A trio of Queensland property groups have unveiled plans for a $300 million mixed-use redevelopment of the former Noosa Bowls Club site, a proposal that would deliver more than 200 new homes in one of the Sunshine Coast's most supply-constrained markets.

Kilter Property, Frank Developments and Calile Malouf Investments are behind the plans for the 1.8-hectare site at <a href="https://www.apartments.com.au/new-apartments/99-noosa-drive-noosa-heads-qld-4567">99 Noosa Drive</a>, which would transform the long-vacant site into a new residential precinct featuring 208 apartments, retail, hospitality and public space.

The proposal comes as Noosa continues to grapple with housing affordability and a shortage of permanent accommodation, particularly for key workers. The site's location in Noosa Junction, close to shops, public transport and employment, aligns with the direction of Noosa Council's Housing Strategy, which encourages higher-density housing within established activity centres rather than continued urban expansion.

The draft plans include 48 affordable-by-design apartments and 48 rooming accommodation units aimed at key workers. Around 2,000 sqm of ground-floor retail and food and beverage space would activate the street frontage, alongside a new public town square and landscaped open space.

Frank Developments Founder and Director Frank Licastro said the development would continue the company's focus on architecturally-led residential projects while addressing one of the region's biggest challenges.

Calile Malouf Investments, best known for its role in Brisbane's James Street precinct and The Calile Hotel, will bring its place-making experience to the project. The company recently commenced construction on The Calile Noosa hotel and says the residential development will complement its growing investment in the region.

CMI Director Cal Malouf said the aim was to create a walkable precinct combining housing, retail and hospitality while remaining true to Noosa's character.

"We see a similar opportunity in Noosa to deliver a vibrant, walkable destination that combines exceptional housing, hospitality and retail in one integrated project," Malouf said.

Brisbane-based Cavill Architects has been appointed to design the project.

Noosa Bowls Club to be redeveloped into mixed-use apartment precinct

One of Brisbane's last major riverfront redevelopment opportunities has taken a significant step forward, with Lendlease selected as the Queensland Government's preferred development partner for the former Visy site in South Brisbane.

The seven-hectare industrial site, positioned between South Bank and West End and 1.3 kilometres from the Brisbane CBD, will be transformed into a mixed-use precinct expected to deliver more than 4,000 new homes alongside extensive public open space and riverfront parkland.

The project is one of the largest urban renewal opportunities currently planned in Brisbane and is expected to play a key role in accommodating the city's growing population ahead of the 2032 Olympic and Paralympic Games.

Plans for the precinct include a network of riverfront promenades and boardwalks, new public plazas, parkland, amphitheatre-style gathering spaces and shared pedestrian and cycling links designed to reconnect the long-isolated site with the Brisbane River.

The Queensland Government is targeting delivery of the first homes and key public spaces before the 2032 Games, allowing the precinct to begin contributing new housing and public amenity well before the broader masterplan is complete.

The redevelopment is also expected to support more than 3,000 jobs across planning, construction and ongoing operations.

For Lendlease, the appointment adds another major urban regeneration project to its Queensland portfolio. The developer has operated in the state for more than 70 years and has delivered a number of large-scale mixed-use precincts in partnership with government.

Lendlease Development CEO Claire Johnston said the project represented one of Brisbane's most significant redevelopment opportunities.

"The transformation of the former Visy site represents a rare opportunity to reimagine one of Brisbane's most significant riverfront locations, deliver thousands of much-needed homes, and create long-term legacy," Johnston said.

"In partnership with the Queensland Government, we have the opportunity to create a new riverside destination that will help shape Brisbane's growth and how people experience the city for decades to come.

Deputy Premier and Minister for State Development, Infrastructure and Planning Jarrod Bleijie said the riverfront transformation would deliver a thriving new community precinct.

“The Crisafulli Government is delivering this golden opportunity to unlock a riverfront jewel for all Queenslanders,” Deputy Premier Bleijie said.

