A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

The partnership between Aria Land and Blueways Group has led to a suite of new Nedlands apartment developments with Rivean Residences proving to be the most popular so far.

Construction is underway at Rivean, which is already over 50 per cent sold. Completion of the 28 Giorgi-designed apartments is slated for 2023.

Urban sat down with Blueways Development Manager, Paul Simpson to get some insider information on the popular Perth development

Max Kwok: Rivean Residences is a cooperative effort between Blueways and AriaLand. What strengths do each party bring that add value to the project?

Paul Simpson: Blueways brings its property development experience in Melbourne and substantial capital strength, whilst Aria Land contributes its expertise experience in Perth, where it has established a track record of the development of highly regarded and awarded high-end residential developments.

MK: What are the highlights of Rivean and what is attracting buyers to the project?

PS: Rivean&rsquo;s architects are Giorgi, with whom Aria Land has collaborated in the development of what are considered Perth&rsquo;s most exclusive residential projects, Ten Bellevue and Echelon, which were both awarded HIA Australian Apartment of the Year and WA Apartment of the Year. Giorgi&rsquo;s name is highly regarded in Perth, and has been an attraction to buyers, most of whom emanate from Perth&rsquo;s western suburbs, where Giorgi&rsquo;s architecture is best known and sought after.

Rivean is at the river-end of Broadway, and enjoys wonderful vistas ranging from Kings Park, the CBD and over the Swan River. These views have proven a great attraction to buyers, in addition to the amenity of the Broadway caf&eacute; and retail strip, and the nearby UWA and Queen Elizabeth Medical Centre.

MK: What were the goals you set out for the architect team at Giorgi?

PS: A contemporary outcome was sought, with clean lines. The balustrade glazing is frameless, to lighten the fa&ccedil;ade, which features planters on various floors and building corners. Giorgi was asked to provide oversized two and three bedroom residences, including two top-floor penthouses. The foliage is designed to be viewed from both inside and outside the development, to further fit in to the leafy Nedlands environment.

The development was also designed to cater for those who may want to work from home, and so most apartments enjoy studies or study nooks, whilst the ground floor features a Business Hub. The residents&rsquo; parking bays and storerooms are also over-sized, which differentiates the development to all others on offer.

MK: Where have buyers for Rivean come from, and who is the development appealing to?

PS: The development is designed for down-sizers, primarily local residents moving from a larger, older home, typical of Nedlands and adjacent suburbs. The proximity to UWA and the QEII Medical Centre has also attracted interest from academics and the medical profession.&nbsp;

However, this being the first development in Nedlands under the recently introduced town planning allowing residential buildings of 6 levels in small pockets of the suburb, many of Rivean&rsquo;s apartments are only half the price of a typical Nedlands house. This has provided an entry to the aspirational buyer, who was previously precluded from the western suburbs market due to the house pricing reflecting its exclusivity.

MK: How does Rivean Residences stand out compared to your other upcoming Perth projects?

PS: Most of our other developments also entail a number one bedroom/study apartments, particularly those closer to the UWA and Medical Centre. Rivean residences are larger on average, both internally and in terms of balcony or terrace size. The gym facilities are larger, and the number of residences is fewer, adding to Rivean&rsquo;s exclusivity. Being closer to the river, its views are also sought after.

MK: Were there any challenges during the development process that had to be overcome? How did you handle the lockdowns?

PS: The merits of the architecture and new living opportunities of lock and leave, no maintenance accommodation won the approval for our four Nedlands developments and was achieved over a six month period.&nbsp;

The speed of the sales uptake has supported the recent town planning changes; Rivean and our other developments in Nedlands are satisfying a home sector which previously didn&rsquo;t exist. The approval process wasn&rsquo;t affected by COVID, as WA has been fortunate in avoiding the long lockdowns of other states. COVID did, however, allow us to include design features in our apartments, such as a separate study or desk space to accommodate working from home, the new normal following COVID.

How Nedlands apartment development, Rivean Residences, was planned: Five minutes with Blueways Development Manager Paul Simpson

Citimark&nbsp;has cut more than half of the apartments that have now been launched in their contemporary Chevron Island apartment development, Mirador.

The South East Queensland apartment developer is seeking to chop the 164 apartments down to just 71 in the&nbsp;development, which will take the offering to a more high-end standard with larger apartments.

There will be a mix of two, three and four-bedroom apartments, including the podium level Terrace Apartments, and the 17th level Sky Homes. Prices will start from $690,000, and range to $2.4 million.

Set in the heart of the vibrant Chevron Island Village at 8 Mawarra Street, Mirador apartments will offer&nbsp;views to the Surfers Paradise skyline, Pacific Ocean, Nerang river, HOTA parkland and the Gold Coast hinterland.

David Higgins, Colliers Director of Residential&nbsp;said Chevron Island was uniquely positioned as a best-of-both-worlds coastal destination.

Wellness is an important feature&nbsp;Mirador&rsquo;s design, with the podium level resort style facilities featuring&nbsp;a gym and yoga lawn and a pilates, sauna, steam,&nbsp;massage and&nbsp;game&nbsp;rooms.

Outside there&#39;s a&nbsp;pool with sun deck and private pool side cabanas and two private barbecue lounges.

There&#39;s also been consideration to the retail tenancy on the ground level, intended to host a spa or wellness operator.

A three bedroom, two bathroom apartment at 601/21A Hickson Road, Walsh Bay topped the past week's apartment sale results.

The 136sqm Mirvac-built apartment has Harbour Bridge views.

It was in Mirvac's Shore 8/9 building, within the Walsh Bay arts precinct.

