The NSW Government has unveiled plans that could deliver around 1,300 new homes across Nowra and Kiama, continuing its push to unlock housing in well-located regional centres along the South Coast.

The proposals, now on public exhibition, would pave the way for around 830 homes in Nowra and a further 450 homes in Kiama, while also introducing affordable housing requirements and increased building heights in key locations.

The larger of the two proposals is centred on Nowra, where the NSW Government is seeking to rezone land within the Mandalay and Riverfront precincts.

The Mandalay sub-precinct, located close to Shoalhaven Memorial Hospital, Nowra Library and the city's aquatic centre, could accommodate around 530 new homes. Around 30 per cent of housing delivered on Homes NSW-owned land would be dedicated to social and affordable housing, equating to roughly 100 homes. Building heights would increase from the current two-storey limit to between three and six storeys.

A separate rezoning proposal for the Nowra Riverfront Precinct would unlock a further 377 homes while creating stronger connections between the Shoalhaven River and the CBD. The plans include building heights ranging from five to 12 storeys, floor space ratios of up to 2:1 and a requirement for two per cent affordable housing.

Together, the two proposals would deliver more than 900 homes across the broader Nowra area, reinforcing the city's role as one of regional NSW's key growth centres.

The housing push builds on previous infrastructure commitments in the Shoalhaven, including government funding aimed at supporting thousands of future homes in West Nowra through upgrades to water and wastewater infrastructure.

Further north, the NSW Government is also progressing plans for the former Kiama Depot site, a two-hectare parcel near Kiama's town centre.

The rezoning proposal would transform the former industrial site into a residential community capable of delivering up to 450 homes. Buildings would range between six and eight storeys, with at least 10 per cent of homes allocated as affordable housing. The proposal also includes approximately 600 parking spaces and improved walking and cycling connections.

Planning Minister Paul Scully said the proposals are designed to increase housing supply in locations close to jobs, transport and services.

"For too long, families have struggled to find somewhere to live, and activating underutilised sites allows us to deliver the new homes these families need," Scully said.

"The Minns Labor Government is getting on with the job of unlocking well-located sites close to transport, jobs, and town centres and building the homes our communities need.

"These rezonings are about removing barriers to housing delivery and making sure land is put to better use so more people can find a place to call home within the communities they choose."

The latest rezonings form part of the Minns Government's broader strategy to accelerate housing delivery across NSW, particularly in established centres where existing infrastructure can support additional population growth.

Community consultation on the proposals is now underway, with feedback set to inform the final planning controls before the rezonings are determined.

A company linked to one of Australia's largest privately owned cattle businesses has lodged plans for a new residential tower in <a href="https://www.apartments.com.au/developments/newstead-qld-4006">Newstead</a>, continuing the rapid transformation of one of Brisbane's most sought-after, inner-city precincts.

Bottletree Holdings, an entity associated with Stanbroke Managing Director Brendan Menegazzo, has submitted a development application for a 28-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/9-longland-street-newstead-qld-4006">9 Longland Street</a>, a site that made headlines last year when it changed hands in an off-market transaction that reportedly set a benchmark land rate for the suburb.

The proposal would replace an existing two-storey commercial building on the 1,510 sqm corner site with a Bureau Proberts-designed tower comprising 76 apartments, ground-floor retail, office space and a suite of resident wellness amenities.

According to planning documents lodged with Brisbane City Council, the development would comprise a mix of 36 two-bedroom apartments, 24 three-bedroom apartments and 16 four-bedroom residences, positioning the project firmly at the premium end of the market. The apartments would sit above a podium containing retail and commercial space, with three levels of communal recreation facilities spread throughout the tower. The proposal also includes 198 car spaces and 95 bicycle spaces.

Bureau Proberts has drawn heavily on Newstead's industrial heritage in developing the architectural response.

"Occupying a prominent corner in the heart of Newstead, the proposal draws from the area's industrial lineage of robust brick warehouses to deliver a distinctly contemporary response," the architects said in the design statement.

"It is conceived as a subtropical sanctuary and elevated private retreat embedded within one of Brisbane's most vibrant lifestyle precincts."

The design seeks to reinterpret the traditional Queensland vernacular through wraparound verandahs, deep shading elements and permeable facades that respond to Brisbane's subtropical climate.

