MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer BIG Projects brought in the renowned Sydney-based design studio YSG Studio to craft the interiors for The Frederick, BIG Projects' new Mermaid Beach project and YSG Studio's first move into the multi-residential development space.

It was a strategic move for BIG Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of BIG Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

There are only 39 apartments in The Frederick, including a striking beach house, just 100 metres from the booming Nobby Beach precinct.&nbsp;

Architecture for the project was led by Plus Studio, with landscape design by LDG Landscape Architecture.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

“The architecture needed to take from the DNA of the surrounding residential homes and translate that to a multi-residential scale,” says Miglis.

“Referencing the authenticity, grandeur and heritage of the Hawthorn home, the architecture should feel familiar, yet elevated, fostering a natural sense of belonging within the neighbourhood.”

As one of Melbourne’s oldest and grandest suburbs, Hawthorn remains a beautifully preserved example of the city’s evolution through the Victorian, Federation and Edwardian periods. Each residential pavilion takes on a unique identity from a composition of varied materials, with some buildings reinterpreting the local Victorian or Edwardian details from rhythmic brickwork to opportune archway moments, others paying homage to the Federation arts-and-crafts homes of the area.

“The Woodburn draws inspiration from the verandahs of the Victorian home ubiquitous in the Hawthorn area,” says Miglis. “The use of vertical columns and fine filigree detailing evokes a classic staple of Victorian Australian design.”

Woods Bagot interior design leader Cara Gabriel says a cohesive language has been developed between architecture and interiors, incorporating tactile, textured and subdued tones that complement the natural landscape.

“We wanted the apartments to have a sense of quiet luxury, to allow the residents to look outside and appreciate the nature they’re surrounded by,” says Gabriel.

“From an interiors perspective, it’s all about these framed views and their relationship to the outdoors that defines this project.”

Each residence features authentic materials, generous proportions, and a return-to-craft approach, using Victorian and Tasmanian-based makers, from lighting designers to metalworkers and joiners.

“It was important to use a palette that exuded a sense of timelessness over trends,” adds Gabriel. “Colour and texture are expressed through the characteristics of the material itself, such as oak or walnut grain and veined natural stone, rather than an applied texture—it’s an honest materiality approach.”

Belying its generous outlook, the precinct will appear recessive within its native context, consciously contrived to minimise bulk at street interface. Surrounded by a vegetated veil of established trees, the development will be sequestered from street view, adding to a sense of privacy and belonging.

With landscape architecture by Tract, the design team will retain 77 existing mature trees onsite during the development process, planting an additional 151 trees to create a verdant city sanctuary.

Architects are also retaining and reviving the Serpentine Garden – a meandering brick pathway and molded garden designed by landscape architect Paul Thompson in 1976. The Federal Government’s latest announcement of a temporary two-year ban on foreigners purchasing existing housing in Australia has led to some confusion about its impact.

Under the&nbsp;updated FIRB regulations, foreign buyers can&nbsp;still purchase off the plan properties and newly completed dwellings without being affected by the revised rules.&nbsp;

The new regulation, effective from 1 April 2025, will prevent temporary residents from purchasing established houses. This change is intended to support the creation of new housing by redirecting demand towards new apartments and houses, which will see further demand channelled towards key off-the-plan markets.&nbsp;

Colliers Managing Director, Victoria | Residential, Tim Storey, said they expect the effects of this policy change will surprise on the upside, especially for developers of new apartments in Melbourne who will now have a larger pool of buyers.

“This policy is a positive step towards addressing the housing supply issue in Australia. By encouraging the purchase of new dwellings, we are also supporting the construction industry," Storey said.

According to the latest available statistics, foreign buyers have purchased an annual average of only 1,291 established homes over the past three years, representing just 0.24 per cent of overall housing market sales. &nbsp;

Significantly, Victoria has consistently attracted the highest levels of foreign buyer activity across all categories, accounting for 45 per cent of purchases across Australia over the past three years. This trend is expected to continue, benefiting developers in the state.&nbsp;

“The updated FIRB regulations combined with the Reserve Bank of Australia’s recent announcement of a cash rate cut, which lenders have passed through, create a more favourable environment for new housing developments," Storey added.

"Developers should see this as an opportunity to meet the growing demand for new dwellings. This change ensures that the market for off-the-plan properties remains robust and continues attracting foreign investment."