It was sold pre-auction, 14 days into its marketing through Ayre Real Estate.

The apartment last traded at $2.9 million in 2015, having first sold in 2000 at $1.17 million.

Its strata fees sat at $3,831pq.

A three bedrrom, three bathroom apartment at 59-75 Mooloolaba Esplanade, Mooloolaba fetched $4.6 million.

The North East facing nineth floor sub-penthouse sold through Simon Guilfoyle at G1 Property.

$4.7 million Mirvac-built Walsh Bay apartment sale edges out $4.6 million Mooloolaba sale to be top sale

The Sydney-based developer Abadeen Group has teamed up with the APAC-focused private equity real estate investment group Phoenix Property Investors to create a string of boutique residential apartment projects in Sydney over the next five years.

The $250 million investment will see between 15-20 projects delivered, with over $1 billion in gross revenue forecasted.

The sites will yield between 10 to 50 apartments, located in&nbsp;established and desirable neighbourhoods within 10km of the CBD, and targeting an average of $100m in gross revenue when completed.

Abadeen’s Executive Director, Joseph Tack, said the Residential Development Platform is the culmination of a three-year strategic plan to build a pipeline of prime infill sites to deliver high quality bespoke projects to owner occupier customers.

"The relationship with Phoenix enables us to source high quality opportunities in a competitive environment, with a focus on amalgamations and sourcing off m​arket transactions.

"Our latest acquisition involved the direct approach and amalgamation of 21 strata lots across three buildings, which has taken over seven months to negotiate”.

Trent Winduss, Director and Head of Australian investments in Phoenix’s Sydney office, said the partnership with Abadeen&nbsp;is the realization of a long-considered investment thesis to build a scalable residential development business targeting boutique, quality and desirable apartment living for owner-occupiers in highly sought-after neighbourhoods in Sydney.

Since formalising the venture in June, the partnership is off to a rapid start with five active projects and a sixth recently secured located in Crow’s Nest, Naremburn, Cremorne, Mosman and Neutral Bay which have a combined projected gross revenue in excess of $300m.

The Lothian in North Melbourne, has won The Frederick Romberg Award for Residential Architecture &ndash; Multiple Housing.

Kennedy Nolan won the Australian Institute of Architects (AIA) award this week for the project which was completed in May this year by Excelon Projects.

It had already won the 2021 Victorian Architecture Awards for multiple housing, along with being an entrant in the top 40 Think Brick Awards 2021.

Set on an island site, the Lothian consists of four-storey townhouses with roof gardens and two stacked two-storey apartments, one with a roof garden.&nbsp;

The design was inspired by the attractive red brick edifices from the golden age of manufacturing found in the former working class suburb.

The judges noted The Lothian retains a sense of warehouse scale and dimensions, converting them into refined domestic use.&nbsp;

The exterior is concrete, brickwork, arched windows, oculus windows and playful tile work. The red pressed clay bricks came from Krause in Stawell.

APARTMENT SPOTLIGHT: Melbourne Square by OSK in Southbank, Melbourne

Morris Property Group, the popular&nbsp;Canberra and Gold Coast developer, has landed its next apartment development.

It&#39;s in the hot Burleigh Heads market, where MPG, headed by development veteran Barry Morris, has secured a 2,024 sqm double block at 1873-1875 Gold Coast Highway.

They&#39;ve paid $12.9 million for the site, sold through GV Property Group&#39;s Antonio Mercuri, which sits just 300 metres from the Burleigh entertainment and lifestyle precinct.

MPG plans a development comprising predominantly two-bedroom,&nbsp;two-bathroom&nbsp;apartments to provide housing more affordable to a broader section of the community.

Morris Property Group first started developing on the Gold Coast in 2005 when they created Verve Broadbeach.

Since then, MPG has completed seven towers in Broadbeach, two in Mermaid Beach and three in Burleigh Heads totalling over 1,200 apartments.

The group has two Gold Coast apartments projects under construction including Sandbar Burleigh Heads and&nbsp;Essence Surfers Paradise. They recently sold out all of the apartments in Koko Broadbeach and Opus Broadbeach.

Only 10 apartments remain in Sandbar Burleigh, the 26-level development with 163 apartments.

Morris Property Group set for Burleigh apartment tower after site purchase

The development of the small Gold Coast enclave of Coolangatta is set to continue, with the Melbourne-based BeckDev lodging plans for a new apartment tower.

The $130 million Palais, named after the Jazzland Dance Palais that has stood on the 2,355 sqm site since the 1930s, will have 175 one, two and three-bedroom apartments, as well as resident facilities and a street-level plaza with retail space.

BDA Architecture has designed the plans for the development.

BeckDev was among six local and interstate buyers vying for the site at 31-35 McLean Street, which was purchased earlier this year.

Ben Beck, director of BeckDev and son of the industry veteran Max Beck, said Coolangatta stood out&nbsp;as one of the Gold Coast&rsquo;s gems.

&quot;Its riches lie in its natural amenity, world class surfing beaches and deep sense of community,&quot; Beck said.

&ldquo;We want Palais to be a modern, sophisticated extension of the Coolangatta lifestyle and that&rsquo;s what we have been working with our architects on.&quot;

CBRE&rsquo;s Director of Residential Projects, Nicholas Clydsdale, who will handle the marketing for Palais, said BeckDev had cornered a market simmering with demand for new apartment offerings in an area undergoing significant demand.

&ldquo;Coolangatta is undergoing a real popularity focus at the moment, and I think that comes back to its retention of the laidback surf culture coupled with its unique north facing topography,&rdquo;&nbsp;Clydsdale said.
