MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

A 220-year old gumtree influenced every design decision in the recently completed <a href="/new-apartments/camberwell-vic-3124">Camberwell apartment development</a>, Victoria &amp; Burke.

Carr Design had to work closely with landscape architect Jack Merlo to work out how to incorporate the grand old tree into the design of both the building and the surroundings.

Architect Chris McCue, Director at Carr, said the tree created a great opportunity to get a horizontality to the building form.

"It also means there is a large percentage of garden area, something that is quite rare and offers something completely unique to the project," McCue said.

"The verticality of the tree is complemented by vertical metal blades, offset by stepped horizontal stacks. The effect is a considered, contemporary form that offers both privacy and openness."

McCue says the&nbsp;concept of blending horizontal and vertical forms and materiality comes back to the surrounding urban context, drawing on the grand Victorian houses along Victoria street, as well as mid-century dwellings from the broader Camberwell precinct.

In a move aimed at stimulating housing supply and spurring new development, the Western Australian government has introduced sweeping changes to their stamp duty rules.

Under the proposed laws, purchasers of off-the-plan apartments in multi-storey developments across WA stand to benefit from significant stamp duty discounts, signalling a shift in the way property transactions are taxed in the state.

The cornerstone of the reform is an immediate stamp duty discount, potentially worth up to $50,000, for homebuyers and investors acquiring off-the-plan apartments.

Unlike the traditional approach of offering rebates post-purchase, this discount will provide tangible savings right at the contract stage, making property acquisition more financially palatable for a broader range of buyers.

The WA government has also earmarked a substantial $33 million for extending the off-the-plan transfer duty discount until June 2025. This move comes hand-in-hand with an upward revision of concession thresholds, alongside the expansion of exemptions for foreign developers.

The recalibrated threshold structure offers enhanced incentives to prospective property buyers. For properties valued at up to $650,000, the discount will be a full 100 per cent superseding the previous limit of $500,000.

As property values increase, the discount tapers down, with properties priced between $650,000 and $750,000 receiving a 50 per cent reduction, compared to the previous threshold of $600,000.

WA Housing Minister John Carey underscored the government's commitment to leveraging every available means to invigorate housing supply across the state.

"By extending the off-the-plan duty assistance and revising concession thresholds, more individuals would be enticed to purchase off-the-plan properties, contributing to the realisation of new apartment developments and an overall expansion of housing supply," Carey said.&nbsp;

Cath Hart, CEO of the Real Estate Institute of WA (REIWA), praised the adjustments for their potential to drive housing diversity and supply.&nbsp;

“This will increase housing diversity and supply, providing more opportunities for people to buy a home either as a residence or investment, which will help to address the housing shortage in the rental market,” Hart said.

“Housing supply is the greatest challenge facing the market at the moment and we welcome actions that boost supply and also provide more housing diversity.”

Tanya Steinbeck, CEO of the Urban Development Institute of Australia (UDIA) WA, suggested that further measures are warranted.&nbsp;In particular, she proposed the elimination of the foreign buyer surcharge and the expansion of the off-the-plan stamp duty concession to projects already in progress.&nbsp;

“These added measurements will assist in building much needed consumer confidence and attract investors in apartment projects thereby improving the availability of rental properties for West Australians,” Steinbeck said.

WA Shadow Housing Minister Steve Martin emphasised the necessity for broader reforms to tackle the ongoing housing crisis. Martin pointed to a range of issues spanning social housing shortages, low rental vacancy rates, and affordability challenges, indicating the need for comprehensive solutions.

It was a decade ago when Harry Triguboff's Meriton completed Vantage, their first build-to-rent project in Rhodes, a waterside inner west suburb of Sydney.

Now the nation's largest apartment builder is set to develop a buy-to-sell project on the other side of the train tracks.

The $137 million plans are for two Plus Architecture-designed towers with 285 apartments on an amalgamated 5,516 sqm site across Blaxland Road, Concord Road, and Llewellyn Street. The apartments will sit above a medical centre, childcare centre, a commercial office, and four retail spaces.

Over half of the apartments are two-bedders (145). There are 57 one-bed units, 66 three-beds, and 17 four-bedroom apartments.

The apartment mix is distributed throughout the building, Plus advise.

"There are larger apartments on both lower and upper levels and each level accommodates a diversity of apartment types," their Design Verification Statement submitted to Canada Bay Council stated.

