Virgate Property Group is preparing to commence construction of Verdé, its new apartment development in Melbourne's Arts Precinct at Southbank, following a strong run of sales that has seen more than half of the project's 173 apartments secured.

Verdé has attracted a broad mix of first home buyers, owner-occupiers upgrading from nearby inner-city suburbs and investors, with younger owner-occupier couples aged between 28 and 45 accounting for the strongest enquiry. The project was ultimately secured in 2020 following feasibility studies, planning assessments and due diligence, with the brief centred on delivering "a high-quality, considered design that feels both refined and fit for purpose."

Designed by <a href="https://www.apartments.com.au/architects/bruce-henderson-architects">Bruce Henderson Architects</a>, Verdé comprises 173 one, two and three-bedroom apartments priced from $599,000. The architecture is distinguished by a faceted glass façade that responds to both the site's outlook and Melbourne's changing light conditions.

According to Bruce Henderson Architects, the coloured glazing gives the building a distinctive identity while also providing privacy and solar shading, with residences oriented to capture views across the bay, city skyline and surrounding parklands.

Inside, <a href="https://www.apartments.com.au/interior-designers/designoffice">DesignOffice</a> has created interiors focused on natural light, efficient planning and enduring materials. Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

Rather than competing with the grand homes that line Kooyongkoot Road, the architectural approach focused on restraint and longevity, using curved brickwork, generous landscaping and carefully considered proportions to integrate with the existing streetscape.

"The form feels fluid and timeless, as though shaped by the landscape itself – architecture that belongs, rather than competes," said Chris Stribley, Co-Founder and Managing Principal of Cera Stribley.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The project's attention to detail has already resonated with buyers. Earlier this year, Kooyongkoot recorded one of Boroondara's highest apartment sales when an $8 million penthouse was purchased by a Melbourne CEO downsizing from a nearby family home.

Equitifund National Sales Director Ben Hamblett says buyers are increasingly recognising that premium apartment living no longer needs to come with Sydney CBD pricing.

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

The long-planned transformation of Brisbane's historic Shafston Estate has taken another major step, with Capella Hotel Group announced as the luxury hospitality partner behind what will become Brisbane's first branded residences.

The project, to be known as Capella Residences Brisbane, is being delivered by Verso Projects at the landmark Kangaroo Point riverfront estate, with completion targeted for 2029.

The announcement follows a series of planning changes to the project over recent years. The site was originally approved in 2023 for a 15-level, 37-apartment development designed by Rothelowman for Burgundy Group before Verso Projects took over the 10,070 sqm riverfront holding and lodged revised plans with Kerry Hill Architects to increase the development to a 25-level tower with 51 apartments.

The latest announcement confirms Capella Hotel Group will bring its branded residential offering to the project, marking just the second Capella Residences development globally after Seoul, and the group's first branded residential project in Australia.

The <a href="https://www.apartments.com.au/new-apartments/23-castlebar-street-kangaroo-point-qld-4169">Castlebar Street development</a> will centre around the restoration of the heritage-listed Shafston House, one of Brisbane's oldest residences, originally constructed in 1851 by Reverend Robert Creyke as a single-storey cottage known as Ravenscott.

Capella said the project aligns with its focus on heritage-led developments, with the Brisbane estate combining the restored historic residence with a new luxury apartment tower and hospitality-inspired resident amenities.

Residents will have access to the Capella Living Room, a concierge-led communal space inspired by the group's luxury hotels, alongside landscaped gardens, six swimming pools, wellness and recreation facilities.

The broader estate will also include two riverfront homes, a six-berth private marina, porte cochère arrival experience, secure basement parking and a new section of public riverwalk along the Brisbane River frontage.

The heritage Postal Depot Building will also be retained and repurposed as a guest house, in line with the revised development plans.

The project represents another evolution for the site, which Kerry Hill Architects previously described as a rare opportunity to restore one of Brisbane's most significant heritage estates while creating a new benchmark for apartment living.

"The Shafston Estate provides a once-in-a-generation opportunity to restore one of Brisbane's finest heritage precincts and to reinstate residential use as a unique site perched on the edge of Kangaroo Point," Kerry Hill Architects said in its Urban Context Report accompanying the planning submission.

"The project will celebrate excellence in sub-tropical residential design, setting a new benchmark for vertical living in Brisbane."

Verso Projects, which now has an $8.5 billion development pipeline spanning more than 6,000 dwellings across apartments, townhouses, retail and commercial projects, said the partnership with Capella would elevate the development beyond a traditional residential project.

"We feel honoured to be restoring Shafston Estate to its former glory, elevating it to new heights of luxury and excellence underpinned by Capella's distinctive service ethos and design philosophy, and making it a standout landmark in Brisbane," Verso Projects CEO Steve Laffey said.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

Homebuyers in Victoria are set to benefit from extended stamp duty savings, with the Allan Labor Government announcing a $61 million investment in the 2025/26 State Budget to continue the off the plan stamp duty concession until October 2026.