The tower itself would rise above a heavily landscaped podium designed to reference the woolstore architecture that helped define Newstead and neighbouring Teneriffe for generations. At ground level, fine-grain retail tenancies would activate Longland Street, Wyandra Street and the existing Wyatt Street laneway, further extending the pedestrian network that has become a hallmark of the Gasworks precinct.

The application notes that more than 54 per cent of the site would be dedicated to landscaping and deep planting, while approximately 1,750 sqm of communal recreation space would be delivered across multiple levels.

Bottletree paid $22 million for the 1,510 sqm development site, equating to more than $14,500 per sqm, a reflection of the strong demand for development opportunities in Newstead. The suburb continues to attract both developers and buyers, underpinned by the ongoing evolution of the Gasworks and Teneriffe precincts into some of Brisbane's most sought-after lifestyle destinations.

Brisbane City Council's Sustainable Growth Strategy and Inner City Strategy both identify Newstead as a priority growth precinct capable of accommodating additional housing density due to its proximity to employment hubs, public transport and lifestyle infrastructure.

The proposed tower joins a growing pipeline of high-end apartment developments in the suburb. Fortis recently launched <a href="https://www.apartments.com.au/new-apartments/crest-walker-newstead-12-kyabra-street-newstead-qld-4006">Crest &amp; Walker</a>, a 65-apartment owner-occupier-focused development on Kyabra Street, while Consolidated Properties Group is preparing to launch <a href="https://www.apartments.com.au/new-apartments/castile-47-skyring-terrace-newstead-qld-4006">Castile</a>, a 227-apartment waterfront project on Skyring Terrace.

Meanwhile, builder-developer BPG is planning its own Newstead project on Maud Street, comprising just over 100 apartments and more than 1,380 sqm of dedicated wellness and resident amenity spaces, further highlighting the shift towards lifestyle-driven apartment developments in Brisbane's inner-city market.

Newstead apartment boom continues with Longland Street tower plans

ALAND has taken the next major step in delivering its vision for Leppington Town Centre, lodging State Significant Development plans for a $549 million residential precinct that would bring more than 1,200 new homes within walking distance of Leppington Station.

The proposal, now on public exhibition, forms the Residential Core Precinct of the broader Leppington Town Centre masterplan and would transform a 4.3-hectare site at <a href="https://www.apartments.com.au/new-apartments/156-166-rickard-road-leppington-nsw-2179">156-166 Rickard Road</a> into a high-density mixed-use neighbourhood comprising nine residential buildings rising between six and 25 storeys.

If approved, the project would deliver 1,206 dwellings, including 784 build-to-sell apartments, 208 build-to-rent apartments, 189 affordable housing units and a nine-storey serviced apartment building containing 112 rooms. The proposal also includes around 7,400 sqm of non-residential floor space, new public open space, communal recreation areas and a new internal street network.

The site sits around 250 metres from Leppington Station, which opened in 2015 as the terminus of the South West Rail Link and has long been earmarked as the catalyst for the suburb's transformation from a rural fringe location into a major strategic centre for Western Sydney.

Leppington has become increasingly important following the announcement of the Western Sydney International Airport and the emergence of Bradfield City Centre, with government planning identifying the precinct as a significant location for future housing and employment growth.

According to Rothelowman, the proposal responds directly to Leppington's unique position between its agricultural past and its urban future.

"The site offers an opportunity to weave together multiple layers of history, from its ancient connections to Country along the ridgeline between two waterways and its origins as part of the Cumberland woodland, to its more recent agricultural uses, and its future as a new residential community," the architects said in the design report.

The architects said the project aims to establish a high-density residential typology that combines apartment living with extensive landscaping and public open space.

"The design responds by establishing a high-density typology that combines the convenience and amenity of contemporary apartment living with a renewed native landscape."

<h2 data-end="3541" data-section-id="1ko88s2" data-start="3485">Nine buildings arranged around parks and public space</h2>

The proposal has been designed around a landscape-led framework rather than a traditional podium-and-tower approach.

Across the site, approximately 7,500 sqm of public open space would be delivered through a network of north-south and east-west linear parks, connecting into the wider Leppington Town Centre open space network. A further 8,000 sqm of communal open space would be provided for residents.

Rothelowman said the design seeks to maximise landscaping at ground level by concentrating development into compact tower footprints.

"Buildings are carefully lifted and distributed to minimise disturbance to the natural terrain, allowing the ground plane to remain open, permeable, and led by landscape," the design report states.

