ASX-listed developer <a href="https://www.apartments.com.au/developers/stockland">Stockland</a>&nbsp;is continuing its push back into the new apartment market, filing plans for a prominent gateway site between Collingwood and East Melbourne.

The development giant, which moved back into the new apartment space when it announced Stanton Place in Sydney's Rosebery and have since filed plans for a 50-storey tower, are jumping into the off the plan Melbourne market.

They are hoping to create a mixed-use neighbourhood precinct for <a href="https://www.apartments.com.au/new-apartments/79-81-victoria-parade-collingwood-vic-3066">79-81 Victoria Parade</a>, replacing an existing commercial building with a scheme by <a href="https://www.apartments.com.au/architects/john-wardle-architects">Wardle</a>&nbsp;for 478 apartments,&nbsp;ground-floor retail, new public open spaces and a publicly accessible pedestrian laneway.

The design report identifies the public realm as a central driver of the proposal.

"Collingwood has limited access to high-quality parks and public open space, and the proposal delivers valuable new areas for respite, social interaction and fine-grain retail activity."

The development would deliver a diverse mix of housing, including studio, one, two and three-bedroom apartments alongside townhouse-style residences. Two basement levels are proposed beneath the development, providing resident and retail parking as well as extensive bicycle facilities.

Wardle's design draws heavily on Collingwood's industrial character, using articulated building forms, brickwork and robust materials inspired by the suburb's warehouse and manufacturing heritage. The built form has been broken into a series of smaller volumes to better respond to the surrounding streetscape while extensive communal gardens, rooftop amenities and shared resident spaces are integrated throughout the project.

The planning documents describe the existing office building as offering little engagement with the public realm, with the redevelopment intended to create a more permeable and active neighbourhood destination.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Off-the-plan property explained: What is stamp duty?

While house values have rocketed over 2021, apartment values have too quietly shown steady growth over the year to date.

And as house prices continue to escalate and become affordable for many, apartments are becoming a much more attractive, and necessary, proposition, with further growth forecast when international borders open and investors come back in to the market.

Urban recently caught up with John McGrath, who founded McGrath back in 1988, to discuss how the apartment market went in 2021, and how it is shaping up for the next few years.

JC: How have you viewed the performance of the apartment market (established and or off the pl​an) in 2021, and what are the strongest positive and negative factors that will influence outcomes in 2022 and 2023?

JM: There’s no doubt that apartments, other than luxury, have missed much of the price surge that established houses have enjoyed. &nbsp;In many locations we’ve seen houses prices escalate by 35-40% and&nbsp;in those same areas we’ve seen a more modest 5-10% rise in apartment values.

There are a few reasons for this. Firstly, apartments have a larger investment buyer profile &amp; the strongest demand has been from owner occupiers. Also a large percentage of apartments that are not bought by investors sell to first home buyers who generally don’t have the same buying power or discretionary spending that is appearing higher up the price chain.

And finally, in many of the big cities apartments have been hit hard by the closure of international borders &amp; less inflow of migrants &amp; students which have increased vacancy &amp; reduced rental returns momentarily. But I think if anything this makes apartment buying represent better growth in many parts of the country as houses become less affordable and&nbsp;overseas borders open up in 2022.

JC: What trend (short term or long term) has prompted your greatest enthusiasm for the apartment market, and what is the issue of most concern to you and or your clients?

JM: In general apartment living has replaced the traditional quarter acre aspiration for many Australians due primarily to housing affordability for younger buyers and&nbsp;also an ongoing desire to live in urban, inner city and&nbsp;beachside locations. And whilst COVID has driven many buyers to more remote lifestyle areas there’s no doubt that convenient, secure, low maintenance strata living will continue to be in great demand as we move through the immediate impacts of the pandemic. &nbsp;

And as COVID has changed the way many of us live, many developers have also pivoted &amp; are now designing and&nbsp;buil​ding apartments that cater to the needs of this changing environment. And finally I believe the ideal combination of many empty nesters moving forward will be a great inner city living space along with a getaway within two hours so apartment living will reinvent itself and&nbsp;deliver the population what it wants post-COVID.

JC:&nbsp;Has urbanisation stalled or what will it look like over the decade ahead?

JM: As more employers and&nbsp;employees discovered that they no longer need to travel to a central location to effectively conduct their work I believe we will find a reduction of 25-35% of the workforces commuting daily to the CBD and&nbsp;commercial centres.

So this will have an impact on many jobs, employees and&nbsp;employers. Ans as many opt for home-based work this will undoubtedly have some impact on the shape of home and&nbsp;work environments &amp; locations.

Proximity to these commercial hubs for a percentage of the population will become less of a priority and&nbsp;lifestyle benefits such as proximity to family, beaches and&nbsp;parks will move up the checklist. But many people still want to be located within a reasonable commute of the many lifestyle benefits located in and around the CBD so I have no doubt that demand for these will continue to be in high demand.

JC: How important do you view the push for sustainability practices in the apartment market/new housing estates, and what initiative has seized your interest or focus?&nbsp;

JM: With more &amp; more demand for environmental sustainability from all generations there’s no doubt that buildings that are both gentler on the environment and&nbsp;more self-sufficient will become increasingly popular, especially for the younger generations.

