A company linked to one of Australia's largest privately owned cattle businesses has lodged plans for a new residential tower in <a href="https://www.apartments.com.au/developments/newstead-qld-4006">Newstead</a>, continuing the rapid transformation of one of Brisbane's most sought-after, inner-city precincts.

Bottletree Holdings, an entity associated with Stanbroke Managing Director Brendan Menegazzo, has submitted a development application for a 28-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/9-longland-street-newstead-qld-4006">9 Longland Street</a>, a site that made headlines last year when it changed hands in an off-market transaction that reportedly set a benchmark land rate for the suburb.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

According to planning documents lodged with Brisbane City Council, the development would comprise a mix of 36 two-bedroom apartments, 24 three-bedroom apartments and 16 four-bedroom residences, positioning the project firmly at the premium end of the market. The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

Planning documents describe the building as embodying the principles of "buildings that breathe", a design approach increasingly favoured in Brisbane's apartment market as developers focus on natural ventilation and outdoor living spaces.

The tower itself would rise above a heavily landscaped podium designed to reference the woolstore architecture that helped define Newstead and neighbouring Teneriffe for generations. At ground level, fine-grain retail tenancies would activate Longland Street, Wyandra Street and the existing Wyatt Street laneway, further extending the pedestrian network that has become a hallmark of the Gasworks precinct.

The application notes that more than 54 per cent of the site would be dedicated to landscaping and deep planting, while approximately 1,750 sqm of communal recreation space would be delivered across multiple levels.

Bottletree paid $22 million for the 1,510 sqm development site, equating to more than $14,500 per sqm, a reflection of the strong demand for development opportunities in Newstead. The suburb continues to attract both developers and buyers, underpinned by the ongoing evolution of the Gasworks and Teneriffe precincts into some of Brisbane's most sought-after lifestyle destinations.

Brisbane City Council's Sustainable Growth Strategy and Inner City Strategy both identify Newstead as a priority growth precinct capable of accommodating additional housing density due to its proximity to employment hubs, public transport and lifestyle infrastructure.

The proposed tower joins a growing pipeline of high-end apartment developments in the suburb. Fortis recently launched <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a>, a 65-apartment owner-occupier-focused development on Kyabra Street, while Consolidated Properties Group is preparing to launch <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a 227-apartment waterfront project on Skyring Terrace.

Meanwhile, builder-developer BPG is planning its own Newstead project on Maud Street, comprising just over 100 apartments and more than 1,380 sqm of dedicated wellness and resident amenity spaces, further highlighting the shift towards lifestyle-driven apartment developments in Brisbane's inner-city market.

Newstead apartment boom continues with Longland Street tower plans

ALAND has taken the next major step in delivering its vision for Leppington Town Centre, lodging State Significant Development plans for a $549 million residential precinct that would bring more than 1,200 new homes within walking distance of Leppington Station.

The proposal, now on public exhibition, forms the Residential Core Precinct of the broader Leppington Town Centre masterplan and would transform a 4.3-hectare site at <a href="https://www.apartments.com.au/new-apartments/156-166-rickard-road-leppington-nsw-2179">156-166 Rickard Road</a> into a high-density mixed-use neighbourhood comprising nine residential buildings rising between six and 25 storeys.

The development has been designed by Rothelowman and is being pursued through a State Significant Development Application alongside a concurrent rezoning request under the NSW Government's Housing Delivery Authority pathway.

If approved, the project would deliver 1,206 dwellings, including 784 build-to-sell apartments, 208 build-to-rent apartments, 189 affordable housing units and a nine-storey serviced apartment building containing 112 rooms. The proposal also includes around 7,400 sqm of non-residential floor space, new public open space, communal recreation areas and a new internal street network.

The site sits around 250 metres from Leppington Station, which opened in 2015 as the terminus of the South West Rail Link and has long been earmarked as the catalyst for the suburb's transformation from a rural fringe location into a major strategic centre for Western Sydney.

Leppington has become increasingly important following the announcement of the Western Sydney International Airport and the emergence of Bradfield City Centre, with government planning identifying the precinct as a significant location for future housing and employment growth.

According to Rothelowman, the proposal responds directly to Leppington's unique position between its agricultural past and its urban future.

"The site offers an opportunity to weave together multiple layers of history, from its ancient connections to Country along the ridgeline between two waterways and its origins as part of the Cumberland woodland, to its more recent agricultural uses, and its future as a new residential community," the architects said in the design report.

The architects said the project aims to establish a high-density residential typology that combines apartment living with extensive landscaping and public open space.

"The design responds by establishing a high-density typology that combines the convenience and amenity of contemporary apartment living with a renewed native landscape."

