Above this historic base, the 68-storey tower will deliver just over 600 residences, a notable reduction from earlier schemes, reflecting a deliberate move toward larger-format apartments and a stronger owner-occupier focus.

Unlike traditional CBD developments that prioritised investor stock, 640 Bourke Street has been repositioned to respond to changing buyer expectations.

"The discussion was all around making 640 Bourke Street the best residence to live in, to be much more focused on the people in the building rather than people looking at the building," Marsland explained.&nbsp;

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

Ballina hasn't seen a new development anywhere near the quality of Mana before.

Omira Property Group, a regarded boutique townhouse and villa developer in the Northern Rivers region of New South Wales, took their smarts from their award-winning Byron Bay villa development, Asana, and brought them to <a href="/new-townhouses/ballina-nsw-2478">Ballina</a>, where they've replicated the same quality and craftsmanship but on a larger scale.

They brought C2 Architecture, the architecture firm from Asana, onto the project. They've designed 14 luxury villas that sit both on the fringe of town and on the fringe of North Creek.

Baker says the concept embodies an iconic coastal aesthetic, while Mon Palmer at Bare Cabo design studio, has developed an interior scheme that reflects the serenity of the sandy beaches in the area.

Lords Group to bring scaffolding down at Fortis' Atlas in Rose Bay

The average price for new apartments sold on the Gold Coast has risen more than $500,000 in the past six months as sustained demand and dwindling supply combined with a sharp rise in interstate investor activity and construction costs continue to impact property values.

The <a href="/architects/urbis">Urbis</a> Apartment Market Essentials report for the March quarter has revealed that new apartment sales achieved a weighted average sale price of $1.73 million, the highest since Urbis began monitoring the new apartment market in 2014.&nbsp;

This is up from $1.67 million in the December quarter, and $1.13 million in September quarter.

The <a href="/developments/gold-coast-qld">Gold Coast</a>&nbsp;recorded 240 new apartment sales in the three months to the end of March, on par with the 236 sales in the previous quarter, which Urbis director Paul Riga says highlights the consistency of demand.

“Price growth has been a key feature of the latest data along with a strong resurgence of investor activity,” Riga said.

“Interstate investors in the latest quarter have overtaken owner-occupiers at the rate of 38 per cent versus 29 per cent of total sales. Local investors accounted for 20% of sales and overseas buyers 13%.&nbsp;

“This is a significant shift from the trend of recent years when we saw an all-time high of 65 per cent owner-occupier sales in 2020 during the peak of the pandemic.&nbsp;

“While the owner-occupier market remains strong, the latest quarter possibly signals a return to long-term trends as prior to 2016 owner occupiers accounted for 30 per cent of sales.”

Urbis data shows that 59 per cent of sales comprised two-bedroom, two-bathroom apartments, which is typically favoured by investors, while 29 per cent of sales were three-bedroom apartments.

“The low level of new supply coming to the market is keeping conditions tight, with only two new projects yielding a total of 112 apartments launched on the Gold Coast during the first quarter of 2024.”

Urbis has again reiterated that the broader Gold Coast market remains undersupplied, with just 1,396 apartments remaining for sale which is the lowest since the end of 2022.

Nearly all of the sales in the March quarter were made in the traditional Surfers Paradise-Broadbeach precinct, with the main contributors being <a href="/new-apartments/victoria-albert-broadbeach-20-albert-avenue-broadbeach">V&amp;A Broadbeach</a>, <a href="/new-apartments/crest-broadbeach-13-armrick-avenue-broadbeach">Crest Broadbeach</a> and <a href="/new-apartments/vista-surfers-paradise-26-vista-street-surfers-paradise">26 Vista</a>.

“That’s understandable as 92 per cent of the remaining supply is located in the Gold Coast Central Precinct,” Riga added.

“All other precincts on the Coast remain in undersupply.”

Of the 240 total sales recorded during the quarter, 229 were located in <a href="/developments/surfers-paradise-qld-4217">Surfers Paradise</a>, <a href="/developments/chevron-island-qld-4217">Chevron Island</a>, <a href="/developments/broadbeach-qld-4218">Broadbeach</a>, and <a href="/developments/main-beach-qld-4217">Main Beach</a>.

“The Central Precinct is heading back to its roots with current and future projects moving to higher density and multiple-tower projects post-pandemic.

“Looking ahead, the majority of apartments in future supply are also located in the precinct so the strong sales rates should continue.”

The heightened buyer activity in the Gold Coast Central Precinct led to a weighted average sale price of $1.7 million during the first three months of this year which is also the highest since Urbis began monitoring the new apartment market a decade ago.

Almost all of the sales across the Gold Coast, or 91 per cent of them, during the quarter were priced at more than $1 million, while the remaining nine per cent were priced from $600,000 to $999,999.

Melbourne-based developer Little Projects and joint venture partner R.Corp have received approval for their Broadbeach apartment tower, One Australia, following a revision of their original plans.&nbsp;

<a href="/new-apartments/enclave-by-graya-118-old-burleigh-road-broadbeach">One Australia</a>, located at 118 Old Burleigh Road, will home 20 full-floor apartments across a 23-level tower.

The project, initially planned as a 30-level tower with 33 apartments, was revised after the <a href="/developments/gold-coast-qld">Gold Coast</a> City Council rejected the original proposal in early 2023.

Design-led developer Orchard Piper’s latest mixed-use, super-premium offering in Melbourne’s most affluent enclave, Toorak Village, has solidified its status as the city’s most exclusive address - achieving the sales of both sub-penthouses for record rates.

