MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

PB&amp;Co. launched the project earlier this year on the street which has&nbsp;high-profile neighbours including Allen Myer, Paul Little, and David Smorgan.&nbsp;

The recent sale for $6.95 million to a local from Hawthorn purchasing a second home broke the previous price per square metre record of $29,101 for a three-bedroom apartment, with the buyer keen for an opportunity to invest in a residence in a street where prime real estate almost never comes to market. &nbsp;

<a href="/developers/time-place">Time &amp; Place</a> has broken the off the plan apartment record for Boroondara three times at its luxury <a href="/developments/camberwell-vic-3124">Camberwell apartment development</a>, <a href="/new-apartments/victoria-hill-camberwell-166-victoria-road-camberwell">Victoria Hill</a>.

The three penthouses sold for a combined $30 million. One of the penthouses was bought by&nbsp;Vin Sammartino, the director at business development at Hacer Group who are the appointed builders of <a href="/new-apartments/victoria-hill-camberwell-166-victoria-road-camberwell">the Victoria Road project</a>.

The&nbsp;Boroondara record had been around $6.5 million, secured in Kew for the penthouse atop Rondure House.

There are 25 apartments in <a href="/new-apartments/victoria-hill-camberwell-166-victoria-road-camberwell">Victoria Hill</a>, located on one of Camberwell's highest points at <a href="/new-apartments/victoria-hill-camberwell-166-victoria-road-camberwell">166 Victoria Road</a>. The project has been designed by&nbsp;Cera Stribley and has interiors curated by interior design studio Hecker Guthrie.

There are two and three-bedroom apartments on offer, starting from 130 sqm and priced just under $2 million.

The amenities at <a href="/new-apartments/victoria-hill-camberwell-166-victoria-road-camberwell">Victoria Hill</a> include a boardroom, gym, digital concierge, private lock up garages, bike storage, parcel delivery and dog wash facilities.

The City of Gold Coast has approved the changes, allowing the maximum height to reach 54.45 metres above ground, citing the adjustment as "inconsequential and negligible" within the context of an 18-storey building.

Gatehouse Architects was responsible for the updated plans. Mosaic reported that the height adjustments were necessary “to address servicing obligations”.

Former footballer Scott Crow has secured approval for a Broadbeach apartment tower.

Crow, who played for both Collingwood and Hawthorn, is set to developer a 33-level tower on a large 1,750 sqm site at <a href="/new-apartments/33-37-armrick-avenue-broadbeach">33 Armrick Avenue</a>. Designed by <a href="/architects/plus-architecture" target="">Plus Architecture</a>, the 203-apartment tower will take on a tall, curved form that embraces the sub-tropical coastal lifestyle.&nbsp;

It will have a mix of one, two, three and four-bedroom apartments.

Crow filed the development application last September, around 14 months ago from application to approval.

In their design statement submitted to the Gold Coast City Council, Plus noted that the project&nbsp;embodies the nostalgic character of the Gold Coast, with a contemporary, well considered architectural response&nbsp;through form, materiality and response to climate and context.

Level three of the podium will house the recreation level, with plans for a gym, outdoor lounge and fire pit, yoga deck, two small cold pools, a large pool, complemented by floating day beds, a spa and shallow pool, private cabanas, lounge terrace, sauna and steam rooms, powder room, residential storage areas, barbecue areas and a bar nook.&nbsp;

The apartments will begin from level five, with eight apartments per floor until level 21.

The project at 274-284 High Street in Windsor blends modern apartments and a Federation-style heritage building restoration.

Yarrabee Katoomba: Rare new off the plan duplexes in the Blue Mountains

KDMC, a long-time developer in Sydney's North West, is set to launch its next residential apartment development, Ophora in Tallawong, which will become one of&nbsp;Sydney's most affordable apartment complexes to offer a coveted 10-year Latent Defects Insurance (LDI), and the first within Blacktown City Council.

Ophora, which will comprise 81 residential apartments that are priced from $475,000 for a one-bedroom apartment, is currently under construction and due for completion next year.

KDMC&nbsp;is a leading Australian provider of property development, management, and capital services. KDMC was one of the first developers to identify Sydney’s North West as a potential for future growth back in 2009, and among the first to make applications to the Blacktown City Council for high-density residential projects in the area.

According to SHC Insurance Brokers, Ophora is one the city’s most affordable developments to come with the new LDI, which offers buyers a 10-year insurance policy post-completion on all structural elements of the building. LDI is being offered exclusively through Resilience Insurance, with SHC Brokers being one of only four approved distributors of the insurance nationally.

Just under 60 developments across the nation now boast LDI, which was brought to Australian shores in November last year. It is a government-approved alternative to the mandatory Strata Bond – worth two per cent of a building’s construction cost and is tipped to play a role in building buyer confidence.

LDI was incorporated by the NSW Government and the NSW Building Commissioner - David Chandler OAM - into the 2019 building reforms to extend consumer protection. The reforms strengthen the administration of building regulation and certification and enhance the accountability of certifiers while also maintaining a best practice building regulation and certification system.

How LDI is driving buyer confidence across Sydney’s residential buildings&nbsp;

KDMC Development Manager, Ronnie Rahme, said while their projects had long been synonymous with providing much needed quality housing across Sydney’s North West, offering LDI at Ophora meant they could provide peace of mind to first home buyers and investors, offering 10-year insurance and coverage over $50 million.

“Rebuilding confidence among apartment buyers has become crucial for many Sydney developers since the Opal Tower crisis back in 2019, when occupants noticed major defects in the building not long after it was completed. It’s why, in a nutshell, we were quick to acquire LDI before we began construction on Ophora,” Rahme said.

“This means a far higher surety of compliance with standards, codes, and safety for our buyers’ new home is provided in addition to Design and Building reforms implemented by the NSW Building Commissioner.&nbsp;

“Given the gravity of the nation’s housing crisis, coupled with a slew of construction horror stories that rocked the apartment sector over the past few years, we understand there’s a greater need than ever to provide safe, quality and affordable housing to all. LDI removes a lot of the unethical and untrustworthy behaviour we’ve witnessed from builders across Sydney. It helps us send the message that entry-level prices don’t equate to a sacrifice on safety or quality."

KDMC are also&nbsp;in the process of incorporating the&nbsp;KPMG&nbsp;Building Trustworthy Indicator, which collates data on the regulated design and construction process in a bid to build trust of the building ecosystem by providing transparency to buyers.

SHC Insurance Brokers founder Stefan Hicks said while a handful of Sydney developments were quick to embrace it, KDMC’s Ophora would be among the first entry-level residential apartment complexes to offer LDI, and the first in Blacktown City council.

“Gaining LDI is no mean feat," Hicks said.

"It’s offered selectively to developers and builders with a quality building history, and it requires both parties to employ an independent inspection service throughout construction. While this insurance is well-established around the world in about 40 countries, in Australia we’re typically seeing high-end buildings covet LDI. The fact that Ophora has joined this exclusive list of quality-assured builds is a coup for entry-level home buyers.”

Ophora is located just two kilometres from two train stations (the new Tallawong Metro Station and Schofields Train Station) while being less than a two-minute walk from the nearest bus station. One-bedroom apartments are priced from $475,000, two-bedroom apartments from $625,000, and three-bedroom homes are from $745,000.

Rahme said while construction was due to be completed around the third quarter of 2024, they had already received strong interest from potential buyers, with a strong surge of first home buyers taking advantage of the Government’s $10,000 First Home Owner Grant.

Ophora’s display suite launch is scheduled for early 2024.