As yet we’ve seen some movement in this direction but I expect this to rapidly escalate moving forward due to increasing education and&nbsp;agitation towards a cleaner greener environment. I think we will see this manifest in more environmentally friendly building materials as well as buildings that are less taxing on the planet once built.

Even though much of the demand has been driven from Generation X &amp; Y we are also seeing older generations paying more attention of late which will increase the pressure on developers to build bu​ildings that fall in line with not only council expectations but more importantly the expectations of the community and&nbsp;residents.

Apartment living to reinvent itself post COVID: Five minutes with John McGrath

The three penthouses crowning Sunkin&#39;s luxury apartment development, 448 Brighton, are set to hit the market.

The penthouse collection, dubbed&nbsp;Coleridge, Mitford and Wordsworth, will sit a top the boutique project of just 17 apartments on the corner of St Kilda Street and Head Street, set 448 metres from one of Melbourne&#39;s best beaches.

Wordsworth is the most luxurious of the three, with its own private infinity swimming pool and offering ocean, park and city views.

Spanning nearly&nbsp;700 sqm of indoor and outdoor living, the Wordsworth comprises four bedrooms, three bathrooms, and a wine room/ study. There are $7 million hopes.

The Coleridge spans just over 500 sqm, and with four bedrooms plus wine room/study and two bathrooms, while the Mitford is the smallest of the trio at 470 sqm and three bedrooms.

SJB Architects designed 448 Brighton, with a focus on the three penthouse to make everything feel central. The biggest design innovation was in the kitchen, where they put the&nbsp;cooking process at the centre as opposed to up against the wall, in an effort to&nbsp;create&nbsp;a more open and social experience.

The kitchens feature&nbsp;a horizontal layout with a long and sculptural natural stone bench and are fitted with&nbsp;Gaggenau appliances and&nbsp;Bora and Astra Walker tapware.

Sunkin Property Group Executive Director Jason Zhu said the design of 448 has been considered with the resident in mind.

&ldquo;We have chosen kitchen appliances that will help to elevate the cooking environment as a collaborative and social place, where residents can still be present with guests as they&rsquo;re using the stove top as opposed to having their back turned.

&ldquo;While the interiors are very finely considered, they are also an extraordinary canvas, providing residents with the opportunity to make it their own,&rdquo; he said. SJB Architecture has drawn on a relaxed earthy palette, with an abundance of natural materials; the contemporary interiors bear the hallmarks of timeless grace.

Tristan Wong, Director of SJB Architecture said the desire was to create a strong connection with nature.

&ldquo;Large balconies and picture windows flood each residence with natural light, while the outside foliage creates dappled shadow, and the feeling of living in the treetops,&rdquo; he said.

Ground floor residents have access to a large 532sqm garden oasis by Jack Merlo, while penthouses enjoy their own private rooftop terrace, complete with bayside and city views.

With the project nearing completion, Sunkin has witnessed demand soar, recording close to $6 million in sales over a five-week period, with strong interest from local downsizers and regional purchasers seeking a city pad in Melbourne&rsquo;s bayside.

Three luxury penthouses at 448 Brighton to launch

Sydney has taken the top position for greatest uplift in waterfront sales this year, according to Knight Frank Australia head of residential research, Michelle Ciesielski.

The pandemic had seen an increased focus on the importance of the home, Ciesielski added.

"Australians are paying greater premiums than ever before for waterfront real estate in Australia’s prime and super-prime residential market.

The Knight Frank research calculated one-in-three super-prime residential sales in Australia over the last year have been absolute waterfront properties, both houses and apartments.

Harbour waterfront sales dominated, totalling 64% of super-prime sales in the last year and representing a 16% increase from 2020.

It noted price premiums for waterfront properties in 2021 have increased by 14.4% to represent a 79% price premium on inland properties.

The Knight Frank Australia’s Australian Waterfront Premium 2022 report shows that waterfront real estate dominate the super-prime $10 million plus markets. 

"Over the last year, one-in-three (32.9%) of the 374 super-prime residential sales were found to be located on the absolute waterfront across Australia.

"The most popular type of ‘waterfront’ for super-prime sales is the harbour, representing an emphatic 64% of super-prime sales in the last year. 

"This has also risen in the last year, from 48% in Q3 of 2020. 

"This reflects the surge in the super-prime market this year, which Knight Frank research showed more than doubled in the first three-quarters of 2021. 

"Properties with coastal frontage represented 16% of total sales in 2021, followed by 13% on a canal and 7% on a river.

“Given the lengthy pandemic lockdown endured, it’s perhaps not surprising that waterfront homes in Melbourne have experienced the strongest growth of the five major Australian cities, with the waterfront premium increasing from 30% in Q3 2020 to 37% in Q3 2021.

“Sydney has taken the top position for greatest average uplift in waterfront sales this year, rising by 13.5% in the last year to 119% in Q3 2021.