Rather than creating a continuous podium edge, the design team has focused on allowing landscaping to extend beneath and around the buildings.

"The ground plane is conceived as an extension of the surrounding environment, allowing landscape to flow up to and beneath the built forms."

The architectural language also draws on the area's natural landscape, with Rothelowman describing a material palette influenced by local gum trees, bark textures, creek systems and sandstone tones.

One of the more significant aspects of the proposal is the diversity of housing typologies.

In addition to traditional apartments for sale, the scheme includes a dedicated 25-storey build-to-rent building with 208 apartments and a 22-storey affordable housing building containing 189 homes.

The affordable housing component represents almost 16 per cent of the total dwellings proposed within the Residential Core Precinct.

Community consultation undertaken ahead of the lodgement found support for additional housing in the area, particularly given ongoing affordability challenges across South West Sydney. Survey work conducted with local residents found housing affordability was one of the poorest-rated aspects of living in Leppington, while a majority of respondents were open to additional housing within the local government area.

The site's proximity to Leppington Station was identified as the most positively viewed aspect of the proposal, while public open space and affordable housing provisions also received majority support.

ALAND will be a significant contributor to the broader vision for Leppington Town Centre, which is expected to accommodate more than 25,000 residents as the precinct evolves over the coming decades.

Located within Sydney's South West Growth Area, the 440-hectare Leppington Town Centre has been identified by the NSW Government as a strategic centre spanning both the Liverpool and Camden local government areas.

In 2023, Liverpool City Council and Camden Council, supported by the NSW Department of Planning and Environment, prepared a draft planning proposal to rezone land and amend development controls across a number of sites within the town centre.

The proposal outlines a new vision for Leppington Town Centre, reducing the amount of land allocated for business park uses while increasing land zoned for commercial development, housing and open space. The changes are designed to optimise land use across the precinct and support the delivery of a more walkable, transit-oriented centre anchored by Leppington Station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Off-the-plan property explained: What is stamp duty?

Over 12 months after securing a prime Toowong site on Sylvan Road, local developer&nbsp;<a href="/developers/pradella-property">Pradella</a>&nbsp;has revealed what it envisages for the site.

They've submitted plans to the Brisbane City Council for <a href="/new-apartments/70-sylvan-road-toowong">Sylvan Residences</a>, 53 two and three-bedroom apartments across a 12-level building opposite <a href="/developments/toowong-qld-4066">Toowong</a> Memorial Park.

<a href="/architects/hal-architects">HAL Architects</a> have been tasked with the design of the building. They say it "evokes opulence,&nbsp;underpinned by the classic subtropical Queenslander vernacular," drawing inspiration from Toowong’s rowing history with a curved and sculpted form.

31 two-bed and 22 three-bed apartments have been pitched, above basement levels with 83 parking spaces.

A significant rooftop terrace will serve as a "lush oasis nestled in the urban convenience of Toowong," according to HAL.&nbsp;

Planned amenities include an infinity lap pool, fitness centre, steam room, sauna, community garden, private dining and lounge spaces, and barbecue facilities.&nbsp;

The landscaping and terracing are designed to complement Brisbane’s active, outdoor lifestyle, with views of the city and Mt Coot-tha.

The town planning report by Plan A said "the proposal is consistent with surrounding development in the Toowong area and will provide a positive contribution to the streetscape."

Pradella <a href="/news/qld/pradella-secure-their-next-brisbane-apartment-development">bought the 1,083 sqm corner site</a> at 70 Sylvan Road for $6.1 million in late 2023.&nbsp;

CBRE’s Adelaide O’Brien and Will Carman, who facilitated the sale, noted strong developer interest in the suburb. O’Brien highlighted <a href="/developments/toowong-qld-4066">Toowong</a>’s appeal to both owner-occupiers and investors, adding that the site also provides Pradella with secure rental income while planning its development strategy.

Pradella is most known for its development in West End where they're behind the $1.5 billion Montague Markets mixed-use precinct.

First look exclusive: Pradella plot Sylvan Road, Toowong apartment development

The Brisbane River has well and truly come alive. In the last decade there have been billions in new developments, both apartments and mixed-use precincts that have changed the face of the waterfront in the Queensland capital. The completion of the redevelopment of Howard Smith Wharves in 2019 was a key milestone. The 3.4 hectares of prime riverfront underneath the Story Bridge is now a vibrant hospitality hub with several restaurants, bars, hotels, and event spaces.