FIRB regulations to drive foreign buyers to new apartment development market

640 Bourke Street represents a culmination of six years of vision and development by Far East Consortium.

The journey began in 2019 when the consortium acquired the historic Eliza Tinsley building, situated on a prime 2,765 sqm site at the Spencer Street end of Bourke Street. While the landmark building, dating back to the early 1900s, will be preserved, it will be complemented by a striking glass tower designed by Rothelowman, which will seamlessly extend from the heritage structure.

Prince &amp; Parade will offer a mix of one to four-bedroom apartments and will mark Mirvac’s third collaboration with design practice, Bates Smart, joining The Melburnian (2011) and The Eastbourne (2019) in the duo’s multi-award-winning developments.

The development will include a residential lounge, shared dining room and kitchen, crown courtyard, library, gym, shared roof top terrace and concierge. The building will deliver an average 7-Star NatHERS energy rating through double glazing, induction cooktops, heat-pump technology for hot water, and rooftop solar panels – all designed to minimise reliance on the grid and reduce environmental impact.

Sales have launched at Hali Dromana, the rare beachside townhouse development by Samuel Property on the Mornington Peninsula.

Samuel Property, led by Illan Samuel, once again partnered with the architectural excellence of Cera Stribley, one of Melbourne's most sought-after architecture firms, to design the 70 three and four-bedroom townhouses. The two worked together on Louise, Samuel's other development just off St Kilda Road.

Samuel says <a href="/new-townhouses/hali-dromana-105-111-point-nepean-road-dromana-vic-3936">Hali Dromana</a> is a homage to the beloved 1960s holiday home where Australian summers were defined.

"Hali will give <a href="/developments/dromana-vic-3936">Dromana</a> a fresh identity that will stand the test of time," Samuel says.

There have been three distinct buyer groups since the project launched, according to Blair Property Group Director Darren Blair.

The most active group has been those who already live on the Mornington Peninsula and are looking for lower-maintenance living, closer to the beach.

"These buyers have been locals for years, whether from Rosebud, Safety Beach, or Red Hill," Blair says.

"They want to rid themselves of maintaining a 1,000-plus sqm block and downsize to something brand new, closer to the beach. They're approaching retirement and want a more connected, lock-up-and-leave lifestyle—they don't want to get in their car and drive to the beach anymore."

There's also been interest from those living in Melbourne's affluent eastern suburbs, who are planning for both a weekender and, potentially, a future beachside retirement home.

"These buyers will likely rent the home in the short to medium term and use it as their weekender throughout the year, but they're buying for a future permanent bolthole on the Mornington Peninsula."

What’s notable is that most of those who have shown interest have a significant connection to Dromana, Blair says.

"They either holidayed or grew up in Dromana as children, and they have historic ties to the area. Hali gives them the opportunity to buy something of this quality, which was previously unavailable anywhere on the Mornington Peninsula."

Samuel recently secured the permit for the near two-hectare block that was formerly the Kangerong Holiday Park. The few buildings that were on the prime site have started to be demolished, and civil works on the land will begin in the coming months. Completion of Hali is slated for mid-2027.

Hali Dromana strikes a chord with locals and Melbourne buyers looking for low maintenance beachside living

There's no slowing down the popular, design-driven Melbourne apartment developer Milieu.

Currently working on <a href="/new-apartments/elsternwick-gardens-by-milieu-8-gordon-street-elsternwick-vic-3185">Elsternwick Gardens</a>, a garden community in Elsternwick, and nearing completion of the <a href="/new-apartments/plant-street-by-milieu-malvern-1-plant-street-malvern">Plant Street Malvern project</a> later this year, Milieu is preparing to launch its sixth project in <a href="/new-apartments/brunswick-vic-3056">Brunswick</a> project, one of Melbourne's trendiest suburbs.

The developer has secured approval for a nine-level, mixed-use development on the corner of Dawson and Saxon Street, just off Sydney Road and next to the famous Brunswick Baths.

The new project, to be known as <a href="/new-apartments/saxon-street-by-milieu-10-dawson-street-brunswick">Saxon Street by Milieu</a>, will provide much-needed housing stock to the area, with apartments to be incorporated into the Jackson Clements Burrows Architect-designed building located in Brunswick’s Major Activity Centre.

The new building, with 78 apartments, will replace The Brosnan Centre, on an irregular shaped, but prime 1,764 sqm site in an area known as the civic and cultural epicentre of Brunswick, also adjoining councils brand new arts precinct known as Balam Balam Place.

