Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

After successfully selling down a number of apartments off market, Orb Property Partners has hit the go button on WOBO, in the North Melbourne Tapestry precinct which is set to be a game changer for the area.

The ground level will be activated with everything a resident could need, with premium retail, cafes and restaurants, as well as a bar, bakery, hairdressers, beauty salon and a medical centre.

Curtis York launch "never before seen" Rye apartment development

Billionaire tech entrepreneur Robin Khuda's development arm Ondas has had plans approved for a shop-top apartment development in Melbourne's St Kilda.

The Sydney-based Khuda, the founder of data centre operator Airtrunk, submitted plans in late 2022 for 16 apartments above retail space across an amalgamated 1,603 sqm site on the corner of Fitzroy Street and The Esplanade.

There had been two objector parties which went to the Victorian Civil and Administrative Tribunal (VCAT), but negotiations meant there was no need for a formal hearing.

One of the four sites, which will be amalgamated to run from <a href="/new-apartments/3-15-fitzroy-street-st-kilda">3-15 Fitzroy Street</a>, opposite Catani Gardens and just before The Esplanade bends around to&nbsp;<a href="/developments/st-kilda-vic-3182">St Kilda</a>&nbsp;beach.

Designed by Warren &amp; Mahony, the $22 million project will encompass 16 apartments, predominantly three-bedders, above 244 sqm of commercial space and 327 sqm of retail space across the four amalgamated sites which will span 3-15 Fitzroy Street.&nbsp;

"The villas are all planned with private open spaces in mind; to host families, friends or colleagues.

"The interiors of these homes offer lush garden spaces where you can curate your own gatherings or simply rest.

"The surfaces that you touch are warm and textured, the wellbeing of inhabitants enhanced with an abundance of natural light and private outdoor spaces. The resort like volumes, planning and tactility are as restorative as being on holidays."

In a positive stride towards a sustainable and environmentally responsible housing solution, leading Melbourne property developer Beulah’s latest project Brunswick Established will become the first heritage townhome community to implement circular living in Brunswick.&nbsp;

Designed <a href="/architects/six-degrees-architects">Six Degrees</a>, by leaders in social and sustainable architecture, <a href="/new-townhouses/brunswick-established-23-hodgson-st-brunswick-vic-3056">Brunswick Established</a> has been designed around the three main pillars of circularity: designing out waste and pollution, keeping products and materials in use and regenerating natural systems.&nbsp;

By taking a circular ecosystem approach, residents of Brunswick Established will reap the benefits socially, economically and environmentally, including lower energy costs and utility bills, a reduction in greenhouse gas emissions and the ability to grow their own produce, to name a few.&nbsp;

Beulah Executive Director Adelene Teh said environmental sustainability and the principles of the circular economy are becoming increasingly important.&nbsp;

“At Beulah, we are continually thinking about the future and how lifestyles and ways of living will evolve," Teh.

"While sustainability is the end goal, circularity serves as a crucial step towards achieving it by undertaking practices such as reuse, repurposing, recycling, and remanufacturing.”&nbsp;

Brunswick Established comprises 23 two-storey townhomes, located behind a beautiful heritage facade at 17-23 Hodgson Street. Throughout the construction phase, the project will address the first two pillars of circularity by aiming to recycle and repurpose up to 80 per cent of the existing building on site, currently home to one of the earliest clothing factories in <a href="/developments/brunswick-vic-3056">Brunswick</a> from the 1920s.&nbsp;

Bricks will be recycled and used for paving, while salvaged timber will be repurposed into pergolas. Additionally, all power consumed during construction will be via renewable sources. Collectively, this will not only significantly reduce construction waste but will actively reduce the project’s carbon footprint and reduce embodied carbon from using new materials. Additionally, residents will have access to multiple waste streams to partake in best-practice waste management.&nbsp;

The last pillar, regenerating natural systems, has been weaved into the final design of the townhomes, where residents can reap the benefits firsthand. Each home will be gas and fossil-fuel-free and will include a renewable energy system including solar panels and rainwater harvesting, as well as energy-efficient lighting systems and appliances, and EV Charging. Residents will also have access to an edible garden and composting facilities to assist in the continual growth of produce.&nbsp;

“While the built environment industry is more environmentally conscious, there are still opportunities for further innovation, and now more than ever, developers and architects are taking initiatives to ensure that the projects they embark on leave a better footprint upon completion than before,” says Adelene.&nbsp;

“Brunswick, as a suburb, values sustainability and is astutely eco-conscious, placing importance on durable and lasting design, which is intrinsically evident within the locale. In Brunswick Established, we aspire to explore how we can create the right infrastructure and framework to encourage future residents to live circularly and responsibly.&nbsp;

“It is particularly challenging to work with existing heritage buildings to transform them into sustainable homes that meet relevant standards. However, we believe in investing in thorough research and working closely with the best consultant team to create something unique with hopes of setting a benchmark for future townhome living," she says.&nbsp;

In line with Beulah’s commitment to community engagement and education, Beulah will be hosting a free community event to raise awareness, specifically in the realms of design and sustainable living. The unique neighbourhood fair, set within an iconic heritage warehouse, will be held on March 16, in partnership with Six Degrees Architects, Thank You, Great Dane and Australian Design Review as well as leading eco-conscious brands including Greenspace, Cirque du Soil, Hey Doodle, Secateur Me Baby, DNJ Paper and many more. Through thoughtful conversations, interactive workshops, and pop-up stalls, the event will explore circular living and the future of sustainability.&nbsp;