The riverfront had to wait another five years before the completion of Far East Consortium’s $3.6 billion mega-precinct, Queens Wharf. The huge 12-hectare precinct, a new landmark for Brisbane, is home to four new luxury hotels, over 50 new restaurants, bars and entertainment experiences, luxury retail, and a state-of-the-art event centre, home to Brisbane’s largest hotel ballroom. Between the resort’s four towers, 37 metres above street level, is a 12,000 sqm, open-air Leisure Deck will deliver a mixed-use space for hotel guests and the public. The Leisure Deck features an Event Deck, expansive lawn area for sunset picnics and exclusive resort amenities overlooking the city skyline.

While there’s now limited land on the northern side of the Story Bridge and on the fringe of the CBD, there is still significant opportunity down the river for more waterside development. Economic Development Queensland is undertaking the largest urban renewal project in the state, and arguably the country. They are creating Northshore, a new mixed-use community on 304 hectares of previously industrial port land at inner-city Hamilton. The 40-year development, which started 10 years ago, is estimated to cost $12 billion.

There will be around 14,000 new homes built over the next three decades that will home roughly 24,500 residents. Over 25,000 employees will call Northshore their place of work, with an innovation and technology precinct covering over eight hectares of the precinct. That will comprise commercial, retail, and clean industrial businesses. In December, Northshore’s central precinct achieved a 6 Star Green Star – Communities certified rating. Northshore will also play host to Brisbane Athletes’ Village for the Brisbane 2032 Olympics and Paralympic Games.

While there have been major commercial developments that have driven huge economic boosts to Brisbane, the riverfront boom hasn’t been lost on some of states best new apartment developers. Don O’Rorke’s Consolidated Properties was quick to act back in 2021 when they snapped up the 1.5-hectare former ABC site on Coronation Drive in Toowong. The prime site, with 130m of waterfrontage, is also home to the heritage-listed Middenbury House, which is being restored as part of the new development, <a href="/new-apartments/monarch-residences-toowong-600-coronation-drive-toowong">Monarch Residences</a>. Monarch has been one of the best-selling developments across Brisbane in recent years, with nearly all of the apartments spoken for well before its late 2025 completion through Hutchinson Builders.

Just a handful of penthouses remain in the two-tower project with nine of the 11 residences in the Penthouse Collection, which includes several riverside homes, snapped up in recent months. Predominantly local downsizers seized the opportunity, with an average sale price of $5.85 million. Colliers Director of Residential for Queensland, Andrew Scriven says the demand for Monarch’s top floors and unique River Homes has been incredibly strong, and the remaining penthouses will sell quickly.

"Since coming onto the market, the demand for these once-in-a-lifetime ultra-premium penthouse homes has been incredible," Scriven said.

"We’re continuing to see enquiry from local buyers as well as from out-of-state buyers. The level of interest in these homes speaks to the calibre and design of the Penthouse Collection."

Consolidated Properties Group CEO and chairman Don O’Rorke says the development team’s vision was to deliver a super-premium residential project worthy of its unique north-facing location on the Brisbane River.

With Monarch nearly sold out, Brisbanites are now turning their attention to other opportunities to live by the river. The latest launch is in Teneriffe, where Kokoda Property Group—the developer behind The Ambrose and Ruby Ruby in Milton, as well as a major precinct project in Melbourne—has unveiled Teneriffe Banks (right and below). This development will be located on one of the last riverfront sites in the suburb, on Skyring Terrace.

Teneriffe Banks will feature five distinct, slender buildings housing over 200 residences, lofts, and penthouses, designed by Studio McCue, Cottee Parker Architects, and Carr. One of the buildings will house the first Kimpton Hotels &amp; Restaurants in Brisbane. The development will also offer an expansive commercial precinct, including more than 4,800 sqm of waterfront dining and retail space, as well as a redeveloped, purpose-built community centre.

Before the official launch of Teneriffe Banks, there were $285 million worth of sales. Over half of the residences have already been sold in The Interloom and The Skyform buildings. The Interloom building connects the urban landscape with the waterfront, featuring up to 404 sqm luxury residences with soaring 3.8-metre ceilings and panoramic views. Perched above the soon-to-be-released Store House Lofts, The Skyform features more spacious apartments that offer up to 334 sqm of luxury living with four-metre ceilings and panoramic views of the Brisbane River and city skyline.

