<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

“Buyers are increasingly seeking apartments that genuinely replace a standalone home, and this penthouse delivers that with its size, privacy, and direct ocean frontage.”

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Lendlease commences construction at Ancora Collins Wharf

<a href="/developers/thirdi-group">Third.i</a>&nbsp;has&nbsp;announced a strategic partnership with Dexus’s opportunistic Fund series, Dexus Real Estate Partnership (DREP), for the development of The Merewether Residences in Newcastle.&nbsp;

The second fund in the series, DREP2, has entered a joint venture with Third.i to deliver the $300 million, 178-unit retirement village on a one-hectare site at the Merewether Golf Club. The partnership will support Third.i’s vision and delivery of The Merewether Residences as a landmark over-55s community.&nbsp;

Luke Berry, Director and Co-Founder of Third.i Group said DREP plays a critical role in providing capital funding to support the development.

“This partnership with DREP2 reflects Third.i's reputation and experience as a developer, built on a track record of delivering outstanding projects," Berry says.

Development approval has been obtained, and enabling works are underway with construction due to start later this year with completion expected by late-2027.&nbsp;

Early site works have commenced on The Merewether Residences, with the demolition of the existing greenkeepers shed marking the start of construction. The new clubhouse is expected to open in late 2026, with completion of The Merewether Residences anticipated in late 2027.&nbsp;

For several years, a prime development site on Upper Heidelberg Road in Ivanhoe—the gateway to one of Melbourne’s most exclusive north-eastern suburbs—sat vacant.

After a few delays Salter Brothers, one of Australia's leading alternative investment managers, acquired the 2,445 sqm block.

Construction is now set to begin on <a href="/new-apartments/candela-ivanhoe-40-upper-heidelberg-road-ivanhoe">Candela Ivanhoe</a>, the only off the plan apartment development currently available in the area.

The brief for architect John Demos was to design a building that would embrace the unique shape of the site allowing for maximum light and flexible floor plan options that would appeal to a diverse range of buyers. The result is a boutique, six-level development comprising 62 apartments, offering a mix of one, two, three, and four-bedroom configurations.

Kathy Demos handled the interior designs for the apartments, focusing on functionality and sustainability. The building has been designed to deliver a 7-star average energy rating average outlined in the Building Code of Australia.

Candela - the influence of light - inspired the name of the building, as all apartments are designed to enhance daylight access in all living areas and bedrooms, reducing the reliance on electric lighting and increasing the wellbeing of residents. In addition to introducing new apartment living to a suburb traditionally dominated by detached houses, Salter Brothers is also bringing a number of amenities to Ivanhoe. The apartments will sit above a providore, and commercial spaces—encouraging resident interaction while serving the wider community. Residents will also enjoy private amenities, including a landscaped communal rooftop terrace for resident use.

Arguably, Candela’s biggest drawcard is its location. Boasting a Walk Score of 90 out of 100, the development is just a six-minute walk from Ivanhoe Station and is surrounded by cafés, restaurants, parks, and schools. In this highly walkable neighbourhood, owning a car is truly optional.
