<a href="https://www.apartments.com.au/developers/mayd-group">MAYD Group</a> has set a new residential price record in Queensland with the $30 million sale of the penthouse at its <a href="https://www.apartments.com.au/new-apartments/one-burleigh-88-the-esplanade-burleigh-heads-qld-4220">ONE Burleigh</a> development in Burleigh Heads.

The sale equates to around $37,500 per sqm.

The two-level, 800 sqm penthouse, featuring five bedrooms, five bathrooms, five car spaces, and a private infinity pool overlooking the Pacific Ocean, was acquired by a Gold Coast-based entrepreneur, highlighting continued demand for ultra-premium beachfront product.

Selling agent Freddie Tehle of PRD Burleigh Heads said the result reflects tightening supply of high-quality, large-format apartments in Burleigh.

“There’s very limited opportunity to secure this level of scale and absolute beachfront position in <a href="https://www.apartments.com.au/developments/burleigh-heads-qld-4220">Burleigh Heads</a>,” Tehle said.

The sale comes as construction progresses on ONE Burleigh, a boutique development of 17 full-floor residences at 88 The Esplanade, scheduled for completion in early 2027.

Developed by MAYD Group and designed by <a href="https://www.apartments.com.au/architects/mas-architecture-studio">MAS Architecture</a> with interiors by <a href="https://www.apartments.com.au/interior-designers/sici-design">Sici Design</a>, the project has been positioned as a collection of house-sized beachfront apartments, each occupying an entire floor with around 381 sqm of internal and external living space.

When construction commenced, MAYD director Todd Mould pointed to the long-term resilience of premium coastal real estate as a key driver behind the project.

MAYD Group sets Queensland record with $30 million penthouse sale at ONE Burleigh in Burleigh Heads

Apartment developers in the Gold Coast are finding new, creative ways to differentiate themselves from competing projects, as new supply starts to flow through up and down the Coast.

Developer Big Projects brought in the renowned Sydney-based design studio YSG to craft the interiors for The Frederick, Big Projects' new Mermaid Beach project and YSG's first move into the multi-residential development space.

It was a strategic move for Big Projects to bring in a Sydney eye to the development.

“Our role is to give our design partners the space and freedom to explore,” says Matt Barrett, Director of Big Projects.

“We wanted YSG Studio to capture the essence of Nobby’s, to design a building that embraces life, light and connection, while creating a genuine sense of place.”

Architecture for the project was led by Plus Architecture, with landscape design by LDG.

SRQ Projects Director Nick Clydsdale, who is handling sales at The Frederick, says the majority of enquiry is coming from South East QLD and Victorian buyers who have been actively searching between Broadbeach and Mermaid Beach for some time.

"They’ve reviewed a number of projects, however this one has stood out for its design flair/ appeal,"&nbsp;Clydsdale says.

Melbourne-based property developer ALTA Property has this week achieved planning approval for the adaptive re-use of a former commercial tower into a $200 million, 169-apartment project at 10 Queens Road, one of the last developable sites along the Albert Park Lake-fronting boulevard.&nbsp;

Set within one of Melbourne’s most sought-after precincts and designed by <a href="https://www.apartments.com.au/architects/fraser-partners-0">Fraser and Partners</a>, the illustrious building will offer unparalleled views across Albert Park Lake, Port Phillip Bay and Melbourne CBD.&nbsp;

The adaptive re-use means that the Queens Road project will be a sustainability led, high-quality finished product, with a 62% saving in carbon emissions by re-using the existing structure rather than knocking it down and rebuilding.&nbsp;

Construction to commence at luxury Glen Iris townhome project, Orchard Mews

A rare new apartment development has been proposed on the fringe of St Ives Village.

Developer Newquest Property has lodged plans for a low-rise apartment project designed by well-regarded architecture firm Warren &amp; Mahoney, which is best known for its work in the multi-residential sector in Melbourne.

