A new 25-storey apartment tower proposed for Mercer Street would push Geelong’s western gateway skyline higher, with Morphy Birrell Property Group lodging plans for a project directly beside one of the city’s most significant heritage streetscapes.

The <a href="https://www.apartments.com.au/architects/fk-australia">FK</a>-designed development at <a href="https://www.apartments.com.au/new-apartments/65-67-mercer-street-geelong-vic-3220">65-67 Mercer Street</a> has now been referred to Victoria’s Planning Minister. The site sits opposite the Geelong rail corridor and immediately south of the heritage-listed St Peter and Paul’s Catholic Church and Ashby Hall precinct.

Rather than compete with the neighbouring ecclesiastical buildings, the proposal adopts a sculpted podium intended to reference the materiality and scale of the heritage context. Planning documents note the design draws cues from the “dark stone brick” church and surrounding masonry buildings, while the tower above transitions into a softer, curved form oriented toward Corio Bay and the Geelong waterfront.

The development forms “Stage 5” of Morphy Birrell Property Group’s broader Mercer Street precinct strategy, following the completion of the 21-storey Miramar tower on Cavendish Street and several additional approved redevelopment stages nearby. Planning consultants Ratio said the proposal “represents an exemplary development outcome” aligned with the strategic ambitions for Central Geelong’s continued urban renewal.

The mixed-use project would replace an existing low-rise commercial building and surface parking area on the 3,320 sqm corner site. FK’s urban context report describes the proposal as a residential development comprising apartments, resident amenities, commercial space, and integrated landscaping positioned to maximise bay views and northern sunlight access.

Renders show a deeply articulated tower with curved balconies stepping above a lower masonry podium that frames a landscaped forecourt facing Mercer Street. The design intentionally preserves sightlines toward the adjacent church buildings, with the podium scaled to reinforce the heritage edge before the tower recedes upward.

The planning report highlights the site’s strategic location within 400 metres of key Geelong destinations including Cunningham Pier, the Geelong Station precinct, Deakin University, and the convention centre. Bus services run directly along Mercer Street, while the Corio Bay foreshore sits around 100 metres north of the site.

The proposal arrives amid accelerating redevelopment across central Geelong, where planning policy continues to encourage higher-density housing close to transport infrastructure and the waterfront. Mercer Street in particular has emerged as a focal point for taller apartment development due to its proximity to Geelong Station, the bay, and major civic infrastructure.

Development giant&nbsp;<a href="https://www.apartments.com.au/developers/hamton">Hamton</a> and joint venture partner Hostplus have revealed the next residential stage of their $3 billion Moonee Valley Park masterplan, lodging plans for 512 more apartments within the precinct on surplus racecourse land at 110 Wilson Street, Moonee Ponds.

The proposed development, dubbed&nbsp;<a href="https://www.apartments.com.au/new-apartments/trackside-house-110-wilson-street-moonee-ponds-vic-3039">Trackside Gardens</a>&nbsp;in the planning application, follows the <a href="https://www.apartments.com.au/news/vic/first-look-exclusive-hamton-and-hostplus-reveal-sixth-stage-of-moonee-valley-park-masterplan">recent unveiling of the sixth-stage Cox Place Precinct</a> and continues the long-running transformation of the Moonee Valley Racecourse into one of Melbourne’s largest urban renewal projects.

Positioned on the north-eastern edge of the racecourse adjacent to CityLink, Trackside Gardens will comprise three residential buildings rising between 61.8 metres and 86.4 metres within a heavily landscaped precinct shaped by Hamton’s Nature Based Cities framework.

The project forms part of the broader Moonee Valley Park redevelopment being delivered by Hamton, Hostplus and the Moonee Valley Racing Club, which is reshaping the 40-hectare racecourse site into a mixed-use neighbourhood with housing, retail, commercial space, hotels, parkland and community infrastructure.

Trackside Gardens sits separately to the recently proposed Cox Place Precinct, a five-building stage comprising around 1,100 residences, two build-to-rent buildings, two build-to-sell towers, retail, office space, and a hotel overlooking the racetrack. Together, the projects continue to accelerate housing delivery across the precinct.

“The architectural vision for the proposed development centres around buildings in a botanical park setting that champions the important role of nature,” the planning submission states.

“The proposal incorporates principles of biophilic design, with landscape and environmentally sustainable development influencing the ultimate design response of the buildings and prioritising the ground plane to ensure a high amenity for both occupants and visitors.”&nbsp;

Trackside Gardens will deliver 512 apartments across the three buildings, alongside 518 basement car spaces and 523 bicycle spaces. Around 20 per cent affordable housing is proposed across the broader North East Precinct, equating to around 158 dwellings.&nbsp;

The affordable housing component will be concentrated within the Wilson East building, while the remaining apartments are expected to be delivered as build-to-sell residences.

Trackside Gardens has been designed around Hamton’s Nature Based Cities initiative, founded by Executive Chair Paul Hameister OAM in partnership with the University of Melbourne, Urbis, Ark Resources and Tract. The initiative promotes integrating higher-density urban development with significant biodiversity, tree canopy and landscape outcomes.

