<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

After a relatively flat market in 2024, which concluded with some softening months before positive economic data regarding inflation and the handing down of what is forecasted to be the first of several rate cuts in 2025, prices in Australia's most expensive capital city are back on the rise.

Inner city apartments aren't getting more affordable any time soon. We've wrapped up the top five newest apartment developments in some of Sydney's most central suburbs that cost under $1 million.

What $1 million can buy you in Sydney's new and off the plan apartment market

Sydney’s harbourside suburbs have undergone rapid regeneration over the past five years

New developments are lining the harbour and the surrounding streets.

Pyrmont, one of Sydney’s most central harbourside suburbs, has been somewhat left behind in the new apartment development scene.

The suburb—just a bridge and waterway away from Darling Harbour and the heart of the Sydney CBD—hasn’t seen a new apartment development since the completion of Paragon of Pyrmont in 2021. That project primarily featured three- and four-bedroom apartments and luxury terraces.

Given that over 90 per cent of Pyrmont residents live in apartments, there’s a clear appetite for apartment living in the area.

A key reason for the lack of new development has been land scarcity. Pyrmont is a relatively small suburb compared to others along the harbour’s edge, leaving developers with few opportunities.

So when the chance to secure a large site in Pyrmont arose, developer Landream—known for Opera Residences at Circular Quay—acted quickly.

They acquired a 1.2-hectare block on Wattle Street from the City of Sydney in 2019, the same year the NSW Government announced the new $750 million Sydney Fish Market, just 300 metres from the development site.

Unit values in the Gold Coast are continuing to grow in 2025.

The latest Home Value Index by Cotatlity (formerly CoreLogic), shows another month of growth in the local unit sector, with values rising 0.7 per cent in April.

Over the rolling quarter, unit prices have increased by 1.8 per cent, reaching a new median high of $849,000. Over the past 12 months, values have risen by 6.3 per cent, reflecting sustained demand and market confidence.

While many national property markets are now benefiting from a declining interest rate environment, the Gold Coast has remained relatively resilient throughout the high-rate cycle. The region’s strong performance has been underpinned by its lifestyle appeal, limited supply of new housing, and continued interstate migration—factors that have consistently supported price growth.

With further interest rate cuts expected, market fundamentals suggest the Gold Coast property market is well-positioned to continue its growth.

There was plenty of momentum in the Gold Coast’s off the plan apartment market in April, with a surge of new construction starts, tower releases, and planning applications up and down the coast.

Developers continued to target the high-end, owner-occupier market, as well as lifestyle-driven buyers seeking resort-style amenities and beachfront access.

One of the most high-profile launches of the month was <a href="/new-apartments/pescado-palm-beach-229-jefferson-lane-palm-beach-qld-4221">Pescado</a>, a boutique Palm Beach apartment development from international DJ Paul Fisher and his wife, Chloe.

In addition to the surge in new releases for buyers, the future apartment pipeline on the Gold Coast continued to grow in April.

Melbourne-based developer&nbsp;<a href="/developers/hirsch-faigen" target="">Hirsch &amp; Faigen</a> filed plans for <a href="/new-apartments/marbella-broadbeach-7-9-surf-parade-broadbeach">Marbella</a> Broadbeach, a 31-level, $240 million apartment tower with 100 residences and extensive wellness offerings.

The project marks the H&amp;F's fourth Gold Coast venture, following the success of Hemingway at Palm Beach, Emerson at Kirra, and Yves at Mermaid Beach.

One of the busiest individuals in the development industry on the Gold Coast is John Kearney, who heads up construction company Greyburn and developer <a href="/developers/immerse-projects" target="">Immerse Projects</a>.

In April, Immerse filed for a new 14-level building in the heart of Kirra. The proposed development at Haig Street includes 105 apartments, with a diverse mix of two and three-bedroom floorplans designed to attract both downsizers and part-time residents.

The podium level will house a full suite of amenities, including a lap pool, gym, spa, work-from-home spaces, and children’s play area, underscoring the project's intent to create a balanced, multi-generational living environment close to the beach.