“This is a once-in-a-generation moment to reshape a significant slice of Brisbane and deliver lasting benefits – thousands of new homes, and public spaces for all Queenslanders to enjoy well beyond the 2032 Olympic and Paralympic Games – unlike Labor’s plan which would have delivered zero benefits and zero new homes.

“Queensland is well and truly open for business and through partnership with the private sector, we are accelerating delivery while ensuring strong housing, community and economic outcomes."

Early works on the precinct are expected to commence in April 2027.

Lendlease selected to deliver transformative South Brisbane riverfront precinct

Eddy Haddad's <a href="https://www.apartments.com.au/developers/level-33">Level 33</a> is levelling up its approved Wollongong development, as the coastal city south of Sydney continues to prove popular in the high-density development space.

Level 33, a longtime developer in the Wollongong area, has gone through the NSW Government's Housing Delivery Authority to upsize its approved two-tower development on the corner of Crown Street and Gladstone Avenue, just 100 metres from Wollongong Station.

The developer currently has approval for 252 apartments across two buildings rising to 19 storeys. It is now seeking approval for 33 and 38-storey towers that would deliver 467 apartments, including 67 affordable homes.

Designed by <a href="https://www.apartments.com.au/architects/bka-architecture">BKA Architecture</a>, the development would comprise apartments above a three-level podium with around 1,100 sqm of retail space, along with basement parking for 448 vehicles.

According to the Urban Design Report by BKA, the proposal has the capacity to "reinforce the precinct's identity by strengthening links between health, education, and transport services, while also contributing to Wollongong's ongoing evolution as a key regional centre."

Wollongong is somewhat in vogue. Between Level 33 and Urban Property Group, the two developers have several thousand apartments planned across the city.

Level 33 is currently delivering Easterly Wollongong, one of its most boutique projects to date with just 21 high-end apartments, as well as Atchison &amp; Kenny, a 329-apartment development due for completion later this year.

The developer plans to redevelop the 13,088 sqm WIN Grand megasite into <a href="https://www.apartments.com.au/new-apartments/crown-square-216-238-keira-street-wollongong-nsw-2500">Crown Square</a>, a new $500 million precinct with nearly 600 apartments. It also has more than 900 apartments planned for the former Bunnings Warehouse site at the intersection of Gipps and Flinders streets.

Urban Property Group is also playing a major role in the city's transformation. Its five-tower Keira Place precinct will deliver more than 800 homes, and it has recently lodged plans for a further 300 apartments near Wollongong Station.

Just a week after filing plans for the final stage of its major Keira Place masterplan, <a href="https://www.apartments.com.au/developers/urban-property-group">Urban Property Group</a> has unveiled another significant housing proposal in Wollongong, this time targeting a prominent site opposite North Wollongong Station.

The developer has lodged a State Significant Development Application for a 38-storey mixed-use tower at <a href="https://www.apartments.com.au/new-apartments/4-4a-flinders-street-north-wollongong-nsw-2500">4-4A Flinders Street</a>, around one kilometre north of the <a href="https://www.apartments.com.au/new-apartments/keira-place-wollongong-120-122-smith-street-wollongong-nsw-2500">Keira Place precinct</a> currently taking shape on the edge of the CBD.

Designed by Studio.SC, the proposal comprises a 38-storey mixed-use development containing 303 apartments, including 45 affordable housing units, alongside 174 co-living residences. The scheme also includes ground-floor retail space, extensive landscaping and public domain improvements.

Studio.SC noted in the proposal it "outlines a vision for a landmark transit-oriented mixed-use development centred around North Wollongong Station, designed to support the city’s future growth while responding to the NSW Government’s housing and planning reforms."

The architecture firm said the proposal responds to the opportunities and constraints shaping future growth within the 400-metre catchment of the station and represents "a coordinated and future-focused approach to urban intensification, contributing to the long-term evolution of North Wollongong as a connected, walkable and high-density station precinct."

The site occupies a strategic corner bounded by Flinders Street, Station Street, Stafford Street and the Princes Highway, directly opposite North Wollongong Station.