<h2 data-end="3541" data-section-id="1ko88s2" data-start="3485">Nine buildings arranged around parks and public space</h2>

The proposal has been designed around a landscape-led framework rather than a traditional podium-and-tower approach.

Across the site, approximately 7,500 sqm of public open space would be delivered through a network of north-south and east-west linear parks, connecting into the wider Leppington Town Centre open space network. A further 8,000 sqm of communal open space would be provided for residents.

Rothelowman said the design seeks to maximise landscaping at ground level by concentrating development into compact tower footprints.

"Buildings are carefully lifted and distributed to minimise disturbance to the natural terrain, allowing the ground plane to remain open, permeable, and led by landscape," the design report states.

Rather than creating a continuous podium edge, the design team has focused on allowing landscaping to extend beneath and around the buildings.

"The ground plane is conceived as an extension of the surrounding environment, allowing landscape to flow up to and beneath the built forms."

The architectural language also draws on the area's natural landscape, with Rothelowman describing a material palette influenced by local gum trees, bark textures, creek systems and sandstone tones.

One of the more significant aspects of the proposal is the diversity of housing typologies.

In addition to traditional apartments for sale, the scheme includes a dedicated 25-storey build-to-rent building with 208 apartments and a 22-storey affordable housing building containing 189 homes.

The affordable housing component represents almost 16 per cent of the total dwellings proposed within the Residential Core Precinct.

Community consultation undertaken ahead of the lodgement found support for additional housing in the area, particularly given ongoing affordability challenges across South West Sydney. Survey work conducted with local residents found housing affordability was one of the poorest-rated aspects of living in Leppington, while a majority of respondents were open to additional housing within the local government area.

The site's proximity to Leppington Station was identified as the most positively viewed aspect of the proposal, while public open space and affordable housing provisions also received majority support.

ALAND will be a significant contributor to the broader vision for Leppington Town Centre, which is expected to accommodate more than 25,000 residents as the precinct evolves over the coming decades.

Located within Sydney's South West Growth Area, the 440-hectare Leppington Town Centre has been identified by the NSW Government as a strategic centre spanning both the Liverpool and Camden local government areas.

In 2023, Liverpool City Council and Camden Council, supported by the NSW Department of Planning and Environment, prepared a draft planning proposal to rezone land and amend development controls across a number of sites within the town centre.

The proposal outlines a new vision for Leppington Town Centre, reducing the amount of land allocated for business park uses while increasing land zoned for commercial development, housing and open space. The changes are designed to optimise land use across the precinct and support the delivery of a more walkable, transit-oriented centre anchored by Leppington Station.

Brisbane-based developer <a href="https://www.apartments.com.au/developers/trk-property-group">TRK Property Group</a>&nbsp;has enlisted renowned architecture firm Koichi Takada Architects to design its latest new apartment development.

The new 34-storey tower at <a href="https://www.apartments.com.au/new-apartments/57-berwick-street-fortitude-valley-qld-4006">57 Berwick Street, Fortitude Valley</a>,&nbsp;will have 189 apartments, complete with interiors by <a href="https://www.apartments.com.au/architects/byculprit">byCULPRIT</a>. The upper levels&nbsp;capturing views across the Story Bridge, city skyline, ranges, bay and river.

Residents will have access to a rooftop amenity floor with facilities including a pool, spa, sauna, hot and cold treatment, meditation garden, gym, yoga studio, private dining, BBQ, games lounge, wine display wall, work library, meeting rooms and outdoor work areas.

TRK proposes Koichi Takada-designed apartment development in Fortitude Valley

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Prolific Melbourne developer Hirsch &amp; Faigen is set to boost its investment on the Gold Coast to more than $700 million after announcing plans for a fourth beachside project in as many years.

Hirsch &amp; Faigen, led by Daniel Faigen and backed by Eddie Hirsch, co-founder of United Petroleum, has lodged a development application for the $240 million residential apartment project earmarked for a 1,100sqm site at 7-9 Surf Parade in the heart of Broadbeach.

<a href="/new-apartments/marbella-broadbeach-7-9-surf-parade-broadbeach">Marbella</a> will deliver 100 apartments across 31 levels, making it the company's largest Gold Coast project to date and leveraging off the success of its three earlier projects which all sold out prior to construction starting.

<a href="/developers/hirsch-faigen">Hirsch &amp; Faigen</a> lodged the development application for Marbella Broadbeach this week as the company edges closer to completion of its latest project Yves Mermaid.

The announcement of Marbella Broadbeach affirms the company’s sustained confidence in the Gold Coast market which continues to remain undersupplied.