The building, proposed for a 1,916 sqm site on <a href="https://www.apartments.com.au/new-apartments/st-ives-residences-3-5-memorial-avenue-nsw-2075">Memorial Avenue</a> opposite St Ives Village Green, has been designed to blend into the surrounding natural environment.

Of the 33 apartments proposed, 21 will be three-bedroom residences. The remaining mix includes nine two-bedroom apartments, one one-bedroom apartment and two four-bedroom residences. The development will be supported by 62 car parking spaces and 33 secure bicycle spaces.

The proposal would replace two single-storey brick buildings currently on the site.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

<a href="/developers/aland">ALAND</a> has spent $240 million on a prime North Sydney site, the first Sydney city development for the builder-developer.

Cbus, Galileo Group, and Abadeen, had plans approved for <a href="/new-apartments/east-walker-street-north-sydney-173-179-walker-street-north-sydney-nsw-2060">East Walker Street</a>, two towers across&nbsp;173-179 Walker Street and 11-17 Hampden Street.

ALAND plans to deliver 239 apartments across two towers, with the high amenity 30-level main tower comprising 161 apartments, 70 per cent of which will feature uniterrupted views&nbsp;of Sydney Harbour with outlooks towards the Harbour Bridge, Sydney Opera House and across to the Eastern Suburbs.

The main tower will also feature exclusive residents-only private club-style facilities, offering a rooftop pool, sauna, private dining, cellar, lounge, gym, studio, and work-from-home spaces.

ALAND owner and founder Andrew Hrsto says that East Walker Street will be a once-in-a-lifetime opportunity for luxury buyers, including empty nesters, families and professionals.

“We have been searching across Sydney for at least 18 months, trying to find a dream site which would allow ALAND to create a stunning luxury offering for buyers reflecting our commitment to the highest quality product featuring world-class finishes throughout,” Hrsto said.

“We’re also thrilled to announce that a component of the residential development will incorporate purpose-built housing for key workers, including nurses, police, paramedics, firefighters and teachers,” Tadrosse said.

"These apartments will be provided to North Sydney Council specifically for that purpose and are fundamental to ALAND’s reason for being.”&nbsp;

ALAND buys $240m North Sydney site

Sydney-based developer ODUS, in partnership with Metrics Credit Partners, has acquired the 21-level ARI Main Beach development on the Gold Coast, after securing the absolute beachfront site for $55.68 million.

The deal sees ODUS and Metrics, a leading Australian non-bank corporate lender and alternative asset manager, purchase the 1,355 sqm site at 3555 Main Beach Parade in Main Beach from its former developer, Melbourne-based Stamoulis Property Group.

The partnership will push forward with the existing plans for the $290 million tower, including 31 luxury half and full-floor beachfront apartments, along with a suite of exclusive resort-style amenities, designed by renowned architect Bayden Goddard of BGD Architects.

The developer is working with Stamoulis Property Group over a four-month transition period, with an early works agreement allowing it and builder partner, Nazero Constructions, to finalise demolition and commence construction immediately.

It is the second Main Beach project acquired in the past year by the ODUS, Metrics and Nazero Constructions partnership.

Construction of the $150 million 29-level La Mer tower – located adjacent to ARI – commenced in July, with that project launched to market in November last year.

Demand has been very strong for La Mer’s 25 full-floor luxury residences, which start from $3.99 million, and are being sold through marketing agent James Elliott of OTP Group.

ODUS is headed by development professionals Byron Sakha, Jarrod Younan and Sebastian Younan. The Younans also head family-owned builder Nazero Constructions, established in the 1960s.

“This is an absolute A-grade site, with 30-metres of frontage to one of the Gold Coast’s most famed beaches and in one of its most exclusive postcodes,” he said.

“It’s a beautifully designed development and, while we’ll make some minor enhancements to the façade and interiors, we’ll largely progress with the existing plans.”