The proposal follows Urban Property Group's recent submission for the second and final stage of Keira Place, which would deliver a further three buildings comprising 657 homes opposite Beaton Park. It builds on the first stage, which features 150 apartments across two towers and recently commenced construction.

Urban Property Group CEO Patrick Elias said breaking ground on the first stage marked a significant milestone for Wollongong and reflected the developer's long-term commitment to regional cities.

"Today's groundbreaking is about turning approvals into homes and moving quickly to deliver much-needed housing in Wollongong's city centre," Elias said.

"Keira Place will provide a diverse mix of homes close to jobs, transport and services, while setting a high benchmark for quality, durability and consumer protection."

First look: Urban Property Group plans next major Wollongong tower

<a href="https://www.apartments.com.au/developers/arada">Arada Australia</a> has wasted little time expanding its ambitions in Campsie, lodging plans for a second major project in the rapidly transforming town centre just months after unveiling its three-tower One Campsie proposal on Beamish Street.

The UAE-backed developer has now taken aim at one of the suburb’s most strategically positioned sites, filing a State Significant Development Application for a <a href="https://www.apartments.com.au/new-apartments/10-north-parade-campsie-nsw-2194">33-storey mixed-use tower</a> at 10 London Street and 43 North Parade, directly opposite the future Campsie Metro Station. The proposal is currently on public exhibition and represents another significant vote of confidence in Campsie's emergence as one of Sydney’s key transit-oriented growth centres.

Designed by <a href="https://www.apartments.com.au/architects/woods-bagot">Woods Bagot</a>, the development would deliver 156 apartments above a podium containing retail and commercial space, creating a new residential and commercial gateway to the town centre. The scheme also includes a four-level above-ground parking podium and a dedicated residential amenity floor featuring wellness and recreation facilities. At least 10 per cent of the apartments would be allocated as affordable housing for a period of 10 years.

The proposal occupies a 1,631 sqm site bounded by London Street, North Parade and Dispensary Lane, immediately adjoining the future Metro station precinct and just metres from Beamish Street’s retail and dining strip. According to the Urban Design Report, the project seeks to deliver "a great place that prioritises human-scaled experience and provides spatial improvements to the area."

Woods Bagot describes the tower as a key marker within Campsie's next phase of growth.

"Located directly opposite the new Campsie Metro Station on North Parade, 10 London Street is a thoughtfully composed 33-storey mixed-use tower that contributes to the ongoing transformation of the town centre," the Architectural Design Report states. The report says the project is intended to provide "high-quality homes within a vibrant, connected urban environment, while helping define Campsie's future skyline."

A strong emphasis has been placed on the public realm. The ground floor incorporates over 500 sqm of retail space and active frontages along both London Street and North Parade, while the podium is wrapped by extensive landscaped planting intended to soften the building's scale and strengthen the pedestrian experience. The development would also widen surrounding footpaths and improve connections between the Metro station and the broader town centre.

Above the podium, residents would have access to more than 1,400 sqm of communal amenities, including a pool, gym and landscaped recreation spaces. A distinctive green-wall treatment extending across four podium levels forms a major architectural feature, helping differentiate the project within the emerging high-density precinct.

The tower's design is closely tied to the broader Campsie Town Centre Master Plan and the arrival of Sydney Metro. The Urban Design Report notes the proposal "directly supports the Campsie Town Centre Master Plan by delivering new homes in a location explicitly identified for growth, improved accessibility, and high-quality urban renewal." It adds that the project contributes to the master plan's vision for a strengthened town centre supported by thousands of new homes around the future Metro station.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

The Melbourne-based developer Little Projects has secured approval for its redesigned its Broadbeach apartment tower Aperture, which had been knocked back at council.

Now unnamed, the project&nbsp;at 20 Mary Avenue, on the border of the Broadbeach State School, has been successfully redesigned by Plus Architecture following initial designs by Elenberg Fraser which were refused.

They've cut it in half from its 34 levels to just 18, and created a more curved facade.

It will still be as high-end as it was previously, just with fewer levels and apartments. Instead of 29 full floor and double-storey apartments, it will now be 17 full-floor apartments across 18 levels.