It also increases the value of Hirsch &amp; Faigen’s Gold Coast development portfolio to more than $700 million since the company first entered the market in 2021 with the launch of Hemingway at Palm Beach.

The company has enlisted its trusted team of Rothelowman Architects and Hutchinson Builders to design and deliver Marbella Broadbeach respectively, continuing a successful partnership forged across the group’s previous Gold Coast developments.

Hirsch & Faigen plots fourth Gold Coast apartment development, Marbella Broadbeach

Immerse Projects is preparing its third new apartment development in the ever-popular Coolangatta/Kirra area.

Led by building veteran John Kearney, who also runs local construction giant Greyburn, Immerse has filed plans for a new development on <a href="/new-apartments/5-haig-street-coolangatta">Haig Street</a>, just off Musgrave Street and just metres from the beach.

They've called on BDA Architecture to design the 14-level building, which will feature 105 apartments: 64 three-bedroom and 41 two-bedroom units.

Kearney told Urban the diversity of product mix will suit a wider section of the house market needs, not just the downsizer.

Kearney says he has strong belief in the Kirra market and its future growth prospects.

"Kirra has much more amenity on its doorstep than other parts of Coolangatta. There's a real sense of identity with Kirra, it's a really special place."

BDA wrote in their submission to the Gold Coast City Council the architectural vision for 5-7 Haig Street "embraces its coastal setting by responding to the built form, climate, and surrounding landscape."

"The development is designed to integrate seamlessly with its neighbourhood, enhancing the identity of the Kirra precinct while respecting existing urban character and natural elements."

Apartment sizes start from 70 sqm internal for the two-bedroom apartments, and 130 sqm for the two-beds with MPR. The three's start from 130 sqm with 17 sqm of balcony. There are three two-level beach houses that start on the ground level.

The majority of the resident amenity is pitched for the level two podium. A lap pool will run along the northern edge of the building and will sit next to a pool deck, a spa and ice bath area, a gym, a kids play area, and a work from home space with a meeting room.&nbsp;There will also ba a private dining space with outdoor terrace on the ground level.

Immerse secured the amalgamated 2,026 sqm double-block earlier this year. The site is occupied by two two-level qwalk ups, Giraween and Caribbean, dating back to the mid 1970s. They comprise 14 apartments in total.

Immerse is currently developing <a href="/new-apartments/rhythm-kirra-hill-30-garrick-street-coolangatta-qld-4225">Rhythm Kirra Hill</a>, just 850m away from the new development on Garrick Street. Rhythm has sold the majority of its 40 one, two and three-bedroom apartments, which will be completed later this year.

Immerse and Greyburn have become quite the formidable development partners in recent years.

As well as Rhythm, Immerse&nbsp;is currently developing&nbsp;Ombre Robina, which will finish construction this summer. They also have another site in Kirra, on McLean Street, which is approved for 58 apartments across a 17-level building.

Greyburn is building both of Immerse's projects, as well as <a href="/new-townhouses/capri-villas-81-salerno-street-isle-of-capri">Capri Villas</a> on Isle of Capri, which is nearly complete, and the first stage of Lewis Land's 16-hectare Biggera Waters masterplan, <a href="/new-apartments/harbour-shores-biggera-waters-564-oxley-drive-biggera-waters">Harbour Shores</a>.

Kirra was one of the success stories for new apartment developments even before COVID hit Australia. The launch of Miles Residences by KTQ at the end of 2019 started a wave of demand, from both local and interstate developers and both local and interstate buyers at both ends of the market.

Is Brisbane's property market growth sustainable?

We're still seven years away from the 2032 Brisbane Summer Olympics, and in the last two years alone, Brisbane dwelling values (houses and units combined) have risen by 24.5 percent.

Last year saw the biggest increase in units since the late 1980s, with values growing by 16.6 percent in 2024, bringing the median unit value to $680,000.

Three months into 2025, and not much has changed.

CoreLogic's latest Home Value Index shows another 0.7 percent gain in unit values in March, following gains of 0.7 percent in February and 0.6 percent in January. Now, the median unit value is approaching $700,000.

With billions of dollars set to be poured into major infrastructure projects across Brisbane, a forecasted strong increase in population, and an ongoing shortage of new properties coming to market, there's no reason why Brisbane can't continue to outperform the rest of Australia.

<h2>What happened in Brisbane’s off the plan apartment market in March?</h2>

Brisbane was spurred again with another huge government announcement. It was revealed Victoria Park, on the edge of Spring Hill, will be hub of the 2032 Brisbane Summer Olympic Games.

