A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Golden Age secure approval for Wembley Hill, Box Hill South townhouse development

High-end developer <a href="/developers/orchard-piper">Orchard Piper</a> has appointed Cobild to construct their mixed-use apartment and office building Toorak Village, after securing a number of sales at the premium project on the corner of Mathoura and Toorak Road.

The $120 million development, designed by Kerry Hill Architects, has already seen over $60 million in office and apartment sales.

Works have commenced on site at&nbsp;109 Mathoura Road and 420-426 Toorak Road, where the 400 sqm penthouse has already sold for $12.5 million.

Kay &amp; Burton Director Andrew Sahhar said the project is receiving continued interest with Stonnington locals who are looking to secure a coveted and rare opportunity on one of the most recognisable corners of the Village.

“In a market plagued with scarcity, there are limited offerings for buyers in the area, with a very restricted supply outlook," Sahhar says.

"We’re seeing interest from a range of buyers, who have become attracted to the revitalisation of the Village, which is being restored into an exciting high street once again thanks to the emergence of quality nearby development and new A-grade retail and hospitality outlets."

Four apartments have been sold prior to public advertising, which Sahhar says is testament to the name <a href="/developers/orchard-piper">Orchard Piper</a> has built for itself in the luxury market.

"This combined with the attraction of an international architect like KHA, who are renowned for their ultra-luxury hotel designs, is creating further interest from interstate and international buyers.”

Toorak Village comprises just nine apartments, all with private lobbies, a resident gym, and a concierge. Each apartments has a minimum three bedrooms and three bathrooms, as well as multiple living spaces. There's just two apartments per floor.

In just seven weeks, 60 per cent of the project’s limited three-floor office spaces have also been sold by Colliers, with the latest sale, a 126m2 suite, fetching $2.3 million; setting a new city fringe and suburban record, with a record strata office building rate of $18,250 per sqm.

The commencement of construction for the Toorak Village project is occurring concurrently with the City of Stonnington’s streetscape upgrades between Wallace Avenue and Grange Road. These works are well underway, with new art projects, footpaths, greenery and lighting to be introduced to elevate the Village back to former glory.

Alongside streetscape upgrades, the project adds to the recently completed St Germain building, located up the road at 495-505 Toorak Rd, which features a Coles Local, Cecconi’s and boutique retail offerings below a premium office building.

Atrium comprises 151 apartments in one mid-rise eight-storey building which forms the gateway to the Carrington Place precinct and offers rooftop recreational spaces with views over the whole of the development.

Gold Coast developer Sherpa Property Group has lodged a new development application for its <a href="/new-apartments/perspective-nexus">Perspective Nexus development in Palm Beach</a>.

The code-assessable project on a 1,583sqm site at <a href="/new-apartments/perspective-nexus">949-953 Gold Coast Highway</a>, will rise nine storeys and deliver just 32 apartments, including two half-floor penthouses and three skyhomes with their own private rooftops.

Sherpa’s latest development is the company’s 12th for the Gold Coast region and comes on the heels of a reimagination of the site which is located adjacent to Dune Café and overlooks the Palm Beach Parklands.

The proposed development is the product of a detailed design process led by HAL Architects that has taken into account the requirements of the Gold Coast city plan and the expectations of the local community.

Buyers who previously signed up for apartments in Nexus will be given the first opportunity to purchase residences in the new development, which Sherpa expects to account for a large number of pre-sales.

“Many of our earlier buyers have shown faith in our vision for the site and, as a result, we are expecting a number of sales to be secured straight out of the gate prior to market launch,”&nbsp;Leet said.

“We will be working with the original buyers first, before releasing the project to the public in the coming weeks.”

Sherpa revise plans for Perspective Nexus Palm Beach apartments

Sydney's Chatswood is continuing to see a swathe of applications for new off the plan apartment developments.

Since the&nbsp;Chatswood CBD Planning and&nbsp;Urban Design Strategy&nbsp;2026 was amended, which saw the CBD boundary expanded to the north which opened up the height limit to another area of the city, development applications have been flooding in,

Earlier this year Bridgestone submitted plans for a <a href="/news/nsw/bridgestone-file-for-two-tower-chatswood-apartment-project">two-tower development with 95 apartments</a>, while VIMG also recently filed for a <a href="/news/nsw/first-look-vimg-plot-two-tower-chatswood-apartment-development-nelson-place">dual-tower development with 193 apartments</a>.

The latest plans are from Polytec Australia Development, an entity with directors associated with the listed Hong Kong property developer Kowloon Development Company.

They're seeking to create a 27 mixed-use tower with just 53 apartments on a 1,184 sqm block at&nbsp;629-637 Pacific Highway which is currently occupied by&nbsp;two buildings both in use as separate car service and repair businesses.

The tower, which will have ground floor retail and commercial uses within the podium levels and sit above five levels of basement car parking, has been designed by PBD Architects who beat out Koichi Takada's Takada Architects and PTW in the Architectural Design Competition held earlier in the year.