Level one will still home the resident facilities. There will be a pool, spa, barbecue area, and a gym with sauna and steam room.

From levels two to 18 will be 17 full-floor apartments, with three bedrooms each across its 158 sqm floorplate. There will be a further 13 sqm of balcony.&nbsp;

Little Projects, headed by Paris Lechte and Leighton Pyke, have had success in Broadbeach before, selling out their nearby development Signature before it was completed.

They also have a development application sitting nearby for another high-end tower at 118 Old Burleigh Road. Expected to be in a joint venture with fellow Melbourne developer R.Corp, they are wanting to develop 33 apartments across&nbsp;37 levels on the corner of Old Burleigh Road and Australia Avenue.

It will tower over the neighbouring Ocean Royale and Boulevard Tower, which are 16 and 17 levels respectively. They are also more focused on short-term accomodation apartments, whereas the new project, dubbed One Australia, will be another by Little Projects targeting the high-end owner-occupier.

Little Projects secure approval for redesigned luxury Broadbeach apartment tower

Billionaire Harry Triguboff's&nbsp;<a href="/developers/meriton" target="">Meriton</a>&nbsp;has been given the green light by the Gold Coast City Council for its three-tower apartment development, Cypress.

They're set to add another 1,000 apartments to the Surfers Paradise skyline, finalizing plans for their fourth, fifth and six towers in the heart of the tourist district in recent years.

During proceedings of the Committee Meeting, Deputy Mayor Dona Gates said "I just want it to be noted that their investment [Meriton] doesn't go unnoticed and will help us meet our requirements in regard to housing supply."

Cypress will be&nbsp;Triguboff's 21st high-rise development on the Gold Coast, having first visited the now thriving tourist mecca six decades ago.

“I have loved the Gold Coast since my first visit in the 1960’s, and after all my travels internationally, I still believe the Surfers Paradise beachfront is one of the best in the world," Triguboff told Urban.

“I have been very passionate about designing and delivering buildings that are in tune with the ocean and the golden beach that is just metres away.”

Following on from Ocean and the two-tower Iconica both on The Esplanade,&nbsp;<a href="/developers/meriton" target="">Meriton</a>&nbsp;will add a further three towers in their new development Cypress, at&nbsp;3346 Surfers Paradise Boulevarde, on&nbsp;top of the Cypress Ave G-Link light rail.

The nine site, 8083 sqm amalgamation spreads across Surfers Paradise Boulevarde, Palm Avenue, and Cypress Avenue, the latter which inspired the project name.

Cypress will sit one street away from&nbsp;<a href="/developers/gurner" target="">Gurner</a>'s approved La Pelago and two streets from SPG's approved Paradiso Place.

Triguboff says, recalling on some of his earliest developments, that he didn't think he'd ever be able to purchase a site like this one.

“<a href="/developers/meriton" target="">Meriton</a>’s first Gold Coast towers were Florida in Surfers Paradise and the Nelson at Paradise Waters at the start of the 1980’s, almost 40 years ago. Xanadu in the late 1990’s and Pacific Views in 2002 on the western side of&nbsp;<a href="/developments/main-beach-qld-4217">Main Beach Parade</a>&nbsp;that overlooked the Pacific Ocean continued our high-rise love affair with the Gold Coast.

"Little did I know that one day I would have the opportunity to purchase a site that is so dear to me, arguably the most central land in Surfers Paradise and design a trilogy of the country’s tallest towers."

There will be 994 apartments across the 73 and 80-level towers. The smaller 53-level tower will home 327 serviced apartments. Each of the three towers feature a rooftop garden with a pool and a gym space.

<a href="/developers/meriton" target="">Meriton</a>&nbsp;had DBI, who designed their Iconica project nearby, have taken the architectural reigns for Cypress.

They said in their design statement submitted to the Gold Coast City Council that the design of the three towers aims to create a bold and iconic presence as a gateway site to the Gold Coast CBD, while incorporating subtropical principles and street activation.

