An 1880s timber cottage that has survived Kangaroo Point's transformation from riverside suburb to high-density apartment precinct is set to become the centrepiece of <a href="https://www.apartments.com.au/developers/zephyr">Zephyr Group</a>'s proposed Banksia development.

Rather than see the locally heritage-listed Alpha Cottage as an obstacle to navigate, plans integrate the landmark home into a new 18-storey residential tower, giving one of the suburb's oldest surviving residences a new role as the project's communal hub.

The development application covers a 1,177 sqm amalgamated site at 127-133 Lambert Street and 30 Shafston Avenue, where Zephyr Group plans to deliver 64 apartments above three basement levels. Named after the native Australian Banksia flower, the project draws inspiration from its distinctive form through curved balconies, sculpted planter boxes and cascading subtropical landscaping that soften the building's profile.

As the design report explains: "The tower's identity is defined by its feature facade, drawing direct inspiration from the Banksia wildflower. The building departs from traditional rigidity through the use of elegant, GRC-moulded planter boxes that appear as if shaped by the breeze."

Plans propose 64 apartments, comprising 32 two-bedroom and 32 three-bedroom residences, across an 18-storey tower. Residents would have access to rooftop amenities including a swimming pool, spa, gym, sauna, private cinema, dining spaces and landscaped recreation areas, while more than half the site is dedicated to planting and open space.

The heritage component is the defining feature of the proposal. Constructed in the early 1880s and occupied from at least 1883, Alpha Cottage is recognised by Brisbane City Council as an important surviving example of Kangaroo Point's nineteenth-century residential development and as a representative transverse-gable timber cottage. Despite extensive redevelopment across the peninsula, the building has retained a high degree of its original form and internal fabric.

As part of the redevelopment, the cottage will be carefully relocated a short distance within its original allotment to facilitate construction before being returned to a prominent position along Lambert Street. Original verandah elements will be dismantled, catalogued and reinstated, while significant internal features, including timber flooring, wall linings, joinery, doors, windows and hardware, will be retained. Later additions, including the enclosed rear verandah, will be removed to better reveal the building's original form.

Once restored, Alpha Cottage will accommodate the building manager's office, mail room and parcel facilities, providing an active everyday use that supports its long-term conservation rather than preserving it as a static display. The heritage strategy also maintains landscaped space around the building, allowing it to remain visually distinct beneath the new tower.

The Heritage Impact Assessment concludes that "the proposal secures the ongoing occupation, maintenance and conservation of Alpha Cottage," finding the development would result in "no more than a minor impact on the cultural heritage significance" of the building while ensuring its long-term future.

Joe Adsett Architects have designed the tower to sit above the heritage building rather than overwhelm it, creating a clear visual separation between old and new. The development's flowing balconies, integrated planting and organic façade respond to Brisbane's subtropical climate while complementing the restored cottage below.

Banksia occupies a prominent corner in Kangaroo Point within walking distance of the Kangaroo Point Bridge, Brisbane River, ferry services, QUT, the CBD and the Woolloongabba precinct. From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>

Landlord investors at Crown Group&rsquo;s latest master-planned community, The Grand Residences in Eastlakes, are achieving record high rental returns due to an unprecedented influx of renters into the area since the start of the year.

Crown Property Agency, Crown Group&rsquo;s property management division which manages all rental properties for investor purchasers, has found investors at The Grand Residences are reaping the rewards of achieving rental yields close to four per cent due to the tight rental market that Sydney is currently experiencing with ultra-low vacancy rates sitting under two per cent across the city.

The developer completed stage one of the dual-staged development in January this year comprising 133 apartments and a 15-retail outlet shopping centre anchored by a larger format 1600 sqm ALDI and a Woolworths Metro.

Settlements are now complete and new tenants and apartment owners have moved into their new homes. Crown Property Agency Director, Anthony Caudullo noted the pent up demand for the rental properties, as The Grand Residences is the group&rsquo;s first brand new completed residential community in Eastlakes for sometime.

&ldquo;This is fantastic news for investors who are seeing rents returned to pre-Covid levels. Q1 2022 saw rents increase between eight per cent and 12 per cent across the apartments we manage in Sydney,&quot; Caudullo said.

Apartments at The Grand Residences are achieving rents of $580 per week for a one-bedroom plus study/media room, $775 per week for a two-bedroom and up to $1,080 per week for a three-bedroom apartment, which Caudullo thinks is a record for the suburb.

