Keith Wilton had spent years living in a house in East Maitland before deciding it was time for a change. Apartment living had always been on his radar, but he was selective about what he wanted.

For Aimee and Lyle Goodman, the journey started almost by chance.

Downsizer-focused apartment development Kooyongkoot in Hawthorn has been recognised at the 2026 Better Future Melbourne Design Awards, taking home Gold and Silver awards in two categories.

The judging submission also highlighted practical innovations throughout the building, including lift cores servicing only nine homes each, a central landscaped lightcourt designed to bring daylight and ventilation into the building, and fully enclosed private storage rooms with lighting, power and shelving to better accommodate residents transitioning from larger family homes.

The Gold Award for Interior Design recognised the project's focus on long-term liveability rather than display-home aesthetics.

According to the awards submission, the interiors were designed from the inside out, prioritising how homes would function over decades of daily use through generous proportions, practical storage, durable natural materials and flexible layouts.

The specification includes natural stone throughout, upgraded acoustic glazing, V-ZUG appliances and fully enclosed storage rooms, alongside an amenity offering focused on wellness, entertainment and everyday convenience.&nbsp;

The apartment price gap drawing Sydney buyers west

A luxury beachfront apartment at Rainbow Bay has more than doubled in value since it sold off the plan six years ago, setting a new local apartment record in the process.

The three-bedroom apartment in the Flow development on Petrie Street, the first of four new projects locally by Paul Gedoun's S&amp;S Projects, has sold for $7.4 million, after originally selling for $3.27 million when the project launched in 2020.

The seventh-floor apartment, comprising 187 sqm of internal living space and a 54 sqm balcony overlooking Froggies Beach and Snapper Rocks, was purchased by a local family.

The transaction was negotiated by Pezet Matheson director Kerry Pezet and equates to more than $30,000 per sqm.

Pezet said the sale reflected the limited opportunities to buy into the boutique beachfront development.

"The sale highlights the rarity of opportunities within the boutique beachfront development, where residences seldom become available," Pezet said.

"Flow is one of the Gold Coast's most tightly held buildings. Buyers from our database move quickly when residences become available, and achieving an off-market sale at $7.4 million demonstrates the depth of demand for property of this calibre."

Pezet Matheson Residential principal Mitchell Lambert said buyers continued to prioritise quality beachfront apartments in tightly held locations.

Pezet Matheson originally marketed and sold out Flow off the plan, making the latest transaction a return to one of the project's original buyers.

Rainbow Bay apartment doubles in price since off the plan sale during pandemic

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<ul>
	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>
	<li>Earn less than $100,000 per year for individuals, or $160,000 for couples.</li>
	<li>Purchase a property within the regional price caps, currently $950,000 in Sydney, though this is expected to rise to approximately $1.3 million ahead of the program’s launch.</li>
</ul>

While the Help to Buy Scheme does not solve affordability challenges across the board, it does offer a more accessible pathway for a defined segment of the market, particularly younger buyers with moderate incomes who have been priced out of traditional lending routes.

The scheme is expected to commence in NSW in late 2025, as part of a national rollout.

The bustling inner Melbourne suburb of Richmond is set for a boutique $2.4 million apartment project.

A local development firm has&nbsp;submitted plans to the Yarra City Council&nbsp;for&nbsp;a seven-storey residential building homing&nbsp;just nine apartments.

Designed by Katsifolis Architects, the residences will comprise one studio apartment, six two-bed and two three-bedroom apartments, each with private generously-sized balconies.

&quot;The surrounding Richmond area is currently undergoing a transition from traditionally commercial and industrial land use to a mixed-use urban fabric, with the proposal seeking to fit in with the future urban context, while still maintaining a form that bodes with the current landscape,&quot;&nbsp;Katsifolis noted in their submission.

First look: Richmond set for new boutique apartment development

The ambitious once-in-a-generation plan to transform Chapel Street’s Jam Factory into a world-class retail, residential, hotel and commercial precinct will soon become reality as the City of Stonnington this week approved the project by proponents Newmark Capital, GURNER™ and Qualitas.

The five-tower redevelopment will deliver 18,500 sqm of new retail space, 20,000 sqm of commercial office and 400 residences across 42,020 sqm of residential space, alongside a 5-star 200-room hotel, a cinema upgrade, and a new public realm. GURNER™ CEO Tim Gurner noted the planning approval achieved for the visionary redevelopment as a remarkable effort by all involved, including consultants and the council.

“We’ve been working closely with the project team, as well as council, to deliver something truly world-class – the redevelopment will put Chapel Street back on the map, not only as a retail hub, but as a luxury travel and lifestyle destination as well,” he said.

