An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Alexandria is set for a modern six-storey, mixed-use development on the busy Botany Road.

The $6.9 million project at 650 Botany Road has been submitted to council by the design, construction and development group Orisi, on behalf of private developer Michael Dalah.

There will be two&nbsp;ground level commercial tenancy, and five levels above homing just 20 apartments, just four one-bedroom apartments per floor. Some have living space up to 80 sqm.

The two commercial tenancy spaces will be positioned on either side of the residences at the ground floor.

Breaking up the form, a staircase extending the six-floors is centrally located, leading foot traffic&nbsp;to the communal and expansive garden space. The staircase will also serve as a buffer, creating an extended level of space and distance between each residence.

Located just 200 metres walking distance north of Gardeners Road, the locality is undergoing quite a transformation, with a shift from the older style warehouse and commercial activities, into a mixed use location with residential components.

The site is well serviced by public transport options with regular bus services towards Central Station via Green Square and further buses towards Mascot, Botany, Redfern Kingsford and Marrickville.

Boutique mixed-use development set for Sydney's Alexandria

Melbourne units saw more growth than houses across the Victorian capital over the month of March, CoreLogic&#39;s most recent Home Value Index found.

Unit values rose 0.2 per cent Melbourne-wide, compare to the -0.2 per cent value losses across the housing market.

Since the start of the year, unit values are down -0.2 per cent, however, a sign of the market bouncing back in the city and its surrounds, unit values in the City of Melbourne LGA are up 8.6 per cent in the last six months.

Melbourne unit rents are up 6.9 per cent&nbsp;over the past year, after posting a peak to trough fall of&nbsp;8.5 per cent.

CoreLogic&#39;s Research Director, Tim Lawless, says the net result is that renting a unit is substantially more affordable than renting a house.

It&#39;s going to be a big year for both developers and buyers on Surfers Paradise&#39;s luxury beachfront strip.

Local developer Frank Developments, headed by Frank Licastro,&nbsp;will be bringing&nbsp;MIRA, a huge tower designed for the high-end owner-occupier, to&nbsp;61 Garfield Terrace, offering some of the biggest apartments on the Gold Coast.

The skinny 32-level tower, designed by Ferro Chow Architects will have just 14 apartments, each spanning two levels. A mega penthouse will crown the top four levels.

In their design statement submitted to the Gold Coast City Council, Ferro Chow said MIRA&nbsp;is a unique and exclusively boutique residential project.

The Gold Coast apartment market is continuing to see elevated demand.

The property data house, Urbis, noted in their&nbsp;Q4 2021 market report that Gold Coast growth outstripped Sydney over the past two years, growing 14 per cent from 2020 to 2021, compared to Sydney&#39;s 11 per cent.

Apartments prices on the Gold Coat have jumped over 20 per cent since 2019.

Pezet Matheson Director Todd Matheson says there very much still plenty of demand for apartments on the Gold Coast, there&#39;s just a few less project launches as developers seek to be in the most stable position as possible before launching.

&quot;What we&#39;re now seeing is developers getting all of their ducks in a row before launching their project,&quot; Matheson said.

The Brisbane-based Cielo Group has taken advantage of a short supply for prestige apartments in the small, tightly held Gold Coast suburb of&nbsp;Bilinga.

Cielo Group,&nbsp;led by Justin O&#39;Donnell and Azemm Dannaoui, had been looking for an opportunity to break in to the Gold Coast for about year, before finding the 503 sqm site at 55&nbsp;Golden Four&nbsp;Drive, just north of Kirra&#39;s dress circle Musgrave Street.

<h2>Raptis submit Broadbeach tower plans</h2>

Following the recent completion of the sell-out Gallery Residences, Gold Coast developer Raptis is moving on to its next Broadbeach project.

They&#39;ll be seeking to develop a 41-level tower on over 1,820 sqm at 42-46 Chelsea Avenue, an amalgamation of sites secured last year for $6.5 million through GV Property Group.

The international property developer, Changfa, has lodged plans for its next Gold Coast apartment development.

Changfa, who has created the Hope Island townhouse development Lyra, is headed to Palm Beach, submitting plans for a 21-level tower at 1134 Gold Coast Highway, on the corner of Palm&nbsp;Beach Avenue&nbsp;and a few streets back from the beach.

Gold Coast apartment insights: What happened on the Gold Coast in March?

The redevelopment of the Kirra Beach Hotel, the large scale&nbsp;project by the luxury apartment developer and hotel operator, KTQ, is set to be delivered well ahead of schedule.

Rather than delivering the vast project in four stages, KTQ, led by Peggy Flannery, will be delivering the development as a single and final stage, which will bring forward project completion by three years.

KTQ has made tweaks to the plans, added a floor of commercial space and another level of hotel rooms, taking it to a 92-room hotel. There will be another two levels of apartments in the second residential tower, which will see a further 13 apartments and 14 hotel rooms added.

There will be another opportunity to buy in the sought-after precinct later this year, with&nbsp;a second residential building with resident amenity on the roof, to hit the market in the summer.

The well regarded building firm, Hutchinsons,&nbsp;are handling the construction of the development, which is set to be the go-to spot just off the sand.

The burgeoning property developer Fortis is headed to the beach for another upcoming residential project.

Fortis, led by director Charles Mellick, has acquired Bronte's Beach House apartment block at 122-128 Hewlett Street for $44 million, with the intention of creating a $125 million luxury development.

They'll be creating 10 homes on the 2,428 sqm site, each with three or four bedrooms, private pools and gardens, and basement parking.

Construction on the site is expected to commence in September 2023, once the demolition of the existing buildings on the site is completed. Pallas Capital will fund the acquisition of the site.

MHN Design Union have been appointed as the architects on the project, with landscaping by Wyer &amp; Co. The collection of new homes will be an extension of Fortis’ approach to residential design and development, applying its expertise in boutique apartments to the development of luxurious homes for owner-occupiers in Sydney’s east.&nbsp;

A sought-after coastal suburb, Bronte is located eight kilometres east of the Sydney CBD and is renowned for its pristine white sands and beautiful adjoining parklands. The site itself is conveniently located less than 200 metres away from Bronte beach, with incredible ocean views to match.&nbsp;