Sakha said the partnership had hit the ground running, with demolition work already commencing on site, paving the way for basement construction to start within months. Completion of the tower is anticipated for early 2028.

“We’ve got the builder and the financial capacity to commence work immediately and will benefit from efficiencies between the two Main Beach sites.

“We’re confident the market demand for both properties remains very strong. It’s a prime location and the desire for top end beachfront apartments on the Gold Coast is extremely high, with supply low.”

Half and full-floor apartments in the ARI development range from 295 sqm to 620 sqm, with a two-level penthouse measuring 849 sqm. Prices are still being determined but are anticipated to start from $7.5 million.

Exclusive resort-style resident facilities include a 25-metre pool, spa, sauna, beachfront lawn, gym, yoga studio, resident lounge, bar, and multi-purpose business centre.

The project is anticipated to be officially launched by ODUS in the coming months.

ODUS and Metrics double down on Main Beach, acquire Ari beachfront site for $55m

South East Queensland builder-developer <a href="/developers/gardner-vaughan-group">Gardner Vaughan Group</a> (GVG) is creating a new mixed-use village in its native Nundah, a suburb they’ve called home for decades.

Close to their heart, GVG called on community feedback during the planning and design phase of what will not only be a rare opportunity to live in a brand new apartment with doorstep retail and hospitality venues, but also their future home, as they plan to relocate their current Union Street office into the development.

The new project, <a href="/new-apartments/danby-lane-nundah-village-5-danby-lane-nundah-qld-4012">Danby Lane</a>, named after its location just across from Nundah Village shopping mall, will bring 84 one, two, and three-bedroom apartments to the heart of Nundah.

From the outset, Gardner made it clear that Danby Lane was about more than bricks and mortar — it was about trust.

“Nundah’s probably got one of the strongest communities we've ever encountered,” Gardner said. “They like to be included or brought along on the journey of things like this.”

Gardner described a three-year process of community engagement prior to construction, including face-to-face consultations and on-site information stalls.

“There is and remains a negative connotation behind development,” Gardner said. “There is this sense that the developer is bullying their way in, taking a piece of land and making a huge amount of profit on it. We really wanted to change that perception in Nundah.”

It’s a strategy that appears to have worked. While Nundah residents have previously voiced strong opposition to new developments in the area, Danby Lane progressed with community support.

“We're quite proud that we've become the builder-developer of choice in Nundah,” Gardner said. “Our headquarters is currently in another building we developed 10 years ago.”

At street level, Danby Lane will include six retail and commercial tenancies. GVG is actively working to attract operators that will complement the existing neighbourhood offer.

“One of the main things we target in these sites is the walkability score, the convenience,” Gardner said. “We are doing a lot of work in the design of the retail space at the bottom of Danby to get some more slow-down restaurants included.”

This aligns with broader trends in suburban intensification, where residential density is paired with retail amenity and improved public interface.

With 84 residential apartments atop two levels of commercial and retail space, Danby Lane is designed with a mix of buyers in mind.

GVG reports interest from a range of buyer groups, particularly downsizers and local residents seeking to remain in the area without the upkeep of a standalone home.

“We're looking at people who don't necessarily want to move out of the area that they love,” Gardner said.

The location is also attracting buyers who travel frequently.

“Being in between the Brisbane CBD and the airport really has a good opportunity there to target people who travel a lot. We have received a number of leads and people interested in buying for that reason,” he noted.

As investment in Melbourne’s west accelerates, the Sunshine Precinct is emerging as a key node in Victoria’s long-term urban growth strategy.

Backed by more than $20 billion in public infrastructure projects, this historically working-class area is being quietly repositioned as a future metropolitan centre - one that may reshape how Melbourne’s west grows over the next three decades.

<h2>Strategic repositioning through transport infrastructure</h2>

At the centre of this transformation is Sunshine’s evolving role as a major transport interchange. A series of significant rail upgrades - most notably the Melbourne Airport Rail link - will establish Sunshine Station as a primary hub connecting regional Victoria, the western suburbs, and Melbourne Airport to the CBD.