Planning documents state the development is targeting a 5 Star Green Star Buildings rating, a 7.5-star average NatHERS rating, and “Exemplary” Nature Based Cities certification.&nbsp;

The proposal joins an expanding pipeline of approved and proposed buildings within Moonee Valley Park, including the recently launched Eveline apartments and the approved Grandstand North and South towers.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>

Lendlease's over 55’s vertical retirement village, Bernborough Ascot opens display apartment

Local Brisbane property developers, Grace Civil and Development, has lodged plans for a 25-level residential tower in Brisbane&rsquo;s Spring Hill.

A two-storey office building at 157-163&nbsp;Leichhardt&nbsp;Street, a 1447 sqm site, will make way for the project, which will have a three-level basement, three-level podium,&nbsp;112 apartments,&nbsp;and a rooftop terrace.

There will be a mix of&nbsp;16 one-bedroom, 84 two-bedroom and 12 three-bedroom apartments in the tower, which will be made up of stonewall features, rendered masonry and glass balustrades. Aluminium screening will be in place for privacy and amenity on the eastern and western facades of the tower. &nbsp;Levels four to 19 will provide six apartments each, with levels 20 to 23 providing four larger apartments.

The rooftop terrace features a communal open space area with a pool, spa, tables and seating, yoga lawn and barbecues, all in a densely landscaped setting with engineered planting by Taylors Urban Development.

The three basement levels and two of the podium levels will have up to 146 car parking spaces and 10 motorbike spaces, in addition to bicycle parking.&nbsp;

Level three&nbsp;of the podium also provides further building amenity, including a gym and medical room.

The arcade walkway is a primary feature of the development, comprising dense landscaping elements to create an outdoor, suburban like pathway setting, as well as pedestrian access from Leichhardt Street. The arcade walkway also provides access to the foyer of the upper level residences of the site.

According to planning documents, the residential tower will be the tallest built form on the block, at the maximum height allowable in the Spring Hill Neighbourhood Plan.&nbsp;

The development lies within proximity to a range of transport links, including three bus stops all within 150 metres and Roma Train Station 700 metres from the site.

There were two pre-lodgement meetings held with the local council before the application submission.

Brisbane developers lodge plans for 25-storey residential tower in Spring Hill

Following the success of the first release, McGrath Projects has launched the second stage of Grand Reve, the sought-after, design-focused apartment development in Castle Hill.

They&#39;re now marketing Building B, the tallest of the two towers, which are interconnected by an L-shaped, level three podium.

The second stage will feature the remaining 110 apartments of the 196-apartment development, with the first stage now around 65&nbsp;per cent sold.

As part of the final release a penthouse of scale and significance will be offered &ndash; designed to include the ultimate sense of luxury, not yet seen in the Hills area.

McGrath Projects Associate Director Adam Sparkes says he&#39;s seen an increased demand from&nbsp;investors, who are wanting to park their money in a safe asset class and are looking at both the forecasted population growth for Castle Hill and&nbsp;the historically low vacancy rates across Sydney.

There&#39;s also been&nbsp;significant movement from local owner-occupiers and downsizers recently.

In the last few weeks, McGrath Projects sold four of Grand Reve&#39;s large three-bedroom apartments for between $1.65 million and $1.775 million, all to owner-occupiers, indicating the desirability of both the project and the neighbourhood.

&quot;Some are local downsizers who are wanting to sell their big family home, and recognise our three-bedroom apartments are unusually large when compared to other developments in the area,&quot; Sparkes says.

The highest price McGrath Projects has seen over the campaign was from a downsizer couple who paid $2 million for Grand Reve&#39;s largest three-bedroom, which offers&nbsp;138sqm of internal living area and a further 148 sqm external terrace.

Grand Reve is one of Castle Hill&#39;s most impressive developments that has been launched in recent times.

It&#39;s being developed by the&nbsp;award-winning Kassis Homes, led by Sam Kassis who has been in the building industry for over three decades.

Now that international borders are open, the forecasts of immigration are strong, and rolling lockdowns keeping workers out of offices are a thing of the past, industry commentators and experts believe&nbsp;apartments will be back in fashion, given the affordability constraints due to runaway house prices.

Investors, who have been quiet in the property market for the best part of two years due to the&nbsp;COVID-induced downturn on migration and rental returns, are now starting to creep back in to the market.

Now more than ever, the highest priorities for investors are to buy in an area which has planned local infrastructure, solid&nbsp;population growth forecasts, and strong transport links.

One of Sydney&#39;s fastest growing suburbs is Castle Hill&nbsp;in Sydney&#39;s Hills District,&nbsp;north-west of the city. The area&nbsp;is undergoing a huge transformation, with the redevelopment of the Castle Towers Shopping Centre, and the new&nbsp;Metro Station connecting residents to the CBD in just&nbsp;40 minutes by train.

Population forecasts are also solid, with experts forecasting a 20 per cent rise in population in the next 15 years.

The savviest of investors have been buying through their self-managed super funds, with one purchaser, a local couple, spending over $850,000 on a two-bedroom apartment in their SMSF.