&ldquo;Days on the rental market has dropped from six weeks during Covid down to 12 days on average this year; indicating the market in Sydney&rsquo;s eastern suburbs is particularly hot at the moment,&quot; Caudullo added.

&ldquo;The Grand Residences has attracted young professionals from outside the immediate area from areas such as Mascot, Rosebery, Waterloo and Zetland which is uncharacteristic for this area. They have been attracted to the premium quality of the apartments with car spaces, amazing amenities, a ground level shopping centre and location close the city as well as the eastern suburb beaches,&rdquo; he said.

&ldquo;Demand in the area was initially driven by returning international students before the universities opened up. Now interest remains so high, we actually have a list of tenants wanting to move into The Grand Residences.&rdquo;

The $1 billion community is set to transform the suburb, adding residential relief in Sydney&rsquo;s continuing housing demand.

Crown Group's The Grand Residences sets new rental record for Sydney's Eastlakes

The Brisbane property developer Kenlynn is heading back to Kangaroo Point for its next apartment project.

Following its successful development of Thornclyffe Residences, the redevelopment of the 1880s heritage-listed Thornclyffe House,&nbsp;Kenlynn, has lodged plans for a 15-level project dubbed 130Lambert, just up the road&nbsp;112-130 Lambert Street.

They secured both of the sites late last year for a combined $5.3 million, with the amalgamated sites totaling over 1,200 sqm.

Local architecture firm Ellivo Architects has drawn up the plans for the two and three-bedroom project which will feature contemporary sub-tropical design, incorporating a sequence of landscape components such as&nbsp;streetscape and entries, terrace gardens, and communal rooftop garden.

Gold Coast locals have descended on Melbourne developer Hirsch &amp; Faigen&#39;s third Gold Coast apartment project, Yves.

The Mermaid Beach development is now 50 per cent&nbsp;sold since its launch, which has prompted Hirsch &amp; Faigen to bring forward construction, which will be handled by Hutchinsons, to May.

Most of the buyers have been local to the Gold Coast, the majority coming from within 50km of Mermaid Beach.

&ldquo;Many of these buyers are local downsizers, and even some local first home buyers, all of which have been enticed by Yves proximity to key amenities including the beachfront, Pacific Fair, the Gold Coast Highway and Broadbeach, while remaining secluded in its own private pocket,&rdquo; Hirsch and Faigen&rsquo;s QLD Sales Manager, Alex Jokovich, said.

&ldquo;I think the locality of buyers we&rsquo;ve welcomed is a huge testament to Yves&rsquo; appeal to discerning locals who have a deep appreciation and understanding of the projects positioning in one of the coasts&rsquo; most coveted residential addresses.&rdquo;

Designed by Rothelowman, Yves will rise 26 levels at 7-9 Mermaid Avenue and comprise 145 apartments.

Hirsch &amp; Faigen Co-Founder Daniel Faigen said, as with each of their&nbsp;Gold Coast projects, they wanted to create something that differentiated them from the market.

Prices for remaining Yves apartments range from $875,000 to $2.495 million.

The brief shelf life of Hirsch and Faigen product has become a family narrative across the coast, after the developer notched successive sell-outs in its first two forays onto the Gold Coast &ndash; in Hemingway Palm Beach and Emerson Kirra.

&ldquo;Given the rate with which apartments have been purchased to date, we expect the remaining apartments to sell out fast,&rdquo;&nbsp;Jokovich added.

Yves will feature an array of residents only amenities, which will feature a&nbsp;20-metre lap pool, children&rsquo;s garden, fully equipped gym and yoga studio, wellness spa and sauna, as well as a private rooftop sky lounge and wine bar.

It’s been a phenomenon driven by local buyers, with a vast majority of Yves purchasers coming from within a 50-kilometre radius of Mermaid Beach.

Mirvac has officially launched the latest residential offering at its&nbsp;racecourse-fronting Ascot Green community in Brisbane.

Charlton House, which has been fast tracked due to sales success in the first two stages, Tulloch House&nbsp;and Ascot House, will have over 100 apartments across its 13 levels.

There will be&nbsp;one, two, three and four-bedroom apartments, as well as a a limited collection of three and four-bedroom villas.

Two-bedroom and two-bathroom apartments start from $755,000, while the four premium villas, integrated into the first levels of Charlton House, are a first for the Ascot Green community.

