<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

When the development team at Scion was offered the opportunity to acquire an apartment project in Lane Cove North that was half-built, they had to be sure they knew what they were getting in for.

It was the first time the developer, which has its own building arm, was taking over a building that had already commenced construction.

Their minds were set at ease instantly when they were told the development had Latent Defects Insurance and had undergone the technical inspection service program by reputable industry experts since commencement. Sebastian Jabbour, Director of Operations at Scion, says it gave the team confidence to take on the project.

“Because we weren’t the developer who had brought on Latent Defects Insurance, we weren’t fully aware of all the benefits that came with LDI,” Jabbour says.

“It was remarkable how thorough the building inspections by the Technical Inspection Service were. It meant we had a third party ratifying the part of the build process we weren’t a part of - which was really the driver in us getting involved in the project.”

Scion is approaching completion of The Sterling, the first development in Lane Cove North with LDI. The 50 one, two and three-bedroom apartments which start from $750,000.

Mirvac's third Melbourne parkside collaboration with acclaimed architecture firm Bates Smart is starting to come out of the ground.

Luxury Melbourne developer Soliana™ has paid $5.85 million for a premium South Yarra site with approved plans for a luxury apartment development.

There had been plans for six large-scale apartments at 39 Darling Street, near the Yarra River and just off Domain Road. Dubbed Riviera, the five-level development had been designed by Selwyn Blackstone and had been marketed before Soliana bought the site.

Its elevated position offers views over South Yarra, with proximity to&nbsp;the Royal Botanic Gardens, Fawkner Park, and Chapel Street.

The site currently houses a three-level apartment complex with 10 studio apartments. It was sold by a local syndicate through an expressions of interest campaign.

The deal reflects a land rate of $8,705 per square metre and a unit rate of $975,000, underscoring the strength of Melbourne’s premium residential market.

Aqualand has received the green light to progress its new living and lifestyle precinct at Central Barangaroo.

Approval of the Modification 9 Concept Proposal by the NSW Minister for Planning and Public Spaces clears the way for Aqualand to create a vibrant new destination at the heart of Barangaroo.

The five-hectare site will include residential, retail, hospitality and community uses, alongside a new metro entry and over two hectares of public open space and parkland, all complementing Barangaroo South and Barangaroo Reserve.

More than 50 new retail destinations will play an important role activating the precinct, with a mix of lifestyle, luxury, wellness, and food &amp; beverage venues, as well as a 270-metre long, eight-metre-wide boulevard running north-south connecting Hickson Park to Nawi Cove. Together with Harbour Park, more than 50 per cent of Central Barangaroo will be public open spaces and parkland.

Central Barangaroo will inject a major boost to the NSW economy, generating $2.26 billion in economic activity during construction, and once completed, a further $134.1 million each year.&nbsp;It will create 12,360 jobs (direct and indirect FTE) during construction, and 581 direct jobs each year once completed. In addition, Aqualand will deliver one of the largest public benefit packages in NSW history, with over $220 million invested in cultural facilities, parkland, public domain, and a second Metro station entry.

Aqualand will now prepare and lodge detailed development applications for the buildings and public domain. Subject to planning approvals, construction is anticipated to commence in late 2025 with the first stage expected to be completed around 2030

Central Barangaroo development takes big step with concept proposal approval

Residents will soon move into&nbsp;Madeline, the newest off the plan apartment development in Melbourne's Moorabbin.

<a href="/buildings/madeline-moorabbin-19-23-central-avenue-moorabbin">Madeline</a>&nbsp;will home just 44 two and three-bedroom apartments on its completion on Central Avenue, in the heart of the&nbsp;<a href="/developments/moorabbin-vic-3189">Moorabbin</a> Activity Centre.

The four-level has been designed by&nbsp;<a href="/architects/via-architects">Via Architects</a>&nbsp;and OFFERS a striking street presence with a&nbsp;modernist brick façade and monochromatic palette, softened by greenery.

The apartments are designed to maximize natural light, featuring floor-to-ceiling, double-glazed glass sliding doors. Neutral tones and rich walnut timber accents enhance the sense of brightness and spaciousness.

The open-plan living and dining areas seamlessly connect to a balcony or courtyard in the garden apartments. The kitchens are equipped with integrated ILVE appliances, a full-height pull-out pantry, and a marble-topped island bench, serving as a focal point in the space.

Thoughtful, space-saving features include a concealed pop-up phone charger and a Bluetooth speaker. Each apartment also offers an integrated study nook, catering for those working from home.

Residents will have access to a communal lounge on the ground floor, complete with a full kitchen and dining area. This space is designed to foster a sense of community and provide a place for residents to connect with their neighbours.&nbsp;

The development also includes secure basement parking with lift access and additional storage units for each apartment.

Madeline is strategically located to offer its residents ultimate convenience, just a two-minute walk to Woolworths and five minutes to the Moorabbin train station.

Compared to the rest of Australia's eastern seaboard, the Sunshine Coast has been relatively quiet when it has come to new apartment developments.

Where the likes of Sydney, Newcastle, Gold Coast and Brisbane have boomed in the new development market, the Sunshine Coast has grown strongly but steadily while retaining its quaint village lifestyle.

It's been a scarcity of new development that Citimax Property Group has leaned into, with its second new apartment development in as many years in Kings Beach, just outside of Caloundra with a population of just over 3,000 people.

Fresh off the back of selling out Ocean Verge before it completed construction, <a href="/developers/citimax-property-group">Citimax </a> is well on its way to delivering its latest new apartment project to Kings Beach.

So far the development has been a hit with local downsizers from the South East Queensland region, Property &amp; Estates agents Rick Williams and Damian Brown note. That's been down to the house-sized proportions and inclusions that suit the downsizer demographic, things like a butler's pantry, expansive master bedrooms with walk in wardrobes and ensuites, and secure basement parking.

There's also been a conscious effort by Citimax to create a lifestyle at Ascend. They have built into the development impressive amenity in the form of a swimming pool and recreation deck, and a gym.

Citimax secured the prime Moreton Parade site several years ago due to its proximity to the beach,&nbsp;boardwalk, cafes, and retail precincts, all within walking distance from Ascend.

Ascend is one of the only new developments under construction in&nbsp;<a href="/developments/kings-beach-qld-4551">Kings Beach</a>, and the supply pipeline suggests there are few competing opportunities in the short to medium term to downsize into something brand new.
