A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

The high-end South East Queensland developer, Forme, has been given the green light for its next luxury Gold Coast apartment development.

Dubbed Sea, the boutique apartment building follows the rhythms and designs as their sold-out Goodwin Terrace projects Norfolk and Luna.

Demand was so high for Norfolk, which recently settled as one of the Gold Coast's most expensive apartment developments, that Forme boss David Calvisi put together the same team to create a similar-style project slightly further south on The Esplanade.

He had&nbsp;Koichi Takada again handle the architecture. His designs for Norfolk made the building a hit on Instagram. The curved facade even became one of the famous Bondi-based Aquabumps prints.

Interiors have again been directed by the Melbourne-based interior design firm Mim Design, headed by the interior design queen Mim Fanning. The design approach came from the coastline just across the road.

Crown Group has expanded its footprint out of Sydney, announcing&nbsp;Artis at Southbank as their first ever development outside of Sydney.

They&#39;ve had their go-to Sydney architect, Koichi Takada, design the 16-level, 152-apartment tower, his first in Melbourne.

Takada, who created Crown Group&#39;s award-winning Mastery by Crown Group and Waterfall by Crown Group, was inspired&nbsp;by two nearby iconic landmarks - the flowing spine of the Arts Centre, and the new NGV Contemporary art and design gallery, the latter forming part of the $200 million redevelopment of the precinct.

Stockland has announced plans to increase its construction of residential apartment and townhouse developments over the next five years.

Stockland chief executive Tarun Gupta advised the Stockland initiative will seek to capitalise on the 50 per cent price gap between detached and attached dwellings as immigration levels head back to pre-Covid levels.

It anticipates lifting its company capital allocation to residential from its current 15 percent of portfolio to between 20 percent to 35 percent.

The increased momentum in residential will be led by Ben Christie, who was headhunted from Lendlease, where he was head of residential. 

Christie starts as executive general manager of apartments next week.

The country’s largest listed residential developer anticipates net overseas migration would drive population would return to pre-Covid levels of 200,000 post 2023.

"Major cities will continue to attract the majority of property growth," Gupta advised.

It has 75,000 lot land bank, which is split 37 percent in NSW, 31 percent in Queensland, 21 percent in Victoria and 11 percent in WA.

Stockland has a $21 billion master planned communities pipeline. Stockland anticipates 6400 residential settlements in fiscal 2022.

The company will invest a bigger financial commitment to affordable housing options, including build to rent and land leasing.

It anticipates apartment partnerships to "scale origination."

The property is being offered to the market for the first time in 60 years.

Buyer interest above $25 million is expected.

The 3,348sq m property is at 257 St Kilda Street, next to the prestigious Royal Brighton Yacht Club.

It is currently a three-level seaside mansion occupied by the Redemptorist order. 

It is being taken to the market via an expressions of interest campaign run by James Thorpe, Stephen Kelly and Langton McHarg of Knight Frank clsoing December 8.

“The property is zoned residential,” Mr Thorpe said.

“The existing building could be retained for a future development, or the buyer could start with a blank canvass.”

The property comes with frontage to St Kilda Street and Mytton Grove, with views over Port Phillip Bay and Brighton Beach.

“Prior to launching the campaign we have already been fielding enquiries from developers, so we expect interest to rise once the property officially hits the market.”

The Redemptorists, which have been in Australia since 1882, are a community of Catholic priests, brothers and lay partners whose task it is to communicate the Christian message.

Speaking to Urban, Chapter Group director and founder Dean Lefkos&nbsp;said that the&nbsp;location&nbsp;is one of the&nbsp;top priorities when it comes to planning their next development.

&quot;If you&rsquo;ve bought well, in a good location which is going to be in demand through cycles, in some way shape or form, you can mitigate the risk that that development inherently has,&quot; Lefkos says.

&quot;Capital growth in the more blue-chip inner ring suburbs is also more predictable,&quot; Lefkos suggests, adding that, depending on the real estate cycle, the site which was intended for office could become residential, or vice-versa.

The $2.7 billion mixed-use development, STH BNK By Beulah in Melbourne&#39;s Southbank, is continuing to break ground as one of the mostly luxury offerings the city will have seen for a number of years.

STH BNK By Beulah is set to offer Australia&rsquo;s first-of-its-kind Private Auto Club for residents as car ownership declines.

The STH BNK Auto Club will see residents have the opportunity to use the fleet of luxury vehicles,&nbsp;from&nbsp;BMWs and Teslas to Porches and Range Rovers.