Residents of Teneriffe Banks will enjoy resort-style amenities, with each building including private dining rooms, personal wellness spaces, mineral baths, infinity pools, and exclusive access to the Canopy Club, one of the largest private members’ clubs in Queensland. The Ferry Building, a smaller-scale building, and The Skyform, merges Teneriffe’s historic woolstores with contemporary apartment design. Each Ferry Building home incorporates a large, private courtyard as an extension of the living space, with higher floors offering large terraces to entertain from.

Supply on the river looks like it will continue over the coming years. The next project to launch will come from national developer Traders in Purple. Late last year they secured the prized 1.25-hectare West End site from Crown Group and have <a href="/news/qld/first-look-exclusive-traders-in-purple-plan-large-apartments-on-west-end-megasite">plans in with the Brisbane City Council</a> for around 130 apartments and 32 river and terraces homes designed by Rothelowman.

Traders in Purple Director George Geagea said the size and location of the West End site presented a rare opportunity to create a remarkable lifestyle-focused destination just 4km from the Brisbane CBD. “We have long wanted to make our mark in Brisbane’s inner-city but we were prepared to wait until the right site came along.”

Another national developer, ICD Property, who is creating mixed-use towers in Adelaide and Sydney after a string of successful buildings in Melbourne, snared the well-known R&amp;F site on the West End riverfront. While they are yet to revise the plans, approval is there for seven towers with over 1000 apartments on the 1.68-hectare block. <a href="/news/qld/exclusive-icd-property-secures-riverfront-west-end-site-for-brisbanes-latest-multi-tower-precinct">ICD paid just under million</a> for the prime riverfront site that cost R&amp;F $82.5 million in 2015.

Plans have also been submitted <a href="/news/qld/multi-tower-precinct-planned-for-south-brisbane-riverfront">on the site next door</a> by concrete supplier Heidelberg Materials. Heidelberg, formerly Hanson, is also seeking to develop a new riverside community, which just falls into the suburb of South Brisbane rather than West End. Heidelberg had global design firm fjcstudio draw up plans for a 1.3-hectare precinct that will comprise three 50-level residential buildings with 620 apartments, a food and beverage plaza, and a 5,400 sqm public park (right).

Brisbane is poised for continued growth, following its strongest market performance in nearly four decades in 2024. According to CoreLogic data, unit values in the city surged by more than 16 per cent last year, marking the highest annual return since 1988. With a robust pipeline of projects in the works, Brisbane is set to maintain its upward trajectory, positioning itself as a serious contender to Sydney’s dominance. Last year Brisbane surpassed Melbourne to become the second most expensive property market in the country.

Brisbane's riverfront renaissance, and the developers leading the charge

Builder-developer giant McNab is pushing on in both sales and construction at its new Gold Coast apartment development, Elements Budds Beach.

Over 60 per cent of the Azure Collection, the more premium two-bed plus MPR and three-bedroom apartments within the Oak Avenue building, have been snapped up by a mix of investors and owner occupiers.&nbsp;

The sales success comes off the back of McNab starting construction on site, demolishing the old three-level walk-up and old timber home on the amalgamated 1,013 sqm Oak Avenue and starting to excavate the four basement parking levels.

The building, of just 87 two, three and four-bedroom apartments that start from just over $1 million, has been crafted by<a href="/architects/cottee-parker-architects"> Cottee Parker</a> who says the design "pays homage to the sea and sky and responds to its unique midwater location with distinct simplicity and openness, bringing the waterways to its inhabitants."

Set behind a curved, glazed façade, Elements apartments will feature open plan kitchen, living and dining areas that will extend to balconies with views across the Gold Coast skyline, hinterland, and beach.

As the building ascends, the apartments get more premium, and give way from the two-bed and two-bed plus multi-purpose rooms to half-floor three-bedroom apartments, as well as the soon-to-be-released Horizon Collection.

As demand for spacious, high-end apartments continues, McNab is preparing to launch the Horizon Collection, just a handful of four-bedroom apartments each with a multi-purpose room, panoramic views, a master retreat with a walk-in wardrobe and ensuite, and a built-in bar area with a custom stone finish.

The original plans back in 2021 had the communal facilities located within the building, but, in a trend seen across the majority of Gold Coast projects in the last few years, McNab more recently had Cottee Parker relocate them to the roof.