The gas-free building will be made up a diverse mix of one, two and three-bedroom apartments&nbsp;over two levels of basement bar parking.

Milieu says&nbsp;the design, which includes landscaping by Oculus and interiors by Design Office, centres on sustainable initiatives that will reduce the cost of living.

"Designed with the future in mind, this project has been considered for its positive impact on the local community," Milieu says.

The developer, founded in 2010 and led by Michael McCormack and Shannon Peach, said the&nbsp;Merri-bek Arts and Culture Precinct&nbsp;continues to evolve, fostering the arts and promoting health and wellness throughout the area.

In the design documents submitted to the Merri-Bek Council, JCB said the proposed building serves to sites neighbouring architectural heritage and substantially improve the public realm.

"Informed by neighbouring arched windows, a curved language is introduced to canopies, floor plate edges and parapets. This language is then exaggerated with introduction of semi-circular protruding balconies contrasting with the building’s otherwise rational façade."

JCB said a&nbsp;key move made to improve the precinct is a 3.7-metre ground plane setback from Saxon Street widening an existing compromised narrow footpath.

"This significant urban gesture strengthens the physical connection between Dawson Street and Siteworks, a key Merri-bek cultural amenity," they said.

Exclusive: Milieu secures approval for new Brunswick apartment project, Saxon Street by Milieu

When boutique developer Prime Edition was researching where to create their next apartment project, it was important to focus on some key fundamentals that would allow future residents to live an elevated lifestyle.

Prime Edition, known for its boutique developments in areas like Toorak and South Yarra, aimed to bring that level of quality and craftsmanship to a larger scale. For that, they needed a larger site befitting of their vision.

That led them to <a href="/developments/clifton-hill-vic-3068">Clifton Hill</a>, the small suburb tucked away between Fitzroy and Collingwood.

Very little new development has occurred in recent years in the area, which benefits from being close to the Melbourne CBD.

Prime Edition snapped up a 1,540 sqm site on Queens Parade, near the intersection of Queens Parade and Smith Street, regarded as a prime location.

They recently launched the development, dubbed <a href="/new-apartments/33-queens-parade-clifton-hill-33-queens-parade-clifton-hill">33 Queens Parade</a>, a collection of 40 apartments, penthouses, and townhouses that will allow future residents to benefit from a myriad of local amenities while also being well-connected to wider Melbourne.

The development is strategically located across the road from the Smith Street and Queens Parade tram stop, which will benefit city workers as well as families with children in higher education. The tram on Route 86 takes just 20 minutes to get into the city, passing through Fitzroy and Collingwood, and also heads north through Northcote and Preston to the RMIT Bundoora campus. Clifton Hill Station is also just 700 metres away.

There are educational opportunities aplenty on the doorstep. Just 500 metres up the road is the recently opened Wurun Senior Campus, an innovative new facility for Collingwood College and Fitzroy High School’s Year 11 and 12 students. For a younger family, the address is a short walk to Clifton Hill Primary School.

33 Queens Parade residents will also be spoilt for choice when it comes to parks. 500 metres north is Edinburgh Gardens, one of Yarra's largest parks. The 24-hectare park is home to the W.T Peterson Community Oval, a kids' playground, skatepark, basketball court, barbecue facilities, and large expanses of open lawn and landscaped gardens. Around half of the park is dog off-leash.

The same distance from 33 Queens Parade to the east is Darling Gardens, a smaller park with a kids' playground, barbecue, and walking paths.

Just past Darling Gardens is Quarries Park, a network of parks and sports grounds. It's linked by paths across Clifton Hill and connects to the Main Yarra and Merri Creek trails (Capital City Trail).

Queens Parade Village is also a well-known hub among locals. The shopping village runs from Smith Street up to Heidelberg Road and is home to retail shops, hospitality venues, and health and wellbeing services. At the village's heart is Clifton Hill Station, just 700 metres away.

33 Queens Parade fills a gap in the suburb, where the median house price is over $1.7 million, and less than a quarter of dwellings are apartments.

Architecture firm <a href="/architects/cera-stribley-architects">Cera Stribley</a> designed the building so the apartments connect to the outdoors at every opportunity, with balconies, garden courtyards, and private rooftop terraces.

Extensive stamp duty savings apply to residences at 33 Queens Parade until October 2025. Apartment buyers could save up to $124,000, while townhouse buyers could save up to $127,000. Those looking to secure a penthouse could save around $195,000 on stamp duty.