"The integration of the design elements creates a unique and vibrant addition to the Surfers Paradise skyline, creating a landmark destination for both residents and visitors," the local architecture firm noted.

"The towers are designed to maximize the potential of the site, with careful consideration given to the orientation, views and access to natural light and ventilation."

DBI said one&nbsp;of the key design features of the towers is the slab projection facing the streets, which creates a strong visual connection with the surrounding urban fabric.

"This design element not only provides shading and environmental control to the towers but also creates a sense of scale and texture, breaking down the massing of the towers and providing a&nbsp;<a href="/news/the-human-scale" target="">human scale</a>&nbsp;to the development."

"A golden spine acts as a unifying&nbsp;element that ties the towers together, providing a strong visual presence on the skyline. The spine is also designed to provide shading and environmental control to the towers, while also serving as a sculptural element that adds to the overall aesthetic and elegance of the development."

The five-level podium engages with the street level and will feature a mix of retail, dining, and entertainment spaces.

There's an elevated pool on level six, designed in a lagoon style to take advantage of the subtropical climate.&nbsp;

<a href="/developers/meriton" target="">Meriton</a>&nbsp;have long had a reputation as one of the most prominent developers across New South Wales. Their most recent developments near the Glitter Strip have been Ocean by&nbsp;<a href="/developers/meriton" target="">Meriton</a>&nbsp;at 84 The Esplanade, a soaring 76-level tower with 722 apartments. That's now 85 per cent sold, with just 40 apartments remaining in the completed project.

Down the road they more recently launched ICONICA by&nbsp;<a href="/developers/meriton" target="">Meriton</a>, a further 637 apartments across two&nbsp;50 and 70-levels at 152 The Esplanade. Works recently began on the prime site opposite the beach.

Burbury says it's the best penthouse on offer at the 18-level building, given its north west views capture both the city and Albert Park and will never be built out. the rooftop has a private terrace with a swimming pool.

The penthouse is one of four in the $170 million tower which SIDG launched in March.

Park Quarter is now over 60 per cent sold and the team at SIDG are in the final stages of appointing a builder for the project, which they expect to start construction on next year and complete in 2026.

There are 244 apartments in total at <a href="/new-apartments/park-quarter-melbourne-474-st-kilda-road-melbourne">Park Quarter</a>, which start from level six. They will sit atop a Marriott Executive Apartment, one of the first in Australia. The building has been designed by COX Architecture, with interiors by DKO.

Residents of <a href="/new-apartments/park-quarter-melbourne-474-st-kilda-road-melbourne">Park Quarter </a>can have access to all of the hotel amenity through a club membership subscription, but they'll also have their own amenity. They will have everything from a 24/7 concierge, a pool, gym, and co-working spaces, to a theatre room and a golf simulator, plus pet wash room, mud room equipped with high pressure wash machine, and smart parcel lockers.

Earlier this year we caught up with Colliers Director Zoe Powell, who is in charge of sales at Park Quarter. She said residents can opt in or out of the extensive amenity on offer in the building, which can lower their strata fees.

SIDG secure $13 million penthouse sale at Park Quarter on St Kilda Road

It was 2017 when prominent developer Kokoda Property swooped on what was an amalgamation of old brick buildings and warehouses.

Before they even purchased the site, which had been their largest acquisition in their 18-year history at that point, they knew the importance of what they were going to develop, and the impact it would have on the local community.

Kokoda appointed heritage consultant Lovell Chen early in the peace to work out exactly how they could keep the grandeur of the vast 4,720 sqm site.&nbsp;Some elements of what was on the vast development opportunity were almost as old as the suburb itself.

It was banker and pastoralist John Gardiner, among others, who settled Malvern back in 1835. The land was named Malvern by barrister and land developer Charles Skinner, after his ancestral home, Malvern Hills, in England.

What was once known as the Gardiner Hotel was developed on the site some time before 1856.&nbsp;It was altered in the 1880s, and then in 1925 it was extensively remodelled to create the interwar Free Classical style façade which remains today.