This move is part of the Victorian Government’s ongoing efforts to boost housing supply, make homeownership more affordable, and stimulate apartment and townhouse construction across the state.

<h3 data-end="798" data-start="743">What Is the off the plan stamp duty concession?</h3>

Introduced in October 2024, the expanded off the plan stamp duty concession allows buyers of new apartments, units, and townhouses to significantly reduce or eliminate stamp duty costs. Previously set to expire in October 2025, the initiative has now been extended for another 12 months.

Unlike earlier schemes, the concession is not limited to first home buyers or owner-occupiers. It is available to any buyer purchasing an eligible off the plan apartment or townhouse, with no price caps on the property value.

<h3 data-end="1369" data-start="1332">How much can homebuyers save?</h3>

Since the expanded concession launched, eligible buyers have saved an average of $24,517 in stamp duty. In some cases, savings can be even higher. As Melbourne’s population continues to grow and demand for housing intensifies, large-scale, well-connected developments close to the CBD are becoming increasingly important.&nbsp;

Bradmill Yarraville, on an unrepeatable 26 hectares just six kilometres from the Melbourne CBD, will become a&nbsp;vibrant, walkable neighbourhood, blending heritage, sustainability, and modern convenience.&nbsp;

It will deliver up to 1,500 new homes, a mix of townhouses and apartments. The first homes being brought to market are three and four-bedroom townhouses designed by <a href="/architects/rothelowman">Rothelowman</a>, which are already attracting significant interest, <a href="/news/vic/why-families-are-flocking-to-townhouses-in-bradmill-yarraville?hash=92f39f1bd10345c973a925313699a08bdbad509d">particularly from families and downsizers</a>.

Families are drawn to the project for its variety of housing options, generous open space, proximity to quality schools, and the convenience of having a shopping centre within the community. Investors see strong potential in the area’s rental market and appreciate the low-maintenance, high-quality homes on offer. First home buyers are also showing strong interest, particularly because opportunities to purchase this level of housing so close to the city are rare.

Later stages will introduce a range of one, two and three-bedroom apartments, with all homes&nbsp;within the community to be fully electric, as part of Frasers Property’s commitment to sustainability.

For several years, a prime development site on Upper Heidelberg Road in Ivanhoe—the gateway to one of Melbourne’s most exclusive north-eastern suburbs—sat vacant.

After a few delays Salter Brothers, one of Australia's leading alternative investment managers, acquired the 2,445 sqm block.

Construction is now set to begin on <a href="/new-apartments/candela-ivanhoe-40-upper-heidelberg-road-ivanhoe">Candela Ivanhoe</a>, the only off the plan apartment development currently available in the area.

The brief for architect John Demos was to design a building that would embrace the unique shape of the site allowing for maximum light and flexible floor plan options that would appeal to a diverse range of buyers. The result is a boutique, six-level development comprising 62 apartments, offering a mix of one, two, three, and four-bedroom configurations.

Kathy Demos handled the interior designs for the apartments, focusing on functionality and sustainability. The building has been designed to deliver a 7-star average energy rating average outlined in the Building Code of Australia.

Candela - the influence of light - inspired the name of the building, as all apartments are designed to enhance daylight access in all living areas and bedrooms, reducing the reliance on electric lighting and increasing the wellbeing of residents. Once the ASX-listed developer Mirvac acquired the site of a former hotel across the road from Princes Park in Brunswick, they ticked the location box for prospective off the plan apartment buyers.

Next came the design of the building, and in true Mirvac fashion, as well as designing spacious, light-filled apartments, they wanted to give their residents curated communal spaces within the building, so they didn’t have to solely rely on what was outside their home for leisure or connection.

Mirvac Design worked hand in hand with Bates Smart and Jack Merlo to carefully curate spaces, terraces, and landscaped courtyards, to foster a sense of community just for Prince &amp; Parade residents.

They started from the ground up, with a café to be integrated within the development fronting Park Street, a strategic amenity for those who will head over to the many walking trails throughout the 40-hectare park with a coffee in hand.

There will be a minimum of two additional commercial spaces on the ground floor, fronting Brunswick Road, which will complement the existing offerings along nearby Sydney Road.

A private grand lobby, accessed via the Park Street entrance, features a dedicated building manager to welcome residents home. Premium amenities match parkside living at Prince & Parade in Brunswick

An atypical masterplanned community in Australia is typically located 20 kilometres or more from our capital cities, where land is more abundant in growth corridors that are already, or soon to be, connected to the city by transport. These communities offer the most vacant land to expand outward rather than upward. In contrast, developers within capital cities are usually limited to smaller sites—around 2,000 sqm compared to 20 hectares—and therefore have to build upwards.