Currently underway, the Melbourne Airport Rail project will deliver a 30-minute connection between the city and the airport, with Sunshine Station acting as a key transfer point. As part of this, Sunshine is being redeveloped into a transport “superhub”, including new regional platforms, extended concourses, track realignments, and improved signalling infrastructure.

This network shift, supported by complementary projects like the Sunbury Line Upgrade and Metro Tunnel, positions Sunshine at the crossroads of future movement patterns - both within the metropolitan area and beyond.

<h2>Growth Areas: Housing, Jobs and Urban Structure</h2>

Urban growth forecasts model significant shifts in the Sunshine Precinct’s population and job capacity over the next 25 years. According to Victorian Government estimates, the area could support:

These zones are positioned to support medium-to-high-density outcomes over time, particularly in response to housing supply pressures and the increasing viability of transit-oriented development in Melbourne’s middle suburbs.

<h2>Public Realm and Amenity Improvements</h2>

Complementing the transport infrastructure is a suite of urban realm projects aimed at improving the liveability and walkability of Sunshine.

The Sunshine Station Masterplan, supported by $143 million in government funding, outlines improvements such as:

Although Sunshine has seen incremental renewal in recent years, particularly within its CBD and civic precincts, its broader built form remains relatively low in scale. Large parcels of land, legacy industrial uses, and fragmented development patterns have historically limited significant private investment.

However, that equation is beginning to change. Government-led infrastructure is laying the groundwork for long-term uplift in land values and development feasibility, particularly for medium- and high-density residential and mixed-use projects within walking distance of key transit points.

The opportunity, for now, lies in the early timing of intervention. As has occurred in precincts like Box Hill and Footscray, public sector certainty around infrastructure often precedes a wave of private-sector response. Sunshine’s relatively flat topography, proximity to established institutions, and substantial redevelopment sites give it a similar potential trajectory.

<h2>New housing opportunities</h2>

Well positioned to take advantage of the future growth in Sunshine is <a href="/new-townhouses/luma-sunshine-north-247-st-albans-road-sunshine-north-vic-3020">LUMA</a>, a vibrant new community by <a href="/developers/development-victoria">Development Victoria</a> - the Victorian Government’s property developer.

Located halfway between Ginifer and Albion Stations and near the upcoming Sunshine Precinct infrastructure, LUMA Sunshine North will feature over 300 townhouses, with Melbourne-based SAW Constructions delivering the first two stages of the development.&nbsp;

The first stage of LUMA has delivered 86 homes, with all residents now moved in and enjoying all that the area has to offer.

Infrastructure drives new momentum in Melbourne’s Sunshine Precinct

Burgeoning South East Queensland builder-developer <a href="/developers/gardner-vaughan-group">Gardner Vaughan Group</a> (GVG) has its sights firmly set on their next Sunshine Coast apartment development.

GVG recently settled on a $19 million purchase of a prime 5,289 sqm site across 1–9 Bulcock Street and 45–47 Bombala Terrace. The acquisition paves the way for <a href="/new-apartments/eden-caloundra-1-9-bulcock-street-caloundra-qld-4551">Eden Caloundra</a>, a two-tower project with 179 apartments.

Early registrations are now open for Eden, with a full launch scheduled for September. Construction is expected to begin in January 2026, with the site already cleared.

The team revisited the original approved plans, which had included a hotel and nearly 3,000 sqm of retail and commercial space, and opted for a new direction.

GVG Director Sam Gardner says Eden presents an opportunity to reinvigorate Bulcock Street.

"Bulcock Street is one of the premier streets in Caloundra, but it's been left behind in recent years. We expect Eden to be just the start of the revitalization of the area," Gardner says.

He adds that the ground-level retail offering will be carefully curated, with a particular focus on the two hospitality operators that will play a key role in the precinct’s success.