Back in the 1860s, the licensee of the Gardiner Hotel was well-known Melbourne cricketer, William Greaves, who, as an added attraction or the hotel, built what is believed to be the first bowling green in Victoria.

Also on the site is Station Place. A collection of Victorian-era shops which were located at the gateway to Station Place, once the home of grocer and merchants Lindsay Bros.

In the late nineteenth century, Dandenong Road consisted mainly of residential buildings, with Station Place providing access for people between the street and Malvern Station.

"We’re really pleased to see this being reactivated aspart of Malvern Collective,"&nbsp;Lovell Chen Senior Associate John Statham says.

When Kokoda secured the site, only the former Railway Hotel, now known as the Angel Tavern, and two Victorian-era shops on Station Place, survived from the earliest period of development on the corner site.

Statham says the style of the shops&nbsp;would be described as ‘polychrome Italianate’.

"Polychrome refers to the multi-coloured bricks used to create the decorative patterns around the windows and doors. Italianate refers to the revival of an Italian Renaissance style which was popular in the late nineteenth century."

The shops have been restored, and will form part of the buzzing hospitality precinct Kokoda have put together. They've called the project a 0-minute neighbourhood, given the extensive amenity at the foot of two strikingly modern residential towers and its proximity to Malvern Station.

Under construction with completion slated for early 2024, Malvern Collective comprises 205 apartments with interiors by Carr.&nbsp;

Residents of Malvern Collective will have private access to a&nbsp;co-working space, a cinema, a swimming pool, a wellness centre with hot and cold plunge pools, and a private dining area, bookable through the residents' app.

The history behind the Malvern Collective apartments

ANZ has executed $295m of debt facilities to deliver the next stage of the $2 billion redevelopment of Moonee Valley Racecourse, known as Moonee Valley Park.

The loan to the developer, a joint venture between leading Melbourne private developer Hamton and leading industry superannuation fund Hostplus, represented by its Investment Manager ISPT, will primarily fund delivery of the next two residential stages, Trackside House and Stonepine House, comprising 325 apartments.

Funds will also be used to seek planning permits on the balance of the development land and sitewide works to prepare for the Club’s works, which are due to commence in November 2025.

Hamton’s Executive Chairman, Paul Hameister, said, the scale of the debt package with ANZ is a reflection of the strength of security offered by the Hamton-Hostplus-MVRC partnership and the presale success of the latest stages.

“It shows that for the right projects and the right developers, build-to-sell is still a development strategy that will secure the support of the big four banks,"&nbsp;Hameister said.

Trackside and Stonepine House will&nbsp;sit alongside the already completed Feehan Row and Thomas Street, in addition to a range of premium residential amenity.&nbsp;

Trackside House will comprise just over 200 apartments across 11 levels, while&nbsp;Stonepine House, now over 80 per cent sold, will have 119 two and three-bedroom units. Both buildings will have extensive resident amenity like a rooftop pool, hobby room, state of the art gym, and private dining areas which are bookable by the resident app.

Both projects are being built by Icon, who were appointed to construct the latest stages of the masterplan earlier this year.

ANZ backs Hamton-Hostplus with $295m loan for Moonee Valley Park development

Castle Hill and Baulkham Hills have long been the two most populous suburbs in Sydney's Hills District, around 30 kilometres north west of the city.

The emergence however of the Sydney Metro out to the Hills District has seen Castle Hill become the epicentre of activity.

New data from CBRE and PropTrack highlights that&nbsp;Castle Hill has recorded capital value growth of 72 per cent compared to the 49 per cent growth that’s occurred in the non-Metro suburb of Baulkham Hills.

CBRE’s Pacific Head of Research Sameer Chopra has dubbed it a “metro-fication”, which is transforming the living experience, work patterns and retail choices of Sydneysiders close to the city’s new railway stations.

"Since 2011, population has grown by 23 per cent in metro-line suburbs, eight per cent higher than in suburbs further out," Chopra says.

“By 2030, Sydney will have a network of four Metro lines, 46 stations and 113km of new Metro rail.

"We’ve already seen early evidence of this driving higher residential price growth and we see this outperformance increasing once the next stage is completed, with shorter commute times being a key driver."