There will be 50 cars available to book, similar to a traditional&nbsp;car sharing model, with the added perks of an on-site team to clean, maintain and valet park cars, with chauffeur drivers available on request. Residents will be able to book a car via a mobile phone app or concierge.

It&#39;s a response by Beulah to data from the Federal Chamber of Automotive Industries which showed new car sales in Australia have been declining since 2017.

In April 2021, new car sales had plummeted 48.5 per cent year-on-year, the biggest decline in 30 years and the 25th consecutive month of plunging new car sales.

According to a 2019 RACV Survey, the cost of car ownership is 66 per cent more expensive than drivers realise, with the largest cost being the depreciation of the car, followed by loan repayments.

It is said that cars are motionless around 95 per cent of the time and in cities, this climbs to an average of 97 per cent.

Beulah Managing Director Jiaheng Chan said the STH BNK Auto Club will assist residents in saving money, while also providing them with the luxury and accessibility a car affords.

&ldquo;STH BNK is centrally located and boasts a walk score of 98, meaning a car is not a necessity. By providing residents with access to the STH BNK Auto Club, they can still enjoy the luxuries and freedom a car offers without the associated costs of car ownership, and in the process, can experience a range of different cars - depending on their mood or needs.

&ldquo;This is just one of the many services residents will have access to at STH BNK as we look to cater to ever-evolving lifestyle choices, one that puts sustainability and technology front of mind,&rdquo; he said.

STH BNK Auto Club will offer three tiers of membership levels including Silver, Gold and Diamond, with each member of the program able to select a tier based on their needs and wants; silver being the most cost effective, while Diamond provides access to luxury cars and EVs. EVs will be progressively added to the fleet, with Beulah committed to a full EV fleet by 2030.

There will be two towers at the City Road address, one rising 102 storeys to be Australia&#39;s tallest tower at 366 metres. There will be around 449 apartments across the two towers, as well as a hotel, commercial, and retail space.

Construction is set to get underway in mid-2022, with a 2027 completion date forecast.

The Melbourne property developer Growland has appointed the respected national builder, Hacer Group, to construct its $120 million luxury apartment development, Neue Grand.

Neue Grand, already 50 per cent sold of its full-floor apartments at 613 St Kilda Road, has been one of the most anticipated developments in recent years, with the added level of exclusivity which sees apartments home a sky garage, allowing&nbsp;residents to park their cars in a glass garage next to their living room.

Hacer is no stranger to building high-end apartment developments. They are currently building&nbsp;17 Spring Street for Cbus Property and worked on DUX Richmond for Little Projects&nbsp;and the Queen&#39;s Domain apartment block.

The penthouse will have four-bedrooms and measures to 650 sqm over two levels with an additional 216 sqm for a private rooftop terrace.

Residents will also have access to&nbsp;six-star concierge services.

Growland chief executive Ronald Chan says the company is proud to be the ones to bring a new standard of living to Melbourne.

Growland bought the&nbsp;St Kilda Rd site for $12.1 million in 2015.

Completion of Neue Grand is slated for late-2023.

Some of South East Queensland&#39;s best developers scooped a number of prizes at the annual UDIA QLD awards last weekend.

The national ASX-listed developer Mirvac took out the best development in Queensland, with their Gainsborough Greens project winning the Project of the Year Award.

Gainsborough Greens, which also&nbsp;took home the Environmental Excellence award, is a masterplanned community&nbsp;in the Gold Coast&#39;s Pimpama area.

&quot;The project is a benchmark example of environmental rehabilitation, creating an outstanding backdrop for a master planned community,&quot; the judges noted.

Gainsborough Greens has created a new habitat for koalas and an array of native fauna and birdlife species within 170 hectares of conservation area.

Aria Property Group, whose focus is sustainable developments in Brisbane, won five awards on the night, spread across their residential and commercial efforts in the Fish Lane Town Square precinct.

The Standard by Aria, their flagship development with 260 apartments, Tesla vehicles for residents, and 2,000 sqm of resident amenity, won the awards for Construction Excellence, Design Excellence, and the best High Density Development.

The Fish Lane Town Square took out the awards for Urban Renewal and Retail and Commercial Excellence.

Aria recently launched their latest sustainable project, Trellis, in South Bris​bane, which will no doubt more than hold its own at the awards following its completion in mid-2023.

Mosaic Property Group, the&nbsp;popular Brisbane, Gold Coast, and Sunshine Coast developer, won two awards for two of its Sunshine Coast developments.

Drift by Mosaic, Coolum Beach&rsquo;s first new apartment development in 13 years, won the&nbsp;Medium Density Development award. Mosaic engaged extensively with the local community to deliver a responsive design, taking advantage of the sloping 4,161 sqm site.