Now a full rooftop retreat, it will feature an infinity-edge pool with beach club-style loungers that actually sit in the water, several day beds surrounding the pool, and a sauna, hot plunge pool, and a yoga deck.

There will also be a poolside barbecue and teppanyaki area, as well as a private formal dining room and a gym.&nbsp;

Elements will sit in a quiet pocket of Surfers, only a six-minute walk to Budds Beach and eight minutes to Surfers Paradise Beach.

It could be argued that viewlines, especially from the upper levels, are unlikely to ever be obstructed. This is due to the scale of the Paradise Resort Gold Coast hotel across the street, which is unlikely to be redeveloped anytime soon.

McNab is forecasting a completion date of around Q3 2027.

<a href="/developers/mcnab-developments">McNab</a> as a builder has a diverse workbook across the whole of South East Queensland, from warehouse and office buildings to social housing projects.

As a developer, McNab recently completed White in Main Beach, selling all of the apartments prior to completion. The project won the 2024 Master Builders QLD Housing &amp; Construction Award, as well as Queensland’s Best Project in the $50m+ multi-residential category.

McNab also has several development sites in Brisbane, in West End and Highgate Hill, as well as<a href="/news/qld/first-look-exclusive-mcnab-shoots-for-full-floor-apartments-in-broadbeach"> plans for a future Broadbeach project</a>.

Measuring over 15m high and nearly 19m wide, Guardian Lion’s laser-cut aluminium structure is adorned with LED flex lighting to be lit-up at night. Its location on the southern podium wall of Melbourne Square’s residential towers will ensure it is an unmissable sight for those entering Melbourne via the Westgate Freeway or passing through Southbank and South Melbourne.

<a href="/developers/lendlease-development">Lendlease</a> has partnered with transportation solutions provider, Outbound, to launch Porsche’s new fleet of electric vehicles, including the Macan and Taycan, available for residents of the building to hire.&nbsp;

The heart of the Brisbane 2032 Olympic and Paralympic Games will be delivered at Victoria Park, with a new world-class Brisbane Stadium to be built as part of a thriving central Games precinct spanning Spring Hill, Bowen Hills and Victoria Park.

The new 63,000 -seat stadium was announced by the Queensland Government as part of the&nbsp;2032 Delivery Plan. The venue will also be where future Brisbane Lions, the Brisbane Heat and the Queensland Bulls teams call home.

Delivering 2032 and Beyond&nbsp;is the outcome of a 100 Day Review, stakeholder consultation and community input, and sets the plan for the Games, which Queensland will now get on with delivering.

Under the Plan, a new National Aquatic&nbsp;Centre will be delivered at the site of the Centenary Pool in Spring Hill, catering to swimming, diving, water polo and artistic swimming.

A major upgrade of the Queensland Tennis&nbsp;Centre will include a new 3000-seat show court arena and 12 new match courts which, in addition to Pat Rafter Arena, will open the doors to even more tournaments for Brisbane.

The Main Arena at the RNA Showgrounds will be upgraded with a 20,000 seat outdoor arena, to give the Queensland&nbsp;Ekka an even brighter future. &nbsp;

The main Athlete Village will also be built at the Bowen Hills precinct, within walking distance of the Brisbane Stadium.

While a Brisbane Arena is no longer required for the Games, the Queensland Government has taken steps today to allow Brisbane Live to be delivered by the private sector, providing the opportunity for the Federal Government’s contribution to be directed toward other essential Games infrastructure.

The Government will move the Brisbane Arena priority site to the vacant&nbsp;GoPrint site in Woolloongabba, paving the way for a permanent legacy in addition to a new housing and entertainment precinct over the Gabba when it is taken down.

This move will secure the future of the East Brisbane State School, ensuring it is not relocated. &nbsp;

Greater Brisbane will benefit from new and upgraded Games infrastructure, including:

The six-building elevated living precinct resides on a former University of Melbourne campus site in the Scotch Hill catchment area. Located adjacent to the green spine of fields and parklands along Gardiners Creek trail, the site’s hilly aspect benefits from views to established tree canopies, lush gardens, and the city skyline.