A new 63,000-seat stadium will be delivered and will become the new home of the Brisbane Lions, Brisbane Heat, and Queensland Bulls.&nbsp;There will also be a new National Aquatic Centre at Centenary Pool in Spring Hill and a major upgrade of the Queensland Tennis Centre.

While a lot of new apartment developments are going through the development application process or locking in build contracts before becoming available for buyers, developers are continually padding out their pipelines.

Silverstone Developments sees more value in apartments than offices, so they've changed their plans for their prime riverfront Coronation Drive site in Milton. They now want to develop a 30-level building with 192 apartments.

City Beat March 2025: Olympics announcement to drive further growth in Brisbane property market

Sydney House, the Sydney CBD's newest landmark, has been designed by not one, but two of Australia's most decoarted architecture practices.

BVN Architecture and FJC Studio joined forces to win the design competition for the project, a process required for new buildings in the City of Sydney local government area that cost over $100 million or exceed a certain height.

FJC Studio, led by Richard Francis-Jones, conceived the designs for the heritage podium and restoration of the original 1891 building, while BVN took care of 50-level protruding glass tower which will home 241 luxury apartments and a high-end hotel.

The former Pitt Street home of the City Tattersall Club is being redeveloped by joint venture partners <a href="/developers/first-sponsor">First Sponsor Group</a>, a listed Singaporean developer, and the Melbourne-based developer <a href="/developers/icd-property">ICD Property</a>, the developer behind several of Melbourne's tallest and most impressive apartment towers.

The value growth in the unit market on the <a href="/developments/gold-coast-qld">Gold Coast</a> is starting to slow a touch, after a bull run that has stretched over five years.

Unit values rose 0.3 per cent in March, according to CoreLogic's Home Value Index, to reach a new record-high median of $836,000.

While still growing in value, the gains are softer than the 0.6 per cent growth in February and 0.5 per cent in January.

Construction is also gathering steam at DD Living's popular&nbsp;<a href="/new-apartments/burly-residences-north-burleigh-264-268-the-esplanade-burleigh-heads">Burly Residences</a> in North Burleigh. The luxury beachfront development will comprise just over 100 high-end apartments, introducing a new standard of residential amenities to the area.&nbsp;

Designed by renowned Japanese architect <a href="/architects/koichi-takada-architects">Koichi Takada</a>&nbsp;with interiors by <a href="/interior-designers/mim-design">MIM Design</a>, Burly Residences will offer two, three, and four-bedroom apartments alongside two levels of six-star resort-style amenities. These include multiple swimming pools, a gym with a Peloton room, and private dining areas.

The pipeline of new apartments was also topped up in March. The most impressive plans came from <a href="/developments/main-beach-qld-4217">Main Beach</a> where&nbsp;<a href="/developers/gdi-group">GDI Group</a>&nbsp;is planning a luxury apartment development on Cunningham Avenue.

Builder-developer&nbsp;<a href="/developers/scion">Scion Group</a>&nbsp;has officially broken ground on its new development that will reinvigorate an underutilized block of land just off Station Street.

Scion held a groundbreaking ceremony to mark the occasion which was attended by industry partners.

The development, Chatham, at 2-6 Chatham Road, will feature 62 apartments across a six-level building designed by MX Architects. The building will activate the street level with four retail spaces that will complement the wider local area.

Sydney Anglican Property (SAP) will deliver two major housing projects that will bring nearly 260 social and affordable homes in <a href="/developments/bankstown-nsw-2200">Bankstown</a> and <a href="/developments/regents-park-nsw-2143">Regents Park</a>.

The successful bids, under the first round of the Federal Government’s Housing Australia Future Fund (HAFF), means Sustainable Development Group, SAP's development partner, will now draw up development application plans for the much-needed social and affordable housing in Sydney’s south-west.&nbsp;

SAP CEO Ross Jones said that these projects are about more than just housing—they are about serving both congregations and the wider community.&nbsp;

“At SAP, our mission is to use church property to meet the needs of both current and future generations,"&nbsp;Jones said.

"We’re thrilled that these projects have been supported. They will provide secure homes for those in need, &nbsp;as well as vital ministry and community facilities for our growing congregations.&nbsp;

Sydney Anglican Property to deliver affordable houses in Bankstown and Regents Park

Sydney Park is the go-to park for those living in inner-city Sydney.

The dog-friendly, 41-hectare park, on the border of St Peters, Newtown, Erskineville and Alexandria, is one of the largest parks in the Sydney metropolitan area, home to a breakfast kiosk, kids playground, and a skate park, as well as extensive walking paths.

Three of its four sides are either occupied by apartments or industrial buildings facing either Princes Highway, Sydney Park Road, or Euston Road.