"Interestingly, the prime markets in both Gold Coast and Perth continue to assert their growing share of voice, with the Gold Coast following Sydney at a premium of 71% in Q3 2021, representing a growth of 5% year-on-year, and Perth recording an average uplift of 67% at 9.5% year-on-year growth. 

"Brisbane’s prime market has been dominated by interstate buyers and local upsizers who favour riverfront real estate in prestige suburbs, averaging a waterfront premium of 54% at a 14% uplift.”

The apartment is in the recently completed Eden West which is over 95 percent sold.

It was the highest advised apartment sale in Queensland last week secured by estate agent Jarrod Perry at Hutton &amp; Hutton.

Completion is expected in early 2023.

Residence 8/100 Goldieslie Road has a total area of 172 sqm, plus 34 sqm in car spaces and storage of 19 sqm.

There are just 12 residences at The Priory, with floor plans from 196 sqm to 452 sqm of living space.

Sydney's Manly had the nation's top recorded apartment sale last week when $5,425,000 was paid for an apartment on North Steyne.

The 6/93-95 North Steyne is positioned on Manly’s coveted beachfront strip with a north east aspect.

It sits in the Manly Oasis complex.

The 210 sqm apartment had been recently renovated before its sale through Clarke & Humel.

It is three bedrooms, three bathrooms plus study area.

It last sold in 2007 at $1.963 million. It first sold in 1991 at $540,000.

There was a national 63 percent auction success rate for apartments and townhouses over the past week, according to CoreLogic.

Sydney saw a slightly higher 67 percent success rate.

The near 9,000 sqm Cardinal Place site will host up to 245 apartments, adding a further $100 million to Cube&#39;s Birtinya portfolio.

Cube Developments Director Scott Juniper said that he expected the new sites to relieve the pressure currently experienced in the Sunshine Coast housing market.

Cube Developments set for further Birtinya apartment development

Local and interstate buyers have snapped up the final stage of SPG Land&#39;s $162 million Cambridge Residences apartment development in Robina.

The $44.5 million sell-out of Brooke Residences was&nbsp;the final stage of Cambridge, which all up has over&nbsp;400 apartments.

Project marketer Colliers said the final stage, comprising 95 apartments, proved a hit with local and interstate buyers who were drawn by the value proposition of the development.

&ldquo;This final stage of Cambridge Residences demonstrated a quantum shift in the buyer profile from investors to owner-occupiers,&rdquo; said David Higgins, Director Residential for Colliers Gold Coast.

&ldquo;An overwhelming majority of buyers in the final stage, 74 per cent, were owner occupiers which is a massive turnaround from the previous three stages where 80 per cent of sales went to investors.&rdquo;

Higgins said the development benefitted from a spill of buyers who have been priced out of projects in beachside locations. Apartments in the final stage sold at an average price of well under $500,000 each.

&ldquo;Not everyone can afford the beachfront, but Cambridge Residences proves that great projects in prime locations that are well priced and with great amenities are selling well,&rdquo; he said.

&ldquo;Our team received excellent local enquiry, as well as a number of value-seeking interstate buyers who flew up specifically to purchase off the plan.&rdquo;

Almost a quarter of buyers in the final stage were from interstate, while four apartments were sold to international buyers. Of the 74 per cent of sales to owner occupiers, almost 50 per cent were first-home buyers.

A large number of sales were secured by downsizers who had sold larger homes to take up residence in Robina&rsquo;s urban hub, while the 26 per cent of investors who bought into the final stage were all local Gold Coast buyers.

&ldquo;Cambridge Residences was a niche market offering that combined a fringe location with a high level of residential amenity,&rdquo;&nbsp;Higgins added.

&ldquo;The quick sell-out of this final stage was an outstanding vote of confidence in Robina and for price-pointed stock targeting the missing middle.&rdquo;

Local and interstate buyers drive SPG Land's sell-out of Robina's Cambridge Residences

The national construction firm Descon has been appointed to build Tallis Property Group's $180 million South Brisbane apartment development, AKIN.

Construction will soon kick&nbsp;off on the 30-storey tower at&nbsp;35 Merivale Street,&nbsp;with Descon working to&nbsp;the&nbsp;future forward design plans from architecture firm DBI, who has installed&nbsp;some of the most advanced technologies on the market, from number plate and face recognition, to pin code apartment access and home automation.

There will be 190 apartments across the building, with 80 per cent of the apartments on the low and mid-rise levels sold out. The upper floor sky homes will be launched to the market in January 2022.

Two of the levels in AKIN are reserved for residential amenity, which will include a health and wellness centre with heated pool, spa, gym, yoga studio, and steam and sauna rooms, and a business centre with hot desks, lounge and meeting rooms.

The rooftop features private dining rooms and outdoor barbecue and dining spaces, commercial kitchen, wine cellar and cinema.

Work is expected to take around two years, with completion expected for early 2024.

Tallis Group CEO, Angus Gao, said so far demand has been from owner-occupiers.

“The majority of purchasers at AKIN are owner-occupiers which speaks volumes about its location and design credentials, and the impressive integration of complementary lifestyle and security technologies throughout the building,” Gao said.