Designed by Mirvac Design, Charlton House also features a rooftop sanctuary, with a private dining room taking in Brisbane city skyline views, lounge areas and extensive subtropical landscaping, along with a gym and resort-style pool on the ground level overlooking the racecourse.

Charlton House is the third building to be released by Mirvac at Ascot Green and is part of Brisbane Racing Club&rsquo;s $1.2 billion masterplan redevelopment of Eagle Farm, to include apartments, commercial offices, a new shopping and dining precinct and a range of entertainment.

Brisbane City Council approved the development application for the $131 million, 13-level building in late December.

Mirvac General Manager, Residential Queensland, Warwick Bible said the group had worked to bring the apartments to market as soon as possible, with enquiries continuing to race in following the sell-out of its second building, Tulloch House, in July last year.

&ldquo;There were a number of people who missed out on securing their place in Tulloch House who have been eagerly awaiting this next release and we&rsquo;ve continued to field new enquiries from those wanting to join the community,&rdquo; he said.

&ldquo;Demand for quality apartments in blue-chip Brisbane locations such as this have grown exponentially over the past six months, and we anticipate apartments in Charlton House will sell quickly as a result.&rdquo;

Bible said about 60 per cent of buyers in the first two stages &ndash; Ascot House and Tulloch House &ndash; had moved from the directly surrounding suburbs such as Ascot, Hamilton and Clayfield, with Charlton House expected to be no different.

Charlton House&#39;s design has been guided by the &lsquo;Buildings that Breathe&rsquo; vision and Brisbane&rsquo;s subtropical climate. Mirvac launch Charlton House, the third release in Ascot Green masterplan

For their most recent luxury project in Perth, the ASX-listed property developer, Mustera Property Group, went overseas to acquire a unique design.

They had the Singapore-based WOHA to handle the architecture for Forbes Residences,&nbsp;a boutique collection of just 34 three and four-bedroom&nbsp;residences in the popular riverside suburb of Applecross.

The internationally renowned, award- winning architectural firm has important connection to Perth, through lead project architect and co-founder, Richard Hassell, who graduated from the University of Western Australia in the late 1980s.

&ldquo;We were approached by Mustera Property Group to explore the idea of a new mixed-use high-rise typology for Applecross, Perth,&quot; Hassell told Urban.

&quot;They were aware of our projects in Singapore and wanted to see if our design strategies could be adapted to suit Perth&rsquo;s climate and context.

&quot;Western Australia has a beautiful climate and landscape and our client wanted to bring something different to the fairly homogenous market,&rdquo; Hassell said.&nbsp;

&ldquo;This is why, together with MJA Studio, WOHA were commissioned to design a development that offers a better high-rise lifestyle, one that maintains the feel of the leafy suburbs with plenty of options for indoor/outdoor living.&rdquo;

Inspired by Applecross, the&nbsp;ambition for Forbes was to create exceptional riverside homes for residents to enjoy all the area has to offer.

&ldquo;The key aspect of the Forbes development is that it&rsquo;s designed, not as a stand-alone urban object, but as a three-dimensional environment that contains liveable, generous homes, shared facilities, commercial spaces, community services within gardens, natural light and air.&rdquo;

Presented as four organically shaped towers, connected via a series of sky gardens, fresh air and light weave throughout every level, creating naturally lit and ventilated lift lobbies.

&ldquo;Applecross offers a beautiful garden suburb environment on the peninsula, and it inspired the building form, which is expressed as four modernist &ldquo;villas&rdquo; on a romantic mountainous landscape.&rdquo;

&ldquo;This expression gave us the opportunity to create extensive &#39;hanging gardens&#39;&nbsp;which drape the podium form and extend up the roof. These gardens preserve the garden suburb quality, create greater privacy, frame views, and enhance sociability through forming &#39;neighbourhoods&#39;&nbsp;of 12 apartments each.&rdquo;

The &ldquo;mountain&rdquo; is an inhabitable landscape from the gardens shared with the public on the ground and first-level, to the social areas for the commercial and residential spaces.

&ldquo;The gardens are not just nice to look at but also perform meaningful environmental services that benefit the development site as well as the district. The extensive greenery reduces the heat island effect, noise, and dust, prevents glare, and provides a habitat for biodiversity.&rdquo;

The rooftop space also provides additional gardens for the penthouses, increasing the green-plot ratio and providing a cool and pleasant &ldquo;fifth fa&ccedil;ade&rdquo;.