The jury unanimously voted for PBD's scheme, suggesting the design concept "addresses key site challenges through a tower floorplan that responds thoughtfully to the sites constraints and opportunities."

"It provides carefully oriented and planned residential units that respond to the site geometry and in doing so optimise the capture of views to the south west (of the city), west to the Blue Mountains, and to the north (to Chatswood)," the jury noted.

PBD noted in their Design Statement submitted to the Willoughby Council that the&nbsp;proposed mixed-use residential flat building is designed to respond cohesively to the existing and desired future character of the neighbourhood streetscape with appropriate build form and material palette that respond thoughtfully to the immediate context.

"The proposal for 629-639 Pacific Highway is informed by our analysis of the context, striving to create a design that addresses the challenges of the site, maximizes the opportunity and integrates with the podium to provide a cohesive development of the site," the Design Statement signed off by PBD Managing Director Paul Buljevic read.

"The proposal comprises a cluster of slender tower forms/pods that resonates with the podium geometries. The proposal seeks to integrate tower and podium into a cohesive built form by morphing a two dimensional podium silhouette into a sculptural, programmable landscape deck.

"The building's floor plates were optimized to maximize solar access and cross-ventilation, with careful consideration given to the neighbouring context and views. The built form is further articulated to enhance its slender characteristics and additional facade tiering is introduced to seamlessly transition to the lower levels, to create a more inviting human-scale experience."

The site is&nbsp;located around 550 metres south of the Chatswood transport interchange with access to metro, rail, and bus services, while also being just 750 metres from Chatwood's central retail precinct.

The site is an urban renewal site with redevelopment proposed for the existing low rise buildings to accommodate a mixed use tower.

The proposed development comprises the construction of 27- storey mixed use building with residential and non-residential comprising:

· 53 apartment units (2 x 1 bed, 22 x 2 bed, 35 x 3 bed, 1 x 4bed)

· 581 sqm GFA of commercial and office spaces

· 232 sqm GFA of retail shop

· 109 sqm GFA for café/restaurants

In addition, a five levels of basement parking will be provided, comprising of a loading dock and 89 car parking spaces including accessible parking and visitor parking. Bicycle parking racks will be provided for all apartments and at least 9 bicycle parking racks will be provided for non-residential occupants.

First look: Chatswood off the plan apartment development pipeline ramps up

The City of Melbourne is one of the top five most affordable local government areas to buy property in with significant investment upside.

That's the view of researcher and commentator Terry Ryder, founder of Hotspotting.com.au, a company which helps identify emerging property markets.

He listed the City of Melbourne in his top five 'City Cheapies with Prospects' alongside the City of Salisbury in Adelaide, the City of Armadale and the City of Canning&nbsp;in Perth,&nbsp;Southern Moreton Bay Islands in South East Queensland.

He says the five regions are likely to offer the best strategic property buying and investing potential over the next six months. Melbourne's population boom, overtaking Sydney as Australia's largest city for the first time in more than a century after borders were redrawn, was a major factor in Ryder's view.

“Despite facing challenges during the pandemic, Melbourne has shown resilience and stability in its property market," Ryder says.

“However, the rising interest rates and shifting lifestyle demands have caused investors and homeowners to look at options such as units and townhouses instead of standalone houses.”

The City of Melbourne, with its high-density dwellings making up 86 per cent of homes, has become an attractive destination for both living and working, he said.

“Its strong economy, with major businesses, universities, hospitals, and government services, has been further bolstered by ongoing infrastructure projects such as the North East Rail Link and the proposed Suburban Rail Loop,” Ryder said.

“These developments are expected to bring in significant investments and create thousands of jobs, ensuring continued growth and stability in Melbourne's property market.”

Melbourne saw the fastest growth in dwelling values of all Australian capital cities at the start of the pandemic, but then saw the steepest decline when repeated lock downs curtailed market activity in 2020- 21.

Since 2021 however, Melbourne has been one of the more resilient of the capital cities nationally, and has performed relatively steadily against a backdrop of rising interest rates and reduced consumer confidence.

According to the latest Home Value Index from CoreLogic, released in August 2023, median dwelling values in Melbourne behaved relatively moderately compared to other Australian capital cities such as Sydney and Brisbane. Dwelling prices rose less rapidly in Melbourne between the onset of Covid to the cyclical price peak. However the subsequent decline in dwelling values in 2022-2023 was also much more moderate.

Ryder says there is an emerging trend of more buyers opting to buy units and townhouses, for affordability and lifestyle reasons, including young buyers and downsizers.

"It’s creating rising demand in inner-city locations in the biggest cities.

"The City of Melbourne is benefiting from this trend, with only 1.8% of the LGA’s population living in detached housing, according to the last census. 12.2% live in medium density and 85.3% living in high density accommodation."

Hotspotting's&nbsp;Spring 2023 edition of The Price Predictor Index stated the City of Melbourne is the strongest market in the Greater Melbourne area.