They will be spread across the two buildings, one nine levels, the other 28.

Plus say the&nbsp;buildings are composed to be clearly legible and to clearly establish a base and tower form.

First look: Meriton propose $137 million Rhodes apartment towers

UEM Sunrise has acquired its first residential development site in <a href="/developments/subiaco-wa-6008">Subiaco East </a>in Perth, their first development outside of <a href="/developments/melbourne-vic">Melbourne</a>.

They have spent over $22 million purchase two lots at The Oval precinct in <a href="/developments/subiaco-wa-6008">Subiaco East</a> from DevelopmentWA, where they will deliver two apartment buildings.&nbsp;The precinct is part of the state’s most significant urban redevelopment at the iconic former Subiaco Oval.&nbsp;

Subiaco is a <a href="/developments/subiaco-wa-6008">suburb renowned for its eclectic architecture</a>, quaint and leafy residential streets, premier shopping, and multicultural dining scene.

Plans for the upcoming mixed-use residential precinct will include the delivery of two towers with around 430 apartments, subject to development approval. Construction is expected to start on the project, which will also include up to 12 per cent affordable housing, in 2026.

The 4,930 sqm site, located two kilometres from <a href="/developments/perth-wa">Perth's CBD</a> on <a href="/developments/subiaco-wa-6008">Subiaco</a> Road and Haydn Bunton Drive, is within walking distance of the <a href="/developments/subiaco-wa-6008">Subiaco</a> entertainment precinct and West Leederville neighbourhood. UEM Sunrise move into Perth off the plan apartment market with Subiaco Oval site acquisition

Multiplex has achieved practical completion at S P Setia's $600 million, dual-tower development on Melbourne's Exhibiton Street.

One tower is known as Sapphire by the Gardens, which comprises 325 apartments, while the other will be the future home for the 5-star Shangri-La hotel.

Sapphire by the Gardens, which rises 60 levels, was designed by Fender Katsalidis, who worked in collaboration with Cox Architects to create the striking buildings just off Carlton Gardens at the eastern end of Exhibition Street. 
 
The 61-level hotel is joined to the 60-level residential tower by a sky bridge on level 46. The sky bridge homes a number of amenities and a Sky Lounge for visitors and residents. It features a unique transparent ‘oculus’ glass floor with views into the UNESCO world heritage listed Royal Exhibition Building surrounding the Carlton Gardens and Port Phillip Bay.

The development site of the <a href="/developments/edithvale-vic-3196">Edithvale off the plan apartment development</a>, Loft194, is up for sale.

The apartment complex comprises 16 one and two-bedroom apartments, just 170 metres from the beach, and less than 400 metres from Edithvale Station.

Apartments had been selling off the plan from $545,000.

The near 1,000 sqm site is being sold with the plans, and relevant approvals in place. There have been five sales in the building so far.

Luigi Rosselli, one of Australia's most revered architects, was behind the designs of Pointe, the off the plan apartment development in <a href="/developments/edgecliff-nsw-2027">Edgecliff</a>.

The architectural inspiration for the tower at 448 Edgecliff Road draws from the subtle curves of the Harbour's undulating bays.

Luigi Rosselli Architects thoughtfully incorporated sandstone elements, reflecting the earthy textures of the natural landscape.

The architecture firm said the development is "as slender and gracious as a ballet dancer hovering over <a href="/developments/edgecliff-nsw-2027">Edgecliff</a>."

"Shaped with rough rendered walls, curved glass balustrades and double edge concrete beams, this will be Luigi Rosselli Architects' tallest residential tower overlooking Sydney Harbour Bridge.

"The entry hall with brick brise soleil will be the ground for it’s eleven storeys, whilst it’s interiors with slender design and graceful curves will be drenched in light and Harbour views."

The centrepiece of the residences are the generous whole-floor open plan living and dining areas, flowing onto an extensive north-facing entertainers terrace with Sydney Harbour and city skyline views.

The kitchen features honed travertine benchtops and splashbacks, while the master bedrooms boast substantial walk-in-robes and a full ensuite. Luxury extends into the bathrooms, which showcase travertine, oak, handmade terracotta tiles, and bronze accents.&nbsp;

A separate laundry and a media/rumpus room with ample storage enhance the convenience and functionality of the homes.