<a href="/architects/woods-bagot">Woods Bagot</a> is behind the masterplanning, architecture, and interior design, while <a href="/landscape-architect/tract-landscape-architects">Tract</a> is responsible for the landscape design, which will make up 40 percent of the site. Standing between four and eight levels high, the residential pavilions are interspersed within 4,000 meters of public gardens, with landscaping subtly defining boundaries between public and private zones.&nbsp;

Drawing inspiration from nature, the masterplan has been inspired by the organisation of lily pads on a pond – organic formations, discrete but interconnected, sitting lightly in within their context. Employing the principles of the “nature-based cities” guidelines, the site benefits from integrated nature, amenity, wellness and community.

Woods Bagot Director Peter Miglis says the precinct’s formal and material language is inspired by <a href="/developments/hawthorn-vic-3122">Hawthorn</a>’s established residential vernacular, invoking the charm of local character homes with a unique, contemporary inflection.

“The architecture needed to take from the DNA of the surrounding residential homes and translate that to a multi-residential scale,” says Miglis.

“Referencing the authenticity, grandeur and heritage of the Hawthorn home, the architecture should feel familiar, yet elevated, fostering a natural sense of belonging within the neighbourhood.”

As one of Melbourne’s oldest and grandest suburbs, Hawthorn remains a beautifully preserved example of the city’s evolution through the Victorian, Federation and Edwardian periods. Each residential pavilion takes on a unique identity from a composition of varied materials, with some buildings reinterpreting the local Victorian or Edwardian details from rhythmic brickwork to opportune archway moments, others paying homage to the Federation arts-and-crafts homes of the area.

“The Woodburn draws inspiration from the verandahs of the Victorian home ubiquitous in the Hawthorn area,” says Miglis. “The use of vertical columns and fine filigree detailing evokes a classic staple of Victorian Australian design.”

The Tate building, meanwhile, includes a strong brick masonry element, incorporating archway motifs and apertures characteristic of the Edwardian era.

Finally, The Ingleburn’s strong geometric order takes its reference from the Federation arts and crafts style with brick detailing and heavy geometry.

Woods Bagot interior design leader Cara Gabriel says a cohesive language has been developed between architecture and interiors, incorporating tactile, textured and subdued tones that complement the natural landscape.

“We wanted the apartments to have a sense of quiet luxury, to allow the residents to look outside and appreciate the nature they’re surrounded by,” says Gabriel.

“From an interiors perspective, it’s all about these framed views and their relationship to the outdoors that defines this project.”

Each residence features authentic materials, generous proportions, and a return-to-craft approach, using Victorian and Tasmanian-based makers, from lighting designers to metalworkers and joiners.

“It was important to use a palette that exuded a sense of timelessness over trends,” adds Gabriel. “Colour and texture are expressed through the characteristics of the material itself, such as oak or walnut grain and veined natural stone, rather than an applied texture—it’s an honest materiality approach.”

Belying its generous outlook, the precinct will appear recessive within its native context, consciously contrived to minimise bulk at street interface. Surrounded by a vegetated veil of established trees, the development will be sequestered from street view, adding to a sense of privacy and belonging.

With landscape architecture by Tract, the design team will retain 77 existing mature trees onsite during the development process, planting an additional 151 trees to create a verdant city sanctuary.

Architects are also retaining and reviving the Serpentine Garden – a meandering brick pathway and molded garden designed by landscape architect Paul Thompson in 1976. <a href="/developments/murrumbeena-vic-3163">Murrumbeena</a>, in Melbourne's southeast, is known for its wide, leafy streets, lined with Federation-era homes.

Hughesdale Village serves as the heart of both Murrumbeena and Hughesdale, with an array of shops, cafes, and Hughesdale Station.

What has been missing in the area is a new apartment development, which is what prompted joint venture partners&nbsp;Progressio and&nbsp;<a href="/developers/damgar-group">Damgar Property Group</a> to explore the opportunities available as close as possible to the village.

They secured a prime site at 50 Rosella Street, on the corner of Poath Road, just a stone's throw from the station and the Hellenic Depot, the popular Greek restaurant and bar. They commissioned Cera Stribley to design&nbsp;<a href="/new-apartments/rosella-murrumbeena-50-rosella-street-murrumbeena-vic-3163">Rosella</a>,&nbsp;70 one, two and three-bedroom apartments when completed later this year.

Cera Stribley was inspired by the adjacent Hughesdale Station when designing Rosella. The seven-level building&nbsp;features a façade of rough-cast concrete, dark terrazzo, and warm copper accents, reflecting the architectural character of the Hughesdale Station underpasses.&nbsp;