The level four residences located at the corner of Mathoura Road and Toorak Road, Toorak, each sold for north of $11.5 million, exceeding $38,000 per square metre.

These sales mark the project as over 70 per cent sold and bring the building’s average sales price per apartment to $8 million, with an average per square metre rate exceeding $32,000 – the highest of any building ever in <a href="/new-apartments/melbourne-vic">Melbourne</a>, according to Chris Pulvirenti, Director of Savills Melbourne.&nbsp;

<a href="/developers/orchard-piper">Orchard Piper</a>&nbsp;Director Luke McKie says the recent sales, combined with the overall strong reception to the project, have been encouraging in what is a two-speed market.&nbsp;

“The market has responded with confidence to this extremely rare opportunity within the Village as it goes about a period of significant renewal and transformation," McKie says.

With the project designed by internationally renowned <a href="/architects/kerry-hill-architects">Kerry Hill Architects</a>, the two sub-penthouses boast impressive house-like proportions - each around 330 sqm in size and with three bedrooms, three bathrooms, multiple living zones and three car spaces.&nbsp;

The sub-penthouse sales further complement the earlier sale of the project’s 400 sqm penthouse, &nbsp;which was achieved last year for $12.5 million.

Orchard Piper Director, Rick Gronow, says all three residences - the penthouse and sub-penthouses &nbsp;- were sold to existing Toorak locals through the developer’s own networks. &nbsp;

“They are all downsizers—Toorak residents not wanting to leave the community they know, but wanting a step up in quality, amenity and an increase in security at a more manageable scale,” said Gronow.&nbsp;

“They also recognise the change happening in Toorak Village, as new retail, restaurants and &nbsp;occupants continue to fill the old spaces of the Village - reinvigorating it and bringing new energy.” &nbsp;

Fronting 109 Mathoura Road, the residential building encompasses nine spacious apartments, each with a minimum of three bedrooms and three on-grade, side-by-side car spaces. Offering a level of privacy for residents not typically provided, each residence comes with its own private lobby, with a maximum of two properties per floor. &nbsp;

The project will also have three floors of premium offices, with a covered retail colonnade activating the street level. Four of the five full-floor and half-floor premium-grade strata office stock, ranging from 210 sqm to 930 sqm, have been sold, achieving an average sales rate exceeding $18,500 per square metre.&nbsp;

Orchard Piper achieves record sales rates at Toorak Village

<a href="/developers/urban-dc">Urban DC</a> has appointed <a href="/builders/cobild">Cobild Construction</a> as the builder for its&nbsp;Armadale apartment development,&nbsp;Heirloom.

<a href="/new-apartments/heirloom-armadale-1187-high-street-armadale-vic-3143">Heirloom</a>, located at 1187 High Street near the heart of&nbsp;<a href="/developments/armadale-vic-3143">Armadale</a>, will comprise 38 two, three, and four-bedroom luxury apartments, with prices starting at $1.65 million.&nbsp;

Designed by the renowned architecture and interior design firm <a href="/architects/woods-bagot">Woods Bagot</a>, Heirloom draws on elements characteristic of Edwardian and Victorian-era homes, such as recessed balconies, geometric forms, and a hierarchy of arches.

The design also incorporates a robust palette of materials, including hand-made German bricks, expressed concrete, timber veneer, dark metal, and fluted glass.&nbsp;

Each apartment will boast expansive living and dining areas leading out to landscaped terraces offering city views.&nbsp;

Most three and four-bedroom units will feature three-car lock-up garages, equipped with number plate recognition technology.

Demolition at the site is currently underway, with the project scheduled for completion in December 2025.

Urban DC appoints Cobild as builder for Heirloom, Armadale apartments

Family developer&nbsp;<a href="/developers/m3-group">M3</a>&nbsp;Group is close to completing each of its three townhouse developments in Melbourne's&nbsp;<a href="/developments/reservoir-vic-3073">Reservoir</a>.

M3 Consult, who are the developers, builders and designers of each of their developments, have 13 townhouses across three sites, all located within a couple of hundred metres of each other.

The trio of projects, named after their street names,&nbsp;48 Dundee Street, 69 Hickford Street and 158 Purinuan Road, have proven popular with first home buyers, who have been eligible for the $10,000 First Home Owner Grant (FHOG), and local families and downsizers.

<a href="/buildings/158-purinuan-rd-by-m3-group-158-purinuan-road-reservoir">158 Purinuan Rd</a>&nbsp;has just sold its final townhouse. Only one remains in&nbsp;<a href="/buildings/48-dundee-st-by-m3-group-48-dundee-street-reservoir">48 Dundee Street</a> and <a href="/buildings/69-hickford-st-by-m3-group-69-hickford-street-reservoir">69 Hickford Street</a>.

Upon completion, 158 Purinuan Rd will be home to only four two-bedroom townhomes, located just steps from Cheddar Road and minutes from the heart of Reservoir.

48 Dundee Street offers only five two and three-bedroom townhomes, while 69 Hickford Street offers a choice of four three and four-bedroom townhomes, each with a single or double garage.

Taking inspiration from traditional forms, these residences feature gable roofs, strong porches, recesses, and fenestrations that create visual interest—playing with geometry and symmetry.

The location of the townhouses has been a real stand out. They're located a short walk from both Dr Atkinson Reserve and JC Donath Reserve, the latter a regional sports park with a skate park, exercise equipment and a kid's playground. The Bundoora Park Public Golf Course is a 10-minute drive.

The townhomes are also just an eight-minute drive to the centre of Reservoir, where the train station is located surrounded by more restaurants, cafes, bars, and a Coles supermarket.