There&#39;s also the depreciation benefit&nbsp;of a brand new asset&nbsp;for investors, who can claim yearly depreciation of the investment, an option not available to those investors seeking an already built apartment.

Castle Hill&nbsp;has a median apartment price of $969,000, up 7.4&nbsp;per cent in the last 12 months, according to CoreLogic data.&nbsp;The gap between the median house and median&nbsp;apartment price in Castle Hill is&nbsp;$1.32 million, with the&nbsp;Castle Hill median house value at $2.292 million in February.

In August last year, McGrath Founder John McGrath noted the growing shift of those seeking out apartments over houses due to affordability, and that gap has only grown since then.

&quot;We&rsquo;re now meeting young people at opens who tell us they&rsquo;ve given up on a house and have switched their search to townhouses and apartments,&quot; McGrath said.

Pace Development Group has started 2022 with a foothold at the Mornington Peninsula&rsquo;s gateway, after the developer purchased a mixed-use site in the rapidly evolving City of Frankston for $16 million.

The 3274 sqm beachside site, located at 438-444 Nepean Hwy, was previously the location of Frankston Cinemas before becoming a vacant land parcel ripe for redevelopment.

Its current owner, a private Melbourne developer, had held the site for two years before negotiating its sale to Pace in an off-market deal.

Pace will plan around 200 apartments, with a high level of&nbsp;amenity, including an infinity pool overlooking the bay,&nbsp;and ground floor retail.

Shane Wilkinson, Managing Director of Pace Development Group, said he has had his sights set on development opportunities within the Bayside locale for some time.

&ldquo;I&rsquo;ve always had a clear mandate to be ahead of the curve when it comes to choosing up-and-coming locations across Melbourne, and offering purchasers a lifestyle in those areas that is synonymous with the Pace standard,&rdquo;&nbsp;Wilkinson said.

&ldquo;What makes this site particularly exciting is the magnificent backdrop of Port Philip Bay which will offer the majority of apartments uninterrupted water views.

Serai, Megara Property&rsquo;s flagship development on the border of Mosman Park and North Fremantle, has already seen strong buyer demand from locals looking for something at the higher end of the market.

Over $45 million of sales were secured&nbsp;at its recent sales launch, including the luxury penthouse crowning The Shore Residences, one of the two buildings in the development.

The penthouse, which has 400 sqm of internal living space and a wrap around balcony, has three bedrooms, a private pool, and an outdoor bar.

Serai comprises 105 apartments across The Shore Residences and The Bay Residences, and a number of&nbsp;three-storey townhouses.

Megara Property Director, Jamie Clarke says Serai&rsquo;s buyers span across a range of demographics, however the recent launch was dominated by downsizers from the local area wanting to move from larger family homes, but stay in the area in which they have grown up in and have established connections.

Clarke&nbsp;notes that due to the expansive size of the three-bedroom apartments, locals aged between&nbsp;50 &ndash; 70 years old saw the opportunity to cash in and downsize from their family home to one of the larger apartments.

A premium park front development opportunity in Melbourne’s inner north has been listed for sale.

It's expected to attract $17million offers. 

It has been offered by local investor and developer Colin DeLutis of DeGroup.
 
It is a substantial 4,352sqm site at 20 Leinster Grove, situated at the end of a cul de sac, with over 50m frontage overlooking Methven Park.

The Melbourne developer, Neometro, has seen success at Nine Wilson Ave, their final apartment project in Brunswick's Jewell Station Village, a multi-stage development that began back in 2016.

Over 35 per cent of the 73 apartments on offer were snapped up over the traditionally quiet Christmas holiday period.

Apartments in 9 Wilson Avenue, Brunswick see prices for two bedrooms from $609,000.



Brunswick East apartment develoment site for sale

A Cronulla development site has sold for $38 million in an off-market deal, setting a new record sale rate for Cronulla and the Sutherland Shire.

The property at 67 Gerrale Street, consisting of a traditional red brick 18-apartment block, Carousel Court on a 1,327sq m site, was purchased by Sammut Group.

They bought from 18 owners in a strata amalgamation, who joined together to sell the property at an average $2.1 million windfall.

The last advised sale of an apartment was $540,000 in 2014.

One buyer had paid $120,000 in 1995, according to CoreLogic.

The deal was negotiated by Knight Frank agents Anthony Pirrottina and Demi Carigliano at a rate of $9,400 per square metre on potential gross floor area.

Sammut Group Director and CEO Allen Sammut said the acquisition paved the way to help create the missing link between the station and the beach, with both residential and retail activation.  

Pirrottina said the site is arguably the best development site in Cronulla, being directly across the road from Cronulla Beach and overlooking parks on two sides. 

“It was an exceptionally rare opportunity to acquire a residential apartment block with immense development potential in one of Sydney’s most tightly-held beachside precincts.” 

“Cronulla is the premier postcode of the Sutherland Shire, with growing values for off-the-plan apartment sales, and the prime location of this particular site will ensure strong buyer demand for any future residential development,” Carigliano said.