In recent years, however, some of Melbourne’s top developers have managed to carve out enough space in the inner-ring suburbs to offer the best of both worlds: partly going up, and partly going out.

Milieu, Sunkin, and Hamton are each working on neighbourhood-style precincts in Elsternwick, Highett, and Hawthorn.

Elsternwick Gardens by Milieu is the design-driven developer’s largest project to date. They secured the former ABC Studios site on Gordon Street in Elsternwick—a prime 11,740 sqm block located next to the heritage-listed Rippon Lea Estate, whose gardens are over 140 years old.

Milieu embraced the proximity to Rippon Lea, cleverly creating a private gate between the new development and the estate, accessible exclusively by Elsternwick Gardens residents. They went to great lengths to create an extension of the gardens, which, once completed, will be maintained by the Rippon Lea Estate gardeners. Residents will also enjoy private, direct access to the historic gardens.

Milieu recently launched the first stage of <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a>, named Gordon Place, which includes the first two of six buildings planned for the community. These buildings have been expertly designed by Woods Bagot, in collaboration with K.P.D.O. for interior design, and Oculus for landscaping. Brady Constructions was recently appointed as the builder for the first stage, with construction set to begin later this year.

Milieu Managing Director Michael McCormack describes Elsternwick Gardens as a "once-in-a-generation opportunity," highlighting the project's scale and the historical significance of its location.

"The sheer scale of the project, alongside the historical and cultural importance of the site, renders this our most significant undertaking to date."

There are one, two, and three-bedroom apartments on offer at Gordon Place, designed with a focus on indoor and outdoor living, as well as sustainability. All apartments will be fossil fuel-free, powered by renewable energy, and feature provisions for EV charging and water harvesting. Elsternwick Gardens will also include amenities such as wellness facilities, dog wash, and a hospitality offering.

Developer Sunkin is dedicating over 40 per cent of its 9.63-hectare Highett site—one of the largest privately held sites in Melbourne—to parkland. The interspersed homes, a mix of apartments and townhouses, will be surrounded by a conservation area and a new one-hectare public park.

Construction on <a href="/new-apartments/highett-common-37-graham-road-highett-vic-3190">Highett Common</a>, led by SK Constructions—Sunkin’s building arm—is well underway, with the first tranche of residents set to move into the initial stage in the coming months. Once complete, Highett Common will be home to over 1,000 people. The precinct will also feature a new two-level public library, part of the Bayside Community Facility, which will include study areas, rooms for community classes and meetings, and an adjacent café.

Resident amenities are divided into two zones. The Northern Residents’ Amenity will include an indoor lap pool, a gym with a wellness area, and a bookable private dining room. The Southern Residents’ Amenity will offer another gym with green views, an outdoor swimming pool, wellness hubs, and a cinema.

Sunkin has recently launched The Luxury Collection—just 12 residences that represent a new benchmark in quality and design for Highett. Each home in the collection includes three bedrooms, offered in a variety of layouts to suit different lifestyles—from penthouse-style apartments with wraparound terraces and Bayside views, to townhouse-style homes with direct access to landscaped grounds and children’s playgrounds.

To accompany the release, Sunkin is offering a range of incentives for Luxury Collection buyers, including a $12,000 furniture voucher from interior design experts Coco Republic, along with a complimentary styling consultation.

Masterplan developer Hamton is the latest to unveil a nature-driven new precinct. They recently launched Scotch Hill Gardens (above), located on a former University of Melbourne campus site in Hawthorn. Approximately 40 per cent of the neighbourhood—over 6,500 sqm—will be dedicated to landscaping, including the planting of 151 new trees. Additionally, 77 established trees will be retained, providing tree canopy views from several of the apartments and the communal rooftop terrace, with sightlines back to the Melbourne skyline.

Architecture firm Woods Bagot drew inspiration from the organisation of lily pads on a pond—organic formations that are discrete yet interconnected, sitting lightly within their context. This approach aligns with the principles of "nature-based cities," integrating nature, amenity, wellness, and community into the urban fabric.

The architecture of Scotch Hill Gardens reflects the heritage of Hawthorn, with each residential pavilion taking on a unique identity inspired by Victorian, Edwardian, and Federation styles. Woods Bagot has created a cohesive language that complements the natural landscape.

Interior design leader Cara Gabriel emphasises the importance of framing views of nature, stating, "We wanted the apartments to have a sense of quiet luxury, to allow the residents to look outside and appreciate the nature they’re surrounded by."

The development also prioritises sustainability, with features such as energy-efficient designs and the use of local materials. The integration of extensive green spaces not only enhances the aesthetic appeal but also promotes environmental sustainability and community well-being. Construction on stage one is set to start in Q3 2025 and complete in early 2027.