A rare new development is heading for <a href="/developments/miami-qld-4220" target="">Miami</a> where&nbsp;<a href="/developers/monaco-property-group">Monaco Property Group</a>&nbsp;paid $70 million for the holiday resort Nalu.

They have since sought approval from the Gold Coast City Council for a new 46-apartment development, a collaboration between&nbsp;<a href="/architects/koichi-takada-architects">Koichi Takada Architects</a> and&nbsp;<a href="/architects/bda-architecture">BDA Architecture</a>.

The new project, which will retain the name Nalu, will feature a central resort-style wellness zone that includes a pool, hammam, steam room, yoga area, and hot and cold plunge pools.

More immediate new offerings are on the horizon in Main Beach and Broadbeach.

Macquarie Park is rapidly transforming into one of the fastest-growing suburbs in Greater Sydney.

With billions of dollar in investment and several new apartment buildings already under construction, the next stage in the Macquarie Park evolution will see four or five new towers built between the Macquarie Park and North Ryde Metro stations.

The State Significant Development Application proposes two options; either four or five towers, with around 1,760 one, two and three-bedroom dwellings, each with significant commercial and retail space.

The smallest tower proposed would be 30 levels, and increase in height to 58 levels.

Cox Architecture has put together the sketch plans for the 33,840 sqm site which borders both Wicks Road and Epping Road. The land is identified as an ‘Accelerated TOD Precinct’.

The six sites are currently owned by&nbsp;Charter Hall, Harvey Norman, Abacus, and a company associated with geotechnical engineering and environmental consulting services firm, JK Group.

Urbis says the concept application seeks to establish building envelopes, high-level built form principles, and land use allocations to guide future detailed development applications for the site.

"Benefiting from its strategic location near Epping Road, Waterloo Road, and the Macquarie Park Metro Station, the project presents a major opportunity to address NSW’s housing crisis while contributing to Macquarie Park’s economic growth," the Scoping Report by Urbis noted.

They said a key feature of the proposal is a 9,700 sqm public park.

"This park will enhance pedestrian connectivity between the site, Lachlan’s Line, and the metro station while providing high-quality public amenities, including shaded play areas, seating, picnic tables, and BBQ facilities."

There will be a new road established between Wicks Road and Lachlan’s Line, improving local accessibility.

The site is currently occupied by several low to mid-rise buildings including a&nbsp;Domayne furniture showroom, a Storage King, the office of JK Geotechnics, and several warehouse/office buildings.

Several new apartment developments are underway in Macquarie Park.

TOGA is delivering <a href="/new-apartments/macquarie-rise-122-herring-road-macquarie-park">Macquarie Rise</a>, 268 apartments across three towers next door to the shopping centre on Herring Road. They recently installed the <a href="/news/nsw/toga-installs-first-tower-crane-at-macquarie-rise-as-construction-gathers-pace">first tower crane</a> on site.

Around the corner on Talavera Road, Urban Property Group is working on <a href="/new-apartments/la-vera-94-talavera-road-macquarie-park">La Vera</a>, around 120 apartments in a building designed by Cox Architecture.

Brisbane's ever-consistent unit market continues to live up to its reputation.

Unit values grew by 0.5 per cent in April, according to the Home Value Index by Cotality (formerly CoreLogic), making it the best-performing capital city unit market behind only Perth (0.6 per cent).

The April gains follow 0.7 per cent growth in both February and March.

The median unit value now sits at $698,000 and is likely to break the $700,000 mark in May for the first time in history.

Increased demand from interstate migration and a lack of new supply have combined to drive up unit values in Brisbane in recent years. And with the 2032 Brisbane Olympics still seven years away, there’s still plenty of growth potential in the Queensland capital.

It’s been 15 long years since the former Balmain Leagues Club was open to the public.

The large 7,330 sqm Victoria Road site has grown progressively more derelict since the doors to the former club shut back in 2010.

It’s been seven years since the first redevelopment was mooted, and following a recent change in ownership, the former club is now set to become the hub of Rozelle once again.

PERIFA is part of the Versatile Group of companies, which counts construction firm Versatile Construction among its businesses. They’re set to bring something completely different to what has come before on the Balmain Peninsula.