Chopra says apartment development has unlocked opportunity for residents to live in more affordable yet well-connected areas.

The research found the younger demographic is happier than ever to move out to the Hills District, driven largely by the fact a train to the city will pass through the soon to be opened Castle Hill metro stop every four minutes.

​​"We found that 45 per cent of residents in suburbs along the Metro line stations are Gen Z and Gen Y, five per cent higher than in suburbs slightly further out," Chopra says.

McGrath Projects Associate Director Adam Sparkes, who is marketing Grand Reve which is set to complete in just over 12 months, says the metro line has increased the attractiveness for first home buyers.

"While the majority of our buyers currently are downsizers, who aren't particularly impacted by interest rate rises, the early phase of marketing last year saw a number of first home buyers snap up the one-bedroom apartments."

Sparkes says they've been attracted to both the proposition of being in Barangaroo in just over 30 minutes on the Metro, but also the amenity that Castle Hill offers, in the form of Castle Towers which has undergone a full redevelopment.

Chopra says the precinct developments the younger, more vibrant demographic, is being drawn to higher density living and eating out, the latter of which has been a sticking point for the first home buyer pool in the past, but not so much now with the introduction of extensive hospitality options.

He said the near-Metro suburbs have 12 cafes per 10,000 residents and hold an average of 23 liqour licences, compared to eight cafes and an average 10 liquor licences for every 10,000 residents in suburbs further away.

Deicorp's two biggest Hills District projects, Hills Showground in Castle Hill and Tallawong Village in Rouse Hill, have been designed more like precincts than just apartment towers.

They're each bringing a wide variety of lively food and beverage options to the base of their buildings and walkways interwoven through the precinct.

Hills Showground Village is advertising 9,500 sqm of retail, including a full line supermarket and over 30 speciality retailers next door to the future Metro stop, while their retail spaces in their Tallawong Village precinct are already 70 per cent taken.

The expectation is the population of Castle Hill and the surrounding Hills District suburbs will continue to grow, with a number of masterplan projects in development and under construction. Add to that the $300 million Rouse Hill Hospital which has just commenced construction. The broader Hills Shire is expected to see an increase of 44 per cent in its population by 2036.

The Canberra-based Willemsen Group has secured a prime site on Biggera Waters dress circle Marine Parade.

They've paid $4.1 million for 456 Marine Parade, a 1088 sqm block facing Wave Break Island, and have submitted plans for a boutique 10-level building with just 12 apartments.

The plans for 456 Marine Parade inlude a swimming pool, resident lounge, and alfresco dining space on the ground level and a gym, meeting room, and multipurpose room on the level above. The two levels were designed so the&nbsp;resident lounge and gym enjoy an uninterrupted view along an infinity edge pool out towards the Broadwater.

The majority of apartments are three-bed plus study, spanning half a floor. The two half-floor penthouses each have a second level which homes a fourth bedroom and a media room.

Each three-bed apartment has nearly 180 sqm of internal space and 65 external.&nbsp;

Willemsen's own internal architecture team, led by architect Richard Willemsen, filed the plans.

They said in their submission that the intent is to create "an elegant, sequential and memorable building that is design driven, enhances property values and establishes a sense of place within the community of Biggera Waters."

Shepherd Urban Landscape Architecture said the landscape concept for the proposed residential development is based on the surrounding context, response to the proposed architectural layout and expression including the desired outcomes of the City of Gold Coast Council City Plan.

"The design intent is to contribute positively to the image and overall quality of the proposed residential development by providing a contemporary, sensitive and appropriate landscape environment."

The project will push past the height limit allowed on the Gold Coast City Plan. The 32.7-metres exceeds the 29-metre height limit, however is within the 50 per cent uplift acceptable in an Urban Neighbourhood.

The Town Planning Report by Civity stated the height&nbsp;is consistent with the long-term intent for this high amenity infill area, and that the additional building height is driven by the two levels of expansive communal recreational areas, a feature that is unusual in a building of this scale with just 12 dwellings.