The national expressions of interest campaign by Colliers&nbsp;agents Brendan Hogan and Baydn Dodds attracted more than 210 enquiries and seven formal offers.

Hogan said this site offered a significant development opportunity in one of the most in-demand and supply-constrained markets in Queensland and Australia.

“The strong demand for housing and accommodation in the Sunshine Coast region drew intense interest from local and national developers,” Hogan said.

“This was a particularly rare site as it is located in an established area close to beaches, shops, cafes and entertainment at the top end of Caloundra’s CBD but also offered an elevated site, offering potential ocean and mountain views."

Baydn Dodds said the transaction reflects the continued strength of the Sunshine Coast market and the high level of interest for premium development opportunities in lifestyle destinations such as Caloundra.

The population on the Sunshine Coast is expected to grow by 237,900 people between 2021 and 2046, requiring around 89,800 new dwellings. This equates to around 3,600 new homes needing to be delivered each year to accommodate the forecast annual population growth of more than 9,500 people.

Melbourne developer Central Equity is reviving its Surfers Paradise tower that was shelved three years ago due to escalating construction costs.

Central Equity, HIA Victoria's most awarded apartment developer—known for projects such as Melbourne Grand, Southbank Place, and Victoria Tower—has completed over 80 developments.

Back in 2022, the plan was for Pacific One, a 56-level tower comprising 486 dwellings. Although sales began successfully, it soon became clear the project was no longer feasible due to rising construction costs.

Now, there are renewed hopes that the skyscraper—set on a prime 3,259 sqm corner site at <a href="/new-apartments/corner-of-frederick-street-garfield-terrace-surfers-paradise">Frederick Street and Garfield Terrace</a>—will go ahead.

Central Equity has returned to the drawing board with architecture firm Marchese Partners, submitting a revised proposal for a 52-level tower with 347 apartments. The new design features six podium levels, up from the two originally approved. That will home the 387 parking spaces, rather than in basement-level parking, a costly and timely exercise.

A pre-lodgement meeting was held with the Gold Coast City Council before the recent application. Council supported the podium height, and identified reservations about the dark-glazed appearance, recommending finishes that complement the residential coastal character.

"In response to the above items raised, the development was revised to incorporate a more subtropical, coastal design palette with more incorporated articulation and recesses and deep planting," town planner Urbis noted in their submission.

Marchese Partners said in their submission that while&nbsp;the redesign of the development has been approached holistically, the design changes largely relate to the podium levels and tower base.

"The tower design remains primarily the same, with only minor revisions to the central column design. Given proposed increase in podium height, careful consideration has been given to the design strategy of these levels to ensure the tower base positively contributes to the streetscape character and coastal environment."

They said the podium design has been cleverly revised to emulate residential dwellings, by incorporating balconies and glazing with false windows.

"This creates the appearance of residential dwellings while also creating visual interest through balconies of varying height, width and depth and integrated landscaping. This in turn softens the overall appearance of the podium, reducing visual bulk and positively contributing to the development character of the area while maintaining the anticipated development intensity for the zone."

The extensive amenity that was on offer in the original building has been reduced.

Previously known as the Pacific Club (below), the sixth level will still feature two swimming pools, cabanas, barbecue areas, an indoor and outdoor gym, sauna, and a club lounge. Gone however is the exclusive rooftop club, reserved only for the use of skyhome and penthouse residents. There had been plans for a glass-edge pool, gym, sauna, and alfresco dining spaces.

When Pacific One launched, Central Equity Executive Director, Karl Kutner, said the market had been starved of the type of dwelling mix being offered in the development.

"There's not many projects at the moment in this location that offer one, two, three and four-bedroom apartments," Kutner said.

It is nearly two decades since Central Equity acquired their first block on Frederick Street. They had planned a more boutique building before acquiring several neighbouring properties to create a 19-lot compound.

The new tower will be Central Equity's first outside of Melbourne.
