">West End</a>&nbsp;site from R&amp;F Property, spending just under $50 million on the 1.68-hectare riverfront plot which cost R&amp;F $82.5 million in 2014.

Currently home to Riverside Corporate Park, the site, which borders Donkin and Buchanan Street, is currently occupied by&nbsp;three low-rise commercial buildings.&nbsp;

ICD has yet to reveal its own plans for the A-grade block of land, but previous approvals have been for seven buildings with around 1,000 apartments, a retail plaza, and a riverside walkway.

ICD has already established a joint venture to work on the project, much like their upcoming Sydney CBD development, Sydney House. They're working with&nbsp;Singapore-listed&nbsp;<a href="/developers/first-sponsor">First Sponsor</a>&nbsp;on the redevelopment of&nbsp;the landmark City Tattersall building on Pitt Street in the Sydney CBD.

<a href="/builders/richard-crookes-constructions">Richard Crookes Constructions</a>&nbsp;has already started the build of the striking new tower that will emerge above the heritage-listed former club that will be restored and converted into heritage hospitality venues.

Sales are expected to commence soon for the 241 one, two and three-bedroom apartments that will be spread across a new 50-level tower.

ICD is also working with the Adelaide City Council on Market Square, a $400 million mixed-use project with apartments, a hotel, offices, and a childcare centre, as well as a significant retail precinct and a park.

ICD's latest project joins the ranks as yet another planned for the Brisbane River, which is going under somewhat of a precinct boom.

Across the road from ICD's recently acquired site, Heidelberg Materials is <a href="/news/qld/multi-tower-precinct-planned-for-south-brisbane-riverfront">proposing three 50-level towers</a> with 620 apartments, above&nbsp;a food and beverage plaza and a 5,400 sqm public park.

National developer Frasers Property is putting family first at its latest masterplanned development, Bradmill.

The first two stages at Bradmill, Pioneer and Monfort Townhomes, have been designed by renowned architecture firm&nbsp;<a href="/architects/rothelowman">Rothelowman</a>. They have several different configurations, offering either three or four bedrooms across two or three levels.

The homes are designed for family living, with open-plan kitchen, living and dining areas flowing onto private gardens, courtyards, or balconies. Single or double garages also offer convenient access to the indoors.

Rothelowman has also put a focus on modern living, with many homes offering dedicated study areas to accommodate the growing work-from-home trend.

The living areas feature low-maintenance engineered oak timber flooring, while the bedrooms are fitted with 100 per cent wool loop pile carpets.

Diversified national property developer,&nbsp;<a href="/developers/time-place">Time &amp; Place</a>, has&nbsp;received development approval from the Victorian Planning Minister for Park Modern, a large-scale, mixed-use development that will occupy one of the largest island sites on the Melbourne CBD periphery.

It will add another $500 million to the developer‘s portfolio once complete. &nbsp;

The Minister for Planning of Victoria, Sonya Kilkenny, announced the project’s planning approval in person at the <a href="/developments/south-melbourne-vic-3205">South Melbourne</a> site.&nbsp;

The DFP pathway was introduced to fast-track the delivery of much-needed housing and has been a pivotal tool in enabling the approval of Time &amp; Place developments while also includes their <a href="/news/vic/first-look-time-place-and-woolworths-greenlit-for-glen-iris-mixed-use-precinct">$150m mixed-use Glen Iris development</a> in partnership with Woolworths Group which was approved in October 2024.&nbsp;

By providing reduced approval timeframes and greater project certainty, the DFP pathway has enabled Time &amp; Place to confidently advance projects that meet community needs in a timely and efficient manner, strengthening project viability.&nbsp;

Tim Price, Founder and Director of Time &amp; Place, says the&nbsp;accelerated approval process is "enabling us to better deliver thoughtfully designed places while supporting local economic growth and job creation."

The development, Park Modern, will feature 243 apartments and introduce a village-style look and feel that integrates dining options, amenities and a community activation that will link directly with South Melbourne. The project will comprise one, two, three and penthouse apartments, in addition to a diverse ground-floor retail offering.&nbsp;

Designed by the renowned <a href="/architects/bates-smart">Bates Smart</a> studio, the distinctive project is designed to feature two sculptural towers connected via a central garden bridge. The towers are conceived as a pair of elegant forms that rest on a refined garden podium, celebrating the Parkside address and surrounding Domain precinct. &nbsp;

Price said acquiring the additional sites allows for the introduction of a superior design and place-making outcome for this corner of South Melbourne, reinforcing the developer’s conviction in the area and the city-fringe residential market.