"Of the 10 City of Melbourne suburbs in the analysis, seven are rising markets, one is a recovering market and one is a consistency market (and one is a plateau market)," the report noted.

According to Hotspotting’s Top 10 Apartment Markets report, published in August 2023, apartments were outperforming standalone houses in a number of ways – including faster growth in rents, superior price growth rates for much of the past 12 months and a growing share of new dwelling approvals.

In the latest State of the States report, from July 2023, Victoria leads the country for construction work done. According to the data, in Victoria, construction work done is 19.3 per cent above its decade average.

When the opportunity to purchase a prime site on Golden Four Drive was presented to burgeoning Gold Coast apartment developer Siera Property Group, their founder and managing director Brent Thompson knew it was an opportunity they couldn't pass on.

Thompson says the prime beachfront site offered the chance to create something which combined contemporary elements of luxury residential living with the nostalgia of visiting the beach as a child.

Siera Property Group secured the prime 1,214 sqm site late last year, along with plans for an 11-level building. They had Ellivo Architects tweak the design.

"It's quite unusual in the length of the site, so it's allowed us to create two per floor unique residences and because of that length it's given us the ability to open up each of the apartments to the views to the breeze," Cowle says.

"We're really taking a lot of elements if you like from residential design house design but bringing those into a unique apartment product."

The apartments in Pipis start from a generous 279 sqm and they each feature three bedrooms, three and a half bathrooms, and two car spaces.&nbsp;

From the direct lift access, the three bedrooms are located toward the western side of the apartment. The three bedrooms each have an ensuite, while the master has a walk-in wardrobe. Completing the western side of the apartment is a multi-purpose room, which is expected to be utilised as a cinema room or a home office.

The clever positioning of the bedrooms means as soon as residents enter the apartment from the lift and turn east, the apartment opens up to the kitchen, living and dining space. The living is the last point of internal space, which allows for uninterrupted beach views. The whole of the open plan space is wrapped in a balcony with a built-in barbecue kitchen.

"The design intent met the needs of our future occupants we wanted to understand who those occupants were likely to be and what was going to be important to them and you'll see that that really translates to the team that we've chosen to work with as well for the project being Ellivo," Thompson added.

As well as the beachfront, the proximity to some of the Gold Coast's most emerging neighbourhoods was a driving factor in Siera Property Group's purchase of the site.

"What we've seen over the last few years is this real emergence of cultural precincts and lifestyle amenity and that's what we're seeing on the southern end of the Gold Coast in particular Kirra which is only located five minutes south of Bilinga. There's all of these restaurants and hotels and cafes that are currently under construction."

Thompson also noted the walkway which connects all the way down from the Coolangatta border. That's now getting connected all the way through to Surfers Paradise in the north.

"Being able to have the access to all of that amenity on your doorstep while still being set back away from it so you're not right in the middle of all of the hustle and bustle but you can enter and leave when it suits."

The Gold Coast beachfront is going through a popularity boom, with new projects lining the sand from Coolangatta up to Main Beach.

Ever since the pandemic locked down the country, Sydneysiders and Melburnians have made up a significant portion of enquiry on the beach, while more recently Gold Coast locals and those living in Brisbane have been the most active in the market, whether it be for a luxury weekender or a future retirement home on the beach.

Each section of the Gold Coast offers something different. Garfield Terrace, one of the most prime stretches of real estate on the Gold Coast, is centrally located near all of the bars and restaurants Surfers Paradise is known for. The strip homes some of the tallest towers in the country, with a number reaching around 40 storeys.

Down the coast toward Coolangatta, the buildings are more pared back due to height limit restrictions in the Southern Gold Coast.&nbsp;

AALTO, the new Surfers Paradise beachfront apartment development on Garfield Terrace, has made waves in the market. Within just a month of its launch in Q4 of 2022, it secured over $30 million worth of sales.

Developed by Weiya Holdings, AALTO comprises 74 two-, three-, and four-bedroom apartments and a sprawling 1,830 sqm, $15 million penthouse atop the 38-level Conrad Gargett-designed tower. The penthouse features five bedrooms, a cinema room, a gym, indoor and outdoor kitchens, and a 15-metre swimming pool.

Conrad Gargett Director John Flynn says AALTO's design is inspired by the movement of sand and water, a consequence of the Long Shore Drift phenomenon.

"The articulated edges display a natural rhythm comprised of soft corners and long sweeping forms, inspired by the inimitable movement of drifting sands and water along the coastline," Flynn says.

Much like the apartments, the residential amenities have also been designed to take in the sweeping beach views, with an ocean-view gym with a sauna, an ocean-view yoga area, and an infinity pool that seemingly hovers over the sand.&nbsp;

As one of Sydney's first planned suburbs, Rosebery was created to accommodate expansive industrial workplaces in 1911.

Despite the&nbsp;once working-class suburb experiencing a transformation of its industrial warehouses into food and beverage hubs which has drawn peoples attention to Rosebery, there's been little activity in the new and off the plan apartment space, with land for a new development difficult to procure.