DealCorp complete $30 million McKinnon apartment project, MCKN

The Homebuyer Fund is a shared equity scheme, meaning that the financial contribution from the Homebuyer Fund to the purchase price is made in exchange for a proportional interest, or share in the property.

As the value of the property changes, so too will the value of the Homebuyer Fund&rsquo;s interest in the property. This means the Homebuyer Fund will share in any capital gains proportionate to its interest in the property.

Participants can repay the Homebuyer Fund&rsquo;s interest in their property over time, including through refinancing, using savings, and must do so when the property is sold and in other circumstances.

<h3>Who&rsquo;s eligible?</h3>

To be eligible to participate in the Homebuyer Fund, buyers will need to meet a certain criterion, including like having saved the required minimum deposit of your property price, earn $125,000 or less per annum for individuals, or $200,000 or less per annum for joint applicants, and occupying the purchased property as your principal place of residence.

Buyers will need to meet all of the eligibility requirements and have an approved loan from a participating lender to be eligible for the Homebuyer Fund. Eligible participants must become registered owners of the property they buy.

<h3>What property is eligible toward the fund?</h3>

The property purchased must also be in Metropolitan Melbourne, Geelong or another eligible regional location within Victoria.

The property must be a standard residential property such as a house, townhouse, unit or apartment (vacant land is not eligible) and must be $950,000 or less in Metropolitan Melbourne and Geelong, or $600,000 or less in other eligible regional locations.

The purchase can be for an existing or new property, given a certificate of occupancy has been issued prior to the date of the contract of sale.

The property must also be vacant when purchased or, if under a lease, the lease must expire within 12 months of the acquisition date and the tenants must vacate the property.

<h3>So what&rsquo;s next?</h3>

Buyers will need to gather the required supporting documentation and approach a participating lender.

Once approval has been received for a compliant home loan from a participating lender, the lender will lodge an application for the Homebuyer Fund with the State Revenue Office.

If the application is successful, the buyer will then be granted provisional approval for the Homebuyer Fund, which means a contract of sale for an eligible home must be completed within six months. &nbsp;&nbsp;

Once the property has reached settlement, and as with most settlement transactions in Victoria, the contribution from the Homebuyer Fund will be provided via the independent Electronic Lodgement Network Operator (ELNO) workspace for the settlement of the property, unless alternative arrangements have been negotiated and agreed upon.

Golden Age&rsquo;s irregular initiative at its Sky Garden, Glen Waverley apartment project, which offers&nbsp;prospective&nbsp;buyers a chance to stay at the apartment for a few nights&nbsp;before committing to a purchase, has been met with keen interest and demand.

Potential buyers will be able to stay at&nbsp;one of six display residences, featuring a similar layout and/or aspect they are interested in purchasing and can stay for up to two nights.

Program manager Michael Tay secured a two-bedroom investment in the building after taking part in the initiative with his family.

Tay felt that the &#39;Try Before You Buy&#39; offered a renter&rsquo;s point of view and consequently a more accurate representation of the Sky Garden lifestyle, which could only have been achieved through the in-person experience.&nbsp;

&ldquo;The Try Before You Buy initiative is very good, staying in the apartment overnight makes a big difference because you get a sense of the area in the evening, and what it is like to wake up there in the morning,&quot; Tay said.

&quot;There was no traffic or road noise during the night thanks to double glazed windows.

&ldquo;The initiative by Golden Age allowed us to experience life through the renter&rsquo;s perspective by living in the residence for a night, which is very different to just looking at a floor plan or taking a tour, as you do not get as good a sense of what you are buying,&rdquo; he added.

Residing in a styled residence also gave Tay and his family an accurate idea of available space.

&ldquo;As the apartment is already furnished, you get a feel for what it is like to walk through the space, see the joinery and cabinetry, and how much of the space could be filled by your own furniture if you live there,&rdquo; he said.

Tay said that he was surprised by the high-level of amenity in the project.

&ldquo;I was surprised by how well maintained the amenities were, particularly the pool and sauna. The stay also gave me an idea of what the crowd is like at the gym on a Saturday morning, and how people use the facilities.&rdquo;

Assemble, starts construction on its newest Build to Rent to Own development, 15 Thompson St, Kensington, this month.&nbsp;

MAKE - Assemble&#39;s parent company,&nbsp;spent $30 million on the site, which is the third project by the group in the inner Melbourne suburb.

Construction firm, Hacer Group has been awarded the contract to deliver the Kensington project valued at $190m, designed by Hayball with landscaping by Oculus.