WOHA have been developing and evolving their design strategies for over three decades, building a range of prototypes over time which have influenced the design of the Forbes Residences.

&ldquo;Our Parkroyal Collection Pickering project, with its hanging gardens and landscaped, topographical podium, Skyville @ Dawson with its sky village concept and communal sky terraces, or the Oasia Hotel Downtown with its lush green fa&ccedil;ade and green plot ratio of over 1000 per cent, are just a few of our previous projects where we also drew inspiration from.&rdquo;

Supply keeps on coming in the sought-after Broadbeach for high-end, luxury apartments.

The latest development application in Broadbeach is for a 20-level tower of just full floor and double-storey apartments at 39 Brittania&nbsp;Avenue.

Architecture firm TVS has created the plans for a local developer who secured the 607 sqm site last year, paying $2.58 million for an original 1970s home.

Dubbed Monarch, the tower will have 15&nbsp;full-floor apartments, one one and a half floor sub-penthouse, and a two-level penthouse.

Each of the full-floor apartments will have four bedrooms. The sub-penthouse, which covers one and a half levels, will also have four bedrooms, two downstairs and two upstairs. The upper level will have&nbsp;a semi-enclosed dining area, an outdoor dining area, which adjoins the outdoor kitchen, and a private spa.

The penthouse spans levels 19 and 20 and will have a feature curved staircase up to the rooftop where there will be a master suite with full dressing room and ensuite and a&nbsp;multi purpose room. The plans have two outdoor areas, one with a feature tree and day bed, the other the main space complete with an infinity edge pool, outdoor kitchen and dining space.

A resident gym, sauna, and steam room will be located on the first level, as will the communal swimming pool, spa, outdoor kitchen and dining area, and cinema room.

&quot;The development has overcome the constraints of a tight site by providing a high quality architectural outcome, featuring large zones of resident&#39;s private and common amenity and car parking.

&quot;The proposed building is represented by a simplicity and elegance of form that is attractive and fitting for the character of the Broadbeach precinct.

Broadbeach has been a popular spot for high-end, full-floor apartments in recent months.

Demand was high for Aperture, the Broadbeach project by the Melbourne developer Little Projects. They were offering just 29 apartments across its 35 levels.

There&#39;s set to be further supply, with developer Anthony Quinn of QNY Group <a href="/news/qld/anthony-quinns-qny-group-secure-broadbeach-apartment-site">set to create an owner-occupier focused tower</a> at 21 Broadbeach Boulevard, a site he bought late last year.

Broadbeach apartment supply continues to target high-end, whole-floor buyers

The South East Queensland developer, Keylin Group, has acquired a prime 5,385 sqm Indooroopilly aggregation for $18.6 million.

The sites, at 11 Riverview Terrace and 12 Foxton Street, as well as 30, 40 and 44 Station Road, are located seven&nbsp;kilometres west of Brisbane&rsquo;s CBD.

KeylinTM Managing Director, Louis Cheung, said the aggregation&rsquo;s location is 80m to Indooroopilly Shopping Centre, 170m to Indooroopilly train station, 3.9km to the University of Queensland as well as access to three major arterial roads made it one of the most significant development opportunities in Brisbane&rsquo;s inner city.

&ldquo;An amalgamation of this quality is very special and incredibly rare,&rdquo; Cheung said.

&ldquo;The size and location of the site allows the development of an integrated mixed-use project, incorporating residential with world-class rooftop amenity to enjoy the river views to the south, commercial office accommodation, and ground floor dining.

&ldquo;A portion of residences will be dedicated to Build to Rent, recognising the strong demand for quality rental accommodation close key transport nodes, Indooroopilly Shopping Centre and leading state and private schools.

&ldquo;By acquiring the aggregation in one-line we can achieve a far enhanced outcome that focuses on integrating leading architecture, extensive landscaping, and complementary uses.

&ldquo;We are excited about the opportunity to create a community within the heart of Indooroopilly, a suburb which offers excellent education, retail and transport amenities.&rdquo;

The aggregation is zoned Mixed Use and Medium Density Residential.

Keylin&rsquo;s current development portfolio includes the $140 million ORIA Spring Hill residential high-rise on Gregory Terrace; the Serenity 4212 master planned community in Helensvale; and the Coomera Town Centre South precinct, which is currently in the planning phase and will be delivered in stages in a joint venture with Kinstone Group.

“An amalgamation of this quality is very special and incredibly rare,” Cheung said