Sydney’s residential property market continues to tell a story of two very different sectors.

As the market rebounds, house values are pulling further ahead of unit prices—April was no exception.

According to the Home Value Index from Cotality (formerly CoreLogic), house values rose by 0.4 per cent in April, while unit values declined by -0.4 per cent. Over the rolling quarter, houses are up 1.4 per cent, but units have fallen by -0.4 per cent.

Sydney’s median house value now sits at $1,474,000, compared to $854,000 for units—a $620,000 difference.

This widening gap underscores the ongoing affordability advantage of units for buyers priced out of the housing market, particularly in a city where overall property values remain among the highest in the country.

<h2>What happened in Sydney’s off-the-plan apartment market in April?</h2>

The increasing cost of housing in Sydney is giving developers every opportunity to bring projects to market and secure prices that will allow them to move to the construction phase of the project.

Developers are certainly having to look for new ways to bring something more to their projects above the ordinary, ensuring they're delivering a considerably better place to live than buying into an established building.

No doubt renowned builder-developer DASCO has done so at its recently launched&nbsp;<a href="/new-apartments/danks-st-district-waterloo-903-921-bourke-street-waterloo-nsw-2017">Danks St District</a> in <a href="/developments/waterloo-nsw-2017">Waterloo</a>. Masterplanned developer <a href="/developers/sekisui-house-australia" target="">Sekisui House Australia</a>, who is creating communities in previously underutilised areas across Greater Sydney, released the Skyhome Collection at Willow, the latest stage of their $2 billion Sanctuary masterplan at&nbsp;<a href="/developments/wentworth-point-nsw-2127" target="">Wentworth Point</a>.

Designed by <a href="/architects/turner-studio">TURNER</a>, the homes feature floor-to-ceiling glass, expansive balconies, and curved bronze-toned screens that reflect the form of the Parramatta River. Prices range from $810,000 to $4.5 million, with each apartment designed for light, space, and uninterrupted views of the river, CBD, and Blue Mountains.

Sanctuary is evolving into one of Sydney’s most connected waterfront precincts, with buyers drawn by access to ferry services, parklands, and future light rail.

North of the Bridge, April saw&nbsp;<a href="/developers/coronation-property" target="">Coronation Property</a>&nbsp;break ground on its $250 million <a href="/developments/chatswood-nsw-2067" target="">Chatswood</a> project, a 32-level mixed-use development on Archer Street.

The project, designed by <a href="/architects/woods-bagot">Woods Bagot</a>, will deliver over 150 apartments, along with 2,500 sqm of retail and commercial space, wellness amenities, and a restored heritage building.

Recognised as a State Significant Development, the project will generate up to 400 jobs and be a key contributor to Chatswood’s transformation into a vibrant residential and retail hub.

In April, another builder-developer, <a href="/developers/scion">Scion</a>, started welcoming buyers to Sterling, their 50-apartment development in <a href="/developments/lane-cove-north-nsw-2066">Lane Cove North</a>.

Originally started by a different developer, Scion stepped in mid-build, assured by the project’s Latent Defects Insurance and robust independent inspections.

Sterling includes one, two, and three-bedroom residences, designed to reflect Lane Cove’s natural surrounds.

Gold Coast developer <a href="/developers/alroe-constructions">Alroe</a> is approaching a full sellout at The Finn, its premium boutique development in Mermaid Beach.

Six of the eight apartments in the Albatross Avenue development have sold, predominantly to local downsizers. The final two villas are now for sale.

“We’re seeing a continued push from established locals who are selling large family homes and opting for a premium residence in familiar, well-connected locations,” Alroe said.

“The Finn meets that need – it’s low-density, design-led, and offers the level of sophistication buyers expect when downsizing from multimillion-dollar homes.”

Sales have averaged close to $4 million, underlining sustained demand in the top end of the market.

“This is a segment that’s growing rapidly – equity-rich locals, including downsizers and professionals, want space, style and proximity to lifestyle amenities without moving into high-rise buildings," Alroe added.

“Our strategy has always been to deliver premium boutique residences in blue-chip locations that offer lasting value, and The Finn is a direct result of that focus.”
